This is the old account record from NFCU, that they were supposed to stop using:04/08/2016ACH Transaction - PECOS RANCH DIR DEBITACH Debit-$115.00 So they took out $from the old account on the 8th.The new Chase account account that they were supposed to start using has no record of a debit ACH transaction

As the managing agent we are unable to change the board's position or direction. Because this is a board decision, they will not be assessing any attorney fees to your account. They have directed that all communication from Mr*** be directed to the attorney for response. He will present the communication to the board for their direction. He also works at the board's direction. Should it reach a point that legal fees would become the responsibility of the homeowner he will be advised of such. Until such time as the board determines that we may communicate with Mr***, the protocol with the attorney must be followed

We have located the payments. They were posted to a previous account in his name for a home that he previously owned. The accounts will both be at a zero balance with the next payment being due November to the new management company. The payments were sent in with his old account
number on them which is why they were applied to the incorrect account. AAM strives to assist in these issues as quickly as possible

This issue was resolved with Mr*** yesterday. The fees were waived and he was provided a new statement with just the assessments owing. He was communicated with via telephone and email on January 8,

AAM does send appropriate violation notices uniformly and non-discriminately to any home where a violation notice is warrantedThe Board at your community is very open to working with homeowners regarding violationsThus, in the future, if you have weeds or spurge in your front
yard (especially during the monsoon season) and you need extra time to clean them up, please email your community manager and he/she will note your account and give you extra time.Although we can't discuss any other homeowner's account, please know that the board is aware of the situation at your neighbor's home and we have been actively trying to resolve the issueIn regards to a water leak, the community manager did an inspection on 07/13/and 07/21/and did not witness any standing water.In regards to the graffiti, the board did have a vendor address the issue as soon as it was brought to our attentionThe board will have the vendor look at it again and endeavor to cover it up more The Customer Service Supervisor confirmed she reached out to you by phone and email on 07/22/

When I parked in the designated parking area noted in blue I received a notice on my vehicle stating I was in violation of the parking policy because it was visitor parking only How can you limit my guests to only hours of parking time?Also,I own my garage and I should be able to use it in anyway I chose. Your association is overstepping your authority and violating my personal rights as a homeownerI have owned my house for over a year and a half and never had any issues parking in the community until now

The refund of the November assessment will be issued once we receive the new homeowner's information from the title company. The $balance that was due at the time we assumed the management of the community due to an assessment increase in 2015. The payment that the homeowner made in
January was $short due to the increase in assessments.Our records indicate this home should have just closed yesterday so please allow two weeks for the refund of the November assessment which will be in the amount of $

Attached are the CC&Rs for the Northwest Ranch Homeowners Association. The CC&Rs are recognized as a legally binding contract between the homeowner and the association and becomes a contract when the homeowner purchases a home within the association. Section of the CC&Rs
refers to street parking in the community. The fine policy attached advises homeowners of the penalties that can be imposed for failure to correct the violation once notified. All of the governing documents are provided to potential homeowners when escrow is opened on a property within an association so there was ample notification that street parking outside of the parameters allowed in the CC&Rs would be a violation. The documents are provided as part of the disclosure requirement in accordance with State Statute. The fines and violations were appealed to the Board of Directors of the *** *** *** *** in accordance with the fine policy. The Board denied the appeal. As the managing agent, we must act at the direction of the board. If the violation continues we must follow the fine poicy and the enforcement of the governing documents as written. We act at the discretion and direction of the board

In response to MsJ***’s second message, please note that after several inspections the manager was unable to locate the green Honda with *** plates in questionAlthough from MsJ***’s comments, it seems that the vehicle is no longer parked in the communityThe manager and towing vendor will continue to inspect the community regularly for this particular vehicle as well as any others not in complianceShould MsJ*** see this vehicle again in the community, she can contact Area Manager Cindy L*** at ###-###-#### or via email at cl***@aamaz.com to provide the location so the necessary action may be taken. With regards to the olive green Jeep, this vehicle was towed pursuant to the guidelinesIt’s our understanding that the vehicle was then retrieved from the towing vendor and brought back to the community by its ownerThis vehicle is scheduled for towing again as it’s in violation of the guidelinesThe manager will continue the enforcement action pursuant to the Association’s governing documents for this and any other vehicles in violation. There is a delay in the payment being posted to the homeowners account as the payments go to the bank who processes them and then uploads them to our system. This can take anywhere from three to five business days to process. So while the payment may have been received by the bank on the
28th, it was not immediately processed and posted. We are waiving the late fees but would recommend perhaps sending the payment at the beginning of the month as that is when it is due. This will allow plenty of time for the payment to be processed and posted before the late date of the 30th of each month

The Annual Meeting of the Association is scheduled for July 25th. Notices will be mailed to each of the homeowners in advance of the meeting. The Board of Directors are in charge of authorizing the expenditures of the association. Often times there are other items that take
priority over the landscape clean up. We strongly encourage the homeowners to attend the annual meeting as mentioned in the complaint to voice their concerns to the Board of Directors. If the homeowner is not receiving a response from the community manager or the assistant he may wish to contact Vicki ***, Vice President of Customer at ###-###-#### or v*** As a managing agent we communicate the concerns to the board along with proposals to correct the issues. They are the ones that make the decisions to expend the funds

We forwarded a revised statement of account to Mr*** on the evening of Wednesday, July 29, which included a credit for the legal fees of $2,331.40. The balance due no longer includes these fees. Please advise if further questions or concerns exist. With

Thank you for brining this to our attention. We are removing $in late fees, $line fee and one $demand fee which are all of the collection costs affiliated with this matter. We will also do a rush lien release to have the lien removed and a courtesy copy of the release
will be emailed to the homeowner. We have corrected the email address to read *** and have corrected the rest of the contact information with that found in the complaint

AAM resolved the parking pass issue with the homeowner and the renter on 10/24/$will be reimbursed to the tenant for the resident parking pass and $will be reimbursed for the towing feeAAM confirmed the parking guidelines with the homeowner and the tenantA copy of the
regulations were emailed to the tenant as well
