He lived there through his leaving the premises on September 30, 2015. [redacted] required his presence for any service requests he made so there could be no follow-up calls from August until his mid-September call.We believe [redacted] ’s demand for remuneration to be exorbitant and baseless. The Islander staff responded to his calls, repaired the problem properly and sealed the access to the plumbing area properly.There are proper avenues available for tenant issues through the courts. be advised they lived in Apartment *** which was vacated on August 31, It was re-rented for a September 23, occupancy Upon entering the suite for an inspection, the manager was attacked by fleas causing him to call * * * *** ***, a professional extermination company The carpet and pad were removed, * * * treated the suite and banned entry until September 23, when it was treated a second time.Obviously we could not permit an innocent party to occupy *** so they were provided another apartment There were no fleas in the common hallways Upon consideration, we removed the September rent charge from our statement to *** *** and *** *** The debt due us is $720.52.Due to the level of flea infestation, we were required to remove both carpet and pad in the apartment or we faced an extended loss time of access to renovate our property to another tenant.We believe we are suffering an economic loss from tenants that have created an uninhabitable and un-rentable condition due to their actions.Sincerely,WESTERN RESERVE PROPERTY MANAGEMENTEdward *D***Edward ** D***Property Manager

*** *** was a resident of ours from late until her contract ended January 31, During her tenancy all of her service requests were taken care of promptly, that is within the day of the call or the following dayThe one exception was a water leak she referred to, which by the way was
caused by a careless neighbor's actionThat repair required repainting by a contractorUpon her vacating we found the countertop had bleach-like stains in it, which is not considered wear and tearThis required the replacement of the countertopUpon *** ***'s request, pictures were sent to her showing the stains on her countertop*** *** was also charged for additional cleaning, which was above the eight hours we allow between tenantsWe certainly regret that *** *** felt that her stay with us was unpleasantThe Islander strives to make sure that its residents have a positive experience while residing in one of our apartmentsWe strive to run our community as professionally as possible Patti B***, Office Manager Western Reserve Property Management (216)749-X

We are sorry if the customer feels she was mistreated. That is not how we normally operate. We feel the monetary settlement previously mentioned is more than adequate. Mr. [redacted] had the opportunity to be present when his suite was inspected, however, he did not request an appointment with maintenance and just handed in his keys.  The carpeting was brand new when Mr. [redacted] moved in June 1, 2014.  As you can see by the pictures, which are ALL for suite [redacted], there are numerous stains as well as heavy, heavy traffic which is NOT normal wear and tear.  This abuse of the carpet prevented us from cleaning it and forced us to replace the carpet.  Mr. [redacted] was charged a prorated charge based on the expected life of the carpet which is five years.It is unfortunate that he does not agree with our assessment.  However, if all parties review the pictures you will see we had no other choice but to replace the damaged carpet.  We pride ourselves on providing a clean and well maintained property for all residents which necessitated the replacement of this carpet.
