Complaint: [redacted]
I am rejecting this response because: There was clearly a lack of craftsmanship in the pouring of the driveway as noted by the independent third party. Their shoddy work was also evident in the fact that part of the driveway had to be replaced before closing because it had already descended and cracked. The current issues can be seen continuing off of the foundation of the house so I'm also quite worried about future foundation issues popping up in the near future. I still can not fathom after spending over 350k for a house how poorly the house was constructed, the driveway is only the largest, costliest and most glaring example of just how poorly they "construct" their houses. I hope other potential buyers do their research before signing on to do business with this shady company. I must also mention that their warranty department will fight you for every issue that pops up in the first year and will flat out refuse to correct the majority of issues.
Sincerely,
[redacted]

I am rejecting this response because: So far I have had 4 appointments and the issues were not resolved so I have no trust that this time it will be different. I will be able to accept the response only when the issues are fixed.

Complaint: [redacted]
I am rejecting this response because: I asked to speak to someone above [redacted].  The reason the work was done in 2015 was not a courtesy, it was the right thing to do given how poor the workmanship was.  That was 2 years after move in.  Now less than a year after the driveway being replaced it is in worse condition.  The original builder warranty was not what was in question, because they honored that.  It is the fact that 8 months into the new driveway it looks worse then it did when replaced after the initial 2 years in.  This appears to be deceptive business practice and I will be contacting the DOI, DORA, and Attorney General.  They may come to the same conclusion on the driveway, but it will show them that in my attempt to escalate to someone above [redacted]; the same person that came to our home to assess the problem is also the same person responding to the complaint and not allowing me to speak to someone above him.  In addition, it will show Richmond only honors when they see fit, not with consistency.   I am not satisfied and I do expect this to be close with dispute against the company.
Sincerely,
[redacted]

RE: Revdex.com Case # [redacted]   Dear Miss Liebsock:   [redacted] Rogers purchased his home, located at [redacted], on 6/24/2002. After reviewing the records...

available for this home we found no history of the issues reported within the timeframe of the limited warranty. Also, at the time the home was built in 2002, the home passed all local inspections and was built to the required codes of the day.   We provide our customers with a 1 year limited builder’s warranty, with some limited coverage into the second year. We also provide our customers with a 10 Year Major Structural Defect Warranty managed through the Residential Warranty Corporation (RWC). Unfortunately, at this time all of those warranties have expired on this home.   We apologize for any frustration our customer may be experiencing but RAH will be taking no action at this time due to expiration of all warranties agreed to at time of settlement.   Please let us know if you have any questions.   Sincerely,   [redacted] Sr. Departmental Coordinator, Maryland Richmond American Homes

email. The home was completed on 1/22/16, and in January 2018 Richmond inspected the items that are on this complaint. As the home is just outside of the two year warranty it was explained to her to reach out to the RWC, as outlined in the agreed upon RWC warranty program. We have also agreed to repair the roof and a work day has been arranged for 3/6.   We apologize for any frustration our customer may have experienced and we are working to resolve the concerns.   Please let us know if you have any questions.   Sincerely, Toby L[redacted] NCO Home Care Manager Richmond American Homes

September 18, 2017 per our warranty.Richmond has agreed to address the following items listed in the complaint per our warranty program guidelines and the RWC warranty program at the end of Mr. [redacted]’s 1 year warranty including, but not limited to, drywall and stucco repairs. All elements of the transaction must be documented in writing in the Purchase Agreement. In reviewing the agreement as signed by the buyer, our team found no selection of raised ceilings on the 2nd floor of the home or extra TV support chosen, and as such none was provided with this transaction. The standard carpet and ½” antimicrobial carpet padding installed were items selected by the homeowner. We apologize for any frustration our customer may have experienced and we are working to resolve the concerns. Please let us know if you have any questions.   Sincerely, [redacted] Home Care Manager, Nevada Richmond American Homes

12/8/2016   Denver/Boulder Revdex.com Attention: [redacted]   RE: Revdex.com Case # [redacted]   Dear [redacted]:   We understand [redacted] is unhappy; however we must stick with the original decision to not address this issue further. This decision is based on the RWC Limited Warranty guidelines.   Based on the agreed upon warranty, defects with countertops are only addressed by the builder if issues are present and noted prior to occupancy (Sample warranty book attached. Section 6.5, page 18).  This issue is not a defect of the stone, but a stain that was obtained after ownership was taken of the home. Regular sealing and cleaning of natural stone is the responsibility of the homeowner, and not covered under the limited warranty program. Because of this, Richmond will not be addressing the staining on the countertop further, and will not replace the stone.   We are committed to our warranty program, and will continue to address other concerns in the home as they apply to the warranty guidelines.   Please let us know if you have any questions.   Sincerely,   [redacted] Manager of Home Care, Jacksonville Richmond American Homes

November 22, 2016   Denver/Boulder Revdex.com Attention: [redacted]     RE: Revdex.com Case # [redacted]            [redacted]     Dear [redacted]:   In response to the above mentioned Revdex.com rejection as related to the original complaint, Richmond American Homes has no control over weather conditions in regards to wind infiltration of windows in that the fashion in which windows are manufactured allow some wind penetration at the slider interlock as well as the designed weep holes which allow water to vacate the rain track.  Windows are meant to keep exterior moisture from the interior of the home, but cannot alleviate any and/or all wind conditions.    Richmond American will have our contractor/supplier schedule an inspection in the assurance that the windows are proper.      Sincerely,                                           ...   [redacted] Home Care Director [redacted] www.RichmondAmerican.com

I am rejecting this response because:Richmond American Homes ([redacted]) did come to my home today (8/25/2016) to review my complaints. Some of which they will act upon, others I was told Richmond will not address.  These items I would like to continue to have conversations about.  Ultimately I am requesting Richmond to correct all their errors. It will be a few weeks for the items they are addressing to be taken care of. They are to start some of the work 8/31/2016.
Sincerely,

10/7/2016   Denver/Boulder Revdex.com Attention: [redacted]   RE: Revdex.com Case # [redacted]     Dear [redacted]:   [redacted] met the property manager and did address a few things today as promised. He has ordered a new kitchen cabinet door and when the door comes in he will schedule an appointment to address the cabinet door install and the other issues reported. We will be addressing the paint overspray on the slate at the fireplace, replacing the granite that was cut too short, and we are looking into the sod concern as well.   We apologize for any inconvenience our customer has experienced and are working to resolve her concerns.
