I've been left in the dark on my refinance of my home by Reliance First Capital LLC and a worker name Casey Allen Busenbark, this pass week haven't heard from anyone after many calls etc. on it. I've given him information of myself, my fiancée and her sister! I feel I'm owed some kind of answer but after seeing the online complains I now am worried of our information in there files! James R. Review: we were trying to refinance through this company, total process has been 3 months, we we're given figures and totals that were incorrect at closing that were 12000.00 MORE then what we were promised. we paid extra money to "lock in" a percentage rate which never happened. we were told our monthly mortgage payment would be 140.00 less a month then what were currently paying, that also was incorrect, monthly payment would be exactly what we've been paying for last 4 yrs. total closing cost is 15,000.00 which we were told would be no more than 7000.00. now the mortgage analyst is telling us there is nothing he can do and its all underwrittings fault. we have stopped our mortgage payment due to this companies urging and promise that we would close before the end of this month with the amounts and totals we were initally promised. this company has committed fraud and others need to be aware of them. is there something or someone that can help us?Desired Settlement: we would like the money back we spent on "locking in a rate" and appraisal costs.

Review: In October 2015, I began the process to refinance my house. Everything went fine. Our house refinanced the following month, late November. However, this is where we start experiencing problems. I was told that since my homeowner's insurance and property taxes had not been paid by my previous mortgage company, Reliance would pay them, which made my refund check from the refinance a bit smaller. However, I was told my previous company would be sending me a refund check for my escrow. Instead, I reciceved a statement from my previous mortgage company saying that they paid my homeowner's and my property taxes were returned to me by check. After contacting my insurance agency, it was confirmed that the previous mortgage company paid my insurance premium. They also confirmed that if they had recieved any sort of overpayment, it would have been sent directly to me, this has not happened. This means that Reliance did not pay my homeowner's as they claimed, and that $700+ of my money is floating about somewhere, and I can't figure out how to get it back, as when I contact them, I can't seem to get an answer since they sold my loan. I've contacted the new loan holder, but their response is "they didn't pay it, so they can't help me".Desired Settlement: I expect the money that was taken out of my refinance to pay my homeowner's insurance premium be returned to me.

Review: On 4/**/2016 Reliance First Capital sent me a Final loan terms and closing cost statement. When the lawyer came for the closing the two Closing Disclosure forms were different. I have called Relinance and email the agent for the loan and his supervisor. The agent said he would forward the information to supervisor and I never heard from her. The email her and she sent e- mail back to say she would check it out and never got back to me. The different between the two Closing Disclosures was is $218.03. I got the disclosure from Reliance on4/**/2016 and the Lawyers closing Disclosure was dated 4/**/2016. I shoulden't thiink things should change in that amount of time.Desired Settlement: To be paid the $218.03 stated on first Closing Disclosure as I was not informed of any changes from RelianceFirst Capital, LLC.

Review: Reliance convinced us to pay $350 for an appraisal when they should have known that there was little or no chance that we had enough equity to enable us to "take out" the several thousand dollars they were telling us we could get from a re-finance. After the appraisal "fell through", the people we had been dealing with became really hard to contact. They didn't answer their phones and didn't reply to our voice-mails. I finally found a switchboard number on the Internet and called that. Once I got through that way, they promised to appeal the appraisal by finding comparable home sales at higher prices and reporting them to the V.A. Although several weeks have passed, we haven't heard a word about the results. I am convinced that the people at Reliance knew that the appraisal was likely to be a waste of money; But painted a rosy picture because it was MY money and they stood to make quite a lot of money on the mortgage if the re-finance went throughDesired Settlement: I wanted this information to be available to Revdex.com customers.I don't believe Reliance actually received any profit from this transaction. But, they should be discouraged from convincing people to spend their money on appraisals which have little or no chance of resulting in the re-financing which is being dangled in front of the customers.

Review: Advertising representatives are very rude! They ask for a Mr. G[redacted] every night at 7pm PST. We have told them numerous time to take our name of their list because there is no one here that lives by that name. Then when I told them I'm reporting them to Revdex.com, they quickly gave me a phone number and before I am able to ask them to repeat it, they hung up the phone. Very unprofessional and this will not stop here. I have told all my clients, friends and family about this company and will not be hesitant to file a report if they ever call their homes.Desired Settlement: No further contact by the business.

Business

Response:

Our records indicate that calls were made to this individual's phone number but no contact was made until Dec. [redacted] during which the customer requested his phone number to be placed on our firm's DO NOT CALL list and that request was completed. Hence the customer should not be receiving any further calls from our firm. I have emailed the customer this information.

Did a refinance using VA benefits, which had a competitive rate vs a

conventional loan , able to finance up to 100% of value etc. Started

the process around Thanksgiving , which made it take longer because of

holidays etc. Learned that using Lending Tree will guarantee you a

bombard of phone calls , emails , etc from various companies, some of

who take some effort to leave you alone.

After some research , I decided to try Reliance First Capital , they

have been around since 2008 / 7 years or so , have very few complaints

, etc. I worked mainly with Eric E[redacted] , also Amy W[redacted] and Ben

C[redacted]. They were very thorough , patient , and very fast to respond

thru the whole process. They did give me a good faith estimate up

front based on my income and credit score. Took me a few weeks to

come up with the money for the appraisal, which came back at a decent

number, so we were able to move forward. Getting tax transcripts from

the IRS took some time , as I am a disabled veteran and don't normally

file taxes, otherwise that would have only taken a few days. Whole

process would have taken closer to 30 days if it wasnt delayed by the

things I mentioned, which is not bad at all. Closing costs were about

$1500, which was fine.

Had a certified closing notary come to my house to sign papers for

closing, which I had never heard of before , I guess that is becoming

common practice , and was very convenient. Title company TIMIOS

messed up on getting me the cash out funds , TIMIOS sent me a company

check instead of a certified bank check , which my bank wanted to put

a 10 business day hold on, was a supposed to be a wire transfer from

TIMIOS 3 business days after closing. I was able to lift the hold with

my own bank , but almost wasn't able.

Reliance First Capital was excellent , and fast when they were able

to be , thru the whole process.
