Please have Selene update my account and also my credit reports.

On September 13 2013 I made a payment of 1301.88 for September payment. I was late but not pay the sixteenth of the month per paperwork is when they apply a late fee. And I wasn’t 30 days late.

On October 4, 24, 28 2013 I made a payment of ([redacted]) 1303.00 for October payment. I was late and had a late fee but not 30 days late.

On December 09, 16, 2013 I made a payment of 825.00 and 700.00 for November payment. I was 30 days late and owed a late fee. I over paid to apply to December payment by $223.00

On January 15 2013 I paid 1080.00 + 223.00 (from previous overpayment) for December payment. I was over 30 days and owed a late fee.

On February 20 2013 I paid 1301.88 for January. I was 30 days late and owed a late fee.

On February 11, 24 2013 (they held them on suspense for those to) but it paid for February on February 24 2014 (not 30 days late but owed a late fee)

On February 24 2014 I paid 1301.88 (proof included bank statement and cashed debit attached) they never applied it. It was a pre-pay for March.

Now I have paid also (towards the month of April $900.00 and 132.00) and that isn’t listed correctly (NOT TO ADD TO PRINCIPLE)

Disputed late charges, which I have paid none, you pay them separately as a copy is listed from their site. Their late charges are 28.90. They have me owing 172.28 when I had 4 which is a total of 115.60.

I want my credit report updated; I was not late in March or February. (All reports)

I was my late fees corrected.

I want my account up to date for March which it is proof enclosed of the payment they didn’t apply.

I want my account to show that I have paid the amount of 900.00 and 132.00 TOWARDS April and NOT against the principal.

They are selling the loan next month and I do not want any hiccups showing this. My husband is deployed & and we need to update ASAP as I am going down to [redacted].Desired Settlement: I want my credit report updated to state it was not late for the past 3 months.

I want my additional payment credited for 2/24/2014

they are selling the loan on 04/01/2014 to a new company and I do NOT want my $900.00 and my $123 payment applied to the principal and I want it verified I am paid ahead to the NEW company. I do not want any glitches in the payments or credit report

April 4, 2014Dear [redacted]:On March 24,2014, Selene Finance LP (‘‘Selene”) received the Revdex.com's (Revdex.com), correspondence on behalf of **. [redacted] regarding her mortgage account referenced above, currently serviced by Selene. In addition, this letter serves as a response to the correspondence and emails received by Selene on March 18, March 26, and April 1, 2014.In her filing with the Revdex.com, **. [redacted] raised concerns regarding the information reported to the four (4) major credit reporting agencies. In addition, **. [redacted] disputed the amount of outstanding late charges. Lastly, **. [redacted] indicated that she submitted a payment to Selene over the phone on February 24,2014 in the amount of $1,301.88; however, the funds were not posted to the accountWith respect to the payments remitted on the account, on September 13, 2013, we received a payment in the amount of $1,380.00. These funds were applied to the September 1,2013 installment of $1301.88, and the remaining funds of $78.12 were credited to the unpaid principal balance (UPB) of the loan.Thereafter, on October 4,2013, we received a payment in the amount of $450.00. Pursuant to policy, since the funds were not sufficient to cover a full contractual payment, the funds were credited to the loan's suspense account. As a result, the suspense balance adjusted from $0.00 to $450.00.On October 24, 2013, we received another partial payment in the amount of $325.00. Since these funds were not sufficient to cover a full contractual payment, the funds were credited to the suspense account. As a result, the suspense balance adjusted from $450.00 to $775.00-On October 28,2013, we received a payment in the amount of $528.00. These funds were combined with the suspense funds of $775.00 to apply the October 1, 2013 installment of $1,301.88, and the remaining funds of $1.12 were applied toward the outstanding late charges. As a result, the suspense balance adjusted from 775.00 to $0.00.Selene does not show receipt of any payments in November 2013.On December 9, 2013, we received a payment in the amount of $825.00 and on December 16,2013, we received a payment in the amount of $700.00, These funds were credited to the suspense account the day the funds were received. However, on December 16,2013, funds of $1,301.88 were removed from the suspense account to apply the November 1, 2013 installment. Based on the foregoing, the suspense account balance adjusted from $1,525.00 to $223.12.Thereafter, on January 15, 2014, we received a payment in the amount of $1,080.00. These funds were combined with the suspense funds of $221.88 to apply the December 1,2013 installment of $1,301.88. Based on the foregoing, the suspense account balance adjusted from $223.12 to $1.24.On February 11, 2014, we received a payment in the amount of $903.00. Since these funds were not sufficient to cover a full contractual payment, the funds were credited to the suspense account. As a result, the suspense balance adjusted from $1.24 to $904.24,On February 20,2014, we received a payment in the amount of $1,301.88. These funds were applied to the January 1, 2014 installment.Thereafter, on February 24,2014, **. [redacted] authorized a one-time draft in the amount of $397.64. These funds were combined with the suspense funds of $904.24 to apply the February 1,2014 installment. As a result, the suspense balance adjusted from $904.24 to $0.00.Lastly, on March 7, 2013 and March 19,2013, we received payments in the amount of $132.00 and $900.00. Since these funds were not sufficient to cover a full contractual installment of $1,301.88, these funds were credited to the suspense account. As a result, the suspense balance adjusted from $0.00 to $1,032.00.Effective April 2,2014, the servicing of the loan transferred from Selene to [redacted] Mortgage Servicing (“[redacted]”). At the time of the servicing transfer, the loan was due for the March 1, 2014 installment. In addition, the loan transferred to [redacted] with a suspense account balance of $1,032.00 and a late charge balance of $172.28.Please be advised that our records do not reflect receipt of an additional payment of $1,301.88 referenced in **. [redacted]s’ complaint; which she states she remitted on February 24, 2014,However, if there is a payment that **. [redacted] believes has not been applied to the account, we respectfully request that she provide us with legible copies of the following so that we may research the account: front and back copies of cancelled checks, complete bank statements, and/or other documentation supporting her request. Upon receipt of these items, we will research the account and notify **. [redacted] you in writing of our results.As you may know, in order to avoid negative credit reporting, payments must be received by the last day of each month. If your payment is not received within the specified time frame, the loan may be reported to the four (4) major credit reporting agencies as delinquent for that specified month.Selene reports account status to the four (4) major credit reporting agencies. The information we have submitted to these agencies is accurate and cannot be changed.Since the November 1, 2013; December 1,2013; and January 1,2014 installments were not received within the allotted time frame, the loan was reported as “30 days past due” for the referenced months. Specifically, the payments were received on December 16, 2013;January 15,2014; and February 20,2014. In the complaint, **. [redacted] agrees that she was "30 days past due” for the referenced months. Please note that Selene did not report the loan as delinquent for September 2013; October 2013 or February 2014, If there is information on **. [redacted]'s credit report reflecting inaccurate information, **. [redacted] should contact the four (4) major credit reporting agencies to directly dispute the information reportedWith respect to the late charges, our records indicate that prior to the servicing transfer of the loan from Selene to [redacted]; the loan had outstanding late charges totaling $172,28.According to the terms Of the original agreement, installments are due on the first day of each month. I have sent numerous times, by email, by fax (with confirmation) and by mail, the cashed check by your company & also my bank statement. Which I am enclosing again. I have waited over a month and still nothing is done. My February account is not late or is supposed to be reported. My March payment is PAID IN FULL. mY APRIL IS OVER PAID by $900.00 and I do not want one glithch with this switching over to [redacted] and want them FULLY aware I am pre paid $900 for april. Review: I received a letter from Selene Finance in May/June 2013 regarding my escrow account on my home mortgage. It was wrong due to my homeowner's insurance making an error in billing. Because of this error, Selene Finance raised my house note approx. $200.00 a month. I contacted my insurance company and they immediately corrected their error by sending the information to Selene. I contacted Selene in June, spoke with a cust.rep named [redacted] who said if I would send the info. to their escrow depart. someone would contact me. I sent the information. My insurance company then sent information, AGAIN....still no response. I sent my August payment, along with a letter, stating the problems and informed them that I was going to pay the original agreed monthly payment until they could correct this. I felt this showed, from my part, good faith. Also with this letter was a check for the escrow from the refund payment my insurance company had sent me. Selene Finance is charging late charges each month, and now show I'm a month behind on my payments. I have contacted this company by fax, phone, written letter, and E-mail. All I'm told is that they are working on it. Why can't this company figure escrow error and give me my corrected monthly payment? I feel they are dragging their feet so they can add those late charges (I don't owe). I did receive a letter dated Sept 3 from them after my E-mail that said they would contact me within 30 days in writing. I just got off the phone and the cust.service rep. said they're still working on it(?)Desired Settlement: My mortgage has now been sold. I'm glad I will not have to deal with Selene anymore. I want all the fees accrued since this began taken off. I do not want to have a bad rating with this, or any company.

Selene Finance LP ("Selene") received your correspondence on September 3, 2013 regarding the escrow analysis performed on May 21,2013 with a payment change from $713.18 to $892.97 effective August 1,2013.

Please be advised Selene performed a new escrow analysis on September 30,2013 With a payment charge from $892.97 to $783.52 effective with your September 1, 2013 mortgage loan payment. Please allow up to two (2) weeks for receipt of the Annual Escrow Account Disclosure Statement.

On August 5,2013, Selene received check number [redacted] in the amount of $713.18 and check number [redacted] in the amount of $600.00 for a total of $1,313.18. Selene applied the August 1,2013 payment in the amount of $892.97 and a principal reduction in the amount of $420.21. Unfortunately, the $600.00 did not get applied to the escrow shortage pursuant to your instructions.

As conveyed to you by way of Selene’s letter dated September 13,2013, the servicing of your loan transferred from Selene to [redacted] Mortgage Servicing (“[redacted]’) on October 1, 2013. Therefore, as of October 1,2013, all inquiries and payments should be directed to [redacted] via mail at the appropriate address below or contact [redacted] at the telephone numbers listed below.

If your loan was enrolled in our Automatic Clearing House (ACH) Autopayment Service, Selene discontinued this service and will not automatically withdraw your payment on or after October 1,2013. I am rejecting this response because: I do not see any sign of their removing the late charges, or for that fact, what is the balance owed them. Are these charges going to be added to the new mortgage company? I received NO E-mail from Selene. If this error with the $600.00 escrow check was discovered in August, or even Septe2013mber, why did the customer service rep. tell me on Sept 30, 2013, that the escrow department was still working on it and why did my last statement from Selene reflect the $892.00 payment with balance of approx $1000.00 owed? Why these fees. And, by the way, I know it's a type-O, but it seems Selene does this alot: They reported calling my insurance company on November 14, 2013. What I'm wanting now is just to find out if the late charges are still there. There was NO reference to any charges on Selene's response. I understand my mortgage is now owned by [redacted], but I can guarantee you they will not be able to explain the late charges. I still hold Selene responsible for these.

[redacted] has additional concerns related to late fees assessed on her mortgage loan, previously serviced by Selene.

In her second filing with the Revdex.com, **. [redacted] would like an explanation of any late charges assessed by Selene and the status of those late charges.

Please be advised Selene assessed a late charge on September 16, 2013 in the amount of $26.32 as the September 1, 2013 payment received on September 9, 2013 was short $179.79.

The loan transferred to [redacted] Mortgage Services effective October 1, 2013 with the late charge of $26.32 due.

In addition, on October 24, 2013, Selene sent an email to [redacted] at [redacted] Mortgage Services and requested the outstanding late charge of $26.32 be waived. **. [redacted] responded to Selene on October 24, 2013, that the late charge would be waived pursuant to our request.

Review: My mortgage was sadly sold to Selene Finance quite a while ago, and it has been nothing but problems since. I have been paying my mortgage via online billing through my bank since I bought my house almost 7 years ago. Never once has the payment been made late. All of the sudden when Selene took over the mortgage, the bank suddenly was not getting my payments there, so they started applying late fees to my account. I am confident without a shadow of a doubt that this small company is just to small to process all of the payments received on any given day and because my payment wasn't processed by them on time they are charging me a late fee. I have called the company on several occasions, it not only takes half an hour or more to get a customer service rep on the phone, you can never understand them, and then they immediately place you on hold again, at which time you are 9 times out of 10 DISCONNECTED, only to have to start the process all over again. Now I am receiving a bill with a "corporate charge" of $350!! I am beyond frustrated, not only do I believe that they way they are processing my payments late is illegal, I as the consumer have NO way to defend myself to this corrupt company.Desired Settlement: I am asking that the late fees of $168.98 be removed as well as the corporate charge of $350.

I am rejecting this response because:

This response was very confusing. I can not accept it and close the case until I see that all the charges have been removed, except the one they speak if at the end of the letter. Once I see for myself that they have removed the other charges I will gladly close this case, and move on as a satisfied customer.

Review: I guess this will fall under Customer Service Issues because it can really go under many of the types of complaints. My mortgage was sold to Selene Finance in August 2014 from [redacted]. From the moment we found out that it was sold, we have had nothing but problems. We received the package from Selene that had a bunch of information about who they are and what they do. We got this package on 8-14-2014. The letter continued to say that if we have an Escrow Account, it would have to be re-evaluated to make sure it was corrected. We didn't know whether we should continue to pay our normal amount of $721.05. We never got another letter from them until the end of August that said we have a late payment of $40.00 because our payment wasn't received in time (normally due on the 1st). After calling at the end of August to figure this out, we also did not receive our September statement, we were told, "we are busy as we have taken over many loans." We did not get our Sep. statement until the middle of the month. We are currently trying to refinance to get away from Selene and it is nothing but problems. They will not send a payoff statement to the new company after requesting twice. We also got a letter saying we are over $400 short in our escrow, but they don't know why or where our balance is from [redacted]. We are missing almost $200 from the previous escrow account that had over $400 in there. We requested an escrow statement and was told it would take approx. 30 days to get. Our taxes are due soon and I do not trust them to actually pay it! They raised our payment to $765, which equals to be an extra $560; not the $440 we are short. Every time we talk to someone, they never have a clue as to what they're doing and we get conflicting statements from them during the same phone call. I really think there needs to be a full investigation into this company after reading some of the other complaints.Desired Settlement: I want to know where my money is from my escrow account and why they can't tell me what happened to it. I also need them to cooperate with the new mortgage company so we can be finished with Selene Finance.

October 27, 2014Dispute Resolution Team:On October 20, 2014, Selene Finance LP (“Selene”) received the Revdex.com’s (“Revdex.com”) correspondence dated October 17, 2014 on behalf of [redacted] advising that the servicing of his loan had transferred to Selene on August 2, 2014. [redacted] provided details regarding several issues he encountered when the servicing of his mortgage loan transferred to Selene,Selene has reviewed the issues raised by [redacted], First, the Service Transfer Notice provided by Selene is required by law and provides information to assist [redacted] during the initial days following the transfer of his mortgage loan, We are enclosing a copy of the Service Transfer Notice dated August 8, 2014. Please be advised, the Service Transfer Notice was provided in accordance with the timeframe required by law.As referenced in the Service Transfer Notice, Selene is unable to provide an immediate billing statement to the mortgagor. Therefore, we advise that until they receive their first Account Statement, we have provided Temporary Payment Coupons to assist the mortgagor in submitting their monthly payment. Our records indicate the first Account Statement for [redacted]’s mortgage loan was generated on August 26, 2014 and mailed to [redacted] at the property address.[redacted] requested confirmation regarding the amount present in his escrow account when the mortgage loan transferred to Selene. Our records reflect that when the mortgage loan was transferred there was an escrow balance in the amount of $230.96. This information was provided to [redacted] on the first Account Statement dated August 26, 2014, For your reference, we are enclosing a copy of the Account Statement dated August 26, 2014.Selene, as the mortgage servicer, is required to perform an analysis of the escrow account following the service transfer of a mortgage loan to ensure that the escrow account is properly funded for the twelve (12) month analysis period. This information is provided in the Service Transfer Notice,Selene performed the required escrow analysis on September 29, 2014. The escrow analysis reflects a shortage in the amount of $411.79 in the escrow account. We are enclosing a copy of the Annual Escrow Disclosure Statement dated September 29, 2014 which was previously provided to [redacted],To clarify, the mortgage loan is currently escrowed for the payment of mortgage insurance premiums, property taxes and homeowner’s insurance premiums. The most recent tax and insurance statements are used to project the amounts needed for the next twelve (12) month analysis period.Also, Federal Law (RESPA) allows additional funds to be held in the escrow account to prevent the escrow account from being overdrawn. This additional amount, which is called a cushion, may be up to 1 /6th of the total payments estimated to be made from the escrow account for the coming escrow year. The 1 /8th represents two (2) months of the escrow collection amount, minus Private Mortgage Insurance or Mortgage Protection Insurance (PMI/MPI).The required cushion for [redacted]’s escrow account is $216,00. On October 17, 2014, we received the written request for a Payoff Statement which included the appropriate borrower authorization allowing us to provide the Payoff Statement. Selene faxed the Payoff Statement to Iron Gate Finance on October 18, 2014, A copy of the Payoff Statement is enclosed,On August 19,2014, Selene inadvertently generated a Late Payment Notice which was mailed to [redacted]. We sincerely regret any inconvenience this may have caused. As referenced in the Service Transfer Notice, during the sixty (60) day period following the date of transfer, Selene will not assess a late fee to the mortgage loan. Further, we do not provide adverse information to the credit reporting agencies related to the mortgage loan during the sixty (60) day period following the date of transfer.We regret that [redacted] is not satisfied with the service he has received from Selene. I am rejecting this response because we only received one temporary coupon to make a payment and we had nothing that said how much escrow came over. Selene Finance may have created the actual bill on August 26; but we did not receive it until Sept. 13, 2014. It does not take 2 weeks for this to come in the mail.

As far as the payoff request goes; the new mortgage company had to request it twice because Selene would not send it over. This has caused many delays in the refinancing process. If they faxed it on the 17th; why would it take a day to actually get to the new mortgage company? A fax takes a couple minutes to send.

We were told that in order for us to get a summary of our escrow account, it would take approximately 30 days. This is not right! It should not take that much time to get something to us that should already be in their system.

On top of all this; we were told that our property taxes were paid on Oct. 17, 2014. After talking to the new mortgage company and [redacted] County Tax Administrator, the property taxes were not paid. I had to call Selene and was told that the money has been taken out of our escrow account but would not be paid [redacted] County until the end of November. We have to have proof that the taxes were paid or we will have to put a significant amount of cash down. The gentleman I spoke with today (Oct. 29, 2014) told me that it would take 24-48 hrs to fax. Are you kidding me??? If you are looking at the information on the screen, you should be able to print it and fax and it would take a couple hours, max!! I told him that we are closing on Friday and we will need it sooner, so he said he will expedite it.

Selene Finance keeps dragging their feet and it is causing a lot of problems. As I said before, one person doesn't know what the other person is doing and no one wants to take responsibility for their actions and say, "We messed up" which is exactly what they have done over and over again.

Review: I used my online bill pay to pay my mortgage. For over two years, it has gone off without a hitch, no problems. The last two months, mysteriously they can not find my payment that I made for both months. Review: Selene Finance sent me letter that requested me to send them my home insurance info within 30 days on 08/08/2013. I have my insurance agent fax the document to them within the time line on 09/02/2103. But after that, I got the second notice from them about the same issue and they put a 60 days insurance binder my my property. the cost of the insurance binder is $245.00. I contacted them w/ my insurance agent to clarify that my agent did fax the document on 09/02/2013. but they just refuse to do anything to correct this problem since they sold my mortgage to another company by October. And this is the last few they they service my mortgage. My insurance agent have all the info that to prove him faxed to them on 09/02. And again, Selene finance [redacted] on the insurance department just refuse to do anything to correct it. and they force me to pay the $245 premium for the insurance that I already have.

Review: Selene Finance is my current mortgagor. I was previously under [redacted], but my loan was sold to Selene (not my choice). When we were still under [redacted], we got an estimate from a roofing company, [redacted], to repair our damaged roof. All requested forms and signatures were completed and sent to [redacted]. In order to start work, the Insurance Company needs to issue the first check that would cover materials to start on the roof. Then, after the work is completed, another check is sent to cover the cost of labor, any extra materials, etc., kind of a half now, half later sort of agreement. When the insurance company issues the check, they make it out to three entities, the Lien holder ([redacted]), the Primary Owner ([redacted], my wife), and the roofing company ([redacted]). Once all three entities have signed the check, it can be deposited and the roofer can get paid.

The problem arose when [redacted], during this process (after the first check, but before the final check), sold our mortgage to Selene Finance. Once the work on the house was completed, the insurance issued another check for the remainder made out to the three above-mentioned entities. Because our mortgage had been sold to Selene Finance, [redacted] could not endorse the check and another one had to be reissued to substitute in Selene Finance for [redacted].

I sent that check in to Selene Finance at the start of June (keep in mind that the work on the roof had been completed in April). They sent the check back at the END of June stating that they could not endorse it since they needed all the documents and signatures on what the check was for, they gave a form indicating what they needed. This included everything we had already sent to [redacted] such as the damage assessment, signatures, intent to repair, materials cost, etc. We quickly REgathered the requested information and REsubmitted everything and sent it to Selene Finance on 07/03/2013.

Weeks went by and no contact was made by me to them, or them to me. My roofer called me, anxious about the situation and wondering what was the holdup.

I called Selene to inquire, but it was after hours, so was not able to speak to anyone. They called me the next day stating that they had indeed received the check, forms, and signatures we had resubmitted, but that the information was incomplete. They said they needed my signature (I am the coborrower, and my name is not on the check from the insurance company), and they needed more pages of the documentation of intent to repair, etc.

I called my roofer to have him fax in the intent-to-repair documentation, and asked if I could give a verbal confirmation of signature over the phone since each time you call in you have to verify who you are by social security number, loan number, property address, where you receive your mail, phone number, best time to reach you, etc. You have to give them this information EVERY SINGLE TIME you call, even though you provide much of it in the automated system you call into before speaking to a live agent.

However, they could not accept verbal signature, but they would be happy to send the form over e-mail, and I could sign and e-mail it back.

I gave them my e-mail address, [redacted]. [redacted], my name [redacted], [redacted] all one word, at [redacted]. They took the information and told me it would take between 24 and 48 hours for me to receive it.

This all took place on approximately Monday, July 15th, 2013.

I waited until Thursday, and still not having received any sort of e-mail, called Selene Finance again. The problem seemed to be that they incorrectly transcribed my e-mail as [redacted] ([redacted] and NOT my name) @[redacted]. I gave them the correct information, and AGAIN they told me it would be between 24-48 hours before I would receive the correct e-mail now that they had the correct address.

I did not receive it either Thursday or Friday and they are (supposedly) closed for the weekend.

On Saturday (07/20/2013), I received a call (voice message) from Selene Finance stating they had tried to send me the documents over e-mail, but the e-mail kept coming back to them with an undeliverable error. The e-mail they had on file was STILL THE WRONG E-MAIL of [redacted] ([redacted] and NOT my name) @[redacted]. I could not call them back because it was Saturday, so I was prompted by the automated system to call back during regular business hours.

On Monday, (07/22/2013), I again called Selene Finance to find out why my e-mail address had not been corrected. They said that they did correct it, would mark my case as "urgent" and I should receive the e-mail within 24 hours.

On Monday, (07/22/2013), I called Selene back again on behalf of my roofer, as he wanted to know if they had received the fax he sent containing the full damage report document. I told them when he faxed it. Selene Finance told me when I called that the only thing they had record of was that [redacted] (My roofer) had called to see if his fax was received, but that information was not given to him, as he was not authorized on the account to be able to get that information. They could not find the fax anywhere, but stated that I could just e-mail it to them with the form requiring my signature (keeping in mind that I am the co-borrower, and my name is not even on the insurance check to the roofer).

On Tuesday, (07/23/2013), I still had not received any e-mail correspondence or phone calls from Selene Finance. I called again. I entered my loan number. I entered the last four digits of my social. I got to a live agent. She asked me for my loan number. She asked me for my social. I told her the same thing I tell her every day when I call, that I had not received any e-mails. After a lengthy discussion, and multiple holds, she said they would send the e-mail out that day. Within a half-hour, I had FINALLY received the e-mail.

I signed the document, scanned a copy, and sent it back immediately requesting them to endorse the check and send it to us immediately. I also included an e-mail attachment of the intent to repair document that [redacted] ([redacted] contractor), had tried to fax, but they had lost or had no record of other than him calling to verify it was received. He also sent the fax AGAIN to them. This all happened before 1:30 p.m. Mountain Time. I did not hear anything back from Selene Finance that day.

On Wednesday (07/24/2013), I called Selene Finance. I entered my loan number into the automated system. I entered the last 4 of my social into the automated system, just like I had done EVERY SINGLE TIME I CALLED THEM, which in the past few weeks had been quite a bit. When I got to the live agent, just like EVERY SINGLE TIME IN THE PAST, she asked me for my loan number (you know, the one I had just entered). She asked me for my social (the one I just entered). She asked me to verify my address (just like she had asked every single time before). She asked me if I received my mail at the address (just like she had asked every single time before). She asked me to give me the best phone number where I could be reached (just like she had asked every time before), and she asked me what time of day was the best time to call (just like she had asked every single time before).

Once we were finally done with that song and dance for at least the 7th time in a 10-day period, she asked how she could help me. I told her that I had e-mailed the requested documents and needed the check endorsed and sent out. I asked her if what I sent was acceptable, or if they were going to make us jump through several more hoops?

She put me on hold for a long time while she searched for my e-mail. She finally came back on the phone (apologizing for the hold time... I forgot to mention... whether you are on hold for two seconds or 10 minutes, one time, or five times, or ten times, they ALWAYS apologize for the hold time). It's not like they aren't polite, it's just that they can't get anything done due to all the bureaucracy. She said that she talked to a specialist, and everything appeared in order and that they endorse the check and send it out TODAY (07/24/2013).

After over a month of waiting for them to get there (expletive) together, I should certainly HOPE so. I still do not have the check in hand, but this is ridiculous. They are not the insurance company, the insurance company already agreed to the damages and issued the check. They are not the homeowner. [redacted] already agreed to get the roof fixed and pay the roofer what it costs. They are not the roofer who did the work on good faith, knowing that he would have to wait for the second half of the monies required until after work had been completed. They are JUST AND ONLY THE LIENHOLDER, whose signature for whatever strange reason, is required in order for the roofer to get paid. I am sure it is a checks and balance system used to discourage insurance fraud, or some other type of safeguard for the homeowner. However, the way they handled this was ridiculous.Desired Settlement: - I would like when a loan is purchased from another mortgage company that any information (including insurance claims and ongoing work) is transferred WITH the loan documentation and submitted in such a way that it is accessible by the new mortgagor so that ALL items do not need to be resubmitted and re-signed.

- I would like an endorsed check in a timely fashion when one is requested, and if further information is needed due to this mortgagors policy vs the previous mortgagors policy, I would like a phone call and/or e-mail contact requesting the aforementioned information instead of relying on the extremely slow US mail system, which is how my case was handled.

- When items requested are furnished to the mortgage company, I would like a phone call or e-mail stating they have received the requested information and are either "signing the check" or needing more information, instead of having to wait in the dark for weeks wondering what they are waiting for.

- I would like either their phone system to not request automated entry of loan number and social security number OR if they want to keep that part, that they not have me need to enter it again 20 seconds later when talking to a live agent. It either populates their system and they can use other verification questions such as birth date, mother's maiden name, full social security number or what-have-you. When I give you my telephone number and the best time to call, there should be a save feature, so that that information does not need to be asked EVERY SINGLE TIME I CALL. If it has been more than a month or two, then fine, but when I am calling several times in a 10-day span, that information is not likely to have changed.

- I would like an apology for this company dragging their feet on this simple, simple request that they sign a document, that really has almost NOTHING to do with them, the Lienholders. It has to do with the home owners (My wife and I), the Insurance company, and the roofer.

- I would like, if possible, for our loan to be bought by a company with integrity and better business sense so we do not have to deal with the inadequacies and failings of Selene Finance any longer.

- I would like other consumers not to have to go through this horrendous ordeal that we have had to go through.

The system is still broken and need a major overhaul. Review: I refinanced my property under which Selene Finance was the lienholder. Once my propery was refinanced by the new lender, a payment in the amount of $900 was still made to Selene Finance a few days after the refinance going through. I sent the payment because it was not known whether the house would be refinanced prior to the payment due date. This amount was not applied to my loan by Selene Finance because the loan was already owned by the new lienholder prior to the $900.00 payment arriving. I have contacted Selene Finance, but they refuse to clarify that the money will be returned to me. Their customer service department is unable to confirm that the money will be returned to me, and theire are no other phone numbers listed to access their finance department.Desired Settlement: I want the $900. 00 returned to me that was not applied to my mortgage.

Review: In August of 2014, our mortgage loan was transferred from [redacted] to Selene Finance. Just prior to this, [redacted] notified us that we had an escrow shortage and that our mortgage payment would go up to $2101 unless we paid the shortage, which was $603. We immediately paid the amount of $603 to [redacted]. At that point, we considered the issue resolved.

Right after we made this payment of $603, our loan was transferred to Selene. Then, when we received our first payment statement from Selene, we learned that the issue was not resolved. The $603 we paid was not taken into account. The amount due, according to Selene, was back up to $2101. I called Selene on September 24, 2014 and they were not able to tell me what was causing the escrow shortage or where the $603 we paid to [redacted] was at. The rep I spoke to was verbally defensive and refused to answer any of my questions. She said to fax over a letter detailing my complaint to Selene's Dispute Account number. I faxed a description of my complaint to Selene and have as yet to receive any type of response.

Not wanting to send a late payment while this was being resolved, we paid the amount of $2101. Then, on September 29th, we received our next mortgage statement. To our surprise, it went up more than another $100, to $2223.81.

Again, on October 15th, I called Selene Finance. The person I spoke to, again, could not tell me why the escrow shortage occurred. She did say that Selene has a different process for handling escrow. She could not tell me where the $603 paid to [redacted] was at. While this person was a little more helpful then the person I spoke to the first time, she told me absolutely nothing. She resolved nothing. We still have no idea why we are suddenly paying Selene over $200 a month more since the transfer from [redacted]. We still have no idea where the $603 went.Desired Settlement: We would like the following:

- To be refunded the $603 or be told how or where that was applied.

- To explain, in detail, why this escrow shortage occurred. At this point, because of the defensive nature of the customer service reps I spoke to, my conclusion is that Selene is fraudulently increasing our mortgage - since I am receiving no other explanation.

I have called on three occassion's with customer services rep who are less than truthful and have no skills. Selene Finance is one of the worst companies I have dealt with. Bank of America sold my mortgage to this company and I have been literally in "Hades". First, took months to get my information in the system. I received deceptive information had to send them copies of my BOA loan information to show them that what they entered was incorrect. Selene Finance LP (“Selene*) received the Revdex.com's ("Revdex.com") letter on behalf of [redacted]. [redacted] and [redacted]. [redacted] regarding the above referenced mortgage loan.

By way of background, the above mortgage loan was service transferred to Selene from [redacted] effective February 2,2013. At the time of the service transfer, the mortgage was past due for the January 2013 and February 2013 payments.

Our records confirm our initial offer for assistance to the borrowers was on August 5, 2013 for a forbearance to loan modification plan; however at that time, the borrowers informed us of their intent to remit funds on a bi-weekly basis until the loan was brought to a current status.

We again spoke with [redacted]. [redacted] on October 11, 2013 regarding the delinquency of the loan and provided the total due to bring the account current. On November 4, 2013, we received a partial financial package including the Borrower Assistance Form which was available through our website to review for a possible loan workout.

Subsequently, we made numerous attempts to reach the borrowers by phone to advise them that documents were missing from the financial package and were needed in order to complete our assessment of their financial situation. Consequently, on December 2, 2013, our consultant, **. [redacted] left a recorded message of the documents required.

On January 8, 2014 and January 24, 2014, we received a portion of the financial documents required to complete our review. We spoke with **. [redacted] on January 16, 2014 advising of the urgency to provide the documents to review the loan for workout options, but to date, the required banking statements have not been provided.

We are therefore unable to complete our assessment of workout options which may be available to the borrowers. Additionally, on January 16, 2014 we conveyed to the borrowers that the demand date to initiate foreclosure had expired.

Review: I have been trying for 4 months to set up my bi-weekly payment. Selene Finance has done several things to make this difficult. First, they lost a payment in Feb which resulted in me having to find the money to make an extra payment, because shortly after I made the second payment, they cashed my first check as well. Then the lost my application for my bi-weekly payments, processing it a whole month late. Then I mailed my May payment on April 2, and it was returned to sender, even though it was sent to the proper address for payment processing. This is a horrible company and I think it should be unethical to sell my loan to a company that I did not initially decide to do business with nor have any interest in doing business with in the future.

[redacted] spoke with a Selene agent on February 18, 2014 and expressed interest in participating in our Bi-weekly Automatic Withdrawal Program. At **. [redacted] request, we mailed the required Automatic Clearing House (“ACH”) Agreement on February 19, 2014, along with instructions to assist in completing the ACH Agreement and submit it for processing.Participation in our bi-weekly withdrawal program is a multi-step process and this information is explained in our ACH Agreement. Selene’s bank requires that we pre-note first withdrawals ten (1Q) days prior to the first withdrawal For the bi-weekly withdrawal program, we must make the first withdrawal on the first Friday in the month to ensure that we collect two installments prior to the due date of the monthly payment we are collecting.Our records indicate we received the executed ACH Agreement requesting to participate in our bi-weekly withdrawal program on April 7, 2014. Therefore, Selene will begin the bi-weekly auto-withdrawals May 2, 2014 to be applied toward the monthly payment due on June 1, 2014.Because we received the executed AGH Agreement on April 7, 2014, we did not have sufficient time to pre-note the first withdrawal to begin drafting on April 11, 2014 as requested by the [redacted]’, Further, April 11, 2014 was not the first Friday of the month. Selene scheduled the [redacted]' bi-weekly withdrawals to begin on the first available date after receiving their executed ACH Agreement,Regarding the [redacted]’ returned payment, the payment was not returned by Selene, it was returned by the U.S. Postal Service. In a conversation between **. [redacted] and a Selene agent on April 17, 2014, our agent requested the address used to mail the payment and it was concluded the zip code was incorrect which prompted the U.S. Postal Service to return the mail to the sender.We reviewed the escrow history for the mortgage loan specifically related to payment of the property taxes. Review: Our home mortgage lender failed to pay our county property taxes from our escrow account on two occasions. Payment was late at the end of December 2012 and again at the end of June 2013. When we closed the account as a result of selling our house, I was made aware of the second failure and thus had to come up with additional funding to pay the late taxes and late fee ($1950.63 in total). Because of the nature of closing and moving to a new state I had to cash a curteousy check from my credit card to cover the said amount, incurring a 3% fee of $58.52. I spoke to [redacted] (sp?) at Selene Finance they day before our closing and he said all he could do was refund our escrow money 18 days after the account was settled in their system. I expect to get a check for my escrow balance by 9/8/13.Desired Settlement: My escrow balance SHOULD be paid back to me for my original taxes due. I would also like Selene to pay for my late taxes fee from the county for $177.30 and my fee for cashing a credit card check, for $58.52, to cover the $1950.63 amount I had to pay at Closing. But most of all I am writing this letter in the hopes that someone else doesn't get into financial trouble because Selene Finance's tax department is not doing their job that is laid out in my home mortgage contract - to pay my taxes on time using my money from my escrow account.

On September 20, 2013, Selene Finance LP (“Selene”) received the Revdex.com's (“Revdex.com”) correspondence on behalf of [redacted]. [redacted] and [redacted]. [redacted] regarding their mortgage account referenced above, previously serviced by Selene.

In her filing with the Revdex.com, [redacted]. [redacted] states Selene did not pay the property taxes from the escrow account on two separate occasions and at the time the loan was paid off, she had to cash a courtesy check from her credit card to bring funds to the closing for the payment of the property taxes.

As way of background, the loan originated by [redacted] on November 15, 2012 in the original principal amount of $161,900.00. At the time of closing, the agent of the loan ("Agent”) collected tax reserves that had been deposited with the lender totaling seven (7) months of county property taxes in the amount of $2,143.26. The taxes due by January 31, 2013 should have been paid at closing but they were not

Subsequently, the loan transferred from [redacted] to Selene effective November 23, 2012 and the due date for the county property taxes reflected paid.

Selene became aware of the December 2012 tax due date and immediately paid [redacted] County Treasurer on April 15, 2013 in the amount of $1,773.30. Please note that any interest or penalties incurred due to the payment being delivered late were not assessed to **, and [redacted]. [redacted].

Selene did not pay the second installment of the county property taxes prior to the payoff of the loan on August 21, 2013. Selene requested a refund check for the mortgagor of the funds in the escrow account on September 6, 2013 in the amount of $2,994.57. The refund check was mailed via Federal Express tracking number [redacted] to [redacted], KS [redacted].

The escrow refund check was received and deposited by [redacted]. [redacted] and cleared our bank on September 13, 2013.

As it relates to the fees incurred by the [redacted]s, please be advised Selene will honor their request to reimburse the fees totaling $235.82. A check will be mailed to **. and [redacted]. [redacted] on September 26, 2013 in the amount of $235.82 and will be mailed to [redacted].

Review: This is the 2nd complaint I have filed against this company. I have been discharged from ch7 and Selene Finance CONTINUES to contact me and send me bills and deliqincey notices. I have been advised by an attorney to file ONE MORE Revdex.com complaint in writing to let them know to cease all collections and contact with me immediately! This is upsetting me and I want you to know that I am going to turn this over to an attorney if I received one more piece of mail. Since Selene's Revdex.com response back on 2/20/2014 stating I would not be contacted anymore I have received mail dated 03/24/2014, 04/16/14, 03/17/2014. I have retained every single piece of mailed Selene has sent. This is the last warning.Desired Settlement: Leave me alone. Dont send me anything else in the mail. Do not contact me in any way.

05/16/2014Dear Dispute Resolution Team:Selene Finance LP ("Selene") received the Revdex.com’s ("Revdex.com") correspondence on May 8,2014 on behalf of [redacted]. [redacted] regarding Selene's issuance of Mortgage Statements in March 2014 and April 2014for the above referenced mortgage loan,Our records confirm Selene received notification of the Chapter 7 Bankruptcy which was discharged on November 22, 2013 and our records remain updated reflecting the loan as discharged.As confirmation, a Bankruptcy Discharge releases the obligor from the obligation of repayment of the debt. Based on the foregoing, and as referenced in the Account Statement on the back of the document under Important Information", the Account Statement was not an attempt to collect the debt against the borrower personally, but is for informational purposes only.In addition, please be advised that Selene, as the loan servicer, is required to send monthly Account Statements to the borrower, in order to be in compliant with the 2014 updated Consumer Financial Protection Bureau rules and regulations which require monthly statements be sent to all consumers with the exception of loans under a current bankruptcy plan.We do note however, that documents other than an Account Statement may have been forwarded to the borrower and, as a result, we have notated the loan to cease the issuance of items other than those required under state laws and federal regulations.We extend an apology to **. I am rejecting this response because: according to the attorney that has been assisting me he says you are to not be contacting me at all. I DONT WANT ANY MAIL INCLUDING STATEMENTS SENT TO ME ANYMORE. I filed bankruptcy to get this behind me and have a new start. I cant do that when Selene sends me statements on a house that someone else now lives in and owns. I have nothing to do with that home or loan anymore. NO MORE STATEMENTS OR ANY OTHER MAIL IS TO BE SENT TO ME! What is Selene going to send me statements on a home I dont own anymore for the rest of my life. I don t think so. The attorney said you shouldnt be sending me any statements at all on this loan!!! CEASE ANY AND ALL CONTACT INCLUDING STATEMENTS , ANY OTHER MAIL, AND PHONE CALLS IMMEDIATELY OR I WILL SUE!!!!!!!

June 2, 2014Dear Dispute Resolution Team:Selene Finance LP ("Selene") received the Revdex.com's ("Revdex.com") correspondence on May 27, 2014 on behalf of [redacted] regarding the issuance of monthly statements for the above referenced Chapter 7 discharged mortgage loan.However, as we previously advised, Selene is required by law under the rules and regulations set forth by the Consumer Financial Protection Bureau to issue monthly Account Statements to all borrowers with the exception of loans under a current bankruptcy plan. This is not an attempt to collect the debt but is informational only as required under the Consumer Financial Protection Bureau since the property has not yet been disposed of on behalf of the Lender.Bear in mind therefore, until Selene has liquidated the above referenced property, monthly statements will be mailed to the borrower and at his discretion, the documents may be discarded. You have until Selene has liquidated the above reference property you will send statements?????ARE YOU KIDDING ME THIS HOME WAS SOLD BACK IN DECEMBER TO 2012 TO SOME OTHER PERSON!!!!!! I LOST IT IN FORECLOSURE I DONT OWN ANYMORE .........SOMEONE ELSE BOUGHT THE HOUSE YEARS AGO. LEAVE ME ALONE THIS IS THE LAST TIME IM TELLING YOU THIS.
