Hello, I received the complaint and am very concernThis borrower never tried to contact me by email, asked the loan agent to give me a message or called the office to reach meIt seems to be complaining simply because we could not get her loan doneIn an effort to get the loan done we worked
countless hours, costing me over $1,000, sent the loan to two different investors and tried multiple loan programs all in an effort to help them out of a bad situationShe is asking for us to “remove the inquires” as a solution, the bad news is we can’t do thatThe good news is the point drop from inquires corrects itself after a short period of timeNormally, daysThe additional information is directly from my regional manager *** ***, who has had zero complaints in years of doing loansI started working with these people back in October. We started the loan process with conventional financing. (She claims we made her wait for months, not true). I communicated with, told them they do not qualify with conventional financing because of their DTI. They have a massive amount of debt. I offered to switch it over to FHA. After sending them an email and talking to Maria, they waited a two weeks before getting back to me. We sent out FHA disclosure in early January and got a loan denial on 1/30, due to DTI being too high. They originally did not want to pay off the maximum amount of debt and that caused an issue. That was part of the hold up on December. She and I had a long conversation about what we had to do….pay off maximum debt and process the loan through FHA. She was non-responsive for two weeks regarding her decision. The HERO loan was what they initially wanted to pay off. With the HERO and the other debt that needed to be paid off, we needed about $50,extra on the appraisal do make it happen. I explained to the clients that I would not order an appraisal until we knew 100% if the loan would go through. The biggest issue was Jerry’s income from softball refereeing. We went back and forth with the underwriter at UFF and they explained the income would be counted. So, the DTI ended up at 58.2%, too high to qualifyIf you take a look at their credit report, you will see how and why their credit scores are declining. They have massive amount of debt. Jerry, the borrower and I spoke at length about how much debt they had on their credit and he was actually very surprised to discover they had that much debt. He was hoping that they would be able to take out money to make a few improvement in the home So, the fact that Maria claims that I did not communicate with them is not true. I was working with Jerry in the beginning of the loan process….had to work through the initial problems with him. Then, Maria started calling me in December. After I explained everything to her, she was ok and mentioned that she and Jerry would make a decision about the FHA loan. I emailed her on 2/letting her know that the bank was not going to accept the income from softball because there was not a two year history. In conclusion, our reputation with Revdex.com is very important to meWe do to loans per month and have an outstanding rating AAA+Please, let me know what I need to do to avoid this ridiculous complaint from ruining itBlessings, *** ***, CEO Purpose Funding 949-456-
