The Prager Management Co is a real sham and scam. We moved into a house in Lithonia, Ga on July 31, 2019 because we needed a house in a hurry. There were some repairs needed and the house was dirty and the tiles in the kitchen are coming up from the floor. The house was in such shape of disrepair that the property manager would not perform a move-in report. We contacted Megan Wandel who assured us the problems would be finished by the end of August. She lied. I text or talked to her almost every day for over a month. She gave us a credit on a month's rent. The repairs still weren't done. She started saying that we should report our problems to maintenance, which we did, to no avail. It is now Nov, 2019 and the kitchen floor is still torn up and the bathroom fixtures in the upstairs bathroom will not work so no one can take a bath or shower because the water won't come through the pipes. A "plumber" comes in the week the rent is due and promises to return but never does. Thanksgiving and Christmas are approaching and my son and daughter-in-law and their children (my grandkids) and their spouses are coming in from Texas but won't be able to stay with me for the holidays. Imagine 9 people trying to use the one available shower everyday. Or tripping over the tiles on the kitchen floor where we will be preparing food. This is messing with my quality of life and I don't like it one bit! If you can avoid it, do not do any business with this management company! Or do not believe their promises. Actions should always speak louder than words. I wish I could a half a star or no star rating.
If they must get a star. This company is the WORST! Do your research. I moved out March 1st they got the keys 3/4, did the walk through 3/7. I had plumbing issues they refused to fix. I took care of the property as I am a decent person. They put the property up for rent on Zillow 3/25, they could not have fixed the plumbing issue as their own plumber said the entire house needed repiping due to old system. And yet they are trying to charge me for the month of March because it was the last month of my lease. They kept my deposit and want me to send the difference for the current rent. I paid on time and no issues with previous management companies until they took over in 2017. I only lasted 1 lease with these slum lords. Something needs to be done! I tried the RevDex.com and they were no help because Prager lied!
This piece of crap company gets zero stars. If there was a negative option, I would give negative stars. I really am thinking about contacting my local news station. I hate that I renewed my lease with and definitely would not recommend them to anyone. I hope they go out of business soon because a company that NEVER responds to maintenance requests should not be in operation.
These are nothing but slumlords who are about to get exposed very soon I rent a property here in north augusta sc from a manager name Christina who is unprofessional and clueless and a 1 maintenance man team who is also clueless and doesn't like to get dirty if they would invest the time and money into there properties the reward would be great but instead they rather take your money bandaid the issues and the only time you here from them if it's about money I've contacted the media
And there will be a special report on them soon from there investigation and findings
I am having a serious issue with sewage backup(feces) and flooding for two months. The problem is not fixed and I was told they would work with me on the rent and then they filed an eviction on me. I would love to add to your media story.
Did anyone get help from some where cause it seems like all of the tenets are getting no where and review after review looks like nothing is being done WE NEED HELP can someone help us with Prager ?

Very unprofessional, unpleasant staff from the maintenance to the management! They don't fulfill repair requests in a timely matter which causes YOU (THE TENANT) to pay for their negligence! The workers destroy and damage your property and they hide from you when it comes to REIMBURSEMENT! I have been without water and heat with a child in the home. You know what I was told instead of an apology for all of the inconveniences in the home? I was asked would I like to move instead of a solution for their inconsistencies. The lack of empathy for their tenants is quite disheartening. The rating from me is NO STARS! BUT IT MADE ME SELECT AT LEAST 1 TO SUBMIT MY REVIEW.
Do not ever waste your time or money with this terrible company. They take MONTHS ago fix anything. We had a leaking toilet in one of the upstairs bathrooms and it took them 5 months to come out and repair it. We’ve been without hot water for 3 months and I STILL cannot get anyone out here to fix it. I have a small child and we have to boil water several times a day just to get her clean. My rent is nearly a grand a month and this is the type of treatment you can expect. This is the worst rental company I’ve e v e r dealt with. I wonder how If you withhold rent due to lack of maintenance repairs, they WILL try to evict you. I cannot WAIT until my lease is up.
So far we have had nothing but maintenance request issues with prager property management. I have had a roof leak in my home and put my request in the beginning of oct and here it is December and 2 months later we still have not had it repaired but have paid our rent on time ever since we’ve been here. Just like the last review, we were under waypoint first then it switched to prager which I wish it hadn’t honestly. I have contacted Jennifer at the Atlanta office several times regarding the issue and still nothing has been done. If someone knows of another way to get through to them please let me know. I will find a way to get to a higher point of I haven’t heard from anyone soon
Very unprofessional! Maintenance request has still not been answered since the beginning of October! no one answers or returns calls. Yet they state" all request will be answered 1-2days". I think they meant months. I am beyond upset and will be taking legal action.
Hi did you ever take legal action? If so what happened? I’m dealing with a maintenance issue that hasn’t been repaired and I put my work order request in 2 months ago.
Hmmm...I'm not even a tenant, and yet I have to agree with these individuals. I have read all of the reviews that I could find on this management company, and I have to say...all is true. I am very interested in a certain property that, unfortunately, is represented by Prager. I have contacted them through email, left voice mails, called every number AND office that Prager has - from Atlanta to Florida- and NO ONE has gotten back to me. I called the other offices just to see if there were any humans on the other side. But all I got were machines. I refuse to put any money down on any application unless I know that someone is unavailable. I have combed the internet looking for ANY employee that was affiliated with this company and nothing turned up. If the lack of attention to a future tenant is like this, I can imagine how they treat their current ones. I feel bad for the people who already have to rent from them, but I am happy that I am learning from their mistakes. Prager Property Management can pay to polish anything they want on the internet to make themselves look good. Actions definitely speak louder than words. I am going to post this EVERYWHERE!
Please do not rent from this company "The Prager Group".. The employees at this company "The Prager Group" are non-compassionate, do not answer emails or return calls.. It takes them to long to fix repairs even after logging this information on the The Prager Group's portal and after numerous calls to get nothing but voicemail over and over and no return calls ever. I went almost 3 weeks without a working oven.. You can only cook so much on the stove and I have young kids I cannot afford to eat out on a daily basis
I was a tenant of Waypoint homes for not even a year and The Prager group bought them out.. I left several voice mail messages for 3 weeks for The Prager Group regarding my renewal lease that I had completed with Waypoint homes 2 months prior. I even tried to communicate with The Prager Group on 6/5/2017 through the portal about my lease, no response. Wouldn't you know it a week before my lease is up 6/30, I get an email and a darn call (mind you I signed the lease with Waypoint homes again 2 months prior) I get an email from The Prager Group stating I needed to sign a new lease and it had to be done by 6/30/2017..really funny when they cannot respond to anything else, but they want that money..
Let me be late on my rent and "The Prager Group" will charge $95.00 after the 5th of the month as a late fee. As of the 12th of the month $250.00 for court cost + your rent and + the late fee they will take you to court for your rent being late.
But once again they cannot fix repairs or answer the tenant’s questions in a timely manner

I feel the need to communicate the unprofessionalness and inconsideration shown towards me as a future tenet". I had to call to verify that my application was approved on May 18th when my application was submitted on May 13th, I had to call for all updates concerning the property down to the last call I placed on Wednesday afternoon that I was informed that the Woodburn home in Memphis, Tennessee was not in the budget for repairs that cost $3,000 when I needed to be moving in THREE days later because my current lease ends on the following Monday. It does not take a company 2.5 weeks to know they cannot afford to get a home ready. This house should come off the market until this small budget company can afford to have it ready for a tenant. I am about to be without a roof over my head due to this company IRRESPONSIBILITY and budgeting problems.
