I've never experienced such incompetence from my account representative being antagonistic / shifting blame, to office staff misplacing keys to the maintenance office's lack of communication and using contractors that make the problem worse. There was also this blame shifting that RPM representatives do whenever they made a mistake, which only made the situation worse. My tenants were furious over several situations and even threatened to sue RPM for negligence. They would blame everyone else (tenants, landlord and vendors) instead of taking responsibility. This was the most frustrating experience I've ever had and would strongly encourage to avoid them at all cost.
Review: We are active duty military (Army) and was stationed in Germany. I needed someone to manage my home in [redacted], Virginia and searched and hired this company to manage my home on December 7, 2011. I paid a 8% monthly fee to manage my home as part of the written contract. Per the contract, my home was supposed to have periodic inspections. On December 13, 2011, I received an email from [redacted], who was at that time my account manager welcoming me and advising me that she had reached out to my tenants and scheduled a walk thru of my property. On July 03, 2012, I receive an email from **. [redacted] stating that the walk thru was in compliance. After **. [redacted] left this company, there was never a walk thru done on my property. In fact, when the tenants that lived there moved, my home was left with thousands of dollars needed to repair the home. The account manager [redacted] just took pictures and left the house like it was. Needless to say, she is no longer employed by this company.
I paid for a service to manage my home since we are active duty military and was stationed in Germany. My home was damaged by Storm Sandy and I had to find out through my tenant three days later. Not one person from this company I paid each month alerted me of any damage. I contacted Jeff [redacted] since he is the maintenance manager for this company and told him that I had calls in to my insurance agent. The contractor that worked with this company sent me an estimate which I found was reasonable but since I was waiting for my insurance agent to get back to me, I had to wait. After three weeks of waiting, I finally contacted **. [redacted] to see if the contractor was available, when I heard back, the price had tripled. **. [redacted] told the contractor that my insurance was involved and I guess this guy wanted to get extra money and jacked up the price. I sought help elsewhere.
When my previous tenants left, since they were in the house when this company took over managing my home, [redacted] left me to handle all the damage done to my home. She released the security deposit and I had to go after the tenants and hire people to access the damage and repair the home.
I have contacted the main company in Utah and left many messages for Stacy Brown to return my calls. She has yet to return them.
I did reach out to her in the beginning and she contacted the owner of this company, which is not [redacted], and my new broker fee for the new tenant was returned to me, but other than that, no one is returning calls.
I paid a monthly fee each month for my home to be left with many damages and HOA violations and repair bills were left for me to collect from my tenants.
I hired this company to manage my home and to make sure that everything was complied to per the lease and my contract. What I got was a bunch of nothing. They collected my rent money each month, took their fee and left everything else for me to deal with.
I feel that if you take on a client with a contract and there is already a tenant in the home, you have a fiduciary responsibility as well as a contractual obligation to abide by. I have asked for the home inspection reports done on my home, however, there are none. The advertisement and contract states that home inspections will be done periodically as well as my home being maintained and that I did not have to worry about my home that it was in good hands.
After the contract is signed and ratified, all that goes out the window but the monthly fee. Since my home was not managed properly and the contract violated, I would like my monthly fee returned back to me.Desired Settlement: Refund of monthly 8% fee of $168.00 for 15 months.
