I have now been with SilverBay for 2 years and look forward to extending my new for for 2 more years. This company has stepped up it's game. I never have to worry about waiting to get things fixed, the customer service is a pleasure to speak with now. Paying rent is simply with the site they created friendly. I have to say this is a company I tell others about and not many companies get that from me. They deserve a 5 star, their growth has been swift from when I started with them and I am a satisfied customer.

I recently submitted a Rental Application; paid the fee for myself and another adult. The application was denied due to background information that is showing up on my record as a Juvenile "21 years ago" after escalating to Silver Bay's corporate office; I received an email stating that they treat everyone the same way and there is not room for variance. So at the end of the day "OK" I see the policy does state "ANY" Felonies.. but really I was 14 years old. Enough said. Anyway I appreciate the response from the COO in Plymouth, MN. and hope you can further elaborate on the policy guidelines. I'm sure this is a financial gain for your bottom line.

Tried to see a few houses from [redacted] the agent assigned to the Fairfield California area. The first meeting we went to we were met with a young kid that didn't know anything about the property but claimed he worked for [redacted]. He couldnt even answer our question on how much the rent was or if it had central air

We had two more showings scheduled for our rare Saturday afternoon off. [redacted] failed to show up to both of them. He didn't return our texts or our calls and we waited over an hour for him. It ultimately ruined our one Saturday off to see houses together. This level of unprofessionalism is unacceptable. Don't waste your time with this company - they apparently have no idea what they are doing.

The check was mailed to the old corporate office address.  However, corporate never received it.  We explained this to the complainant and informed them that they could stop payment on the check and that we would cover the entire cost of the fence.  The fence was replaced just before...

I have tried on multiple occasions to have my name removed from the utility bill for [redacted].  The utility company told me that the owners have to request that my name be removed,  they can remove my name for the bill, being that the owner added my name. I've asked Silver bay on more than 1 occasion now to request that my name be removed.  They have avoided my request.  Even after explaining to them what the utility company policy is. I can not remove my name, if I could I wouldn't be complaining about it. All I'm asking is that they contact pittsburg utility department ###-###-#### and have my name removed.

Our office had contacted Mr. [redacted] to inquire about his outstanding balance that he had from his move-out in July.  He was informed that if he did not pay this balance that we would have to turn his file over to our attorney for collection.  Mr. [redacted] was informed when he came in to...

make his payment with cash, that we could not accept cash payments.  He was advised that he would need to make this payment with a cashier's check or money order.  Through his entire residency, Mr. [redacted] did not make any cash payments.  I would welcome Mr. [redacted] to return with his payment so that we may settle this matter.

I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution would be satisfactory to me.  I will wait until for the business to perform this action and, if it does, will consider this complaint resolved.

Once this was brought to our attention we did our due diligence to resolve the issue.  After speaking with Ms. [redacted] she is satisfied with the end result.

Review: I was going to rent a house through this company and had paid the application fee. My problem comes with the service they use for their screening. The screening company attached an eviction record to my results without verifying it was actually mine. I have never been evicted, in fact during that time frame I still was living in the house I was purchasing. Chad said it is my responsibility to dispute claims that their screening company finds if they are in error. I ended up calling the lawyer that was prosecuting the other person, who a few weeks after got back to me telling me that there is nothing they could do for me and that they can't provide any information other than what is already public. So after that dead end I found the owner of the company, verified it was him, and provided that information to Chad to verify it was not me. Chad said that the rental was pending because another person was already approved for the rental. This was after I had spent about two weeks trying to track someone down. I asked Chad for a refund, however he said he would not provide a refund because the results weren't disputed (which tells me he will dispute them if I found proof it wasn't me). I sent another email back stating that I did dispute them with you, and the owner of the company asked that Chad call him. Chad refused to call the owner of the company. Another person from Silver Bay named Tommy also called me and provided me details for the screening company which was a joke. You can't get a live person to talk to if you aren't their actual client (i.e. Silver Bay). Which is why I provided the information to Chad so that Chad can talk to the screening company directly.Desired Settlement: I would like a refund for the Application fee since it was not my fault I did not get the Rental, it was the screening company they choose to use that attach an eviction to my report when I do not have an eviction under my name, my credit report or anything else that is associated with me personally. Chad said I could get a refund if I proved it wasn't me which is what I did. I provided the contact information to the individual who could clear my name, Chad refused to contact that person to clear things up. That is not my fault, that is Chads. I expect a full refund for my time and effort I had to put in just to be denied the Rental property. I would also like an apology for having to go through this because I do not nor have I ever had an eviction on my record.

Review: This rental/property management company is by far the worst I have ever dealt with. They took 3-4 months addressing/fixing the items on the move in check list. I made numerous calls as well as had to resort to sending letters threatening not to pay rent just to get someone to call or respond to our needs and concerns. We also endured making our own repairs as well as cleaning our own pool for about 2 months (make note that we had to buy the necessary tools and chemicals) even though it was their responsibility to service the pool and make any tenant related repairs per the lease agreement and was added into our agreed rental payment amounts. I was in their office over a month ago (paying my rent) and was finally able to corner an employee to direct me to a manager. I was met by a guy named [redacted] who claimed to be the "Vice President" and could "address my needs and concerns" I began to tell him the lack of professionalism in his employees that do not return calls or messages, do not complete repairs, as well as the lack of agreed upon services being completed at all. He advised me to send him an email stating all my complaints and he would address it with his corporate superiors and figure out some kind of concessions to reimburse me for monies paid for services not being completed (pool service, repair supplies, ect...) or provided. It has been a month since I sent that email and just like everyone in this company still no acknowledgement or resolve. From what I see based off of other Revdex.com complaints and what I have experienced with Silver bay Property Corp/Management they are slum lords just taking advantage of hard working people by not making repairs, not servicing pools after they agreed to do so, and trap people into leases while charging them an arm and a leg in late fees and making tenants make their own repairs all while being stuck in leases with a company who has no desire to reflect any sort of professionalism.Desired Settlement: $160-$200 total, for the monies that would include what a monthly pool service costs for 2 months as well as $10-$20 dollars in misc pvc glues and supplies. I needed to make repairs to plumbing and watering systems in the yard because of the watering system gyesers costing me additional hundreds in water bills.

Review: I put a deposit of $500 toward a home that I was interested in renting. Upon my application being denied, I was given back my money order that was already made out to Silver Bay and they refused to cash it and cut me a check. I explained that I was unable to cash the money order at my bank, Western Union, or the original place it was purchased, due to the fact that it was already filled out to Silver Bay. I had less than two weeks to move into a home, and they refused to cash my money order.Desired Settlement: Cash my money order and give me the cash amount or cut me a check that I can actually cash so I can rent from someone else.

Review: Silver Bay Property Corporation sent an itemized list of charges to an address other than the forwarding address that was provided to them. After inquiring about the incorrect address, two separate representatives of Silver Bay Property Corporation informed me that I would be sued for the now delinquent balance. I offered to pay the balance today to avoid a potential lawsuit and a manager of Silver Bay Property Corporation refused to accept a full payment of $1297.20.Desired Settlement: I would like to fulfill my financial obligation to Silver Bay Property Corporation and pay my charges in full.

Review: A block fence was built between our house and the rental next door. We agreed to pay half and they used their workers. Fence was built in a day and looked great. We were very happy with the result. We sent them a check for the amount we owed over a month ago and they still have not cashed our check. We called [redacted]/Production Manager and explained to him that our check was not cashed. That was a week ago. We have still not heard anything regarding our check. This is very confusing in our checking account. Tried calling him at both phone numbers we have for Ray and have no return. Not very professional!

Also after the big rain, our fence is cracked and broken. Told Ray about this and all I got was they have many properties that have problem. They are not our problem. We hired them to do a job for us and now we are not happy with the cracked fence.Desired Settlement: We would like to have our check processed and our fence repaired. I do not think this is asking for any thing special!

Review: I was interested in a home listed through Silver Bay property, I called the listing agent several times to schedule a showing as well as left a message on the business phone. I went ahead and filled out a credit application on line, paid the fee. A few days go by and nothing,.... A few more days go by I call the office. Where I am told that I would be able to get this home under certain conditions and that an email was sent to me. I replied "I have not even heard bay from listing agent to set up showing." Finally the listing agent calls me and says," I sent an email (containing personal information) out, I guess it went to the wrong address." I then say " why would you send that kind of information out in an email without calling?" I told the listing agent "I want my money back for credit check, I don't want to do business with you or your company." She refused.Desired Settlement: I would like refund as well as an apology
