It was nice to finally catch each other on the phone.  I have not had a chance to talk to [redacted] as he is working in regards to who he exactly spoke to at [redacted].  This individual told him they would have ripped out our flooring and replaced had they known it was pulling up in MULTIPLE AREAS.  We do know that they switched to a different flooring company (CB Flooring) during this time, but that should not affect us.  If they were no longer working with [redacted], then CB Flooring should had done it.  Which Rick with CB Flooring did say in his visit one of the only ways to fix it would be to rip it up. But they chose to put nails through it.Question #1 to Tim M[redacted]: Why were we not made aware of this being an option?  Question#2: What exactly will their Engineer measure for?Question #3: If he finds that the flooring is not level, what do they plan on doing? Question #4: Why is our front door rotting? Question #5: Why are our windows leaking?Question #6: Why do we have cracked tile and a lot of grout missing from our seams?Question #7: Why is our shower caulking still falling out and mold is continuing to grow?  This has been an ongoing issue since we moved in that Rory has tried to fix a number of times.Please answer ALL questions.  Thank you,[redacted]

The exterior work has been completed with the exception of the ridge vent which we are in the process of scheduling.  We spoke with the customer this week and have proposed to send several workers to the 3 month warranty review to completed needed work as we go through the review as opposed to waiting to schedule(which is our normal process).  We are assuming this will be acceptable as it is the most efficient avenue to address any remaining concerns.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below. As stated in our previous rejection, we did not agree to the waiting for the exterior work (driveway repairs and topcoat and repair of roof ridge vent) or the interior work (replacement of insulation removed due to flooding) to be completed at our 5 month home inspection.  These items were to be completed 30 days after closing on the home which was April 27, 2017.  In addition, the 5 month home inspection was actually to be held at the 3 month point, but S&A did not make themselves or their contractors available to support that agreed to (via contract) date.  All of the "punch list" items were to be completed 30 days after closing and the 3 month inspection items were to be completed at the 3 month timeline; not 5 months.  We do agree with S&A bringing the contractors to the home for the date of the inspection to ensure all items on our warranty work order are completed that day rather than scheduling them, but the "punch list" items need to be completed immediately.  There is absolutely no excuse for the lack of care or customer service provided by S&A Homes.  The items need to be completed on our home immediately as it has been nearly 5 months since closing and we are still living with several unacceptable deficiencies.

S&A will repair the areas mentioned on the December 2016 letter regarding the glue releasing from the sub floor in 3 areas.Regarding an engineer reviewing the sub floor. The independent inspector James C[redacted] who was hired by the [redacted]’s indicated that the sub floor is not level. S&A Homes would have and engineered measure the floor to insure it is within industry standards.Regarding communication from [redacted] and [redacted]. Please share where the manufacture says rip out. If that was the case it would be a product warranty and [redacted] would need to do so and [redacted] would warranty the installation.Regarding the front door.I’m happy to hear that you were pleased with the manufacture and their support on your front door. Regarding Atrium technician returning.   Atrium closed the complaint. Guarantee Or Warranty IssuesselectProblem: I have had 4 outstanding warranty issues for several months. 1) fasten hose bibs to house, as they were hanging freely 2) fix drywall damage to interior office that was...

caused when repairing exterior stone problem 3) replace my screen patio door as the current one doesn't' fit the track properly and is causing damage 4) replace interior garage door know as the lock has broken S&A warranty claims department stopped responding to me. The employee responsible for handling my claims initially is Tom M[redacted]. He had my items for approximately 2 months without addressing. I escalated to his boss, George. George responded initially, was given my 4 outstanding items. He followed up on one of them (the exterior hose bibs) and then stopped responding. I haven't heard from him since late August. I then escalated to RIch E[redacted] on 9/18, who responded once just saying that he doesn't know of my outstanding issues. These guys are scam artists. I have a 1 year warranty, which is going to expire without them fixing these basic items. The stress and time they have caused me in having to constantly follow up is ridiculous. JUST DO WHAT I PROMISED!!Desired Outcome: DO THE WORK that has been guaranteed!!!

S&A Homes offers a one year in house material and workmanship warranty, product warranties from the manufacture, and a 10 year structural warranty from American E Warranty . I have never received any calls or correspondence from [redacted] regarding replacement of the flooring installed in the [redacted] home. I have asked in earlier responses for the information from [redacted] on who he talked to.Jim C[redacted]man the inspector for the [redacted]’s stated that there may be an issue with the subfloor. I was offering to have an engineer perform sub flooring reading and make correction if it didn’t meet industry standards.If sub floor required corrections we would do them for the areas reported .The front door is a fiberglass door and will not rot. The trim is wood and will require maintenance especially if exposed to the weather.The Atrium technician was at the [redacted] home and we had no report of leaking after that time. The response provided is not acceptable for the driveway.  We have been asking for the driveway to be sealed for several months now knowing that the asphalt plants would be closing and continuously put that in our correspondence with S&A personnel.  We will not close this case until the driveway has been sealed and is done to our satisfaction.  As it is currently, the driveway is not acceptable.

Want to inform Mr. Chris S[redacted] President of S & A homes the facts and timeline of the purchase of property at [redacted].  THE DELAY HAS BEEN WITH S&A HOMES!!! Please read PDF FILE:  LAWYER LETTER. WOULD NOT LET ME ATTACH 2 ADDITIONAL PDF FILES - PLEASE SEND ME ADDITIONAL REPLY FORM SO I MAY DO SO:   Hand money given July, 2015 Upon first inspection was disappointed to see many problems with sloppy workmanship.  As Rachel sales agent guaranteed they were not Like [redacted] or [redacted] builders, but custom builders and this was not their first rodeo!  Told Project Manager would call be when corrections were made.  Waited 2 ½ months with no call.  [redacted] my realtor called to see about delay.  He was told that there was a new project manager and that the last project manager was no longer with S&A homes.  Waited for call to make appointment with new project manager, that did not come for weeks.  At the time of appointment, it was noted that none of the original punch list was completed!  With the completion of the home more problems arose.  They were so numerous that a S&A employee recorded the glaring problems.  A punch list of approximately 30 items were recorded (see PDF File: PUNCH LIST).  Requested that the punch list be emailed to me & my realtor with the next few days.  When punch list had not been received in 2 weeks we had to call!  The most disturbing problem was a huge hole under kitchen cabinet.  Greg, new Project Manager said it was hot air return.  I asked where register was located and he pointed to a spot approximately 2 feet away.  The large hole for hot air return was located under where the dish washer was to be located.  Contacted [redacted] Township building inspector (who also missed this problem) because of the hazardous condition that would threaten all of the other town homes if the hot air return was under dish washer!  At a future meeting when I mentioned this to Chris, the new project manager angrily replied “were you ready to move in”?  Chris did not respond to his ludicrous statement.  As the project manager he knew I was there to examine workmanship and did not himself realize that this hazardous situation existed?  If he did, would he not have mentioned that the problem would be corrected after pointing it out to me????  What buyer would not be alarmed? Also why should I have to live with a patch job in a $300,000+ home?  Anyone with common sense would question the integrity of the builder because of this hazardous situation and the continuing sloppy workmanship.  Because of this and the growing punch list, I hired a home inspector: Cornerstone Home Inspection, LLC, which was an expense I did not expect in incur with S&A Homes (which had a good reputation).  Contracted to have home inspection approximately 2 ½ months after 2nd punch list was created, expected all the repairs to be done.  Upon entering home for inspection on April 11, workman was present and said he had just started the repairs that morning, 2 ½ months after punch list was created!  At the time he pointed out that the wooden joists or rafters were showing through the plaster in back portion of the Loft area. Also, added that I cut my hand on edge of one door and discovered they were all sharp because they had been over sprayed and need the edges sanded. Again, did not hear from S&A Homes. Asked my realtor why we had not called about the punch list being completed.  My real estate agent was told they were too busy.  My realtor then told me to see Sunday’s paper.  S&A was opening home sites in several communities.  Why would that come before my home that had hand money. Have an initialed contract that states I would be this residence by end of January 2016 (will present in court).  The delays were not on my end but the inferior workmanship and delays in repairs on punch list shows that S&A Homes does not believe “DO IT ONCE AND DO IT WELL”.  Had the workmanship been up to par none of these delays would have been experienced and the continuing delays because of their being “BUSY” elsewhere is not a situation created by me. Finally, met with Mr. Chris S[redacted] and new Project Manager along with Gregg (new Project Manager).  Chris inquired as to what the problems were.  Showed him many items on original punch list that still were not fixed.  Some examples:  staining on steps had spotting, rafters still showing in loft, doors still over sprayed and not sanded, outside railing still not installed.  Explained that every time I came new problems arose.  Then exclaimed at I was facing breakfast room, the whole back wall of breakfast room was bulging as was the area above breakfast room window.  Apparently, drywall was not properly secured! STONE WORK IS TO BE REMOVED AND INSTALLED PROPERLY:  The stone work was sloppily done and improperly installed.  There were large, large areas with mortar splashed over all of the stone work.   What Project Manager would need the buyer to point out this horrible problem and not have had it corrected before my scheduled walk through?  Please see PDF FILE:  HOME INSPECTION,  Page 5 shows several cracked stone and throughout brick work there are places where there is no mortar and places where the mortar is spilling out!  Had a masonry expert (SEE PDF FILE:  [redacted] EXPERT) inspect stone work.  Per his report he is apparently correct see pictures on PDF FILE: PAGE 5 OF HOME INSPECTION REPORT stone is cracking and not installed properly and notes the mortar weeping out of most of the joints!  Stone is to be dry stacked.  He also notes the mortar weeping out of most of the joints and Masonry expert also notes mortar stains on the faces of the stone.  ESTIMATE $14,858.00. PLEASE SEE PDF FILES:  [redacted] STONE & PICTURE MARKED STONE WORK.  This is a home recently sold by S&A homes MLS# [redacted]   This is an example of how the stonework should have been installed, which is verified by [redacted] Masonry (PDF) “STONE WORK IS TO BE DRY STACKED.”  PDF FILE:  HOME INSPECTION, page 4 states that there are open joints on exterior stone veneer which will allow moisture to gather behind causing water damage.  Mr. S[redacted] disagreed with home inspection report and refused to fix grading.   FLASHING:  SEE PDF FILE:  HOME INSPECTION PAGE 5:  M. S[redacted] disagreed to additional flashing and diverter as suggested by home inspection   ROOM SIZE:  Contracted for a 13 X10 room.  Upper bedroom is 8 X10 in most of the bedroom area.  Space is not usable for my intended purposes.  Ideally, would like the room size increased to what contract states.  That is probably unrealistic and S&A Homes will need to reimburse me for lack of square footage.  SEE PDF FILE MARKED:  [redacted]  CLEARLY LIST THE 2 UPPER BEDROOM SIZES AS 13 X 10. CORRECT COUNTER TOP INSTALLED:  Notice on one of my visits that counter top had been installed. Told [redacted], realtor that it was NOT the one I chose.  Shared this information with new Project Manager.  Next visit for home inspection with other part of realtor team, [redacted] (will testify in court that the counter top chosen had large spots of brown that matched kitchen cabinets – we were both so proud of our choice) she noticed the counter and said that is NOT the counter you and I chose!  Rachel sales rep was there and noticed her with her phone, about ½ hour later she showed me a picture and said this is the counter top you ordered…I had it on file.  Had my real estate agent call for picture with date and never received a response!  When meeting with Mr. S[redacted] I mentioned this deceit perpetrated by one of his sales reps. Requested going to the model home where samples of available material were kept for customer choices.  Project Manager stated that home site was no longer open.  When asked what other site had samples available, project manager said no sites were available.  Why the cover up???!! WIDEN WALK WAY TO AVOID METAL UTILITY LID:   Handicapped as is my brother in law & there is a metal utility lid in middle of walkway near septs.  Produces a huge safety hazard in bad weather especially for the handicapped.  It is sunk into the cement and produces a concave surface where water and ice can form.  Metal freezes faster than cement.  Mr. Chris S[redacted]’s suggestion was to punch holes in the surface???  This is not a remedy that the Pittsburgh Area Accessibility Meet Up (represent handicapped) would accept. RAMP TO HOME:  Since steps were not part of contract want ramp installed to home. (SEE PDF FILE: [redacted].  Was told by Rachel sales rep for S&A homes that it would be level entry as shown in picture.  Handicapped and that was important to me.  NOT AS REPRESENTED IN PICTURE OR BY SALES REP., RACHEL.   DRYWALL REMOVED IN LOFT:  Do not want a patch job on a $300,000+ home.  As stated by a worker this will only make the problem worse.  Again if done properly would not have this situation.  Want dry wall removed and plastered.  Mr. S[redacted] refused to do anything but patch…unacceptable. At the conclusion of our meeting, Mr. S[redacted] asked how these issues could be resolved? Answered with the cosmetic repairs on punch list finally completed and the NEW issues with the walls in the breakfast room repaired and monetary compensation we could resolve this deal and have closing.  Told him my realtor would contact him later that day.  Mr. S[redacted] said after thinking it over would need to take the house “AS IS”.  He did agree to FINALLY complete punch list.  He would not agree to repair any of the glaring problems listed above.  Mr. [redacted] will testify in court that Mr. S[redacted] stated “She will never be satisfied.   My question to Mr. S[redacted] is:  Would he or any other normal person be satisfied with the sloppy workmanship in a $331,000.00 home with all the problems he is refusing to remedy??? BASEMENT AND FOUNDATION GUARANTEE:  At our one and only meeting, Mr. S[redacted] guaranteed the foundation.  Concerned because of the extensive cracking of basement floor. Believe the cracking was caused by pools of water setting in basement shortly after the cement was poured and did not have time to “cure”  Want a 10 year guarantee IN CONCLUSION:  Mr. Chris S[redacted] is a man who apparently a handshake means nothing. S&A Homes received letter from my realtors on JUNE 26, 2016 (SEE PDF FILE MARKED LAWYER’S LETTER) S&A homes was informed in letter to please reply with n 30 days.  It is now August 5th and we have not heard from S&A’s legal department!  Of course I visited the site 10 times, the workmanship or lack of demanded my presence. My brother in law was to move into my home.  Because of the delays he has been residing at [redacted] a nursing home in [redacted]  The expense has been a hardship to my family at approximately $250.00 per day!  All because S&A homes did not do the quality work they promised, nor complete punch list in a timely manner, or have a project manager who examined the work.  Rumor is that S&A homes who claim to be a custom builder used Maronda workers (would never purchase a Maronda home because of their poor reputation) because they were building in the same Centennial Plan.  Just as Chris S[redacted], president of S&A homes was too busy to complete my home PROPERLY, he was too busy to answer emails and phone calls from Revdex.com.     Should have been in my home by end of January, 2016 (paperwork will be available for court) the hardship is unmeasurable, both financially and emotionally. Every time I visit my brother in law he inquires: “Is the home ready yet?” Every time the answer is NO, he shakes his head and cries.  Want this home because it is situated near both my brother in laws doctors and my doctors and provides us with separate living space.  Pleading with S&A homes to do the right thing…which should have been done from the very beginning.     Quality home with quality workmanship.      Although $331,000.00 might not be a fortune for a home, it is most of my savings.  Want to do the right thing and take care of my brother in law (with some outside help), which would be less of an expense to the family. Want to end this transaction on a high note and hope S&A homes can meet the challenge.  HAVE SUFFICIENTLY PROVEN THAT ANY DELAYS WERE CAUSED BY S&A HOMES AND CAUSED A MONETARY AND EMOTIONAL UPHEAVEAL FOR MY FAMILY AND MYSELF.  ADDITIONAL INFORMATION:  Chris S[redacted] told my realtor, [redacted] that he would be called when the punch list was finally completed and the additional problems with the walls in the breakfast room were repaired.  No phone call was ever received and that is why Mr. [redacted]’s lawyer sent a letter (see PDF FILE:  LAWYER’S LETTER) to S&A Homes.  Again, S&A received June 26 and as of August 5th no response Revdex.com: PLEASE EXAMINE PICTURES AND PDF FILES.  THANK YOU FOR THIS FORUM  Regards,

Our regional construction manager was on vacation from September 1 through September 11.  He will begin addressing issues now that he has returned.

The builder has stated that my recently built house flooded due to an "anomaly rain event."  It is true that it was a heavy rain.  But, in order for this argument to make sense, there would need to be some explanation for why my house flooded and the other houses surrounding my house DID not flood?  Was it that it rained more on my house than on my neighbors house?   If the rain event was indeed anomalous, than it would make sense that not only my house, but other houses should have flooded too.  As that is not what happens, we are let with two conclusions... it either rained more at my house OR, there is something different about my house than my neighbors house and other houses in the neighborhood.That is my complaint.  There is something different and incorrect about my house.  Yes, they did some testing but I did they do the right testing or are they being truthful about the results?  Is there other testing or a non-partial engineer who should be brought in?I asked a professional landscaper to look at our property and they indicated that there is a significant seal on the side of my house that is directing water to my foundation.  I have included their description and proposal here.  Maybe my house is different because there is essentially a hill in my yard that directs water to my foundation.  This hill/ swale was not here when I purchased the house.  It was created when this builder built the neighbors house.  We complained about it and the builder acknowledged the problem when they put a single drain in..  but this only catches a portion of the water off of the swale in the rear of the house.I do not accept the builders claim that an anomalous rain would only effect our house and not other house?  That makes no logical sense.  Too much rain should have flooded many homes.  My neighbors on either side did not flood but I did.... something is wrong with home and I want it fixed.  The builder created the swale, one identified problem that has not been corrected.  I ask that they finish and complete the correction they acknowledged through previous partial correction.

The driveway has now been installed and the landscaping was completed on 7/3.

S & A Homes has inspected the door multiple times between Randy K[redacted] (Regional Construction Manager) and myself Chris S[redacted] (President of Housing Division) We both feel that the door is within our warranty tolerance. In addition we had a manufacture representative from the door...

manufacture on July 17th 2015 visit the home and inspect the door. It was their professional opinion that the door is well within acceptable tolerances. I told the customer I felt the door was fine and I still believe that today. Please let me know if you need any further information. Thanks,Chris S[redacted]

The "hills" and drainage areas are on the development plans and we have documentation that the customer signed off on the plans when they built the house.  With that being said, we have met with the customer this week  to discuss the yard concerns and we will be proposing a plan to try to...

resolve some of this issues.

We have discussed many of these issues in our earlier response. S&A Homes provide a one year material and workmanship warranty, product warranties, and a 10 year American E warranty . S&A Homes will make a final offer to repair loose areas with your engineered hardwood floor. I have attached the product we would use to make that correction .
