We purchased our home on 12/23/19 and moved in. First thing we realized the brand new heater was not working in a really cold weather. We had a hard time to get hold of our warranty dept due to holiday since they were closed . I keep leaving massage and there was no respond or emergency line to call in for this situations . We had to wait few days after till finally someone answered our call and asked us to buy heater to keep us worm till they have some one schedule after the new year to fix our heater and they will reimburse us in 30-45 days. Guess what today is Mar 9th we still have not received a Penney . I kept following up and keep hearing the same thing and I will be receiving it. We had so much issue with this brand new home back 2 back asking to repair here and there and just found out our split AC in downstairs bedroom is defected and was not working all this time and completely dead. Two days of 4-6 hours repair work didn't get us anywhere. Their contractor just installing units without trying anything to make sure meet their deadline and make the house ready careless about anything after and builder(Taylor Morrison) of course just selling home asap regardless of having some quality control. This is ridiculous. From day one we had trouble back to back with different issues and now they want to open drywall in downstairs bedroom and open our living room drywall to see what is missing? I cant believe this. They supposed to have a quality control and have everything checked before selling the house and not just throw it to customer's face. We lost two days of work because of their irresponsibility . who is responsible for that? It is unbelievable. Don't recommend to buy anything from this lender until they change their company's core in real and acting it. They need to change from quantity of sale and making more money and more sales to quality of work and customer satisfactions and service because me and you who bought or buying their houses will recommend them or not and people will look at this stuff before making a big purchase like this.
God protect us since just barely got this home over two months ago. We are truly afraid what is going to happen next. Everything being built to not last too long.
I highly recommend everyone to hire an inspector if you purchasing a new home since seems like newer home has more issues what you don't expect at all.
This happened to us for trusting this builder.
I give 0 star but can't get this going without any star.

Unfortunately, it does not matter if you hire a home inspector. I have a 52-page report of their terrible workmanship. Taylor Morrison ignored my report and forced me to close! Now I have to try to get warranty to fix everything, which I know will turn my dark hair gray!

We were burglarized last fall and the detective that investigated our case said that the license plate readers at the entrance weren't able to read the plates We live in a Taylor Morrison property and have found this builder not to take any blame from a leaky roof to grass being cut too short and burning upI have attached a response from one of TM representatives about the license plate readersIn summary if you are moving though the entrance it doesn't workIf you stop it gets a photoHow funny is that!!! Taylor Morrison FNA Orleans Homes presented themselves as a quality home builder and charge a premium over other entry level builders in the area. After being in my home for just over a year, we have had numerous problems with the home. The area manager, [redacted] always had a solution for us... for the homeowner to fix the problem on their own. We built a home with a basement and immediately had moisture issues in the basement. We asked the builder to investigate and fix the problem and was told by [redacted] that its a known issue when they build a basement home and we should simply invest in a dehumidifier for the basement. After having a basement waterproofing company come out to review and an estimate sent to the builder to install an interior drain system, they agreed to install a dehumidifier. Now we have a band-aid solution to the humidity issue. It has worked since install but now I'm stuck paying the electricity bill to run it. Now that we have just passed [redacted] 1 year mark, we had some of the exterior stone fall off the side of the house. When this was sent to [redacted] of course his solution is for me to fix it as he claims it is not covered by their 10 year structural warranty. I'm not sure how the exterior wall of my house is not part of the structure. Regardless, if I was the one the built this house, I would be embarrassed that this would occur just 13 months after completion. I would not recommend this builder or [redacted] to any of my friends or relatives. My prior home was built by one of those "value" builders (at 1/2 of the cost of this one) and we had only a fraction of the repairs needed on this home.

With a Taylor Morrison home you get a nice floor plan and what seems to be quality construction. But don’t sign off on the final paperwork until it rains really hard. We made that mistake and it has cost us $6000 out of our pocket.

terribly disappointed with the warranty service from Taylor Morrison. 8 scheduled work days and not once has everyone showed up when scheduled. There are almost to many flaws in this home to list, from sqeeking floors to warping cabinet doors, sinking, sliding
landscaping to additional damage done by warranty repair people and just general shoddy workmanship. While we love our neighborhood and floor plan , the execution of the construction makes us wish we had never heard of Taylor Morrison.

Taylor Morrison has by far been the worst company we have purchased a house from. We purchased the house last year in October, after may delays from the builder with no concern for us or our housing situation. Then after moving in, we immediately had many problems, this house was brand new. The frame around the fire place fell off, there is a huge leak in the living room. This leak has been persistent and neither the builder nor warranty has found a solution. The carpet on the stairs isn't properly secured. There are problems with the structure of the shutters and the shingles on the roof, they are falling off. The color of the shutters was wrong and very low quality material was used. The design was different than what we were shown, then Taylor Morrison tried to charge us extra for the extra garage door they placed (we did not ask for, original design had 1 garage door), then there are issues with the finishing of the house, there are unfinished pieces on the outside of the garage, to which the builder responded he was unaware of. They hired some unknowledgeable employees! The housing staff is super super rude and so is the builder. They do not care about anyone living in the area, just to sell. The house also has many issues with the paint inside, where some areas were not colored properly. The bathroom doors to not all close and lock. The kitchen island was very faulty, the cabinet under the island was merely glued in place and became very loose after living in the house for 1 week. We contacted the warranty many times, but they have yet to figure out the issue with the faulty pipes that Taylor Morrison employees have installed since we moved in. Our neighbors have had many of the same issues with this company and I definitely do not recommend anyone to buy a house from this company!

We purchased a house and was promised things after closing that we did not receive along with this company not willing to fix this satisfactory.My husband and I closed on our house built by Taylor Morrison on 11/18/2015. In closing there was some issued that were not able to be resolved before the closing date. They were landscaping to the back yard, sod laid in the front yard and repair of concrete on front porch that was damaged(several deep cuts by a tile cutter machine) by one of there tile contractors. We were told that someone from the company would be coming out at the 30 day mark and then again in 11 months to address any issues with warranty. The sod was laid in the front yard but we were not left with instructions on how to care for the lawn. My husband and I did not know that it was suppose to be watered daily to ensure the best results. Someone comes by our house and leaves a water hose and sprinkler 2 months later. By then the grass had already turned brown and looked awful. Even still no further info was given on how to care for the lawn. The issue with the backyard landscaping was never addressed and still to this day the hill in our back yard is full of weeds and dead shrubs that we were told would be properly landscaped.In January I contacted the warranty department to let them know that the issues from closing that needed to be addressed were still awaiting and no one has contacted us since closing. I spoke with a man that stated he was over warranty for my neighborhood and he would arrange for someone to come out to address the issues. He set up a date and time about 1 week out and no one ever showed up, my husband and I took time off work for this appointment and no one showed up nor did they call to give an explanation. I called back to back for the next 2-3 weeks and could not get anyone to return my call. I had to call the office in Charlotte to get a number to an individual that could possibly tell me how to get the construction manager for my area. I finally spoke with the construction manager, this was in early march. He stated that they were in the middle of replacing the particular employee that did not follow up with me and for me to give him 2 weeks and we were one of the first people on the list to get a call to address my issues. One month passed [redacted] I heard absolutely nothing so I called the warranty department and spoke with someone that stated she was the replacement and our names was on the list but she had not got around to calling yet. This was mid April. She arranged to come out on April 25th to access everything so that the work could be done. The problems she was addressing were as follows: kitchen cabinet siding, circles bleeding through paint in many areas in the house, missing towel holders, cuts in concrete, sod in front, runoff issues in backyard ( a 3 ft hole in the back yard were rain washed away the dirt and many other large holes). An appointment was scheduled for 5/16 between 9-11 for someone along with herself to fix these issues. No one showed up.Desired SettlementAll of the above issues fixed to our satisfaction. Business Response Our warranty dept. has been working with Ms. [redacted] for sometime now.Ms. [redacted] is requesting we perform work that is not only not warrantable, but actually caused by the homeowner.- Perfectly round circles on one particular wall. Ms [redacted] would like us to re-paint the entire wall. While we have already explained this to Ms. [redacted] that these marks, made by a child and a ball in the home, are not considered warrantable. We've even gone as far as to offer the touch up the paint, during her 10 month service, purely out of customer relations. She flat refuses and is demanding we paint the entire wall now.- Cabinet hardware - Ms. [redacted] now wants a certain handle on all of her cabinets and is now claiming she asked us not to put any cabinet hardware on her cabinets. This is not possible because we are a production builder and every home is built the same. We do not accept custom requests such as this. We have asked Ms. [redacted] to produce the documentation she claims she has that we agreed to not install the hardware. We haveyet to see the documentation.- Ms. [redacted] claims she is missing 1 towel bar in her bath. Ms [redacted] purchased the standard package, which includes 1 towel bar, which she has. She has seen her neighbors home, who probably purchased the additional towel bar option and now wants the extra bar. we have politely explained to Ms. [redacted] that installing the 2nd towel bar is not something we can do at this time.- The 2 items that we are addressing this week for Ms. [redacted] are 1-Having her grading/drainage looked at and evaluated and having a concrete expert look at the cuts on her front porch and possibly parging over them so they disappear.Our goal is 100% satisfaction with every homeowner, however, we also must follow our warranty evenly across the board so no one can claim that some one else received preferential treatment. The circles that are bleeding through are not coming from a ball hitting the wall they are in places that it is impossible to throw a ball or for a ball to reach. These circles are all throughout our home and are different sizes but the same color. I discussed this with [redacted] when she was here. I don't have small kids and furthermore no one is allowed to play ball in the house. This is definitely a builder issue and should be taken care of. I'm embarrassed to have company over due to the highly visible circles on the walls throughout my house that are all circular in shape and light black in color. I want the paint job throughout my home to be of quality because that is what we paid for. A home for this price (upper 200's) should not have an unprofessional paint job such as the one you have done in my home, and furthermore I have not even received the touch up paint kit that we were suppose to receive upon closing.-Please get correct information about the cabinet hardware. I'm not requesting new hardware I'm fully aware of what I ordered to come with our home. I requested that the knobs not be installed on the drawers of any of our cabinetry due to us planning to change them in the future and not have holes showing. This is stated on the documentation from the design center.- We accepted the fact that you all stated that a towel bar did not come with our bathroom package however I find that hard to believe but we have just took a loss on that one. I never disclosed that I went into anyone's home and saw anything so that bit of information is untrue.-The week has ended 06/25 and we have not seen or heard anything about the grading or concrete. Our backyard looks pathetic. So bad that our children can not even go out in the back yard due to red mud, huge pieces of concrete in the dirt and a hole that is so big that if someone steps in it by accident they are sure to break there leg. The hole is approximately 3-4 feet deep. For the safety of our family and guest this should have been resolved months ago. - We are yet to get a response about the sodded area along the front side of our home that was destroyed due to a sidewalk being installed. When I asked your rep [redacted] about this she had no answers and could not even tell us anything about it. We were told by HOA that you all the builders were fully aware of a side walk being installed along the side of our home but never gave us the first indication that this would be done. Our front yard needs to be returned to the way it was before that process started. - Taylor Morrison has not been working with me the only thing that you all are doing and have been doing is giving us the run around for 5 months now and my husband and I are feed up. If your goal is 100% satisfaction as of now you have failed to uphold your standard. We are far from satisfied with this company. We choose to purchase a house in this community because we wanted to a beautiful home built with integrity and quality. By all means we are not asking for unreasonable things we just want what we paid for and that a well built house with appropriate grading, the sod we paid for and the specifications we requested. We are tired of going back and forth. This will be our last explanation as I have been going back and forth for 5 months now and have not gotten any resolution. Please just make these things right so that we can move on and enjoy our home without further action.

Taylor Morrison has failed to fix my house as promised per my warranty. I filled out my warranty requests on their online site. I have been contacted and met with two separate warranty managers. They have come to my home and have told me that they documented my requests. I have arranged to be off of work in order to have the work done. Some of the work has been done, but not the final warranty work. The managers seem to "disappear" from the company when the work is actually due. I have floors with damage, and nail pops and seams all over my house. I have 3 doors that do not work properly.Desired SettlementI want them to finish the job. I want my floors and walls to be of the quality one would expect from a new home. I do not want to waste my own personal time waiting for work to be done anymore. I apologize for the delay in responding.Our warranty tech visited Ms. [redacted]'s home for her 11 month service and noted the items Ms. [redacted] felt needed correcting. Since that visit, the warranty tech, who was not very good at following up with homeowners, is no longer employed with our company.Ms. [redacted] walked into the construction trailer on site on March 10, 2016. Review: Objection to : Seller’s Liquidated Damages Request citing Section 13 of the Purchase Agreement. Taylor-Morrison and I entered into a Purchase Agreement on July 2014, based on a pre-qualification that the Seller performed. I uprooted my family and rented my home, in order to facilitate the mortgage loan approval and to ensure I met all the requirements needed to obtain financing for the new home at XXXXX V[redacted] (including a deposit of 3% in the sum of a little over $22 thousand). Unfortunately, once all was said and done I did not qualify. I applied for two loans under the request of Taylor-Morrison using approved lenders, and was unable to obtain the financing. I have both letters of denial from San Diego County Credit Union (SDCCU) and Taylor Morrison Funding, LLC. The day I received the second notice of denial, October, 2014, I notified the Seller Per purchase agreement. The third time I did not re-apply for financing because I was asked to modify information I had provided in my Home Loan Application. The lender asked me to modify the lease contact number in rental property in San Diego from $3000 to $3900. If this was the only way I can qualify or obtain a mortgage loan, then that means it’s clear that I am not qualified for the mortgage loan. I requested my Earnest Money to be returned to me within a timely manner, YET IT HAS NOT BEEN RETURNED. The company will not return my money stating: I defaulted on the purchase agreement even though we were under an escrow contingency agreement. I believe this company makes people attempt a second time in order to draw out the terms and site a default on purchase when they know the person does not qualify or attempts to have the person modify their finances in order to qualify. I have been in the US Armed Forces for over 30 years; I have a family that depends solely on my income; I have a Top Secret Clearance that my livelihood depends on.Desired Settlement: I would like the company to return my earnest money as is stated in the purchase agreement becuase I did not qualify for the house. This is quite a bit of money that company continues to hold onto. I have worked very hard for this and I continue to ask for my money back or arbitration and I do not get a response back. The only response I have recieved states that I am released from the home, but the contractor is keeping my hard-earned money. The other response I recieve is questions on why I have not purchased the home; even though, they have the letters of denied escrow. BE VERY CAREFUL WITH THIS COMPANY. I wish I had done more research. I found others in the same situation with this company.

Review: Builder did not properly install garbage/sink disposal. No screws were used to properly secure disposal to undermount of sink. Thus 3 screws were not used; instead putty was used. Unnoticed for 2 years, the putty finally gave out and started leaking water. I paid a professional plumber ( who said these were clearly not installed at construction since all three screws simply do not fall off overtime/contacting under sink ittems) to put in the 3 missing screws to properly fit the disposal. I called Taylor Morrison and no resolution was offered.Desired Settlement: I paid $185 to [redacted] to fix this problem. I would like to be recompensed the $185 and coverage for any repair work for 1 year of future defective plumbing issues.

Review: We purchased a house from this builder in [redacted] at the end of December of 2013, and we had epoxy floor paved in our contract. They hadn't pave it on our last inspection and rejected to pave it until we showed them our contract. After half a year, the epoxy on the stair started to peel off, they asked their contactor come to check, he told me it was not their fault, just because of the concrete. But from November, the floor began to peel off too. I asked several professional epoxy companies come to home, and they found that the company did a terrible job . It is not concrete's fault, it is all because they didn't prep the floor well before they paved it. They should grind the floor before they pave it, while they didn't. I requested them to repave the whole garage, since I was told by these licensed epoxy floor professional, even they repair the affected area now, the other area will peel off sooner or later without correct prep, but they refused. 1. they didn't prep correctly, which left the dust, oil, crack on the concrete, which cause the epoxy floor peeling off now. All the epoxy companies should grind the floor first! 2. they didn't fill the expansion gaps as the model room did. 3. The entire epoxy is soft and thin. Not only can't match the regular epoxy product, but also thinner than the model room. 4. The clear coat is way too thin. 5. They only put 60% flakes in our garage, while the model room is 100% flakes on it. I have picture to prove those. I asked them to send me the pic of the epoxy products they used, since our epoxy color and material is different from the model room color we chose, but no information provided till now which is already one month. Another thing is the contractor who did the epoxy floor for [redacted] told me that he didn't have money to repair my garage when he showed up the first time, and asked me to contact him later, then doesn't answer or reply my call and message anymoreDesired Settlement: repave the whole garage with the correct prep and at model room material's standard
