Questionable Real Estate Licenses
Past/present tenants should google Trinity Property Consultants and the Better Business Bureau to read reviews/complaints. FPA Multi Family, LLC owns Trinity Property Consultants and Red Tail Residential. All 3 mentioned have the same headquarters in Irvine, CA.

Red Tail Residential owns Arrive Wheaton, in Wheaton, MD. Their real estate license expired at the end of June, 2022 yet they continue to collect rent, evict and act like legit property owners.

Trinity Property Consultants
Trinity Property Consultants is still in business but they are telling tenants that Red Tail Residential bought Trinity out. The fact is that Red Tail Residential and Trinity Property Consultants are located at the same address in Irvine, CA.

The BBB claims that Trinity Property Consultants does not have a real estate license to operate in California.

In Yelp Trinity Property Consultants is claiming that they are Trinity Property Management - which is not true and an attempt at deflecting.

Recently, Trinity Property Consultants has a lawsuit against them saying that they have collected and used their employees fingerprints which goes against the privacy laws in Illinois.

I was having a really hard time logging into the systemI apologizeThere has been some water intrusion into this apartment homeIt is a grading issueThe exterior of the apartment is being addressed and completedThis only happened when we had the severe rain here in San AntonioAny water intrusions we always call in the extraction same day and it is completed same dayThese are pictures taken of the area before any interior work was completedThere were no impingements foundThe marks on the baseboards are scratches from the carpet padding being removed and re-installed after the extraction and the cement has driedAlthough there were no impingements found we did treat the area anyway with enzymes and replaced the area baseboardsThe other pictures of the completed work are pics 5- Please give me a call or send me an email with any further issuesThank you so much for your patience [redacted]

Hello Resident *** *** was informed in change of policy previously and within the legal amount of days required. The breakdown on events is below 10/03/- Going Paperless Flyer was sent to all residents both online and to their doors stating that any future
communication would be electronically excluding rent notices and legal documents, informed residents that the drop box would be removed. 10/31/- Dropbox was removed. 11/27/- Utilities and Rent Reminder Email property wide email was sent, included info on switching to AUM, includes a reminder of the 5:00pm deadline. 12/29/- *** *** received a reminder for rent being due which includes a reminder of the 5:00pm deadline. 02/02/- Rent reminder email sent, inclusive of 5:00pm deadline reminder. 02/03/- *** *** paid after the 5:00pm deadline at 5:07pm. You are able to reach out to Adams County as well to pull records stating that they are not on your record any longer to help you with your application processWhen we send any tenants to the attorney for non payment of rent it can reflect on your credit as well that an eviction was filed against the lease holderAs to why they are on your history they did say that a Credit Agency can pull records at any time and that we as a property or our Attorney’s do not report these. After discussing your move out from your prior apartment with the on-site team, there was $charged to your account for apartment cleaning and $for a power scrubbing/stain removal to the carpetIf you feel these charges are unjustified, there are photos available at the Management Office for your viewingPlease make arrangements with *** if you are interested in viewing the photos from the move out walk through
In regards to your ceiling, I will ensure there is a work order placed for the maintenance team to come back in to your apartment home to paintIt is not uncommon in cases of a leak for the ceiling to be open for a few days to allow the area to dry
Upon review of your January payment, I see that there was an underpayment of $as you describedUnfortunately if rent is not paid in full on the date it is considered late, all accounts are subject to an initial late fee and a daily late fee until these amounts are paid in fullPer Fair Housing, we must treat all residents the same and therefore all residents with an unpaid balance were charged the late fees as well
Please let us know if there is anything else we can do to assist you, and we look forward to a resolution with your electricity bills and your ceiling repairs

Below is the response. We apologize for any miscommunication regarding this incident. We understand how frustrating it may be when an incident occurs. We do have security cameras through out the property, however it was confirmed that there are not security cameras that show your
vehicle. I would recommend that you contact your renter’s insurance and automobile insurance regarding any damages. We are not liable or responsible for damages to your vehicle, the lease states that we do not insure you or your personal propertyThe lease also states that the owners are not responsible for any deductible or other amount incurred. The parking rules also clearly state that we are not responsible for damages

I am rejecting this response because:I have been hearing from the management in Melia Apartments since April, when the issue of flooding first occurred,  that the issue of the leak was being resolved. They told me they were talking with contractors to fix the grading issue and 3 months later, from [redacted] reply, I am hearing the exact same thing. Empty promises with no actual action taken in fixing my wall that leaks when it rains whether heavy or a light rain. Also, multiple times the water that leaked into my apartment and flooded my carpet sat there for a couple days because of the slow response time. This happened more often than same day cleanup like stated by managements response.  They have since cleaned the mold and the carpet pad which I appreciate, but the real issue is making sure rain does not leak in again and that has not been resolved. It is all fine and dandy now that it is not raining but as soon as it does things will just return back to the unlivable conditions of a wet damp apartment. so I will continue to have an issue and complaint until the grading issue is resolved and my wall is fixed so that it does not flood when it rains.  I have contacted the San Antonio Housing Authority and the Revdex.com after a dozen calls, and personal visits to the management office, with absolutely no response to the water damage that has made my apartment a health risk to me and perhaps to others living in our section of the complex.

I want to be refunded the ninety dollars I lost on app fee because of this mistake. I would have been moved already but because of this I've been stuck in limbo here and now I'm struggling to have enough money to move. If I have to stay here past my lease what are you going to charge me for a month to month rent. I think I should get some kind of discount.
