I have attached the move out summary of charges that were applied to the [redacted] security deposit. I have also attached the move in and move out inspections. These will show that the [redacted] were not charged for any damages that existed prior to them taking possession of the home.

all, United Metro Properties, Inc. is an agent of the property owner. When a tenant vacates the home, we notify the home owner and send them both inspections. The home owner then directs us as to what needs to be repaired, and if the tenant's deposit should be charged or not. We then process any charges, if applicable, and send the balance of the deposit to the tenant. United Metro Properties, Inc. does NOT make these decisions, we simply follow the instructions of the home owner.
I do feel for [redacted] as I can't imagine how difficult it must be to not be able to help when moving. However, at the time of the move out inspection, the tenant is turning possession of the home over to our company. Therefore, any and all repairs are required to be completed at that time. The tenant has no legal right to the home thereafter, which is why everything should be done prior to the inspection.
The fact is that the [redacted] received $636.23 of their $995 security deposit back. The move out summary clearly states that if they dispute any of the charges, all they had to do was submit something in writing advising us of said disputes. Then I could have contacted the homeowner to see if they would be willing to refund any of the charges. That obviously didn't happen here as the [redacted] feel reaching out to the Revdex.com is a better option.

I called two weeks ahead of time to gain access to a property. My husband & I were THRILLED with the appearance of the house & had our hearts set on it. We immediately contacted United Metro and put in an application.

I was told I would hear back within the next 2-3 days. 4 days later, I had to call them to check on the status. I was told that our application had been accepted (great - thanks for letting me know). Anyway, I was satisfied that I had gotten some information.

4 days prior to move-in date:

I asked what the next step was and GLENN SCHNEIDER told me that the owners might be installing a microwave (awesome - things are getting better).

3 days prior to our move-in date, I was sent the lease. It had multiple errors and when I called to explain them, Glenn became very condescending & rude. I shook it off & kindly let him know that I would be happy to sign the lease when the errors were corrected & I had a decision on whether or not a microwave would be installed. (Is that so bad?)

2 days prior to move-in date:

I called (because I hadn't heard back) to check on the status of the microwave for I wanted to move in as much as he wanted me to! He responded telling me that he would have to ask the following day for maintenance had already left for the day. Cutting it close...but okay...

1 day prior to move-in date:

I was sent the lease again and asked to sign over email, but STILL had not heard back from Glenn. I called to ask the status & he did not return my call.

I had been on top of everything that he needed from me from the get-go and his lack of communication ultimately pushed me away. I found a larger, cheaper, better house with a much more friendly and cooperative managing company. I called to let Glenn know that I was pursuing another property due to the lack of communication and apologized that we couldn't make things work. I then received a TEXT stating that a brand new microwave had been installed and he was glad that he didn't have to "deal with" me anymore. He also told me to "learn some manners!"

EXCUSE ME?!?!

A real estate agent, with a supposedly professional company, did THIS? I was appalled! I AM appalled.

I truly hope no other prospect tenants or buyers have to deal with the level of unprofessionalism that this company, specifically this agent, exhibited.

LOOK ELSEWHERE for another agency to handle your lease and buying needs.

Review: I have not received my security deposit from United Metro Properties Inc. in a timely manner. I wasn't allowed to accompany management on their walk thru move-out inspection. Management claimed issue's with areas which they were responsible for. These same areas were documented on the move-in inspection and management never corrected the problems. I had a refundable deposit of $944.00. I later received a revised move-out summary which claimed that my total was $1,370.71,which left me with a balance of $426.71 owed.Upon questioning this bill I was told there would be an elimination of charges, due to the fact that I had lived in the house for three years, and damages were due to normal wear and tear. The house was in better condition when I left it, than it was when I moved into it. I passed all inspections on my part through Section Eight, who inspected the property yearly. My rent was never late and the house was left in good condition. Now I have been contacted by a law firm in regards to this matter.Desired Settlement: I would like to have my refundable deposit $944.16 returned.

This company is the most unorganized, unprofessional and most dishonest company I have ever rented from. Renters beware to read the very fine print on all lease agreements! Not only do they charge you a fee if something in/on the property should break on its own but they also take away all of your rights to legally dispute any rental matters. We had to break our lease due to employment relocation, if you can avoid this at all cost please do, as soon as we gave notice to vacate we were hit with a sea of fees!! 700$ re-leasing fee, remainder of monthly rents due till lease agreement end. We were also informed that after we vacated and turned in our keys now relinquishing all rights and access to said property we were responsible for landscaping costs, water, and utilities until the property was re-rented. We complied with the outrageous demands because we did sign the lease agreement and wanted to end the agreement peacefully. We've attempted 13 times since the lease break day to speak with someone either in person or on the phone, the person we're told to speak with is never in the office. We get transferred to his extension to leave countless voicemails only to receive emails responses. We were told to have the carpets cleaned and the home back to its original rented state to which we complied and took pictures to cover us financially. We were told 14 days after move out we would receive our "disposition" letter, summary of move out and costs of possible repairs, we moved out January 1st and just received our letter today 2/2. We've called weekly to check the status of the property being rented to new tenants we were lied to over and over by this mysterious man who never seems to be in the office only to just 3 days ago catching a secretary off guard to their lies and her explaining the property had been re-rented for weeks!! Today we received our summary and not only did they collect double rent for half a month but they're taking our full deposit and charging us an extra 200 on top of it!! Claims made the house was in such bad conditions to which we contest and have pictures and receipts proving cleaning and repairs! But again we signed away all of our rights, so if I can save anyone else the financial hardship and stress. I hope this finds you well.

We have been extremely happy with the management and maintenance of our rental property by United Metro Properties since 2007.
Over these years, we have been faced with changing tenents, difficult maintenance issues and cleanup/maintenance requirements to re-rent the property. In ALL cases, we could not ask for better support from the management and maintenance team at United Metro Properties.
They have always kept us informed of any issues affecting that could affect the renter and are quick to ensure that the issues are resolved. As a result, we have have LONG time renters of our property.
We have complete confidence in United Metro and recommend them highly because of their unrelenting efforts to provide the best possible service to both the oweners and the renters. [redacted]

Review: SUBMITTED 09/01/2014AFTER LIVING IN A RENTAL FOR 2 YEARS, AND DOING REPAIRES AND PAINTING SOME OF THE BEDROOMS WITH THE CONSENT OF [redacted] AT MY EXPENSE AND REPARING CRACKS IN THE GARAGE ALSO PAINTING IT AT MY EXPENSE, I WAS DENIED MY FULL REFUND OF $1000.00. I REALIZE THAT SOME OF THE FINDINGS WERE MY RESPONSIBILITY BUT NOT TO THE EXTREME THAT UNITED CLAIMS. AT THE TIME OF MOVING I WAS ADMITTED TO A LOCAL HOSPITAL FOR EMERGENCY SURGERY AND I RELIED ON MY TWO SON IN LAWS TO MOVE ME AND MY WIFE. MY DAUGHTERS DID THE BEST THEY COULD TO LEAVE THE HOUSE IN GOOD CONDITION. I WAS NOT GIVEN THE CHANCE TO DO ANY REPAIRES MYSELF OF HIRE SOMEONE TO DO IT FOR ME AT A MUCH LOWER PRICE SO AT THIS TIME I FEEL THAT SOME OF THE MINOR DAMAGE WAS DUE TO NORMAL WEAR AND TEAR AFTER THE TWO FULL YEARS OF LIVING THERE. please make sure you do a background check on this property management company before you pay them a $35 application fee to do a background check on you. I submitted my application and my $35 application fee for myself and my roommate only to find a week later they still have not got in contact with me regarding the application if ithad been approved or not. despite several phone calls with no answer or return phone calls back to me I decided to pay the office a visit for them to tell me they were still working on the application. I submitted everything the requested paycheck stubs rental information for my current landlord which I have been at for 5 years and four days later they still don't have an answer, come on guys get with the program. I confirmed with my current landlord they verified my rent 4 days ago. do not waste your money with this company as they will not return your phone calls or communicate with you anything that you are requesting. when you call the number they provide it usually goes to voicemail or some girl answered it and says its not her phone but she answers it for the guy who owns the phone comment just seems like a real shady company. I just cancelled my application today what a waste of $70. if these companies have a right to charge you to do a background check you should have the right to charge them to do your own background check on them. if you want the runaround and want to play their games I suggest you applying with them if not I highly suggest you look elsewhere. when I cancelled my application today they didn't even ask why or apologize for there lack of communication and professionalism nor did they admit to any fault of their own which seems to be a real problem with this company if you look at all the other reviews.

United Metro properties SUCK!!! They are only interested in renting their properties out and once they have you locked into a lease they refuse to help in anyway. No one answers their phones, It is hard to get anyone to come out for landscaping purposes. The HOA is threateneing adverse action against us due to the incompetence of the management company

my experience with united metro properties was VERY bad. They are not an honest company to deal with. I was told when I rented a house from them that the things that I noticed in my walk thru were "NOT AN ISSUE" as it turns out the things that were "NOT AN ISSUE" ended up costing me 600 dollars from my deposit . I left the house cleaner than when I moved in, the yard in better shape than when I moved in,and I left NEW air filters for them too!!! and I was still charged for all that stuff..?? My outlook is this " WATCH OUT FOR UNITED METRO PROPERTIES " cause they WILL take advantage of you

We rented a home in Peoria in 2011. At the time, the agent who handled the rental of the home was with Realty Executives. She moved her association to UMP and it has been down hill from there. RUDE staff members, an unattentive broker, [redacted], a Homeowner who lives in another city who could care less about keeping the property up to par and not falling apart. UMP had one of their "contracted" people come out to do some repairs and he actually repaired carpet with a stapler and lost grout with glue. Nothing is done in a timely manner - we're moving. But I know we won't get our deposits back without fight even though we spent weeks cleaning the home when we moved in and have spent thousands of dollars in our own resources to grow and maintain a lawn. These folks need to close their doors. After they send me back my deposits.

We originally submitted commentary on UMP last year and, true to form, UMP attempted to assuage itself of any responsibility for the property or to hold the owner to his responsibility for maintaining the property. We knew then that we would have to fight to get our deposits back and fight we did. When we scheduled the walk-through of the property we SPECIFICALLY pointed out that the walk through had been done before move in and asked UMP to use the checklist created at Move In as there were a number of issues that were present in the home when we moved in. (Because the owner didn't want to invest any money in the property). They didn't and wanted to make us responsible for issues we had not created. We had to fight to get deposits returned. Of course, when we called UMP on the issue we got red tape bureaucracy akin to that Veterans are getting from the VA (oh, you have to call this person and fax this and send that and wait for this). Oy! The matter was resolved but it should NEVER have occurred and would not have occurred if these people had half a clue about customer service. Our vindication? After we moved out, the house was put up for rent and when no one would rent it they tried to sell it. It FINALLY sold but the new owners are replacing EVERYTHING. UMP needs to close its doors.

After searching for a new apartment for two weeks, the team at United Metro found me exactly what I was looking for at a great price and got me qualified to sign the lease in less than 24 hours.

DO NOT RENT ANY PROPERTY THROUGH THIS COMPANY!!! My husband and myself rented a house through United Metro Properties and it was the worse mistake of our lives. At first everything was good, but then or daughter started having really bad coughing spells whenever we were in the house. I started taking her to a asthma specialty and the doctor informed us to make sure there was no mold inside the house. We ended up finding black mold in the downstairs bathroom, the laundry room, and the garage. We notified United Metro Properties and all they did was send the maintenance man "Jesse" to the house and they just painted over the mold. After they painted over the mold the wall started caving in from water damage and mushrooms started growing out of the walls, during this time my daughter continued to have respiratory issues. Then after my husband and I didn't almost $700 too have a mold inspector cone out because United Metro's did nothing we received a mold report in which we emailed it to Kandi and Wyatt did thado this time...they sent another maintenance man ( not a person licensed in mold remediation) to "fix" the problem in which he made it worse by putting a freaking fan in the mold and releasing mold spores into the air. Later that day I had to rush my daughter to the doctor to get a steroid taper because she had an allergic reaction and asthma attack grin three mold spores. The doctor advised us to remove ourselves from the situation and that is what we did. We offside pure rent for the following month and left. When United Metros found out that we had moved and we told them it was because of the mold they started being rude and hateful people and making it hard for us to get our deposit which totalled $1,100. Today ( July 27, 2015) we received or move out inspection stating not only will we not be getting back any of that deposit, but we owe them $138 more dollars. Now I know that one off the employees there will read this and try to blame everything on my husband and myself but my husband and I are both military veterans as we have lived in many homes and NEVER had any problems like this and we ALWAYS got our deposits back. I have read reviews of this "business" and they are all bad, I wish I would have done my research before we signed on the dotted line because these people are horrible. I will attach all the pictures I have of the mold so you all can see what my family was going through and how little this company cared

I was interested in a few of the property listings with United Metro, I contacted [redacted]. The first question I had was the price & pet policy since I have two large dogs. [redacted] was so rude and unprofessional with me. After informing him of how he was coming across he continued to be extremely rude and insulting to me as a customer. Telling me I need to learn to use common sense and not waste his time. I was flabbergasted by this treatment. Horrible! Horrible! Would NEVER use this company for anything!

We rented from United Metro and had to break our lease before our contract expired our experience w/ them was extremely good. My spouse became disabled and lost his job. The team was understanding and we also received our deposit. I also had expressed to management that I wanted a security door placed and that was approved but because our financial issues we did not stay long and I canceled the security door but they were more than willing to accommodate my request. I would most definitely rent from them again and I have also recommended them to family and friends. [redacted] was the one who gave us a tour of the property and eventually handed us the keys to our townhome I must say he was very kind and had a great sense of humor he assured us that everything would work out.

I have had United Metro Properties manage my rental home for several years now, I have always had a good experience dealing with them. This month my tenants moved out, and within a two week period new tenants were moving in. United Metro Properties did an excellent job getting the house ready for the new tenants in a very short time frame. Well done and Thank you .. [redacted]
