I own four rental properties in the East Valley that have been managed by PRS Property Management for the last six years. PRS has always handled my properties professionally and I am extremely satisfied with their service. I've used other property management companies in the past and my expirence with PRS has been definitely superior. I will continue using their services as long as I have rental properties.

Wonderful property management company! I own rental houses in several states around the USA, and PRS is BY FAR THE BEST property management company I've worked with over the years. Great customer service, accurate and detailed record keeping, excellent rental occupancy rate. I wish they were in other states and managed all of my properties!

PRS Property Management is the best! The staff are very nice and friendly. Maintenance requests are taken care off immediately.

Review: On Feb or so I started getting fees added to my account with PRS. I was told it was for notices sent to me and fees. I did not receive the notices. I ended up filing a dispute and of course was denied. Wanting to leave this past me I paid my account in full and current. All bogus fees and all. Do to the alleged notices PRS assigned their own landscape company for the upkeep of my yard. They charge $80 a month for that service and is added to my rent. On 5/30 the $80 yard fee was added to my account and I paid rent on 6/1. which included the landscape service. I thought all that mess was behind me and can continue on in peace. To my surprise, I again have an [redacted] fine of $100. Yard service was done by a company whos information I do not have as PRS refuses to give me that information. I was fined after I paid for a service I paid for. I am being targeted and harassed by this company. I've tried to resolve this matter but nobody in that company seems to give it any importance. Emailed and I went in person. I was told by [redacted] that she would look into it and to file a dispute. Which I did on 7/1. 7/2 I received an email saying I was responsible for the fees.I am no sure what exactly their business is up to but I will not be targeted and be treated unfair. They add bogus fees and fines. I want proof that I was properly notified. Not just their word. I want to live in peace, I'm a single mother of 3 and work hard to pay rent and bills. I don't need a company that likes to rip people off taking my money.Desired Settlement: I ask that I am relieved of my lease with no repercussions. Also, all fees be removed from my account and allow me to hire my own landscape company. This has become a very stressful living situation. I am always targeted and end up with bogus fees/notices.

The [redacted] for the property [redacted] lives in sent a weed notice to us on January 27 with a $25 fine. We sent that along with our letter by certified mail to [redacted]. March 6 was the second notice and fine, again mailed by certified mail. After the second notice, we send a yard service out to correct the problem and that is charged to the tenant. When the third notice and fine were received on April 18, we started monthly yard service and added the cost to the tenant's rent. This is all in the lease agreement, and each notice explains that if the problem isn't corrected, this is what will happen.

The [redacted] inspected again before our yard service started and fined another $100. Had [redacted] removed the weeds after the first notice and kept them up, none of this would have happened. As for her saying she never received any notices, they were all mailed by certified mail, which we are required to do. If she would like to come in to the office, we will be happy to show her proof of that.

If [redacted] wanted to move, she had the opportunity to give proper notice on May 1st before her lease renewed for another year. The owner of the property will agree to release her from the lease agreement with no penalties, if she will give us written notice before July 14th that she will be out and return keys by 5 p.m. on July 31. This will give us time to start advertising the home.

We have no power to remove the fines the [redacted] has imposed, however we will agree to waive the $50 fee we charged for serving the notices. We will credit that to her security deposit after she moves out.

I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution would be satisfactory to me. I will wait until for the business to perform this action and, if it does, will consider this complaint resolved.

I need to receive a letter stating I will not be held responsible for the remaining lease . I intend to move by July 31st. The written notice will be sent today.

Review: this company charges fees that you do not sign for in your contract then when you dispute they refuse to take the signed facts into consideration and either make you pay or send you to collections. worst rental company in arizona. there reviews or horrible all say the same thing outrageous move out fees.Desired Settlement: I want my account corrected to what is really owed which would be ZERO

This tenant broke her lease, as has been explained to her numerous times. All of the charges are written in the original lease that she signed. I have attached pictures that show the poor condition the home was left in. The owner of the property was very disappointed to see the property when she moved out compared to when she moved in. All of the charges have been reviewed, and they are all justified. Some people just refuse to accept responsibility for their actions.

the matter of the fact is the transfer fees of 1487 leasing fee of 305 and I prepaid a cleaning deposit of 200. I was not charged extra for any issues with the property mind you when I moved in in 2012 the property was filthy which I have provided them numerous pictures. it took me two days to clean. mold pet feces etc. its not allowing me to attach more documents that I would like to submit as proof/backup.

We have responded numerous times to all of this ex-tenant's questions, including copies of invoices, pictures, lease agreement, etc. Because she broke her lease, we are responsible to the owner of the property to charge her for the items required in her lease agreement. She also left a lot of things in the home that had to be removed. The owner is aware of the condition of the home when she left and the terms of the lease agreement and is not willing to make any exceptions to the contract just to help our rating with the Revdex.com. The owner of the property is actually our client and we have fiduciary duties to him as such.

This was my first rental experience and I have nothing but good things to say about PRS and Tonya in particular. Tonya has a million things to do in a day but would always take time to make me feel like my request was important. Susan, the manager, very responsive as well. This is a very customer service oriented company and I would highly recommend them.

Review: I am putting in a formal complain regarding the customer service practices that PRS Property Management has shown me. I rented a property from them in OCT of 2015 that was I was told was a Dog and Smoke free property. When we did the initial walk through the renters at the time had 4 dogs and one of them smoked. When we notified PRS we where told it would be cleaned and when we decided to move in we wouldn't be able to tell of the issues. PRS never came out with us before or after we moved into the property to verify the items where completed. Next we move forward on late fee plus notification fees, My work paid me late on one week in end of Jan so my rent was going to be a day or 2 late. I logged in at night on Feb 3rd somehow the website wouldn't allow me to pay, thought it was just my connection or they had issues with the site. I logged in on Thursday the 4th and still got the same issues so I called PRS see if maybe something was wrong with my account. I was informed after the 3rd cant pay online has to be done in person. Since they close at 4:30 and I get off work at 6 I knew the only time I would be able to pay with be Friday the 5th. I ran over there with my check same account I pay online dropped it off, Monday I get a call saying needs to be in Certified funds only. I asked if they could just this one time accept my check and of course request denied. I rushed again from work to my bank got a official check thought everything was ok since I knew I would pay the 50 dollar late fee. Next month I get a 143 fee

50 late fee notice, 50 being late, 12 processing fee, 12 return check fee of my original check. I requested to have these waived as I paid before the 5th, still after 3 months no call from manager or anyone. I keep calling every month promised someone will call me and zero results. I put a negative review on Yelp about my experience and the manager after a month of the review is able to reply to it and on top of that Post my full name and address. SMHDesired Settlement: I would like all the fees be removed off my account the inconsistence service I have received. I have tried to settle this in a calm peace full way but seem to be getting no where. If they have to right to charge for notification then I should have the same right. There so prompt when they know you will be charged a fee but not when its about reversing some.

PRS is and has been the worst experience. The harrassment and lack of communication with staff is unbelievable. I do not understand how they stay in business. They steal the deposit at the end of your lease see [redacted] and make you stay home to get repairs done claiming home warranty can not go in without tenant home. The bottom line in my situation had PRS done a walk through these items would of been fixed prior to moving in. They treat you horribly and make life miserable. [redacted] and [redacted] are worthless andneed to give back money to tenants!

I have been a tenant with PRS since 2011 and it has been the worst experience I've ever had with a company. Some may ask, "why not move and not deal with them". My husband and I are not in a position to move just yet. Anyway to my complaint. First of all when we came to do our walk though there were still men cleaning the house. Keep in mind when I moved in j had to do a wall scrubbing kind of cleaning. When I pulled out the washer and dryer there were men's underwear and a dog sweater. Obviously not clean. Oh there were what looked like feces smeared in the master closet. The carpet was not cleaned, the countertops are PAINTED with the same paint that's on the walls and baseboards. Fine all things I can deal with but my reason for this review is about the master bathroom shower. I first reported this shower leak in 2011 we are now in 2014 and the shower is still not fixed. 3 to 4 contractors have all taken pictures put in a bid and nothing ever happens. The most they have done is come and cut out 2 pieces of dry wall in 2011 and it still has not been fixed. There has been a mold issue, wall rot, and odors. I sat on the phone with them for 3 5 mins today with absolutely no resolution. I have informed these people I have a child with asthma and this mold does not help the situation but again there has been no repairs. When I called to find out was what going on, they said the work order was completed and the work has been done. Wrong! Not even touched. After informing them legally they have 30 days to repair this problem the lady I spoke with very quickly replied with "we are not in default" so I knew then she was in the wrong. So here we are at the end of September 2014 still with a whole in the wall and the leaking shower. Please keep in mind this is just ONE of the repairs that have not been completed by this company. They claim most things are "cosmetic" repairs. So in closing, RENTER BEWARE

PRS Management will always be one to recommend when in need of a home to rent / lease . Last year I was in need of a home for a year until I could get myself settled here in the East Valley. I saw the PRS Management listing when searching the web for a dependable reliable leasing company. I called PRS after seeing a home for lease on their website . I looked at the home and liked it . Filled out out the proper paperwork required and got the rental property very easily quickly and with lots of smiles by Sue W[redacted] and her staff at PRS Management.

I would highly recommend Sue W[redacted] and the staff at PRS Management in [redacted] AZ for anyone who needs a rental property in good condition along with great price & service without a doubt.

Thank you Sue & everyone at PRS MANAGEMENT for everything you did over the past year to make my rental home a real place I could call home !!!

These people are incredibly rude and don't hold your breath waiting for then to call you back.

My roommate & I have been looking for a rental for over a month now with no luck in sight. When we submitted an application for one of PRS's rentals, at first, we were told that we wouldn't qualify because we did not have 2yrs of previously living together. Sounds crazy right? With this, I called [redacted] one of the property managers, & she went above & beyond to help us get this property. Unfortunately, we did not get it, but there were 2 other properties my roommate & I liked from PRS. [redacted] helped us out so much with trying to get us into a place, that we finally ended up with one. So after a very long & discouraging journey trying to find a rental, thanks to [redacted], we now have a place to call home. Thank you [redacted], we really appreciate you!!

I wanted to share my experience with PRS Property Management with you. I rented a property with PRS for over 9 years and can not say enough good things about the way the property was managed and how, as tenants, we were treated. The team, especially [redacted], made us feel welcome, not as if we were just another tenant. Everything was handled professionally, very quick response and resolution of issues on first response. We could not have had a better experience.

Review: Property Management charged us $550 for unauthorized service

Recently we have received complaint from HOA violation on weeds growing on the backyard caused by our trees, then we address the issue to our PRS Property Management to take care of the problem before the Oct. 15th deadline. Prior to the deadline we have called [redacted], she was the person in charge on our issue. I spoke to her on the phone explained to her the letter that we receive and need to take care immediately. She said she would give them a call and get the extension on the letter. I also follow up with the HOA personally to have the extension on the letter they said we do not need to cut the trees we need to clean up the weeds that growth out to the side walk. [redacted] emailed us back on the same day of their service without notice they cut down 2 trees and left us with the bill of $550 and deducted on our rent for the month of Nov 2013. We have come to their office and spoke with [redacted], she requested to send her email of disputing we did so and there no sign of response or resolution. We also made appointments to see their manager but no hope they cancelled the meeting with both manager and [redacted] on the day of the appointment.

We apologize for any misunderstanding. The person the owner authorized to speak to us on her behalf called and said the owner received a violation notice and the dead trees had to be removed as soon as possible to avoid fines. We immediately had our landscaper go out to give us a bid and we approved it. We then e-mailed the owner's husband and told him the trees would be removed that day. The next day, he e-mailed us that they wanted us to postpone the removal. We e-mailed back that it had already been done. We thought they would be very pleased with the quick service they received. I have attached pictures of the dead trees to show that they were dead and to show the size of them so that you will understand why it cost $550 to have them removed. I do not understand why the owner thinks we did anything we shouldn't have, nor do I see any reason they would expect PRS to reimburse them for the cost of the tree removal.

I had no problems with this company during my 1 year and 3months living at one of their properties - until I gave them my 30day notice that I was moving out - then PRS became very unprofessional with me. I was a good tenant with no issues or complaints and I paid my rent on time every month. When my lease was up 1/30/15 I was approved by PRS to be placed on month-to-month contract with them due to I was in the market to purchase a new home and unsure how long that would take. I paid my last month rent on 4/1/15 and gave my 30day written notice along with the rent at the same time. I returned my keys to them in person on 4/28/15. I professionally cleaned the ENTIRE home and both front & back yard. There was absolutely no damage to the property and every minor item I repaired or replaced myself. I took pictures and a video 10 minutes before returning my keys as proof of the condition of the home. I had scheduled a final walk-thru on 5/5/15 at 4:30pm. PRS Property Management did the walk-thru EARLY at 3:30pm - without me - because the walk-thru lady, [redacted], was "in the area already" - which is a violation of the Landlord/Tenant Act - "the tenant is allowed to be present at the final walk-thru". This property has since been rented by another family and PRS absolutely refuses to return my deposit. Here it is the 23rd of the month and I still do not have my money that they are holding "illegally". I've called twice and PRS Accounting states that they mailed out a check to my forwarding address on 4/20 and that it is a US Mail issue but I live only 5 miles away from the PRS accounting office so that is clearly a lie. All I want is my $700.00 deposit back (which is the portion considered "refundable") that I am legally due and I never want to deal with this company again.
