I spoke to Mr [redacted] when he came into the office regarding the charge for removing items from the propertyAt that time I told him I would need to investigate his girlfriends allegation to see if it could be supported prior to an adjustments being made on the accountWhen I originally entered the unit expecting it to be vacant I informed Mr [redacted] that his lease was in fact OVER but still allowed him time to move his things outI checked back numerous times throughout the day to see if the property could be inspectedIt wasn't until the end of the day that I was able to gain access to the unit for the inspection At that time there were items left from his unit, outside the door and in front of his building (as pictured)I also explained to Mr [redacted] that earlier that day maint had called me to report that things were being thrown from the balcony areaI told them I had spoken with Mr [redacted] about being there past his lease end date but he was given more timeWhen Mr [redacted] came into the office about this charge he states that he sent his girlfriend back to the unit that evening to remove the last few items and clean the apartment (all things that should have been completed prior to the lease ending)She said that there was a maintenance guy in a white pick up truck she had borrowed a screw driver from that witnessed her removing items from the area and loading them on top of her carSince the day he was in our office I have checked with maintenance personnel to verify if they recall seeing his girlfriend being there to remove the remaining belongingsI told Mr [redacted] I would reach out to the maintenance person fitting the description his girlfriend had given and be back in touchIn short the person I thought she had described was not the person in question and I continued checking with others in maintdept and eventually found the person that was there that eveningHe has stated she did borrow a screw driver from him and went back in to the apartment for a short time came back out and got in her car and leftHe did not see her place any items in the dumpster nor anything on top of her carI also explained to Mr [redacted] his lease was over at 10am on July 10th it wasn't until the end of the day that I was able to have access and do the check out (4:30pm) the items in question were there at that time and this is why that fee was accessed and I had contacted maintenance to have the items cleaned up and disposed of as I always doI have been dealing with maint and owners etc., to try to resolve this issue that would be suitable for everyone involvedWhen Mr [redacted] called our office last he was told I would be getting back to him in a few weeks that no details had been found out but he was assured I was working on this for him by the person that had answered the phoneIf he is wishing to have a response immediately with this complaint unfortunately I haven't found anything to support his girlfriends allegationHe was not there at the time and I only know the state the unit at the time of the inspection so the charges will remain on his account.As stated in the lease you must be out of the property by 10am and have all items removed, cleaning done etc., prior to this timeIf that in fact had been done there would have been no issue in regards to chargesIt is also stated that the residents are to contact our office to set up an move out inspection which allows opportunity for any discrepancies in the charges this was also not done by Mr [redacted] We wish Mr [redacted] luck with all of his future endeavors

Again the Fire Safety Inspection was completed in October The tenants were sent a bill for the fire extinguisher multiple times for payment prior to it being applied to their accountsThe first time is was sent was November, then sent again in December and one last time in JanuaryThe only time this is added to a rental account is if it remains unpaidThe FEBRUARY date was the date is was applied to their accounts and a ledger was sent to them as well as their Guarantors to make everyone aware of the balance on their rental account to that dateAt no point have I implied you have ever had a delinquent account with us or that you had a bad payment historyThe charge for a pet fine is $per pet, per sighting (not $100)The $charge on your daughter's account is 1/of one pet fine (5x$30=$150) and the $would be for additional fines (5x$90=$450) pet finesI hope this clears up any confusion in reference to the pet finesSecurity deposits and/or a statement of all charges are always provided within days from the day the lease ends as Virginia Law requiresAlso a detailed bill of charges with receipts attached are sent to the Guarantor's address that we have on fileThis is standard practice for our company as is explained in our lease

I have explained the charge to the residents in regards to the fire extinguisher being shot offNormally if there is a purposeful use or small kitchen fire reported to our office we do not bill the tenants for the use of the extinguisherThe current extinguisher that was inspected by the fire inspector of course is fully charged since they were replaced by usThe shot off extinguisher was replaced and billed to the house in October during our routine fire safety inspections - and it was replaced directly by fire safety productsAs I also explained to Mrs [redacted] I was personally in the house for a renewal inspection in May of Last year and at that time the extinguisher was fully chargedThe unit they were charged for had to have been used between May and October 2014..At the pre-inspection that was completed recently by our maintenance supervisor he simply told the girls if they were having the carpets professionally steam cleaned as required by the lease not bother having that bedroom cleaned (with the hole at the door) because it would defiantly be getting replacedThe determination of the charge of the carpet is done at the final inspection walk through at the end of the lease which is completed by meIf there is a charge for the carpet that the residents are responsible for it will be pro-rated based on the age of the carpetWe have sent a vacating check list to the house that should be followed closelyThe residents of this house are fully aware of what they are going to be responsible for and what they need to do to minimize any charges Hopefully this resolves this issue and answers any questions in regards to both of these matters If I can be of any assistance please feel free to contact me directly.Thank you, [redacted] Bondurant Realty Corporation

As my last response stated ANY carpet charge would be determined at the time of the Check out inspection/final walk-thru of the leaseI did this inspection on Thursday morning at 10:am with one of the residents on the lease that had scheduled it with our officeAnd I spoke with Mr [redacted] myself and he doesn't recall any mention of wishing to be present for this inspection since damages to a property do not pertain to himAgain I state the carpet was nothing anyone of the house was ever told they would be responsible forMany charges were incurred at the final inspection because of damage but carpet was not one of them [redacted] (fire inspector/rental inspector) works for the City of [redacted] Fire Department not Bondurant Realty therefore would not be at an inspection of ours as far as our extinguishers and smoke alarms are concernedFire Safety Products is contracted by us to do an inspection of each of our rental unitsI think there is some great confusion about this matterIn any case the extinguishers are both fully charged currently because the one that had been used was replaced in October which stimulated the bill the tenants are being charged forThis bill has been unpaid since the time it was sent (November)So understand this is NOT a recent chargeI do have documentation in regards to the pet fines (dates and descriptions)We actually received a $cash payment last week from one of the tenants that had no issue admitting her dog among others had been in the house so she felt it right to pay her part of the finesI don't think this is an issue the residents on the lease are disputing Unfortunately, there isn't anything I feel I can do to resolve the issue in regards to the extinguisher chargeIt was in fact discharged during their tenancy and had to be replaced at the owners expense therefore this charge is rightfully the tenantsPlease feel free to contact our office if you should have any other questions.Thank you, [redacted]

I guess that's how they do business in Radford but from what I have read I doubt I will get my money backI did not throw anything off of my balcony so I am not sure who or where that came fromI was the only African-American tenant throughout the entire building and feel as if I am being discriminatedI honestly did not do that and my girlfriend has no reason to lie about going back to throw away anything that was claimed to be leftTherefore, maintenance did not have to move anything, there was dumpster in the parking lot so I seriously doubt my girlfriend or myself would be that nonchalant to leave trash outside or insideAs I stated, I doubt I will get anything back because there is no proof saying whether maintenance did or did not haul anything awayThe only proof is that I still have the futon frame and cushion that Bondurant claims to have thrown awayAs for the trash, I was raised better than that to not leave anything behind for the next person to clean upI really needed my deposit back so I would have no reason to leave items there knowing the leasing office would not hesitate to take fees away from my deposit, which they did for no reason at all with no work being doneI have no more to say about the situation and I have tried to be as honest as possible but apparently I still will not receive the rest of my depositIt is outrageous that Bondurant can just take your deposit from you without having to do any work themselvesMost students rent from them and they know how important it is that we get the deposit backIt may be because of my skin or simply Bondurant not agreeing with my reasoning but it is not fairThe lady talked to us in a rude manner that showed me I would not get my money backShe talked down to my girlfriend and I but I just wanted to get my point acrossShe did not seem to care about my situation and sort of brushed it off as if it was not a priority of hers or BondurantYes, I feel as if she was being discriminating, I thought the customer was always right but I guess Bondurant does things their way with no value or respect for their tenantsIf I will not receive my deposit back there is no point to continue with this complaint through youI will seek legal help elsewhere to get my deposit backThank you and enjoy your day Regards, [redacted]

It seems far too convenient that the "used" extinguisher is now gone and every single one of the residents swears they have never touched the itemBondurant fails to prove all of these miscellaneous charges and it's gotten out of handFor example, there are several pet fees of various amounts, but no documentation of when, where and what pet was seenCan Bondurant supply dates, times, pet descriptions to back up these charges, or do they simply charge a pet fee when they feel the urge? I have CLEARLY stated in writing to Bondurant and through the Revdex.com that we have NO intentions of paying for new carpet in my daughter's room because of the rat damage that took an entire year to be addressedReplacing my daughter's rat damaged clothing cost me enoughThe inspector clearly stated that my daughter was responsible for the cost of replacing the carpet in her room "because they had no record of us ever complaining about rats!" Of course, when all is said and done, Bondurant WILL find some "other" way to recuperate any costs they need to incur, and charge for something elseThis is why I INSIST on Lieutenant [redacted] being present during the final walk throughHe actually stated that he wanted to be there because h knows how Bondurant "works"I have talked with several people in the [redacted] area (temporary and permanent residents) and ALL have complained about Bondurant and their unethical practicesI feel that stronger action needs to be taken against them and their "taking advantage" of the students of [redacted] When my daughter is told "there are no rats at her house" by Bondurant, when she clearly has seen them in the hallways and now has a damaged rug because of such, it exemplifies the attitude of Bondurant, that they will admit to nothing and in turn, do nothing

Also, even though this charge is outstanding (b/c of late notification) please keep in mind that EVERY rent payment has been prompt except for the March payment which was lost in the mailUpon notification, I immediately sent you a new check and included the HUGE late fee of $with itSo, do not act as if I am a delinquent tenant, only a conscientious one who wants an explanation of charges.As far as the pet fees, why am I charged $one time and $the next? The contract shows $per occurrence which would technically be $per residentNeither of these figures works out to an even $feeWhy?Seeing as I am sure you have taken everyone's entire security deposit, I want a THOROUGH explanation of EVERY charge, including a list of the pet occurrences, dates, and descriptions of the dogsI also want this done for EVERY tenant so that they know where there deposit went as wellYou cannot simply take $without an explanation of why to each and every tenant! Every tenant and their guarantors (the one's actually paying the bills) need to receive a copy of these charges with explanations at their HOME addresses on file so that each can see why their money was taken

As you can clearly tell by the lease and highlighted areas that our lease only allows for ONE PET as explained to the resident this morning while in our office this is Bondurants Pet PolicyIf she had gotten prior approval from the owner as required by the lease the outcome may have been differentIt is clearly stated in several locations that I feel should be clearly understood the policy regarding pets.Also, as a reminder to our resident if she wishes to withhold rent she will need to be do that the correct way through Radford City General District Court and paid into an Escrow account.Lastly, there are no known mold issues in this unitThere are areas on the windows from condensation reported by maintenance where heat is running inside the apartment and it being colder temps outsideIf there are new issues that are of concern to her I urge her to contact the rental office and issue a work order and we will prompty address itThank you, [redacted]

We were charged for drip pans that were soaked and cleaned. The stove/oven and refrigerator was cleaned inside and out. The bathroom was cleaned from floor to ceiling and for but they are saying there was a spot of SOMETHING left on the bottom of the toilet...really?! Please review the attached pictures. In October 2015, Bondurant made a claim a payment was not made, unfortunate for them, I had made that by check as proof. At that time, it was stated it had been placed into someone else's account with the same last name. In December I had to email Bondurant to ask why did they cash one check and not the other which were in the same envelope. The reason I sent checks was because at that time I did not trust the person who took care of their finances. The checks were for different things and I had it stated in the memo sections and wanted to ensure everything was taken care of and paid. Now here we are again, Bondurant claiming no payment for May 2016. They say they do not have a receipt in their office. My son, age at the time, moved from there in July and did not keep any papers from school or anywhere else. His thinking was everything is fine, why keep it. Bondurant had not contacted him or myself saying May had not been paid. Now to quote *** ***, "There has been multiple statements sent in reference
to your account". They sent NOTHING regarding the May account being delinquent. They statements that we had been receving were after he had moved and it was the itemized list for cleaning, etc., AGAIN, we were NEVER told May was not paid. If we had been told at the time, he could have shown them the receipt, it could have been investigated while still fresh. I attached a document showing where on May 1st money was transferred to ***'s account to pay his rent ($390). Whenever *** had to pay cash for rent, I would always ask him did you pay your rent to ensure it was paid. It was my way of teaching him to pay his bills on time to keep his credit in good standing.

I am currently waiting to receive the itemized bill with specific charges, including pet fees and which dog was seen and when. As far as never implying I have been delinquent, then why did the first ever statement I received threaten legal action? That sure sounds like an implication to me. I will not be satisfied and close out this issue until I have the itemized bill as asked for. *** ***

Well, I guess the little bit of cleaning, wiping out cabinets, one window sill in the bedroom, a few cabinets and the couple of spots in the refrigerator, whatever that picture was with the tennis ball justified charging us $You mentioned our soaking the drip pans, yes, they were soaked and cleaned and did NOT need to be replacedYes the drip pans were soaked/cleaned, not needing replacement
I do know that when my other check went uncashed, I was definitely told it was placed into someone else's accountI was not hearing things on that phone conversation because I thought it odd someone else had the same rare last nameBut again, it was a matter of convenience for them at the time but now it's convenient to say no one else had the last name
No matter what, Bondurant is going to come back with something to justify why they charge tenantsMy son has heard from someone else who was also staying in the building with him and Bondurant excessively charged them as well

The resident on the lease was only charged $for cleaning and damagesThe amount of UNPAID rent for the month of May in the amount of $385.00 and was the reason for most of the deposit to be takenHad the rent been current the tenant would have received a refund of
$228.75.As I explained to the Guarantor of the lease the apartment needed to be cleaned to our requirements (listed requirements on the vacating checklist attached)Upon inspection of the apartment the residents had cleaned some items however, charges were incurred for cleaning items such as all cabinetry (inside or outside), some window sills were not even cleaned, around the base of the toilet was not cleaned, inside the freezer and fridge still had remaining food particles and small spills, there was no attempt to clean underneath of the appliancesAlso the resident had submitted a picture of someone with a rented steam cleaner(***), steam cleaning the carpetsThis is not acceptable and a receipt from a professional steam cleaning company is required by the leaseIf the tenants do not have this done Bondurant will steam clean the carpets and provide the tenants with a copy of the receipt.There are no adjustments being made to the balance due on this accountAnd the $legal fee is charged to the tenants after legal action if filed with the courtsI can assure you many bills and statements for this account weren't sent multiple times in an attempt to collect the debt prior to this occurringThe last statement sent had a day notice before legal action was due to begin clearly posted on itthe payment we have received from Mrs*** of $does not clear their account and this check will not be deposited unit the remaining balance is sent. A pet is subjectiveI the lease had specifically stated ONE then I would agree however, it does notBondurant should specifically state one pet in the lease not a petI've also not withheld rent and if the company has not received my rent (I see they have not cashed my check) then calling me or speaking to me in person when I went to the office today rather than through hereThere has been multiple mold issues not only around windows but in the bathroom as wellMaintenance even came to "assess" the issue recently and sprayed bleach (which damaged a few of my things) around the bathroom which still has mold.

As I stated I myself have sent statements in regards to the balance at the end of this lease (*** *** *** ***)I never stated anything was sent by me in May in regards to May rent not being paidHowever, standard practice of other office staff would be at a minimum a statement to have been sent showing an unpaid balance. I was simply pointing out several missed rent payments being the cause for your account to now be delinquentAnd also pointing out had the rent been paid on time, every month through the lease you would have in fact received a return of funds from your depositIf you would refer to the Vacating Checklist the requirements of the lease are for the drip pans to be replaced (cleaning and soaking is not necessary and would not be accepted) Again I appreciate the attempts at cleaning however, the cleaning needs to be all required areas specified on the Vacating ChecklistCleaning some areas of the apartment (tub etc.,) were just simply not up to standards. As you can tell by the photos there were issues with the cleaning you can tell an overall attempt was made to wipe things down but detailed cleaning was not doneEX: When you clean a refrigerator all racks, drawers and shelving need to be cleaned and free from food a debrisThis was not done in this apartmentAs you can tell from the attached photos there was absolutely no attempt to clean the cabinetry, window sills etc., If they had been charged by the vacating checklist per item the things that needed to be cleaned the charges would have been far higher rather than hiring a company to do a full cleaning of the apartment this lessened the charge to the tenantsIF there was a check placement issue on a previous account from when they rented in 2014-that would not involve the issue at handAnd as I've made clear to Mrs*** there is no other *** that rented from us last year (2015-2016) for any error in accounting to happenThe rent on her account was overlooked by her, there is no harm in that and things like this do happen and are occasionally overlookedIn pointing this out to her I was just trying to help her to understand the delinquency of her account and that she was not in fact charged an excessive amount for check out charges and that the majority of the balance due was coming from unpaid rentAnd If her son had made a cash payment from money she is saying she put in his account he would have been given a paper receipt, which he no longer has and still yet we would have a carbon copy of that receipt in a receipt book which there also is not record ofThis would only leave one to conclude there was no payment made for that months’ rent
