Mr [redacted] , I understand your frustration however, the current manager of the property, Jessica, was the manager at the time you moved outThe only information we have to go by is the Final Account Statement that reflects her documentation of the condition your apartment was in at the time you turned in your keysWe do recommend that if you feel this is not correct, you should most certainly discuss this with herI unfortunately was not the person to walk your apartment to as the condition at the time of move out

Dear [redacted] , First I want to start out by introducing myself, my name is [redacted] and I am your new community managerThank you for your letter alerting us to the problem you have been having with our property [redacted] Apartments and staffI am sorry you have been subjected to such a frustrating series of eventsWe pride ourselves on responding to customers' concerns very quickly, so what you have experienced is not the norm nor the image we are working hard to changeI have spoken with our area managers and I have been instructed to give you a full month’s rent for January for your inconvenience [redacted] each time [redacted] or [redacted] have attempted to go into your apartment to do the heater repairs they have communicated to me that some of the issues have been a combination of your dogs not being put up for [redacted] or [redacted] to go into apartmentYou spoke with [redacted] my assistant manager this past week and she was trying to communicate to you that our maintenance techs get off 5:30pm and possibility needed more day time hoursSome of the other issues were [redacted] repaired your heater and apparently after a day or so it stopped working againAfter I was made of aware of the repeated issues I called for another maintenance supervisor on December 14th for a second pair of eyes to help [redacted] get your heater repairedAs of December 15th I have not heard any more complaints from you As far as the list of items you needed repairs since you moved in, per your Inventory Move In Checklist I didn’t see anything documented on your inventory listIf you would give me a list of items that need repairs please feel free to do so I’ll make sure they get taken care of As far as the sewer at first it did smell horrible but [redacted] and I purchased some sewer fighting chemicals that kills for any bacteria and smell [redacted] and I also purchased the temporary pump on November 16, at 11:04am and [redacted] installed it as temporary fixWe are currently waiting to hear back on one more contractor proposals for the repairs or replacement of the sump pumpsSometimes these contractors can take up to a month long or longer to get our proposal ready and to our area managers Also please see attachments: Inventory MoChecklist and Open work orders We wish you and yours an enjoyable holiday season! Mr***, On Wednesday , June 15, you came in to the office very upset and pushed your way passed the front desk person in to my office in the back You were very upset and and saying we were dishonestWe asked you why you thought we were being dishonest You stated that the pool was not opened as you were told back in March As per the City, communities must pass an inspection before the use of the pool Due to new codes and all the rain we were not able to open the pool as planned We are not in beach of contract The pool is an amenity that is offered We do apologize for any inconvenience this may have caused We do want you and all to enjoy the poolI asked you to leave the office after disrupting the office and refused to lower your voice due to prospects in the officeWe did call the police after you refused to leave You stated that you would wait for them Then you yelled out that you would call them also The police did come out and spoke to you, office staff and the prospects that were in the office The police did tell you not to come back in the office disrupting business As far as your lease , it states that you must give a days written notice You are responsible for the remaining of the lease There is a reletting fee of 85% of your contract rent amount for termination of the lease Again, We apologize for any inconvenience this may have caused Please be assured that we are here to help Sincerely, [redacted] Villas De Serenada [redacted] Euless, Texas [redacted]

October 5, 2016 Dear Mr. [redacted] , I have received your concerns and... offer the following response to the issues that you have raised: The chart below represents the information provided from the CPS Energy bills for your apartment. Billing Period Days in Cycle Amount Daily Rate 6/4-7/6 33 $289.67 $8.67 7/7-8/3 28 $263.11 $9.27 8/4-9/6 34 $290.43 $8.44 According to our records the following measures were taken to address your service requests regarding your HVAC: The air filter was changed and freon was added. A wire was found to be disconnected on 8/10 and was replaced. After additional service requests for the AC were received, a new unit was ordered for your apartment. Upon inspection of the new unit purchased from [redacted] , the unit was damaged and could not be installed. At this point maintenance provided a portable AC unit for your use. The new unit arrived and was installed two days later on 8/18. Shortly after installation the unit was found to be frozen which typically happens when the interior temperature is set below manufacturers recommended settings which causes the freon to freeze on the exterior unit. At that time the unit needed to thaw out in order to perform any other service. The interior coil and blower motor were replaced on 8/19. The interior temperature was tested from the point of entry at the vent and the meter registered 53 degrees. The CPS bills listed above track within the limits for the season for the type of unit that you reside in. It would be helpful for comparison to view the bills for the same period in 2015 so that we can review and adjust for rate increases imposed by CPS and determine a true variable. Can you provide to assist in this review for consideration? It is not typical that we would purchase a window unit from a resident as we have portable units on hand. The manager was not aware that this was needed for your apartment as the temp readings were normal when tested at each service request. Did you try to return the window unit within the Return Policy stated on the receipt of 9/30/16? Please advise if you can provide the CPS bills from the prior year in order for me to review. I am rejecting this response because: I have emailed the owner and got no response I still can’t use my air conditioning unit cause of the smell that comes through the ventsI called the office several times about putting a window air conditioning in but the landlord told me they don’t have petti cash to buy one so I guess that means I have to pay rent here and be hit all summerThey don’t respond to any issues I called about the maintenance guy won’t come to do any thing that is asked of him and the landlord won’t follow up on any calls I am not excepting what is being said until I see some results and so far I have not

This company employs the most unprofessional people I have ever dealt with in my entire lifeI lived in dalewood townhomes for over a year and would've resigned my lease because I liked the property, however the management company was so terrible, that I couldn't stand to be with them another minuteThere was a rat infestation in my unit I contacted Carol stone, the manager constantly and it took her over a month to get pest control over there By that time, I had huge rats running around my unit destroying my property, not to mention I had a one year old and was pregnant Very unsafe and unhygienicA few of the other units had issues with rats as well so I know she had known about the problem for months before I ever even contacted herI had finally had enough of the run around from her and put in my notice to vacateEven with the rats, she told me that she would not approve my moving before the days were up and informed me that it was my responsibility to find a replacement tenant if I wanted to moveFinally, her boss, Lindsay gave me permission to move before daysOnce I was moved out and ready to do my walk through, the new manager, Omar R*** was to do the walk through with meSo the day we had scheduled, I loaded up my one year old and headed over to the property to meet himHe assured me that his assistant would meet me there, but lo and behold, he never showed up and Omar was not answering my calls or textsI was left waiting there for over two hours with a cranky baby and no explanationFinally I leftThe next day, Omar set up a new appointment to do the walk throughWhen I went for the second attempt, he was over an hour lateHe walked in, very relaxed, offered no apology for being late, took one look around and said "ok, everything looks good" I waited days for that? He then told me to text Lindsay and tell her the walk through went good (isn't that his job?)She responded to my text by telling me to contact Omar and not to contact her on her personal phoneMind you, she is the one who gave me her personal numberOmar said he would be in contact via email with the final move out cost that dayOf course I never recieved an email from him so he made me drive all the way to the other side of town to come to the officeONCE AGAIN, he was very late and again I'm left waiting with my child in a sketchy part of townWhen he finally decided to show up, we went over the costs and he submitted for my deposit refund and told me the check would be mailed and I would have it within two weeksTwo months later, I have still not recieved my check, which would've been really nice since I wasn't planning on moving in the first place and had to come up with thousands of dollars in order to secure a new place to live and the holidays are upon usI have been trying to get into contact with him for weeks nowHe responded to one of my emails asking my new forwarding address, which I gave him the day I came to the office to go over final costsI have since not been responded to and am flat out being ignored by him and his officeI would advise anyone thinking about renting a property managed by United Apartment Group to steer clear, they're nothing but a headache and employ completely incompetent people to run their multiple properties

I have been living at Dalewood town homes for almost months now and I love itI herd about Dalewood through an aptlocator and as soon as I was given a tour I was soldIt wasn't til after I had signed my leased that I read the reviews and I was so nervous! These reviews are terribleHowever, I have nothing bad to say about DalewoodI absolutely love my townhome, neighborhood and neighborsI would buy my townhome if it was an optionThey are super spacious, have a fireplace, big rooms, back yard and garageThe town home itself on the inside is super cute and updated! Apparently, Dalewood and the manor apartments are ran by the same company and some of these reviews are meant for the manorAlso, Since I moved in there is new managementOmar is the new manager and he is greatDoing great things for these two propertiesHe is always very nice and professional when I have dealt with him and is always quick to fix any issues I have had(Which is a first for me from any other aptI have lived at)The maintenance team is also great! Especially JuanVery nice, courteous, and quick to resolve any issuesThere may have been issues that weren't fixed on time in the past, but with this new team I have had nothing but a great experience so far living at Dalewood

Interesting that after I also filled a police report the pool was oppened the next day. Nobody answer their coorporate number, the police never advise me to not come to the office but to call them since you work for the teenants and you cant curse and yell at your customers when they have questions, the police told me to call them whenever I wanted to go back to the office if I have any question, I have the report paper work, I called them as well if you did not see two cars outside.Since the pool is now open we dont have an issue, I just font wanna pay gor a pool full of whate that you can't use it

I am rejecting this response because:The application online doesn't not require an application deposit only the application fee and administrative fee I informed the apartment manager that I was uncertain if I had a eviction showing up on my credit and was told that my application deposit would be returned Also, the paragraphs the manager is referring to, she is quoting incorrectly It states if you falsify something on the application (which I did not knowingly do) that all fees associated with processing your application may be forfeited That is the application and administrative fee I did my application online after giving the monies to the apartment manager at *** *** The apartments have consistently lied to me for weeks about a refund of dollars being sent to me, which the manager stated my application fee was being refunded; my application deposit is what I am entitled It's no wonder this company has over complaints with the Revdex.com and such a poor rating They do not practice honesty or integrity and they certainly are not going to do the right thing ever They constantly give the run around, put it off on corporate, (who by the way won't respond or assist you) and back pedal out of what they are legally obligated to do The online application again, does not mention application deposit at at, and what it states about a security deposit is that it may be required after all parties have signed the lease etc Well that never happened, I did my application online at the managers prompt, even though I paid my money directly to the apartment and not on the web site If I had done everything online, I would not be out $dollars for a "application" deposit because you are only required to pay the application fee and administrative fee of $each to proceed with the processing of your application I may not be the smartest man alive, but I know when a company is engaging in something illegal and resting on the fact that they are a big corporation with money and most people though being treated wrongly or being scammed out of money with eventually just give up out of frustration or not have the means to take this company to small claims court to recover their loss Well I refuse to go away, I refuse to let this company illegally take money they are required by law to return to me I read the online application fully and consulted an attorney to review it Of course if I pay the attorney, I was promised that the apartments would be sued immediately because what they are doing is illegal Of course I don't have the money to retain the attorney at this time, but I will get the money if necessary If it is the only way for this company to practice fair and legally with individuals then so be it I am tired of this company continually lying and giving me the run around I am on SSI so money is tight, so they are not only stealing from me, but my minor son as well And what is worse, they don't care that they steal people's money, lie to individuals, and have the art of "passing the blame on to their supervisor or corporate" down to a science Corporate blames the apartment complex, the complex blames corporate While all the while, the individual is just getting the run around, not getting any answers or their money back, and growing disillusioned that they will ever get the situation resolved This is what the company bets on, the more they five you the run around the more discouraged you becomeWith this, the company assumes one will give up the cause, but I will not And I will expose this company as the crooks they have proven to be if my money is not returned to me I will post on every review site I can I will tell friends of their business practices--have my friends tell friends and so on, I will even save the money to sue the *** if it comes down to it Before I get discouraged and forget it, I will speak out until they return my money that they took by lying and refuse to give back quoting some legal jargon they want a person to buy Well not being the smartest man on earth is exactly why I had a smart, educated, attorney review the online application; so I would know if I was in the right or if the apartments were going to be able to swindle me out of my money by using some legal jargon NOPE If they keep my application deposit, it is illegal--so only the return of my application deposit will resolve this issue with me
