RCS has placed an erroneous 'late payment' on my credit report in October of This was supposedly for missing a mortgage paymentOf course, I foreclosed on the property in which the alleged late payment was referencing in July of which means that I have had no responsibility for making payments since thenNot only that, I had made no payments since then and only October of shows up as a late payment
I have made every attempt to contact RCS but to no availIn fact, when I go to their webpage, there is only a phone number to contact and no one ever answers itIn reading the reviews, to include several formal complaints against RCS, I am worried about whether they even care to respond

I have been with this company for a years.Every since I been with this company it has been pure hellThey don't want to help you get a loan modifications, they have me filling out the same package times and when you call them to check the status something was always missing or they just didn't received itI will tell everybody not to deal with these crooks because the only thing they want is for you to lose your homeSince I been with this company for years I never received an escrow check from them yet, It was always an excuse. The customer service is very bad and unprofessionalPlease stay away from this company if you can, and make sure that you keep up with your payments because they will lie and say that they didn't received your paymentEverybody that had a bad experience with this company need to get together and file a law suit

How in the world can you give this company stars? This is the most predatory loan servicing company you can imagine Due to fraudulent accounting practices they attempted to increase my escrow amount three times The third time they had worn me down and I didn't fight it They have since sold my loan but did not transfer all the escrow funds I have paid They have not accounted for all of the money I have paid and have stolen my money There is no recourse against these crooks CFPB did take action in but the company continues to defraud consumers

My March payment was sent to RCS but they say they recently changed their PO box but this was not updated online and can't find the payment Payments are sometimes being forward to their new PO, sometimes back to bank but they are unsure and many complaints received My loan has now been sold to another carrier who is attempting to collect March payment RCS cannot tell me where my payment is nor are they trying to help me

Please enter your reason(s) for rejecting the business response below
Dear Revdex.com and RCS,First I would like to say "thank you" for your help on this matter I do accept RCS's business response for the PMI distributions for months Nov-Feb I do have one question though: if called on October 21, and would have faxed a letter requesting the PMI to be removed that day, wouldn't I also receive a prorated portion for October as well? $85.17/12=$PMI per day.October 21-October 31=days$x 10= $27.50I was hoping to see a prorated amount ($27.50) for October as well Please advise This would be the only amount I would be disputing

Hello to whom it may concern: All we wanted to do is modify our Home Loan with BofA Loan #**SSN** and Residential Credit Solutions Loan #**SSN** It all started because my husband and I had lost our jobs do to layoffs and we tried to modify our loan back in
During this time I was told that the only way the bank could help was if it was in default
I first tired with BofA and started summiting required documents Every time they needed something else months going by and our loan was sold to Residential Credit Solutions (RCS) As soon as my mortgage company got my loan I inquired about my file and I was told that it was not transferred from BofA I had to start all over again the process for Loan Modification Again same game months where passing by and I continued to provide them with documents like bank statements, check stubs, proof property taxes statements etc My home was almost SOLD at an auction and I had not received any denial letter from RCS I called them to ask what going on and they said my loan was still with the Underwriter and that they contact me Meanwhile I had them put a hold auction date Weeks later I did receive a letter of DENIAL
We finally paid every single penny we owed; having to pull money from my 401K so we wouldn’t lose our home I have tried to refinancing but our Credit Scores are ruined because we default in mortgage payment It has been years that we are current and we can’t refinance this home our rate is percent
We just wanted to have the AMERICAN DREAM of owning a home This loan was sold again We

RCS began their letter with addressing the most current issuesIf they had done a search on my account, the first year I also had an escrow shortageI received the shortage letter, mailed in the check in the same manner as this yearThe funds were applied to principal, and my mortgage payment went up to reflect the monthly distribution required to coverage the shortageI addressed the issue, and they were able to properly apply the funds and my mortgage payment returned to the previous paymentWhich was perfectGreat customer service and only required calls; one to address the issue when I received a higher bill, and one the following month when the bill did not reflect the correct payment required
This year RCS summarizes that the same thing occurred, they sent me a shortage noticeShouldn't they wait to receive a payment or at least wait for the due date on the response to pass prior to adjusting the bill to coverage the shortage
RCS states that my monthly mortgage increased regardless of if the escrow shortage payment receivedThe increase was approximately $Why? I pay in full and then some each month, my escrow was covered, where is the increase caused? This was never explained to me
I paid the shortage funds and then someRCS noted it was received August 11, well before the due dateThen next months bill showed an increase to meet the requisite dollar amount of the shortage over months, and I began to call
My request at that time was that the $Escrow shortage payment Memo'd specifically for ESCROW SHORTAGE, be properly applied, so that my mortgage payment would return to $
RCS customer service assured me they would start a resolution on the issue, as a payment had in deed been receivedMy next months statement came and it was erroneous $I called againThe customer service indicated they could see that the funds were misapplied and they would work to correctI informed them this process should have already begun, as I had already called to address this issue
I paid my regular payment as I do each month; $Memo'd mortgage payment all excess to be applied to principalYet they put this monies with the existing check memo'd for escrow shortage in a suspense account? WHY?
RCS noted that they adjusted my monthly payment for October 1, to $Unfortunately I have my statements due for October it reflected amount due $Which points to the exact element of frustrationInaccurate accounting and billing statements
The frustrating part, is that some how even though I pay in excess, I paid my escrow shortage, my mortgage never returned to the amount it should have been $
This letter only furthers my frustration, because at the end of my last interaction with customer service they told me my payment due now would be about $This letter reflects that it is actually $While I am happy that it is lower than expected, it only causes me to question that that amount stated in this letter is correct
It is beginning to get difficult to track if monies are applied appropriately, how my payment is being applied, what monies I actually owe, versus what my statement says ect
RCS states they sent a refund check on or about 10/14/15, why would they refund excess monies, instead of applying it to principal? I pay the same amount every month $With a memo note that all overages are to be applied to principalHow/why are they issuing a refund this seems counter-intuitive, these monies should have been applied to the principal
During this time I also started the process of reappraisal to stop paying PMI, the appraisal posted, and RCS stated that immediately PMI would be removed and I would be billed a prorated amountWhen I spoke with customer service on the most recent call, they said that PMI still appeared on my accountAfter they service agent continued to look they noted that in fact, it should have been removed
Finally, when I questioned the amount the mortgage due after Escrow funds are correctly applied, the teller provided me a number higher then the amount due prior to the escrow shortage total, which I do not really understandBy no longer having to pay PMI my bill should have decreased by 75$ a month, when I asked what my payment will be when PMI is removed they cited me a dollar amount that was not a 75$ differenceAgain Why?
When I call to speak with Customer Service agents, they rarely can provide a clear answer on why my mortgage due, fluctuates so much through out the yearsIf anything I should expect to see graduate decreases in payment dueYet my mortgage total climbs, and the continued issues with appropriately applies escrow funds seems to plague my account
The most frustrating part for me and the most concerning element is how much time, follow up on my end, and attentiveness is required for me to recognize that my mortgage statement is either inaccurate, or doesn't reflect a true "due" amountI am lucky to have the finances to cover the changing amounts due, but it has been extremely frustrating that there continue to be issues with my account, the amount due, and the application of funds
A phone works ways, if there are questions and concerns about funds, payments, and application of dollars, RCS should contact meSo that these matters may be address prior to a billing statement being issued with an incorrect amount due
Ultimately, I feel let down by this company, mislead, and misinformed on a regular basisThis type of accounting is rather simple, but somehow RCS cannot seem to get me an accurate statement on a regular basis
