I moved out of the property managed by Real Property Management Pros on 31JANI have not received my security deposit as of 7AUG I did talk to and receive an email from Carrie in finance dept stating they had sent it outI have moved twice since then but the problem is that $was taken out of the deposit for cleaning the home/rugsI provided and still have copies of the receipts that I gave to the inspector.I did the required move in inspection within the daysI don't know how many ways to say that [redacted] Lane was dirty when I moved inI even took pictures of the filthy way the stove was left but yet I am told that I still had to pay to get it cleaned prior to move out because Noreen Norris tells me that she didn't have anything to do with my move in and that it should have been cleaned professionally and then I could have sent in the receipt for a refund.I spoke to Carrie in the finance department in MarchI called due to the fact that I had n

As a professional property management company, we are tasked with making sure the Law is followed and being fair to all parties to the lease including both the landlord and the tenantDetermining the appropriate and awful deductions from a tenant's security deposit is part of our responsibilityOf course, a tenant that did not get their full deposit back is often unhappy.It is important for everyone to understand that, as a property manager, we are only deciding whether certain financial liabilities belong to the landlord or the tenantThis is a very different situation than another company who may have received sales revenue from a customerIn our case, it is not simply a matter of our company deciding to provide a refund.We do have a process for reviewing disputes raised by tenants to see if any errors were made regarding the deductions from the security depositIn this case, our review found these deductions to be appropriate and lawfulThe tenant's statement of the problem omits many key details and contains Some misstatements.The tenant is requesting a full 100% refund of their security depositThe fact is that the damages to the property exceed the amount of the deposit and the tenant owes the landlord additional fundsThe lease clearly states that the home, including the carpets, be professionally cleanedThe pet addendum includes some additional cleaning requirements such as deflea/detick treatmentAdditionally, the ease requires the gutters to be cleaned out and that the receipts for all the above be provided to us by the tenantIn this case, none of those things were done by the tenantSo, based or that aiore, it is entirely unreasonable that the tenant expects to receive a 100% return of their deposit.Furthermore, there was additional damage to the carpets by the tenant's multiple cats which required the carpets to be replacedContrary to the tenant's statement, she never complained about a urine smell upon moving into the propertyShe did raise concerns about smoke odors at motime and remedial action was taken to address that situationThe fact is the pet urine damage to the carpet was not a pre-existing condition but rather damage cause by the tenant's pets for which she is responsible.We did receive a letter from a law firm cairning to represent the tenant, to which we have replied with a settlement offer that would result in lowering the outstanding balance owed by the tenantWe did not receive a reply from the law firm.The tenant's statements concerning repairs does not have any bearing on their end-of-lease obligations for cleaning the property or financial responsibility for damages to the property caused by their petsHowever, for the record, we have reviewed our maintenance records and found that all maintenance issues reported by the tenant were ultimately resolved.John G [redacted] Customer Service Manager Real Property Management PROS

This organization is terrible with communication Tenant questions and requests go unanswered for weeks I caution any landlord or property owner from working with this organization You are paying a fee and your tenants are suffering from itWe were in a situation where they overlapped active leases and another tenant was coming to move in while we still had another month left on our lease They also allowed people into the unit without the required notice

I've been working with this company since 2015, initially my experience was positive I went with them for both listing my property for rent and property management The agent at the time was very helpful and the house was rented quickly to a couple, there were no issues for years Then the couple moved out and I went to re-list, the original agent had left the company and now I was assigned a new one In I worked with her to list the property, I went much higher than the local area but had to be very active in the marketing/pricing process, the agent never actually visited the property or pulled comps to see what I could get I had to have a very frank discussion regarding the level of service I was getting or lack there of, she apologized and said it was because the company was small and she was very busy I can be sympathetic but since they were not going to lower their commission or rental fee due to a lower level of service I still expected to receive services in line with what I was paying for Finally we got someone in and things were setFast forward to the last year of property management and I've noticed a significant decline in customer service and an increase in overall maintenance costs I'm not sure if they take kick backs from vendors and overcharge owners or are just being over charged by vendors I've found that the vendors seem to spend a lot of time fixing the same issues repeatedly, at this point I've spent almost $2,and it has taken six months of repeated attempts to fix a leak and we are still going Even worse getting a response from their customer service team is impossible unless I call the customer service manager Multiple emails regarding the costs and timelines go unanswered, usually I find out about new fixes and costs when I receive my monthly statement I've had multiple conversations about the lack of responsiveness with the Customer Service Manager and each time I'm told they are busy so sometimes things fall through, once again they haven't lowered my rate for the month or payed any of the repair bills to compensate or hold vendors accountable so if I'm paying for a level of service then I should receive it, regardless of how busy they areThey have tried to streamline and automate things which has only made it worse Everytime I call I get a third party answering service or voicemail, getting a hold of anybody is extremely difficult Their repair system was supposed to automate so that I'm notified of repair requests and costs, I have not seen it work and have been left even more in the dark when they used the old system of the maintenance person sending an emailI would say if you can negotiate a super low rate and want to be actively engaged in your rental in terms of trying to chase down customer service agents and are willing to accept high maintenance costs (it once charged over $to move a washer and dryer from the garage to the upstairs laundry room and hook them up) then you should go with them But unfortunately with their leasing agreements a property owner cannot pull out of a contract without giving up several months rent worth of fees to them From a business perspective I can see where they are coming from, for long term multi-year leases why bother to invest in customer service since they know the property owner can't break the service contract without having to pay them to break the contract

The Property Management Agreement I signed on 7-5-stated that Real Property Management Pros (RPM) provides full service property management by servicing, managing and coordinating all repairs and services requested by my tenant and meThis includes being present at the property to greet the contractor and service the repairThe tenant made two requests over months for service to the HVACShe informed me both timesOn 11-23-When I asked RPM about the repair the tenant requested to the HVAC, I was told by the President of RPM, to handle it myselfI did so by going to the property even though this was a violation of the AgreementI had called RPM and left phone messages for three other employees that dayNone ever returned my calls
On 7-21-my tenant informed me the air conditioning was not working and had contacted RPM for serviceShe was on her way out of townWhen I spoke with the RPM representative in the accounting department, she stated RPM expects the tenant

I had had several maintenance issues with this company Recently on my air conditioning has stopped functioning properly for the second time this year I reached out to the President Marc B***, the Maintenance supervisor James B***, the owners of the property and the leasing agent Noreen D*** and NOTHING has been done to fix my air I suffer from asthma and at this point it is becoming so hot that I am not able to stay in the unit for which I pay monthly
In addition to this issue my kitchen flooded the week prior and nothing was done by Real Property Management to fix the issue or even to find out what the issue was The tenant association took responsibility for the flood and paid for a plumber to come out and fix the under lying issue

This management company is not professional at allthey say that they will do a lot of stuff in helping the tenants fix stuff but they drag like anything in fixing anything related to the tenants needsVery unprofessional folks work in here

This is the worst company ever I saw.I received the key days after my contract startafter that, I had to call at least times to send someone for moving inspection.All house broke and water was leaking to the house full of the mold.Still, the job has not been completed after one monthThe John G*** Customer service manager is very unprofessional and rude.He definitely don't know what is he doingplease look at the property management experience before signing any contract

I would not recommend this management company to anyone regardless of if you are renting your place out or renting a property from themThey are a terrible in communicating and also the worst in solving problems in terms of resolving issues relating to your propertyI had moved in back in Aug and moved out just recently Aug When I moved in, the place was filthy and the carpet stunk so bad throughout the house with stain all over itThe walls had many dents and holesThe Screen doors and blinds were awefully in bad shapeThe kitchen was very dirty and the entire house including the kitchen was infested with big nasty cockroachesthe kitchen sink were leaking and kitchen floor tiles were crackedThe bathroom had very strong nasty odor that barely went away like or months after we moved in because we constantly had to clean the place and perfume the house to keep it livableWe had to clean the carpet every couple months to keep the house from smellingWhen we moved in, we cleaned the house for days straight because it was very unclean, dusty and dead cockroaches everywhereI had to replace so many of light bulbs and also install a shower curtain pipe and vacuum the house almost everydayAnyway, the house was in awful shapeWhen I moved out, they charged me with a cleaning fee plus for light bulbsI literally cleaned the entire house with my pregnant wife the whole day and returned it in a better shape then when we moved inThey kept my deposit close to 45th day after I move out and they dodge every phone call you makeAnd when you finally do connect, they have the worst attitude when you try to dispute about anythingThey had me return the key to their office, and their office is like min drive from where I rented the propertyTerrible customer service once you pass the front end representativeJust for the sake, I contacted the tenant that rented the place before I didAnd he said they had the worst years of their life and they were so glad that they had left the place because of the management companyAnyway, just avoid doing any transactions with themThanks,
