As with my response from 5/7/2015, we will pay for the damage done to the 2nd shelf in the same amount of $161.25.To close, a total of $will be refunded within thirty (30) days from move out (date we receive keys back) In addition, I would like to reiterate that this was an on-going problem dating back to November 2014, per the residents The Bray Cnly began managing the property in mid February With the above, we consider this matter closed and no further response is required on our part.Thank you

We met with Mr [redacted] and his wife on Friday, December 1, and came up with a resolution to this problem From that meeting, I felt that the solutions presented were satisfactory to the both of themAs discussed during that time, we will proceed with the steps agreed to this coming week Thank you

Upon receipt of the attached complaint, I reached out to the resident regarding these two items We were made aware of the possible insect problem earlier this week and arrangements have already been put in place to have this looked at/treated on Saturday, January 14, 2017.In regard to the mold issue, this is at the same location of the insect problem Arrangements have been made with the resident to address this issue by the weekend.Should you have any questions, please let me know.Thank you!

5/6/2015: The Bray Cotook over management on February 18, of [redacted] Apartments Any issues prior to this date, we are unaware of The statement in the complaint says that we should have been aware of all issues from the previous company While that would be nice to know, the previous management company did not pass along any issues regarding maintenance, with the exception of one faulty dishwasher Once we were in control of managing the property, our maintenance technician did visit the property of [redacted] to see the issue Yes, some surface mildew was present on the walls My maintenance technician did clean the walls with bleach and kiltz The goal was to return to paint the affected areas also In trying to return, the resident indicated that she was not feeling well and we would need to return.On May 1, I visited the property, along with my maintenance technician to view the issue The resident was home and indicated that yes we were there previously and that some of the work was doneShe also indicated that she did ask us not to come back and paint at one time because of her not feeling well The apartment (about sqft.) is extremely, extremely loaded with large amounts of personal items and even large items I mentioned to the resident, that while she may not like my answer, part of the problem contributing to the mildew was from the fact that the rooms (bedroom) were dark and so crowded that the area(s) were not getting any air circulation behind the walls and the dark room was getting the areas moist to allow the issue to not improve.While there (5/1/2015), the resident showed us some mildew growth on the carpet, which we had cleaned on Monday, May 4, Additionally, the resident showed us an area outside of her apartment that is connected to a breezeway that could be part of the cause for water coming in Not knowing if this was happening (water coming in), we did seal the area with some liquid concrete Also, prior to the visit on May 1, 2015, my maintenance technician installed some extensions to the downspouts to help drain the water further from the building.In summary, from when we were involved with the property, attempts were made to correct this issue We were held up at a point when the resident was not feeling well The resident has given notice to move by May 31, With this being the case, the areas were cleaned and bleached again for the mildew, but no painting is scheduled because of the pending move out at the end of the month.As for the reimbursement, while visiting the resident she did show me a book shelf that had some water damage to it She also indicated that another book shelf in the living room was probably damaged, but I was not able to inspect that, as the book shelf was still in use I would like to see some receipts of when these book shelf's were purchased to see how old they are and the amount At that time I will have a better idea of what we are able to do in terms of reimbursement.Thank you

This is in response to [redacted] from [redacted] regarding the complaint about a notice that was placed on her door regarding an inspection.Yes, the notices were delivered by our staff for an inspection that was going to take place the following day The letter stated a 1am inspection time when it should have indicated 1pm For that we apologize for the typo However, we did send the notices out early in the morning to accommodate a twenty-four notice Our answering service is an after hours emergency maintenance service that would not have access to letters and notices that were sent out to help answer any questions They are only on-call for emergency maintenance calls that need addressed immediately.As for the behavior that you mentioned that you received from one of my office associates, I do apologize for any misunderstanding that may have been on our part.If you should have any questions, please let contact me again at [redacted] @brayco.org.Thank you

While we do have shelving units and curtains up in our apartment, this was not the reason for the mold/mildew growth The company did come out and patch the foundational issue where water was seeping into our apartment from the walkway, as this area now holds rain water, whereas it did not previouslyMoreover, the shelving unit that was in bedroom two shows water damage and the mold/mildew growth in that room was only on the carpet Our shelving units are also open shelving units and they do not have a closed backWe chose these units due to the fact that they were open and that they were designed for small living quarters These shelves held books and scrapbooking paperNeither of these would block light from the wallWhile our apartment appears full at the moment, it is because we are in the process of packing and movingAt the time we turned in our notice to move, as well as when the property manger came to visit, we told them this was due to the mold/mildew issues and the fact that I cannot seem to get rid of sinus infections and breathing issues I have been having, which I have not had a prior history off Also, while I do have curtains up in the bedroom, the wall that had the mold/mildew growth does not have any furniture blocking that area and it is again around the foundationWe no longer have receipts for the shelving units that have been damaged by the water issue as we purchased these units in February, with gift cards from my parents and did not keep the receipts after we ensured there was nothing wrong with the units Both our by shelving unit and the 4xshelving unit were part of the expedit series from *** This collection is no longer available from *** They do have a new series that is similarPer ***"s website the cost to replace the by would be $plus tax and the cost to replace the by unit would be $plus tax Sales tax is 6.5% Moreover, we have not moved our dressers that are on the west facing wall, so I am unable to tell what other furniture has been damaged if any, and the furniture in my bedroom I would not have a receipt for as this was furniture that my parent's purchased for us Please let me know if we need to provide photos

Hello I was not giving anything in writing, but I'm sure it's ossuble to pul records to verify that the apartment was rented out once I moved out and the dates, so that this can be removed from my credit report because it's illegal to charge me for the remainder of the lease as well as rent the apartment out to someone else and have them paying the monthly rent as well

Good Evening:As of Friday, July 29, 2016, the air conditioning system to this apartment has been replaced. As mentioned in my previous email, with Monday (7/25) afternoon being the first time we heard about this issue, we responded the next day to look at the system. Unfortunately, the outside condensing unit was in need of replacementThe condensing unit was ordered and then we installed it on Friday.At this time, the situation has been resolved, in terms of their air working properly. Yesterday, 7/25/2016, I spoke with the resident concerning her air conditioner not working. She did mention that she called emergency maintenance over the weekend. It is also correct that we do not consider non-working air conditioners an emergency. We typically respond to air
conditioners in the order that they were called in. If this was the case, it would have been Thursday or Friday before someone would have come out to access the situation with the air conditioner. However, with her having an infant, I had someone look at it today, 7/26/2016. Unfortunantely, the system cannot be repaired, and it must be replacecd. I won't know the replacement timeframe until (at least) tomorrow to be able to give the resident a day that she can expect us back.In regards to the compensation, unfortunantely, this time of year, air conditioners do tend to have issues that need to be looked at. With first hearing about this issue yesterday (7/25) and responding today (7/26), I would say that is very quick service. At this time, I'm not going to make a decision on any type of compensation for this matter. I will address this after we take care of the issue to determine if any compensation will be offered.Thank you

I look over the copy of the lease, and I see where you are stating that my rent was $because of the concessionsI honestly don't remember that being apart of my leaseHowever, were you able to locate a copy of the lease showing that the new tenant moved in December not October 2009? As per your previous offer, I will not be able to pay the $by April 15, but I would be willing to make a payment arrangements on that amount, and make monthly payments of $and hopefully pay the remainder of the balance off once I receive my tax refund

Good Morning:Following is a breakdown of the amount owed by MsDanielle Davis Hester, previously of *** *** Way, that we are charging for.Previous balance on account at time of move out of $322.50October rent of $680November rent of $680(Apartment was re-occupied as of December 1, 2009)Based on wording of lease, concessions taken and lease not fulfilled are to be paid back. $@ months = $700Late fee on account = $50Move out Charges = $97.00Apply deposit of $99.00Total amount owed of $2,430.50In the spirit of trying to resolve this issue, the late fee ($50), the move out charges ($97) and the reimbursement of the concessions ($700) can be removed if the resident agrees to pay the remaining amount that equals $1,583.50. If paid directly to my office (we will inform collection agency that the amount has been paid to update them) by April 15, 2015, we would agree to a flat amount owed of $1,200.00.Notice of these charges at the time of your move out back in were sent out on October 15, to the forwarding address that we had on file. As to if it was received or not, we are uncertain. We did not inform the collection agency of the amount owed until June 2010, as we try to keep these amounts within our office to work with the residents to have this not appear on their credit report. With no contact from October until June 2010, we sent the file to the collection agency that we utilize to pursue the amount owed.Thank you

Although the company did reach out to me to look at the unit it was deemed non repairable, therefore no service was actually done. I did not hear from The Bray Company  today like they said they would, once I called I was told that they didn't believe that they were getting a unit it for a couple of weeks but would double check for me. This was the first that I heard of the two weeks. They have not given me any set date of when this will be fixed or what they plan on doing for my family in the mean time.
