This letter is in response to the consumer complaint submitted by *** ***, complaint ID # *** received June 8th, Nation’s Lending Corporation (“NLC”) has spoken with the complainant in order to fully and promptly address the situationUpon receiving the complaint, NLC management
reached out to both the borrower and loan officer to obtain a complete understanding of the issue at handPer the complaint the borrower requested a refund of the appraisal charge that was paid to the appraisal management company and months of compensation for time spent providing documentation For various reasons, some loan applications can become more complicated and time consuming than others. This particular loan file had several issues, but NLC feels the loan officer worked diligently to resolve these issues in a timely manner and NLC does not feel at fault to compensate for the borrower’s time spent addressing these issues However, after reviewing the loan file notes, NLC management does feel that the complainant addressed concerns regarding his credit profile before the appraisal was orderedIn conclusion, out of goodwill for the miscommunication, Nations Lending will cover the cost of the appraisal fee that was ordered through the third party vendor. Our Goal at NLC is to provide a positive customer experience no matter the end result of a loan applicationWe take all customer complaints very seriously and work to resolve each issue both swiftly and efficiently

I have been advised by my lawyers to not speak to anyone who directly works for NLCDue to the fact that absolutely no one contacted us regarding the original closing date on MAY 2016; I am seeking repayment of the money I spent to get a special Power of Attorney and fly my wife home for the closingI repeatedly checked the date of the closing before we purchased the plane ticketAgain NOT ONE PERSON contacted us to let us know that NLC could not meet the deadline of the closingWhile my wife was home we spent time and money running around town to obtain Verification of Employment documents for this loanOne document we had to get twiceMrP*** rejected it because he said that we need to only prove years of work history and that the years of proof of work history was not acceptable(YES you read that right)So my wife had to drive to get the same document twice proving years of work history instead of In the end we come to find out that specific document was not even considered for my "loan"My wife drove around town a few days in a row getting these documents for no reason. Also on JUN 2016; I was promised and given a verbal guarantee by MrP***'s manager, Nick P***; that he would pay my closing cost if my mortgage payment in my (new) current loan was less than $1300.00/monthI explained to him that my new mortgage payment for my new loan was $1,134.00/monthHe said that is impossible and that there's no way that's trueAnd if it does prove to be true; he said he would personally pay my closing costs of my new, current loanI told him absolutely I will accept that verbal agreement and he agreed and even assured me of the agreement citing that the phone call was being recordedI said that's great I am going to hold you to your word and I would also like that agreement in writingHe assured me that he would email me the agreement and put it in writingI asked him if he needed my email address and he said no he already had it on fileI am still awaiting his written agreement and I absolutely plan to hold him to his wordIf I have to take MrP*** and NLC to court then so be it; I am prepared to do soRight before I got off the phone with MrP*** he assured me that no one from NLC would be talking to me again without a lawyer presentNo lie several minutes after I get off the phone with him; I get contacted by one of MrP*** employees and he wants to know what the deal is and what we just spoke aboutThis ONCE AGAIN goes to show the lack of respect MrP*** and the employees of NLC have for my privacyThey repeatedly continue to violate my privacy and the privacy of our conversationsIt simply does not matter to them and they feel that they can get away with consistently treating a customer like this. I want my money for my closing costs and the money for the plane ticket, mileage and fuel used while running around town trying to obtain documents they knew they didn't need

Privacy of all consumers is of the highest importance at NLC, hence not responding to the original complaint not filed by the consumer herselfNLC has also opened an internal review of the consumer stating they received closing documents not pertaining to their loanNLC management has contacted the consumer and discussed the conclusion of their concerns.

The loan file was reviewed and the loan officer and consumer were contacted to obtain a better understanding of the concerns.As indicated in the complaint, the consumer had a discussion with the loan officer requesting NLC send a Notary to their home to provide and sign the initial loan disclosures. During the loan process, there were concerns of how the property was titled and NLC was unable to verify that until the preliminary title and appraisal were received. The consumers concern stems from a miscommunication regarding the property ownership. Due to the circumstance, out of goodwill for the consumer, NLC has decided to reimburse them for the third-party appraisal fee. complaint submitted by the consumer on 11/20/17. Nations Lending Corporation (“NLC”) received the complaint on 1/3/and a member of the management team immediately began researching the consumers concerns. When contacting the consumer regarding the concerns, she stated that this matter was handled promptly, prior to NLC receiving the filed complaint. The borrower mistakenly believed that the Personal Mortgage Advisor (“PMA”) chose the appraisal company to appraise her property. At NLC, all conventional appraisal orders are submitted through an approved third-party Appraisal Management Company (“AMC”). The AMC works with a list of approved Appraisers and selects an Appraiser qualified to complete the appraisal report. The fee associated with the appraisal is based on many variables, including property location, property type, etc. When the consumer began the loan process with NLC, the PMA provided her with initial documentation quoting $for the completion of an appraisal report, considering many of those same variables. As it turned out, the cost provided by the AMC was only $600. Following the completion of the property inspection, the Appraiser noted the consumer did not own the land. As a result, the consumer did not meet the required conventional guidelines for a manufactured home to proceed with the loan. NLC does not instruct any consumer not to make their obligatory monthly mortgage payment to their current lender during the loan process. NLC takes pride in providing excellent customer service and a positive consumer experience. When the Branch Manager got involved and discussed the circumstances with the consumer, he realized a question could have been asked at the time of application that would have prevented the appraisal all together. For that reason and in good will, he promptly refunded the cost of the appraisal to the consumer. A member of NLC management team followed up with the consumer and she is thoroughly satisfied that this concern was resolved prior to NLC receiving her filed complaint

After speaking with the complainant and reviewing his concerns
related to the transaction, it was determined there was a breakdown in
communication. As soon as the
underwriter conditioned for the Sherriff’s deed, the deed should have been
requested from the borrower and reviewed immediately. Had the deed been reviewed immediately by NLC
staff, the borrower would have been informed he did not qualify for the
loan. Thus, the borrower would not have
been out his $in earnest money
After careful consideration and review, NLC has decided to
refund the borrower the requested amount of $he spent on his earnest money
deposit.
At Nations Lending Corporation, we strive to provide a
superior customer service experience and we apologize that this potential borrower
did not receive an experience that meets our high standards
