Mr***,Depending on where the plumbing runs are located above can dictate the plumbing in the basement. Having come to an agreement to move the sanitary stack on another customer’s house does not dictate that we are at liberty to move anyone else’s sanitary stack.We are not agreeable
to moving your sanitary stack in the basement at this time

Mr***,I apologize for the perceived lack of communication in regards to your Hardiplank siding We have been working behind the scenes with the installer and manufacturer of the siding product Our service tech Mark T***e will be reaching out to you today to discuss the issues

Rockford has stated our position on the warranty items previously discussed and feel we have completed the service requests per the warranty agreement stated in section of the contract; further explained in detail within the BIA Homeowners Manual At this time, we are not agreeable to any further action

Mr*** closed their home at *** *** lot ***
(*** *** ***) with Rockford Homes March 31st, 2015. At that time an escrow was agreed too with
their lender Third Federal Savings and Loan along with all other houses closed within
this time frameThe title company, Title First
is currently holding Rockford’s
escrow money in the amount of $10,for Sod, Landscaping, Driveway and
Shutters. This money will not be
released to Rockford until we complete all escrow items in their entirety. The escrow agreement does read “weather
permitting” in which I have attached as well.
The shutters, driveway, and landscaping have all been completed to
date. The remaining item is sod. However, in Delaware County you are required
to complete a Drainage, Erosion, Sediment Control (DESC) inspection prior to
sod. Prior to DESC inspection we need a
sod grade We have lots in the same
community in which we are still working on completing the escrows. We have had one of the rainiest springs in
recent memory. We cannot complete the
work with only day in-between rain events as the ground must dry out prior to
grade. It does look like we are getting
a break over the next week or so with no rain events. We are currently scheduled to complete the
sod grade on houses in the same community today (7.21.15). Tomorrow, we are scheduled to complete the
sod grade on Mr***’s house.
Immediately following the sod grade, we will submit to Delaware County
DESC department. Once approved, we will
complete sod. This process should take
no more than a week assuming the rain holds off as projected

I am rejecting this response because:Pre- construction meeting was held on 9/16/not 9/21/Please see attached email correspondence between myself and David B*** on 9/16/He confirmed the medicine cabinet location will be on the sink sideHe did not update the drawing in timely manner and submit the final drawing without my consent. The Rockford Homes has responsibility to install the medicine cabinet as they confirmed with me on 9/16/15.

Mrs***,We have responded to you via email on several occasions as well as we continue to reiterate our position. As previously stated, a slump test can only be preformed when the concrete is being poured. As the concrete in question was poured in 2016, the concrete installer and supplier are not able to preform a slump test at this time. We have stated our position in regards to the warranty and purchase agreement previously. Please refer to your BIA Homeowners Manual regarding warrant-able disputes.Again, we apologize for the inconvenience but the lack of warranty against scaling of the concrete was signed off on at contract. There are many factors that can cause scaling/spalling.Sincerely,Rockford Homes

We have looked at this issue internally and discussed your case with our fireplace supplier. The rusting of the cap is typical of a wood burning fireplace. This is not something typically seen in a gas burning fireplace due to the difference in the chemical reaction with the metal
cap. Although over time, rusting will be seen on all metal if not maintainedDepending on usage, the rusting may be accelerated. The metal cap should be repainted about every three years or when it is showing signs of wear to prevent the excessive rusting. Once the rusting has occurred and a rain event takes place, you can see some bleeding. We do not believe this is a product defect but rather a maintenance issue taking place over the year ownership period. This type of cap is still being used today across the Columbus region. Although this house is out of the one year builder warranty having closed in 2008, we will agree to replace the metal cap on the fireplace where the rusting has occurred. Please note, the same issue will take place in the future if not maintained properly

Mr***, I have had our construction personnel investigate your driveway and we agree that heating the driveway and overlaying is not the best long term solution There were a couple areas that showed signs of puddling. We would like to cut the existing asphalt out from the service
walk back towards the garage in what is generally a FT by FT area. We would then re-lay the asphalt for proper drainage and seal the driveway to obtain a uniform look (as much as practical).Our service department would oversee this work. Prior to scheduling anything, we will await your responseThank You

Mr***, I will discuss this issue with our Field Superintendent but cannot assume liability if there is not some sort of proof our subcontractors caused the damage Rockford does not condone or take responsibility for subcontractors in which we may hire from time to time to preform a
certain task However, if there is an issue that arises with one of these subcontractors, Rockford will assist in the resolution to any issue It may be helpful to call the subcontractor directly if you know which company may have caused the damage Ultimately, the subcontractor will be responsible for there work on the job site and any damage they may cause to the surrounding areaPlease submit any proof in which you may have along with who caused the damage including the company name so we may look into this issue further

Mr*** contacted our office the week of June 13th in which our service coordinator was out of town In turn our service coordinator was contacted via email from Mr*** Thursday, June 23rd about water underneath a window Our service coordinator responded to Mr***
Thursday, June 23rd letting him know a service order would be written up and sent out to have someone look at the previously mentioned issue Mr*** responded to our service coordinator stating he did not want to wait until Monday and requesting a plumber look at this window leak However, our business hours are Monday through Friday Also, we did not see a need to call a licensed plumber for this issue at the time as the issue described did not seem to be a plumbing issue Our typical procedure would be sending a warranty technician to assess the issue and fix the issue assuming they did not determine a licensed mechanical contractor is needed Our service coordinator responded to Mr*** Friday, June 23rd letting him know if he felt this was a plumbing issue needing immediate repair, he needed to call the plumber listed on his “subcontractor warranty” list given in his closing packet This is to be utilized by the Homeowner if they feel an immediate repair is needed for any mechanical trades Mr*** again left a voicemail and subsequent email the following Monday stating no one had called him Our warranty work orders go out to the warranty technicians Monday afternoons There was also separate communication during the same two days in regards to potential wet basement walls with our sales representative Erin E*** We sent our Superintendent out Friday June 24th to take a look at this issue but Mr*** was not home Our service coordinator again responded to Mr*** stating the Superintendent had stopped out but no one was home and asked if Mr*** would be out all day Mr*** responded that there was no prior notice but did not answer the question of his availability Mr*** also contacted our Vice President of Operations around July 5th via email requesting that he no longer work with our service coordinator but rather him directly This email was not responded too as the case was already open with our service department. In all, unless a warranty repair is deemed immediate by our service coordinator and technician the service order gets scheduled in accordance with the technician’s opening In this case we were a couple weeks out.Our service technician is scheduled to meet at Mr***’s house today July 13th with our Plumber to address any issues he may be having.Mr*** is still under warranty and we have his concerns documented in which will be addressed Mr*** has not had his official year warranty service to date Rockford Homes is not going anywhere and will address all of his service issues We show his closing as August 21st, in which the year warranty period would not expire until August 21st, We will address his plumbing concerns today and his basement concerns will be addressed and further warrantied by *** (the basement waterproofing installer) through his year dry basement guarantee This year basement warranty is through ***

I am rejecting this response because two months ago we had offered Rockford to pay for the changes before anything was installed on the front of the houseWe recently contacted our Rockford sales person to offer to pay the whole credit of $for the stone, while there was no credit towards the vinyl that was not installed in lieu of hardie plank siding (which we paid $1850) per addendumOnce again, our offer to resolve the situation was rejectedThe customer service that Rockford's home office provided was very disappointing and unsatisfactory.

The email does not take away from the fact that the plans were changed at the Pre-Con showing the medicine cabinet where it is currently installed Over this, is the fact that the contract allows Rockford to make minor changes to the home if needed in which as explained earlier the medicine cabinet cannot be installed on the opposite side of the vanity cabinet due to the electrical wiring behind the wall Rockford is within their contractual rights and will not agree to move the medicine cabinet This house was approved by the City of Columbus via a Certificate of Occupancy February 25th Section of the contract calls for the Buyer to pay "interest at the rate of 15% per annum, or the highest legal rate of interest permitted by law (whichever is lower)" for the house after days from Certificate of Occupancy in which we have not charged the Buyer We have also moved a switch in the master closet as previously discussed in which we did not have to do We added an electrical outlet on the other side of vanity under the current medicine cabinet However, structurally we cannot add another medicine cabinet next to the sink

I am rejecting this response because we asked to have the hardieplank siding changed long before the hardieplank was installed, and before the insulation and drywall went upHardieplank just started going up Monday, March 27th, insulation started going in just before that, and the dry wall started going up just this past weekend April 1stWe can provide emails with the response of rejection of our requests, in which if we had a difference response Rockford could have avoided all of this and will show that it was before the installationI have dated photos of when each were being installed. We do agree to pay a change fee, however we refuse to incur the interest and not to pay for the entire frontAgain, this could have been resolved more easily and earlier

I recieved a call from our warranty rep, and he told me they would be out this coming Thursday to replace the entire driveway With this information I reviewed the response made by the business in reference to complaint ID ***, and find the resolution is satisfactory to me

I am rejecting this response because: I am rejecting this response because: The builder is referencing the escrow holdback document while ignoring the "individual Lot Cash Bond Agreement". This agreement outlines the conditional approval for the temporary occupancy permit and the condition for the approval (not dependent on weather) was for the items to be completed no later than 05/31/2015. The agreement goes on to say that the County may revoke the agreement causing the premises to be vacated and or the County may initiate legal action if the items are not completed within the schedule contained (05/31/2015) within the agreement. While I agree we have had more rain that usual, this does not invalidate the agreement signed with the County nor does it explain how/why homes built and closed after my purchase and within the same neighborhood have been graded and prepped for sod delivery. Other builders have managed to install sod while the weather was cooperating.
At this time the County has the ability to force me to move out of the property which is causing extreme stress to both me and my wife.

Ms. [redacted],  Please provide us with an engineering report that specifies a structural defect has occurred.  The report provided does not do so.  The building was permitted, constructed, inspected, and signed off by the governing municipality.  Sincerely, Rockford Homes

I purchased a brand new house and driveway. I cannot accept a patchwork driveway.  Having a uniform surface is a must.  We paid a lot of money for this property, and do not want a cheap looking fix.  The whole driveway needs to be replaced.

I am rejecting this response because:Fist of all Rockford had never mentioned the consequences of taking a full bath in the second floor nor they didn't describe in the blueprint.I asked Rockford during the construction why the drain pipe showed up in middle of the basement which is not there for model house so we made a request to move before closing. Rockford clearly denied saying since we opted full bath it is just the way it is and not possible to move.(see the conversation in attached pdf). The same issue escalated by neighbors which Rockford had constructed the pipe in middle of the basement and later they moved it to wall(you can see that clearly how they moved in attached pic).There are so many disappointments with Rockford Construction: The biggest floor creek noise, Bonus room structure, railing, garage door, drive way, cabinetsI really don't understand from what point of view Rockford is justifying their actions.
