We received proof of insurance coverage on February 2, 2015. Subsequently the lender placed policy was cancelled and the refund posted to your account on March 2, 2015. As a result we removed the forced placed escrow account from your loan. Additionally, we re-posted all payments affected by...

#: [redacted]                                StonegateMortgage Corporation Loan #:  [redacted] RESPONSE Dear Mr. [redacted] Please accept this Ietter asStonegate Mortgage Corporation’s (hereafter, “Stonegate”) official response tothis complaint.  This letter is intendedto respond to and address the concerns related to the charge for the appraisalon the property. You sought a loan through Stonegate and it was our understandingthat [redacted], the mortgage advisor who assisted you with yourapplication, was authorized to speak with your girlfriend about the loan.  This understanding was based on yourinstruction to Mr. [redacted] while both you and your girlfriend were on the phoneline.   Regarding your contention that Stonegate did not inform you thatthe loan was subject to the appraisal, it appears there is a misunderstandingof the process.  An option to obtain aFHA streamline refinance was discussed, and that option would not have requiredan appraisal.  However, the FHAstreamline loan’s payment terms were not as favorable and you elected to seek aconventional loan.  The conventional loanhad more favorable payment terms but was contingent on an appraisal showingthat the value of the home supported the loan amount.  Unfortunately, the appraisal did not supportthe loan amount and therefore you did not qualify for a conventional loan.   Regarding your request to have the appraisal amount of $416refunded to you, Stonegate’s policy is that the applicant for the loan bearsthe cost of the appraisal if the appraised value does not allow the loan toproceed to closing.  However, as itappears from your complaint that you misunderstood the fact that you wereresponsible to pay for the appraisal in these circumstances, Stonegate willagree to refund the cost of the appraisal. Enclosed is a check for $416. Stonegate believes that this adequately addresses all of the concernsraised in your complaint.  Stonegate Mortgage Corporationreserves the right to supplement this response as more information becomesavailable.  Should you require furtherinformation, please do not hesitate to contact [redacted], Corporate Counseldirectly at 317-663-[redacted] with any questions or concerns. Sincerely,   [redacted]Chief Administrative Officer        Stonegate Mortgage Corporation Enclosure:           OriginalComplaint; CC:                         Barb Cutillo, MikeMcElroy, Robert Meachum, Jeremiah Wean, David Kress, File

Anupdated escrow analysis was completed on April 29, 2014 (attached).  The taxes for the joint access way have beenremoved.  Your current escrow shortage of$658.10 is the result of the escrow surplus of $554.50 you received in errorand the increase in your homeowner’s insurance annual...

premium of $104.00.  We have spread the shortage over 12 monthsand your new monthly payment effective May 1, 2015, is $515.82. Stonegate hasapplied your payments received for April 2015 and May 2015.  All late charges have been waived.  The remaining balance of your escrow shortageis $603.26.  If you pay the remainingescrow shortage balance of $603.26 in full, your monthly payment will be$460.98.

Our records indicate that a disbursement, in the amount of $999.30, was sent to the Catoosa
County Tax Commissioner on February 26, 2016. We acknowledge the taxes were delinquent
and as a result, Stonegate Mortgage has paid the late fee in the amount of $29.97. This did not
impact your credit...

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that the response would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

[redacted] Stonegate charged me for force-placed hazard insurance on a property that I have financed through them. I provided proof of coverage throughout the period that they said there was a lapse for. Arvez, from collections, confirmed that they received the coverage certificates in question and that I would receive a reimbursement for $560.03. I have not received that and it has been 23 days. I was told by customer service on 5/26/16 that I would not be receiving a reimbursement because there was a lapse in coverage. I again forwarded the documentation to customer service. All I want is my money back.I want reimbursement for $560.03, the amount I paid for the force-placed insurance that was unnecessary. I provided proof of coverage, they accepted and acknowledge there was never a lapse in coverage and instructed me that I should be receiving a credit shortly for $560.03. That is all that I want, is follow through on what was promised.
