Initial Business Response / [redacted] (1000, 5, 2016/05/28) */ Contact Name and Title: [redacted] Contact Phone: XXX-XXX-XXXX Contact Email: ***@desertprestige.com I spoke with Mr [redacted] a and explained the difficulty we were having of contacting their current and previous landlord. (We were not... getting call back). We can't move forward with the application process without having these information. In the end we rented to them but haven't received the hold deposit to hold the property. Yesterday I received a message that they're now wanting to rent a different unit. We manage properties for different owners, and each one have different guidelines and requirements. Mr [redacted] will need to make a decision if he wants to still rent the property he was approved for or wait again until we present his application to the other owner. we can't guarantee that this owner will approve him. Initial Consumer Rebuttal / [redacted] (3000, 12, 2016/06/20) */ My wife and I wanted to relocate to the Yucca Valley/Joshua Tree area. I really wished we had read the reviews on here first, as it would have saved us a huge headache. [redacted] from the office is one of the most unprofessional people that I have ever encountered. If ever someone suffered from the "big fish in a little pond" syndrome, it is she. [redacted] acts like she is renting out elite properties on the ocean in San Francisco instead of normal places near a military base. We applied for a unit on April 27, 2016, sent it our $90 application fee and were told by office staff that they would know if we were approved in a "couple of days". After a week, I called and spoke with office staff and was told that [redacted] had to speak with the owner and she would get back to me. This went on for one month, and it was only after I contacted the RevDex.com that I finally heard from ***. She then had the nerve to increase the security deposit and when we balked at that she got upset with us. She claimed she had been holding the apartment for a month. Um, how is that possible when you never contacted us to let us know? I had to continually call the office, and since I never heard anything there is no way I could accept or decline the apartment. When another apartment in the same complex and same owner opened up, she refused to rent to us unless we came in person. So I flew from Idaho to Las Vegas and rented a car and when I contacted her to set up a time, she refused to meet with me. My wife called her while I was driving down to let her know that I was on my way and [redacted] stated that she would not wait for me, and I had to be there before she closed at 4:30. When I immediately called her to firm up plans and to let her know my ETA was 4:22, I could only get her voicemail. So, I guess this is her way of letting me know she doesn't want to rent to us. Final Business Response / [redacted] (4000, 14, 2016/06/21) */ ***, Thank you for your interest in renting with us and it's unfortunate that in the end after getting you approved for two properties and you were not able to commit and and place a hold to either of the units, we had to cancel your application. Within the time span of our encounter you decided to move to JT, then to Yucca, back to JT. You arrived by plane in Vegas to drive here to Yucca to look at a property we had not scheduled for you to see, I lost contact with you for a day and a half because you later found out your phone was on airplane mode the entire time. Here is what I have documented in our experience together: Application received 4/28/16 - waited for several weeks to get landlord verifications (called several times). 5/20/2016 - Processed complete application, got an approval due to information received (can't disclose) owner requested higher deposit. Communicated to you, you agreed. 5/23/2016 - Emailed you hold agreement and instruction how to put a hold deposit. 5/24/2016 - I received a text that you're having internet issue and and as soon as you're back up and running will send the forms. 5/25; 5/26; 5/27 - called you several times for the hold form, no return calls nor text. 5/28/2016 - received an email that you changed your mind and will not rent the Joshua Tree unit C property because of it's location and it won't accommodate your family's needs. You wanted to try the Yucca Valley unit 3, I cancelled your application from the Joshua Tree property, notified owner, who was upset that he could have rented the unit to the other applicants. Owner of Yucca Vally property also required higher deposit, again, for reasons I cannot disclose to public. 6/3/2016 - You texted me and said that the deposit is too high at the Yucca Valley property and want the other property back in Joshua Tree. Unfortunately, the unit has been rented (we processed a qualified applicant and they put the hold deposit and signed the hold agreement.) I now have to let the Yucca Valley owner know that you've changed your mind and want to rent in Joshua Tree again. 6/8/2016 - Another unit in Joshua Tree unit B is coming up (tenant moving out 6/15) and you want to transfer your application there and apply. (At this point this is the 3rd unit you're re-applying for). I told you I will run it by the first owner but can't promise he'll accept due to the first event. 6/10/2016 - you texted me to follow up on the application and I relayed the owner's message - he does not want to hold a property without a deposit and risk you changing your mind again. You even commented that this house hunting is not working and that you're planning on driving down here next week, you did't say when and what day. No date was set nor time. 6/11; 6/12; 6/13; 6/14 - no calls, no text. 6/15/2016 (Wed)- Without prior discussion or arrangements, your wife calls our office at 1:15 pm to inform me you have landed in Vegas, and are on your way to see the property. Despite having no appointment, nor having heard from you in five days, I tell your wife to contact you about our our last showing being at 4:30 (if you must know, I do this for safety reasons). I tell her, you MIGHT be able to make it in time, and to keep me updated on his location. At 3:00, I get a voicemail from you that you're in Arizona. I call you back, and get your voicemail so I leave a message. 4:30 comes and goes, without a text or phone call explaining anything. 6/16/2016 (Thurs) - I called your cellphone again, I got the voicemail. I left you a message. No call back. 6/17/2016 (Fri) - I receive a text from you that your cell phone was on airplane mode, and that you've just received my voicemail messages. You say that you were expecting my call on Wednesday and didn't want to make it out since you hadn't heard back, but again you had already clarified your phone was on airplane mode the entire time. I find it odd had you tried calling or texting me on Wednesday, I would imagine you would have figured out by then that your phone was on plane mode. I'll admit I'm a bit confused about how you expected this to play out. I did my best, despite the difficulties we were having communicating with each other and the short notice of your arrival. I pride myself in going above and beyond for our prospectives, but advise you to allow yourself time to plan and courtesy to future rental agencies to call before taking a plane and making a three hour drive here. I wish you and your family best of luck in finding a home. Sincerely, ***

Prestige Properties does not own the property we manage the property for the owner. The lease for this property does NOT include pest control. The owner was asked to provide pest treatment and refused to pay for the service. Prestige Properties has contacted Johnson's Pest control and scheduled an extermination treatment for February 11, 2014. This extermination will be paid for by Prestige Properties as a courtesy to the tenant and the owner of the property. This problem was caused by family members of the tenants living illegally (squatting) in the other side of the duplex. This is a property that we have recently taken over the management of from the owner. We strive to maintain our properties and to keep both owners and tenants happy. It is very important to know both side of the story especially in this caseWe hope that this answers any questions that you may have regarding this issue
Thanks,

We mailed the security deposit to the address the tenant has provided. I spoke with the tenant and informed him that I had processed it...

already and confirmed that the forwarding address from their NTV showed OHIO and on the system was NC. I mailed it to the NC address. Also, informed tenant I am going to stop payment on the first check and reissue a new one and both agreed to follow up this coming Friday to insure that he received the replacement check.
