As previously stated, Ms [redacted] is still responsible for paying for her pet in addition to her monthly rent of $which is the base month to month price before pet feesAt this time her balance is $which she stated to us would be paid by TuesdayI am unaware of how the original complaint corresponds to the additional information added today but we will address that as wellIn regards to the construction, we are working hard to improve the community and hope to have this wrapped up quickly but sometimes during the Spring months the rain hinders us slightlyWe did walk the property and look for the rocks, concrete and wires Ms [redacted] stated were thereWe did not see any at the timeHowever, some times kids get into things they are not suppose but that does not mean the staff at The Elms are working diligently to provide a safe community for our tenants

This is a claimMs [redacted] is currently under eviction for a past due balance of $plus all of Septembers rentMs [redacted] has been late on her rent consistently every month since she moved into The ElmsUnfortunately a tenant claiming they paid without a receipt of payment does allow for us to zero out a balanceThe Elms did encourage Ms [redacted] to take steps to track and/or recover her lost money order however she was responsible to cover her unpaid rent in the meantimeThis lost money order doesn't excuse Ms [redacted] from paying her September rent as wellMs [redacted] has told staff for the last three weeks she would pay her entire unpaid balance including her filing fees to stop eviction and has failed to make good in her promise

There are more intricate details that have not been addressed for instance the carpet situation and explanation to misc charges on the ledger presented June 30, Despite the well descriptive response documentation at this point can easily be manipulated and the desire to reside here further is no longerUltimately The Elms response is not entirely correct or honest and as a result of that we declare to discontinue communication with themLastly as this process with the Revdex.com did not bring about the results we were anticipating nor the request that is yet before us, other alternatives have been addressed and will be followed through on, Thanks!

Ms [redacted] signed a lease for only one lease holder and no applicants and moved into her unit on 10/26/She returned to our office on 10/27/with her move in checklist and sat down with management regarding a concern for some bugs in the unit (in the kitchen and in the dining room)At this time they were not labeled as roaches but as pests and Ms [redacted] was unsure of the type of pests they wereWe did tell her that we wanted to make sure she was happy and offered her another unit at the timeShe was shown the unit and told that the cleaning company would be returning on 10/28/and we could have the unit ready for move in the next dayShe declined the new unit and asked if we could treat her current unit by pest controlAt this time the property manager let her know that they would personally walk her unit same day and do a complete inspectionThe was done and there were no signs of any pests in the unit at allAppliances were pulled out and all cabinets were opened and inspectedDuring this inspection the unit was pre-treated as discussed on 10/27/with Ms [redacted] On 10/28/Ms [redacted] called and asked about the unit she previously declined but unfortunately that unit had been rented by a new applicantOn 10/31/we received a call from Ms [redacted] asking about a transfer and she was told that we no longer had a unit to offer however our pest control company (Ehrlich pest control) would be out to treat her unit as a precaution on Wednesday 11/2/Ms [redacted] agreed and that was the end of the conversationIt has been exactly hour and minutes since we spoke to Ms [redacted] about Ehrlich and we are now receiving this Revdex.com complaintOur plan is still to treat the unit as explained on Wednesday by our PC companyThe attached photos are from behind Ms [redacted] appliancesAs you can see there are no pests alive or dead in the unit to our knowledge but we will be proactive in making sure that the unit is absolutely pest free

In the lease there is only two person, *** *** *** take out his name before few week before sign leaseAs you can see on my lease

The tenant who submitted this complaint broke their contract with The Elms that was dated to end on 8/17/The tenant owes rent for March, April and May of We were able to re-rent the unit for them on June 1, after several pest control treatments for a severe infestationThe
infestation was so severe that appliances had to be thrown out and replaced once unit was clearedThe charges to the tenant are as follows: months of rent for $2055.00, $water, $late fees, $in electric because tenant disconnected utilities early and we were charged for past usage and current usageIn addition they were charged for pest control treatment ($200.00) and the replacement of the appliances in the amount of $which is discounted from the actual cost of our full set of appliances (fridge, stove and dishwasher)The tenant has been sent to collections with FABCO in the amount of $3,after several attempts to reach tenant via telephone were unsuccesfulEven though we were mislead about who was to be a legal lease holder we will remove Bishnu from the collection and leave the remaining lease holders on the collection with FABCOThank you

Ms*** has been paying our month to month rate of $however, per her green renewal letter that she previously recieved this does not include additional fees for her dog of $She is correct that she has paid the market monthly payment for being month to month, she simply forgot to include
her pet fee for the past monthsIt was not until the amount exceeded $that she was given a standard notice that all tenants with large balances receiveA ledger explaining her balance was delivered to her door todayOnce Ms*** pays her pet fees, this matter will be closed

These responses are an act of innocence and there is no cooperation in getting issues resolved as you can see, just misrepresentation and fault finding but simply does not benefit the current situationPlease note that if the opportunity to discuss these matters further were presented and or available this would have been the route we would have chose to take, however trying to convince one of their negative insatiable desires such as getting over on tenants as their track record clearly shows the lack of professionalism, I refuse to accept and deal with negative retaliation from management there at the Elms and have moved forward, Thanks! Also lets make mention that the only falsification is the elms and there unsuitable process

We did allow Mr*** to view the unit at his request prior to completion of the unit because he was residing in another smaller unit on the property and wanted to see the space and lay out of a three bedroom gardenThese photos are of the unit being rehabbed prior to your move in and are not indicative of what you received at move inAs you can see there is dry wall dust on the floor and light switches have not been put back onThese are photos taken well in advance of your move inAttached is your move in condition checklist (with your signature) which you and your wife had time to fill out the day you received keysWe gave you the checklist on 10/21/2015, you had the checklist for days and returned it 10/24/with one issue on the checklistThere was a work order placed and the issue was resolvedPlease stop fabricating information about our staff and establishmentAt this time The Elms again request removal of this information and invites the tenant to speak with the office

That is true I did receive a green paper stating the monthly rental starting 2/1/but after receiving that letter I had a verbal conversation with Ashleigh who did state again that the monthly charge would be nothing about additional fees - with that also I received a voicemail from Ashleigh stating again the same exact amount of When you go from paying with a signed lease and then going month to month I ASSUMED that all the fees were included in the amount I was quoted I DID NOT forget anythingI also received a copy of a ledger from to the present taped to my door on Tuesday (instead of a return phone call which I was expecting) and listed on that ledger was a monthly charge of $for a washer and dryer which I do not have for the months of February, March & April So I guess if all of this did not happen then I would have been over charged for something that I do not have I wonder how many other residents have bogus charges ? Megan did email me and gave me a lame excuse that her employee did not know how to adjust the bill !! I still feel like they jumped the gun by PLASTERING a letter stating to vacate the premises in days when I WAS paying EXACTLY what I was told (overpaying really) for months Stating that I forgot is just passing the blame - right or wrong as I may be I did as I was told !! I have lived there since one would think my reputation could have warranted such a drastic measure as that letter presented Also during the past couple of weeks they have been doing some major construction work on our building - we received not one notice that heavy equipment would be used outside for several days, that they would be knocking in walls all day long causing loud noises and vibration throughout the apartment, that at least parking spaces would be used by the construction crew and that they would be pounding and working all day on Saturday Not one single notice - not caring about the residents who might work all night and do sleep during the day - maybe with a notice they could have made other arrangements The construction crew left a large pile of rocks that all the children in the complex feel is there for them to climb, throw and ride their bikes on Some of these children thought that it would look nice if they redecorated the 2nd floor landing with some concrete with large wire attached to it and several small rocks I have left messages with the office about this concrete/gravel which have been ignored I even spoke to a live person about this and she assured me that it would be removed that was yesterday and it is still there People walk those steps daily and with their pets it is numerous times some days and with not being removed it is a hazard It just seems to me that the office deals with what they want, you cannot get someone on the phone during the day unless you call from a restricted number - you can call numerous time and walk to the office calling and still no one answers but there are employees there and you can hear the ringing of the phoneCommunicating with the office is almost near impossible most daysYou would think that they would be concerned more about their residents and their safety

I sought legal and realtors advice to see if I had any other optionsThey informed me that I could request that they use an accredited exterminator and the the apartment complex would handle the expensesThis would provide a professional and thorough extermination and it would also save the complex moneyI also was told by the rental office that they would do an inspection on all the units in the building to find the pest problem an they did not do soI did kill two roaches and left them on the floor inside the unit so that that was proof that there was a problemThey later on said that they did not find anythingThe fact that they did not do a proper inspection before I moved in and at the time that I had the problem shows the neglect of the propertiesIt also is proof that the inspector is missing obvious signs of an infestation

Dead pests means the treatment worked and is workingWe are and have been very pro-active in a treatment plan*** is part of ***, a nationally accredited company who's work we stand behind

I reviewed the response made by the business in reference to complaint ID ***, and find the resolution is satisfactory to meI tried to give the elms a check on TuesdayApril 18th but I could not get to the lock box due to fresh concrete poured n I do not have a key to the fitness roomI left a message for the office n explainedI am going out of town until Friday April 21stAs far as the rocks on the stairs I think they need to take another walkThe rocks are there

I do need to remind you that you guys did say that you did not find anything dead or alive in my unit nor did you find anything in other unitsThe dead roaches we found where alive after the exterminator sprayedThe dead roaches in the photos are the ones we had to kill because they were crawling all over our thingsIf you did not find anything why would you feel the need to exterminateI was lied to by staff and basically called a liar when I decided to take action and ask for a refundThese standards are not livableThese roaches carry many diseases and bacteria

Tenant was obligated by contract to pay rent until 8/17/regardless of when they purchased a home or moved outWe do not have a buyout option in the lease so I am not sure what months they are referring tooThe balance owed is accurate and has been sent over to FABCOThere were adults who applied to live at the apartment as you can see from the attached applications

In regards to the Revdex.com complaint filed on July 5, we wish to provide the following response:We make every effort to insure each of our residents receive the best experience during the time they are prospects, during their time living here as well as after the time they move outMr*** and
his family have been always been treated professionally and responded to in a timely manner any time they have called, emailed or stopped in the officeAny noise complaints or maintenance request by tenants were addressed in a timely manner as provided by our maintenance notes and recordsMr*** and his family transferred from a bedroom garden to a bedroom garden on October 21, Prior to move in the carpet was professionally cleaned on October 17, In regards to the tenants complaint regarding the age of the carpet, carpet was replaced with underlying pad on May 13, The unit was professionally cleaned and acceptable to the tenant according to their Move In Condition checklist that they filled out, signed and returned to us. In regards to tenants concern about misleading information regarding a washer and dryer in the unit, we agreed to give them a free full size washer and dryer in the unit per their signed rental concessionThis was discussed prior to their transfer and they signed an addendum with their lease. Tenant has never made a report of mildew or mold in the unit to date with our rental office or maintenance team. We have had a positive relationship with Mr*** and his familySeveral months ago Mr*** informally stated that he gained employment as a leasing consultant and wanted to know about getting out of his lease so that he did not have to pay rentHe was professionally informed of the process with regards to our lease agreement. In regards to retaliation, tenant stated he needed a copy of his ledger on June 30, and we provided him with his ledger from previous unit which has a current balance owed as well as his current ledger for his bedroomIn addition, a prospective apartment community sent us a rental verification for Mr*** which we returned stating he was still in a lease until October 20, and had an outstanding balance with us in the amount of $from a check returned for NSF that was never fully replaced which we documented on the verification and returned. Please note that tenant continues to be welcomed to discuss their lease agreement with us as we have demonstrated in our emails to tenant's request on July 5, and July 7,
