Would never recommend this builder
I am really at a loss for words. The agent, Priscilla, was unhelpful to say the least. She made multiple errors in while preparing my contract. For example, one had the wrong deposit amount and another one was prepared as if I was paying for cash. Not to mentioned that each error resulted in a delay in getting another contract. I could go on about how she stated the home came with features and options that it didn't, which she corrected afterwards and again caused a delay in getting another contract. No, the builder did not make amends for any of these errors. The build process was horrible to say the least in my opinion, but even my relator stated it was one of the worst build processes she has seen. It's been almost a year and I just had the end of year inspection. The inspector gave a list of things which needed to be repaired and I actually got a response stating that two of the major items were at the minimal acceptable levels, meaning I was responsible to repair them. Even though an independent builder inspector stated it was a problem and at the low levels, the response for Sandlin was that the problem was still in the acceptable ranges. I found that response very surprising and disappointing.

The warranty, provided by Structure Home Warranty states on page 3, Section 4, subsection 3, item b, states: "You agree that only those repairs necessary to make the house habitable or mitigate further damage shall be performed." The roof/faux stone junction, as well as the whole wall, was not built correctly These repairs are being made to prevent more water from destroying sheetrock and entering into the house which will cause a great deal of damage With the outside wall not being built correctly the first time, there was hardly any barrier to prevent more water from coming into the house When water can freely flow down the faux stone and onto sheetrock, damage is going to occur and has occurred When there was no flashing in-between the faux stone and the roof, damage is going to occur When the proper water barriers (in this case were not up to code) are not on an outside wall, damage is going to occur Water will find a way through the rock and into house There was no waterproofing spray to seal the stone and mortar to help keep water out Water is very a destructive force These repairs are being made to mitigate further damage There are no other solutions that would mitigate damage except rebuilding the wall

The flashing was only one problem with the wall As any builder knows, the flashing is the last line of defense against water damage The tar paper, if installed properly, should have kept the water from getting to the tremo ply and the water would have been diverted by the flashing In this case, the tar paper was not overlapped properly (over the entire wall) and there were not two layers as there should have been Water was seeping into the rocks over the entire wall getting behind the tar paper Since there was not suffcient tar paper, water was running down the thermo ply which is behind the tar paper and the flashing WATER WAS RUNNING BEHIND THE TAR PAPER OVER THE WHOLE WALL OF THAT ROOM Repairing a little strip of stone and tar paper at the bottom will not stop water that is running down from above that has gotten behind the tar paper The faux stone and tar paper on that wall are being repaired to mitigate damage As stated before, water can cause a lot of damage Re-doing all of the tar paper with the proper overlap and appropriate number of layers (on the whole wall) is the only way to prevent further damage The only way to get to all of the tar paper is to remove all of the faux stone In order to correct the old tar paper, you take all of the old tar paper off and start over with new tar paper When a house is built correctly, water does not get behind the tar paper These measures were taken to prevent further water damage Structure Home Warranty states on page 3, Section 4, subsection 3, item b, states: "You agree that only those repairs necessary to make the house habitable or mitigate further damage shall be performed The repairs performed mitigate further damage

Complaint: [redacted] I am rejecting this response because: I purchased a new home; a damaged chimney cap was installed and, while functional, was still damaged A new one should be installed and I reject the idea that hammering out the dent is acceptable and within the parameters of the warrantyi have not received any communication in regards to the fence despite several efforts to get a straight answer from Sandlin Homes Regards, [redacted]

I cannot find any further written documentation from the homeowner before he took it upon himself to have the stone fascia removed, thereby not giving us another chance to look into the issue We did not give him authorization to remove the stone fascia His warranty, provided by Structure Home Warranty states on page 3, Section 4, subsection 3, item b, states: "You agree that only those repairs necessary to make the house habitable or mitigate further damage shall be performedYou agree that any and all repairs performed beyond such measures will not be covered by the warrantyAny unauthorized repairs made by you or someone under your direction, other than those permitted in this paragraph, will not be reimbursed or compensated."

I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this does not resolve my disputeWe did not simply change our mindWe backed out of our contract due to the work ethic or lack of from your contractorsThere were numerous e mails sent to [redacted] as well as *** [redacted] always responded, [redacted] did every now and thenUnfortunately we endured months of one problem after anotherThings that were red lined were still done wrong and had to be re doneEach time we came to see the home we were purchasing we found another problem that we would find half fast fixxed the next timeYes we did terminate our contract and rightfully soI can't justify spending that kind of money on poor workmanshipSandlin was able to sell the home plus keep our deposit I can't see how selling the home and keeping our 6,is causing Sandlin to loose moneyThis is a case of doing the right thing as a companyWe wrote emails asking for a portion of our money back and all we got was a email from [redacted] telling us the money would not be refunded and good luck on our new home searchNot ONE person including Mr [redacted] NEVER called to try to make this right or resolve any issuesNo body seems to be concerned with everything we had to endure as a family building a home that was supposed to be our dream home and all it was was disappointment after disappointmentNo body ever took any kind of accountability for their mistakesUnfortunately the more people I talk to the more I am finding out that we aren't the only ones that have had bad experiences with Sandlin HomesI'm just glad we walked away when we didAs a business owner myself I would never treat a client this wayI would get to the bottom of the problem and do whatever I could to fix itSandlin did none of these things but had no problem keeping every dime we gave themThe response from Mr[redacted] was actually insulting to me

Yes,Sandlin Homes "addresses" issuesThey just do not have a qualified representative follow up and ensure the issue has been RESOLVED completely and professionallyThey give no time line for when the "addressed" issues will be completed to the customer's satisfaction and continually send out sub-contractors without contacting me or my wife letting us know workers will be arriving at the house.Poor, Poor, Poor customer service

Again, I will no accept any response until all work is completed and a face-to-face consultation has been completed

A refund for the over payment is in process and will be mailed out next weekAs for the chimney cap, the warranty does not require it to be replacedHowever, I have instructed our warranty department to replace the cover as a customer service.Regards, [redacted]

I have discussed all reported issues and was informed all were corrected in accordance of the warranty provided to the customerThe charge for the fence is being reviewed and if determined an overpayment was incurred a refund will be issued to both buyersI would assume this refund will be sent this week [redacted] Sandlin Homes

The roofing company has been notified and once we are certain the leak has been taken care of, we will take care of the interior residuals

I understand that there has been a death in the Sandlin family and I certainly send my thoughts and prayersHowever, they have not been responsive in the past and I want to keep this dispute open until all the home issues are completely resolvedOver the weekend there was a leak in my roof which caused damage to my laundry room ceiling and wallsAll of this needs to be fixed

The damage to my sheetrock is not an opinion. Water tests proved that water was getting behind the tar paper on the whole wall. That is not an opinion. According to the part of the warranty that was first quoted by Sandlin Homes, it is acceptable to prevent further damageThat is not an opinion, that was a written statement. It is my opinion that a company should stand behind their warranty. The company's opinion that further damage could be prevented any other way is not correct

Notice how Sandlin offers many excuses that could easily be verified by simply inspecting the issue themselvesThis was an issue documented and verified prior to completion of the houseAnd one Sandlin still refuses to even look atYes, water leaks caused by defective construction can take two years to seep into wood and soak insulation before ever being present inside wallsWe have had a third party inspect this and determined there is zero damage by high winds or hailThere is no missing shinglesOf course Sandlin would not know any of this because they don't stand behind their products. Sandlin does not know or care if this is caused by faulty stone and brick work eitherThey simply deny deny deny as they have with a multitude of issues regarding our house and many houses in our neighborhoodIt is unfortunate that these millionaires squabble over pennies while putting their customers through hellWon't even look at the problemA problem we have documented two years agoA problem that was promised to be fixed with a "trust us" responseAnd a problem that causes a year old house to leakAnd they have the audacity to pawn that off as "faulty homeowner maintenance" without even bothering to look at a house one block from a sales officeHow do you maintain an A+ rating with that abhorrent business practice?

The roofing company was contacted and I received a call over the weekendI was told by Roger from the roofing company that he would be coming out today, Monday, November We did not receive a call or any followup from Sandlin Homes other than an early morning email from Bill stating he was looking into the rowing company making contact.I am absolutely unwilling to consider this issue or the other issues on our punch list resolved until EVERYTHING is completed

The extreme weather conditions ocurred for weeks in May and for approximately weeks at the end of February to early MarchThat is a month to month and a half delay due to extreme weather as the business statedNot a to month delay which is how far this project is behindWhy the delay from when I completed my design center appointments on 10/22/to when they provided the amended contract on 11/13/That is three weeks for a paperwork itemHow about what was the delay from 11/until the pre-construction meeting on 12/Another month and a half delay due to SandlinThen it took another month to put in the retaining wall on 2/17/(which I only have a single tiered retaining wallNot tiers as the business incorrectly stated in their response)Then it took from 2/17/until 4/22/for Sandlin to prep the land for the slabAnother month delay by SandlinSlab was poured on 5/20/A full month after the land was ready for slab on 4/ I agree there have been some weather delays, however Sandlin homes has shown the propensity to be unprepared for when work can and should be getting completedThis extends from the office staff, to the builders, and up through management and ownership. Additionally their response did not address the my desired resolutions No response about customer concessions for Sandlin delays, no confirmation that the detailed list of daily delays will be provided, and no confirmation that a new project timeline will be provided. Sandlin's response was incomplete and did not address many of the issues discussed in my complaintMainly their copability in the project delays

This is the first I have heard of an issue regarding the construction of twin Hills other than a mention of some items in a string of emails around the end of May I was informed that the customers, *** *** *** *** simply had a change of heart on completing the purchase of
the home per the signed contractDuring construction numerous occurrences happen due to miscommunication , but are always resolved to satisfactory construction practicesI'm informed that this was the case concerning items brought to our construction teamI do however apologize they felt we did not communicate as well as we should to explain the procedures needed to take the corrective actions we obviously were willing to take to resolve their issuesI have attached a copy of the Agreement For Termination Of Contract Of SaleI'm sure they are aware that I have incurred costs due to the termination that they would not be awareI will however will consider a written request sent directly to me of what they feel is equitableThis is not an offer of payment as I have not had a chance to review the entire costs due to the termination of contract
