Poor customer service
Our kitchen sink has a trickle of water coming out of it the oven stopped working we have turned in work orders I've tried to call them on several occasions with no response all I can usually do is leave messages they don't answer

Desired Outcome

For them to have concern and care for what there supposedly managing answer the phones or at the least call back in the same day or so they are thee worst customer orientaded company i have ever had the misfortune to deal with

Our office was closed for Nevada Day when his work orders were submitted and then we were closed for the weekend. Nevada law does not count holidays or weekends as business days. We returned his calls the next business day which was Monday 10/29/18.

The tenant is upset because he performed unauthorized repairs at the property and his reimbursement request was denied. The homeowner had a home warranty company and their own handyman that could have been sent. The tenant could have voided the owners home warranty.

Per the lease, tenants are not allowed to perform repairs without written permission. Otherwise tenants would just submit receipts to get out paying the rent.

Great company to work with. Always very helpful and understand the las vegas valley`s market

Hazardous materials were left around the dangerously unkept home that was rented to me by Real Property Management and they won't address the issues
We rented a home from Real Property Management online. Upon first entering, my toddler stepped on loose tacks in the entranceway, and that was just the beginning of issues. Nothing works in the house and the majority of the blinds are broken. It's disgustingly dirty (poop in the toilets, cob webs everywhere, food open and molding in cabinets). The yard is incredibly overgrown with weeds and theres rusted bottle caps, glass, broken lawn furniture that is hazardous to our 3 dogs and toddler. The HOA is sending notices to the home for its outside appearance and RPM won't address any of the issues. We've been here for 3 weeks and I've written them multiple times, have called, and asked for maintenance requests on their online form. I spent $775 for the home to be deep cleaned and they won't reimburse me, even though the home should have been cleaned upon our arrival.

Desired Outcome

They need to landscape the yard and make it livable. They should reimburse me for the deep cleaning of the house. And they need to make the house livable by fixing all of the maintenance issues.

We are not aware of any problems at the property. The inspection report shows a beautiful home that is furnished. From your negative description I'm confused why you applied for this home? We are happy to fix and address any safety issues but please be patient. This is a rental property so your lease says it is rented "as is." Please send us pictures of the problem area to ***. Any cosmetic issues will be notated in your file so you are not charged for upon move-out some day. We apologize for any inconvenience.

I own several investment properties and have managed them myself for a long time. Tod Wever and his staff are excellent to work with. They lease properties quickly and always return my calls. They specialize in property management which I like. Most property management companies try to sell real estate too and its hard to be good at both. I highly recommend Real Property Management.

Charged an "early contract termination" fee of over $600 when company was unable to successfully manage my properties. I had to move on from them.
Trust and honesty are the foundation to any successful relationship. These traits must be present by BOTH PARTIES if longevity is to occur during the alliance.
I also feel that a contract should protect BOTH PARTIES, if one party does not hold up their end of the bargain, how can the other be punished when the other party was not honest, not reliable, and not available?
My name is *** I bought 2 beautiful homes in one of the hottest real estate markets in the US, ***. I live 1000 miles away in ***. I hired Tod *** Real Property Mangement *** to manage my over $400,000 investments in the very desirable *** neighborhoods.
Tod's company was not able to manage my properties in a reasonable or trustworthy fashion. I understand evictions happen (even though both of my properties had evictions after only 8 months and 3 months) I will list the many reasons why I feel they could not handle the job below.
I was charged an "early contract termination" fee of over $600 when I left his company. I believe many of the failures occur because RPMLV lacks staff and transparency. I would like to be reimbursed that money for the following reasons;
1. It all starts with a company's website. As of April 15th, 2018 RPMLV claims to have 7 employees (I will attach picture at the end).
a. Mike *** became a personal friend and left the company in August of 2017
b. Krystal *** left around December 2017
c. Prikita ***, I have never heard of or spoken to in 1 year with the company
I believe this dishonesty of only having 4 Employees while advertising 7 will transition very well into my other points about this company. Trying to get a hold of anyone to answer questions over the phone or email was very difficult. With rental properties, time sensitive issues need to be addressed because it costing lots of money to the owner.
2. Listing my *** property on the Multiple Listing Service MLS for 24 days as a 2 bedroom when it is a 3 bedroom. I had to have my REALTOR FRIEND figure out why I had 0 CALLS on my place because RPMLV representative would never call back to my numerous phone calls and email extremely short answers to my concerns I sent on Sept. 24th which was replied on Sept. 28th. A follow up email was sent Sept. 28th and replied to on Oct. 4th.

3. I was then told after I pointed out this mistake, "Nobody uses the MLS anyways" by the owner. The company fixed the mistake, and suddenly the property rented within days of MY RESEARCH and PERSISTANCE.

4. This same property had an eviction after roughly 3 months. RPMLV was "not able" to meet the constable on February 7th. Common sense would tell me that any company who got 2 properties evicted in the same month would prioritize helping that owner out? This clearly was not the case and it only got worse.

5. My tenant of the above mentioned property showed up on Wednesday January 31st with $1800 to pay ALL OF JANUARY THAT WAS OWED, and part of February. Common sense would tell me that RPMLV would take the money owed for January. RPMLV simply told him to leave WITH MY MONEY and that their relationship with him was over!

6. I sent my personal handyman to get the key code, and take pictures of the property to assess its condition on February 15th for an eviction that occurred on February 7th as RPMLV had not sent anyone out from the company until February 16th in an obvious response to my persistence.

This letter is just a "snapshot" of some of the issues I dealt with while working with RPMLV and I have plenty more to say. I have lost THOUSANDS OF DOLLARS and was VERY PATIENT AND UNDERSTANDING.

I thought Tod would waive those "early contract termination" fees as a sign of acknowledgement of RPMLV's role in these failures. Unfortunately, Tod did not waive these fees and I am seeking help with retrieving what I feel is fair.

Desired Outcome

The resolution I seek is to be refunded the $610 of "early contract termination" fees. I lost thousands of dollars that they played a major role in. As a sign of goodwill and acknowledging this role, I asked RPMLV to waive this fee. They told me the would not waive the fee, so I am here asking Revdex.com to help.

There are risks associated with owning real estate. We do not own your property. We cannot guarantee any type of return on your investment. We are not an insurance company either and do not accept any liability for the actions of a tenant.

You signed a twelve month management agreement that you chose to terminate early. You terminated right after I called to tell you that your vendor assaulted one of our employees at your property. My employee was in tears so I had her file a police report to document the incident. Not sure why you were upset at RPM over that.

Per the management contract, the early termination penalty applies regardless of the reason for termination as liquidated damages for cancelling early.

Evictions happen. There are risks associated with owning real estate or any investment. Just like a stock broker cannot control the stock market, we cannot guarantee any type of return on your real estate investment. We are not an insurance company either so we do not accept any liability for the actions of a tenant.

You signed a twelve month contract for property management and then you chose to terminate early. Interestingly, you terminated right after your vendor sexually assaulted one of our employees at your property. My employee was shaking and in tears so I had her file a police report to document the attack. When I told you what happened you basically blamed the female victim over your male vendor when she has never mentioned suing you even once. The only reason I involved you was so you could separate and protect yourself from this vendor attacking someone else.

I do not even know how to respond to your comments about our website being "unethical". Most websites actually have phony photos of actors on their website. Our website has both stock photos and some of our real employees. Sometimes employees change faster than we can update our website but that is not unethical. The webmaster will get to it. Not that it matters but our current staff consists of:

We also have several full time inspectors that are out in the field inspecting properties all day.

Per the management contract, the early termination penalty applies regardless of the reason for termination as liquidated damages for cancelling early. There are no exceptions. Something we do do though is refund the termination fee if you ever decide to come back to RPM and we will pick up where we left off. We wish you the best and have no animosity towards you terminating early.
