August 14, 2015RE: Revdex.com ComplaintCustomerInformation: [redacted] ***Lafayette,IN To Whom ItMay Concern: Ms [redacted] moved into Bay Pointe Apartments on March 14, She signed a renewal lease on April 1, which expires on March 31, In response to Ms [redacted] ’s complaint, I will address all issues brought up in the filingAC went out twice this year:7/28/Reported at 3:P.Mand work completed 7/28/at 6:P.MWO # [redacted] – A/C is not working – not cooling apartment, just blowing out warm airCoil was cleaned, new filter installed and thermostat calibrated as it wouldn’t come on until degrees differenceMice5/30/Reported at 9:A.Mand work completed 5/30/at 11:A.M.WO # [redacted] – Resident said she has seen mice in her apartment, please set trapsSet traps in laundry room and kitchen Mold on balconyNo Work Order – In complaint, resident states she has mold on her balcony and was told to just scrub it off.Since there is no work order in the system, I do not know if and when Ms [redacted] voiced her complaint to the office Mike G [redacted] , Service Supervisor, inspected the balcony on 8/13/and found that there are algae on the balcony Ms [redacted] was not home at time of our inspection, so she will be contacted for purpose of scheduling the cleaningIssue with washer hose going on right nowWO # [redacted] Reported 8/7/2:P.Mand inspected 8/7/at 4:P.M– The hose connection from wall for washer is corroded and leaks.No leaks found Not our washer Please note that upon inspection by Mike G [redacted] , Service Supervisor, on 8/13/15, he found no leaks The washer is owned by Ms [redacted] ; therefore, the maintenance on the washer and hose connections is her responsibility There was no issue with our water valves found by MrG [redacted] Broken faucetThis is the first time we have heard of this issueMike G [redacted] , Service Supervisor, inspected the kitchen faucet and found that the spout was wobbly and wornA new faucet has been ordered and will be installed when it comes in This should arrive sometime the week of August 17, Without internet and cable for a monthThere have been numerous issues that Ms [redacted] has experienced with her cable and internet The issues were off and on and spread over her occupancy Ms [redacted] was never without cable or internet for a solid month, but possibly days at a time In addition, she had cable, but was missing only local channelsBlinds fall off every time I open and shut themThere is no work order in the system for this, so we were not aware of this issue Mike G [redacted] , Service Supervisor, will take care of these next week when he replaces her faucet and cleans the balcony deckAfter reviewing all of the work orders for the cable and internet, I am in agreement to reimburse Ms [redacted] for the disputed amount of $ Regards,Barbara W***Property ManagerBay Pointe and Pheasant Run Apartments

Mr [redacted] reported his air conditioner problem for the first time on 6/2/ We checked for proper operation of the air conditioner equipment and the ventilation systems to ensure everything was functioning properly, and it was At this time, we cleaned the condensing unit to maximum air flow The work order was closed in [redacted] on 6/8/ The work was completed on 6/2/ but due to new computer transition, we were unable to close it until a few days later Mr [redacted] reported another air conditioner concern on 6/13/During maintenance’s inspection, they found a loose wire, which was tightened It was also noted on the work order the thermostat was set at degrees and the current temperature at the time was degrees The work order was closed on 6/14/ There has been no work orders put in since then regarding air conditioner On 7/12/at approximately 11:am, maintenance inspected Mr***’s apartment again and found the thermostat to be set at degrees and it was reading degrees, please see attached picture There was no repairs made at this time We believe Mr***’s air conditioner is working properly and there is no repairs that need to be made His apartment is on the 2nd floor, highest level, and has vaulted ceilings As temperatures rise throughout the day, his air conditioner is working harder, which is why is runs more, but it still providing cold air in his apartment Mr***’s placed a maintenance work order for his dishwasher on 7/4/16, with our online [redacted] program, it was not received until 7/5/ An order was placed with [redacted] on 6/30/for replacement dishwashersWe have reserved one of these dishwashers for Mr*** As of today, 7/12/16, we have still not received this order Once this order is received, we will immediately install his new dishwasher We sincerely apologize for customer service he has received from our Business Office The Property Manager will now oversee this situation to ensure it is properly handled going forward

I lived at Latitudes in Indianapolis. Also, I sent a detailed letter to the corporate office with my complaint when... I submitted my check, but nobody ever responded to me. The property manager, Jeremy, was extremely difficult to interact with. He just kept repeating the same thing over and over without conveying any understanding of the situation. In addition, his emails were extremely difficult to read because they were filled with grammar errors, incomplete sentences, and words that are not real words in the English language. In addition, I spoke with Emily K***, who also provided me with horrible customer service. She was extremely condescending and when I first called to talk about the situation, she told me that she could not help me at that point because 'her computer was off' and she 'wasn't feeling that great'.

Thank you for bringing this complaint to our attention Ms [redacted] had contacted the Sundance office in mid to late January to discuss her bill she received after moving outI had answered a few of her questions during her call, and asked if I could get back to her regarding some additional charges she was concerned aboutI explained that I would contact her soon regarding the charges once I had time to accurately review them, as I did not want to give her an incorrect answer Within the week, I contacted her once again to explain her charges so she could remit payment per the letterI was unable to reach her via the phone number that I had written downShe then called back during the last week of January, roughly a week after I attempted to contact her and reached out to my staff noting that she had not heard a response from meAs I was out of the office and missed her call, we were not able to connect that day Following that message, she was on my list to follow up with once again when we received the listed complaintAs I was then provided with an email address, I reached out to [redacted] on February 3, and addressed her concernsI addressed her questions regarding the electric balance as well as the paint chargeShe responded back that afternoon asking a few additional questions which I then addressed within the hourI have not heard back from her in regards to any further questions and expect that she will remit payment as noted within the letter Given that I have not had additional correspondence with Ms [redacted] , I expect that this issue has been brought to a close Thank you again for taking the time to review this complaint Thanks, [redacted] , CAM, NALP Assistant Property Manager Sundance at the Crossings
