I have attached all documents from the two pest control company's that we have used.

have treated this specific unit 14 times.  We have also inspected and treated all adjoining units.  We are not recieving any complaints from adjoining units.  The last report was attached in which the pest control company stated they saw no signs of roach activity. 
The resident has been offered the concession of terminating the lease contract early with out penalty and a $250 check.  Prior concessions totaling  at $1000.
It is our hope that the situation is resolved.  We will continue to do whatever we have to, to ensure that it is taken care of.

Roscoe Properties just bought the apartments I have lived in for alnost 3 years (Deerfield). Less than a month after buying them they are suspending many of the convienient services that were provided. They are also trying to pass tennative rules regarding rent payment. Including charging infamous "convienience fees" for every method of payment, excluding a direct route with a bank account. Roscoe Properties is a sub-par company who provides as little service as possible. All the while trying to charge you with various extra expenses.

I have lived at Summer Grove Apartments for six years and its been fine but over the last year new management Ive been harassed by management and neighbors. I pay my rent on time. And no problems untill now. I was a nanny and watched a boy with autisiam and he could get a little loud there was a complaint so I explained to the office. My daughter and three kids visit and the kids are playing and someone complains so I call office to explain. My boyfriend is here maybe three times a week and works out of town and in the lease if anyone is here more than that they have to be put on lease. There was someone working on a motorcycle in parking lot and just because my boyfriend has a bike that has been broke down for months they assume it was him. There was a complaint about that and we did not even know who this person was.The office has done everything they could to harass me and it isnt fair they wont reniew my lease and I will be homeless soon. A manager came to my door this morning screaming at me because of stuff by my front door. I have a back problem and asked for help but no one would help. She yelled at me for cig butts that were not mine and my dog because I was cooking and it got smoke inside so I opened door and put my dog on a short leashe she kept on yelling at me. Then before she left she threw stuff up up against my door that was outside. I have been treated unfair and they are making me suffer and being rude to me. Especially this woman

Zero stars. Absolutely horrific move in experience. I actually signed a lease here, moved out the second day because THESE PEOPLE ARE FRAUDS. Do not trust the office workers, they will tell you and feed you false info in order to get their commission checks. Looking for an updated unit like I was? You won't get one. Whatever pictures you see on the official website are completely false, and their "updated units" have NO ceiling light/fan figures in ANY ROOM! What a joke! Office workers claim that corporate office in [redacted] will not change the info on their current websites. Also, bed bugs everywhere (spoke with several residences), disgusting landscaping and dog feces everywhere, and even more disgusting service. My "move-in ready" apt included: broken porch door that doesn't lock, bathroom sink that wouldn't drain, paper toilet holder detached from wall, heavy stains on toilet and shower, NO BLACK AND WHITE BACKSPLASH THEY PROMISE, and broken fences in the porch, dirt literally EVERYWHERE. Do not attempt to contact anyone at Roscoe Properties, as they use their apartment office workers as their little slaves to let us know "they cannot do anything". Biggest mistake in apartment finding I think I will ever have in my life. I refused to leave the office until my lease was terminated and cancelled, and I will never refer a soul to this sloppy, unprofessional environment. Roscoe Properties Regional Manager Christina C[redacted] did not accommodate or call back as promised by her, and she would not speak to us personally when The [redacted] got a hold of her. Office worker at The Grove, Matt B[redacted] is not the right representative for this business. Overall, horrible reviews across the board. I will be contacting my legal team to move forward with fees that I believe I should be reimbursed with.

In reference to the complaint # ID [redacted], the issue regarding the noise complaints has been addressed with onsite contractors working at the property during that time frame.   The contractors are allowed to work during the time frames of...

9:00 am to 6:00 pm with approval from the onsite management.     In this situation, the contractors were communicated with when the noise concern was brought to our attention.    We are understating of our currents residents and have limited the time windows they can work on the property. With regards to the tenant noise and aggressive breeds, this is something we do not take lightly.   The Beverly is a pet friendly community that interviews all pets at move in to ensure there is no aggressiveness with any type of breed.   There are strict community policies enforced for all residents and pets residing at the property.  If there are noise complaints or concerns, management addresses those directly with the identified party when necessary.     The concerns are monitored and reevaluated if a second occurrence arises with the same party.  We are very understanding of the initial complaint and I can assure you the Team at the Beverly has addressed his concerns promptly.   The noise concerns and contractors working past business hours have been addressed at this time.      Please let me know if you have any other questions or need more detail regarding the above, please feel free to contact me [redacted].   [redacted]

The lease contract through TAA does not address convenience fees. It specifically states in the contract that the owner may change a policy if it is given to residents 30 days in advance. All correspondence to residents is considered legal notification according to the TAA Lease Contract. All...

residents were notified of this policy change at takeover in July. Again in August, September and October that we would be implementing on November 1, 2015. All residents were given multiple forms of communication about this policy change, email notification as well as letters on the door and the property newsletter that is sent out on a monthly basis. There are multiple methods to pay rent including paying online without a fee with the ACH option. You can also pay with a Credit Card online as well as resident may utilize our Money Gram program.

1825 place has gone down since roscoe properties has taken over they do not care about the tenents. They will also screw you over with there height turn over rate. Even though you try to do it right they will say you never did it like turning in notices. Worst place . Also they allow all drug activity whether selling or doing perfectly fine to do it in the open at Roscoe properties and if reported they will ignore it .

repairs. The cleaning charges are remaining due to the condition the apartment was left in at move out. It has been explained to the resident that despite living in the unit for 3 years excess dirt and grime are not considered normal wear and tear because it can be prevented with regular cleaning. Attached are photos of some of the wall stains found throughout the apartment, the built up tub grime, and the residue left behind inside and on top of the oven. We do apologize to the resident for any confusion and hope that this can be understood and resolved soon. Thank you for your consideration.
