The Warwick

This person is now a past resident of our apartment community, the Warwick. Shortly before vacating the complex, they informed management that they had recently injured their ACL (knee) and requested a reasonable accommodation to a first floor apartment. As with all reasonable accommodations, management requested a verification letter dictating the need for the transfer from a health care professional. We use this documentation for our records, and to validate waiving any potential fees associated with the transfer process. Despite the resident never providing the requested documentation to management, we began the process of finding a suitable apartment to meet their needs. We had 3 first floor apartments available, but after 2 days without any response from the resident, 2 of them were leased online. With only 1 available first floor apartment remaining, the resident decided they didn't like it and asked to transfer to one of our sister properties. We attempted to arrange this transfer with them multiple times, but they would never agree to a specific apartment or location, mainly due to pricing and other factors (per the resident directly). After getting our corporate office involved to better assist us with the matter, we ultimately decided to allow the resident out of their lease without penalty. We did not charge any additional fees (our standard early termination fee is equal to one month @ base rent) or require the standard 30-60 day notice to vacate given the nature of their injury and their immediate needs. We were more than accommodating throughout the entire process and we offered multiple options to assist the resident as best we could. The resident has moved out of our property and is no longer financially obligated to the lease.
