We are sorry for any dissatisfaction that *** *** feels from her transaction with United Mortgage. We always strive to meet all of our borrower’s expectations However, in this particular circumstance, we feel we have acted properly. As previously outlined, *** *** was informed at the closing and in fact signed a valid notarized Hold Harmless Affidavit which specifically outlines that neither United Mortgage Corp., the settlement agent or the title company will pay the July taxes

Upon receipt of complaint, consumer was contacted (and messages left) on several occasions via email and phone call. Consumer did not respond. United Mortgage Corp strives to provide exemplary service to all of its clients

Consumer was contacted again in hopes of resolving complaint satisfactorily.  Awaiting response from consumer.

I have reviewed the response made by the business in reference to complaint ID# [redacted], and have determined that my complaint has NOT been resolved because: Not being satisfied is an understatement. This document produced with my signature and my son's without my daughters is obvious a forged copy. We were all signing most of the documents so  her signature should be included. Without her knowledge and permission it should be knoll and void. I reviewed with my son and daughter and no such form comes to mind. An explanation of what we were signing should of been mentioned don't you think if we were too pay over $3800 after we closed. We were promised no closing cost. Their practice of slipping unauthorized documents at the closing is frighting and unethical.  When I closed with my previous mortgage, every paper I signed was explained, with United Mortgage no such explanation took place in fact the notary was in/out in 30 minutes.When I first contact United Mortgage after the City of Yonkers notified me of my unpaid taxes sometime in September, I spoke to Luis, my loan officer with United,  who stated nothing about this form I signed at the closing. Should he have known right away? I called him everyday for a week but was told he was looking into it. But it wasn't until I made a complaint to your office I got a response from United. They cooked up this up form I believe as a way of getting out of their responsibilities. But lets just say the form is legit, I never would of signed it if I knew I was responsible for taxes and they knew it. Their practice of slipping new forms in at the last minute is so inappropriate. I spoke to the loan officer and others throughout the course of this loan process, and the cost of paying my July taxes was NEVER mentioned. This company should not only be responsible to pay for them but should be on notice for their misconduct. Shame on them.

[redacted] was informed at the closing and in fact signed a Hold Harmless Affidavit which specifically outlines that neither United Mortgage Corp., the settlement agent or the title company will pay the July  taxes.  A copy of the affidavit is attached.

Disclosures were sent to consumer in error.  After United was notified of this error, the file was withdrawn from our system.     As with all consumer documentation, [redacted] and [redacted]’s personal documentation has been safeguarded according to all state and...

The form or affidavit was never signed by us at the closing, its forged and was never part of my original documents. Had it been told to me I would need to pay taxes in the amount of $3800.00, this refi would of never went through. They claim they had us sign an affidavit and this was explained to us, well they weren't at my closing and plus my dtr. signuture would of been on the form as well, she is on the deed and was signing forms at the closing if this were legit.  They hadn't responded to my complaints until I wrote to you, and they cooked up this form and forged it. Again, there should be 3 signatures on the form as well. They had a obligation to pay these taxes and were negligent and were well aware the taxes needed to paid and tried to pin the cost on me when I as the consumer has never paid the taxers, my mortgage company always had.

United Mortgage received valid authorization to run consumer's credit.  Credit report was run with a permissible purpose and with the express permission, representation and authorization of Charles Reid (spouse).

[redacted] spoke with a United Mortgage loan officer regarding the possibility of refinancing his mortgage.  [redacted]'s credit was run as part of this process.  Shortly thereafter, [redacted] informed United that he was working with another lender and was not interested in moving...

forward.Concerning [redacted]'s personal information, please be advised that United Mortgage Corp. takes the protection of consumers personal information very seriously and complies with all federal and state laws and regulations in safeguarding any personal information that is obtained.[redacted] has also requested to not be contacted by United for marketing purposes going forward.  United has removed [redacted]'s name from any current specific marketing campaigns.[redacted] was contacted by United's in-house counsel and advised of the above personally.

OVER THE YEARS I HAVE HAD EXPERIENCES WITH MANY DIFFERENT MORTGAGE COMPANIES: FINANCING AND REFINANCING. MANY COS DISAPPOINTED ME AND AS WELL FRUSTRATED ME WITH THE PROCESS OF OBTAINING LOANS. BUT UNITED MORTGAGE CORP SURPRISED ME WITH THEIR UTMOST PROFESSIONALISM, AND THE PROMISES WHICH THEY FULFILLED. EVERY SINGLE OBSTACLES AND ISSUES THEY RESOLVED. I AM TRULY INDEBTED TO UNITED MORTGAGE CORP, ESPECIALLY TO [redacted] WHO WAS SO HELPFUL FROM THE VERY BEGINNING TO THE END.

Review: I was contacted by Mike O'[redacted], who works for United Mortgage weeks ago in regards to refinancing my home. Part of his sales pitch was that part of what makes dealing with United Mortgage so great was that unlike other banks they pay you back the amount you spend on the appraisal. All throughout the process he reassured me (via email and phone) that once we finish our refinance that United Mortgage will send me the $450 for the appraisal. During our closing on September [redacted] I noticed that they deducted $263 from my cash out. Mike explained to me that if such account was closed that he will verify this and reassured me that he will take fore of it. On September [redacted] he confirmed that the check was sent out for the amount of $713.00. A few days passed and I emailed him to see if the checks were sent out to my address and he replied to "CONFIRM" that the checks were both sent out. The last email I received from him was on September [redacted], ever since then I have tried contacting him through email and phone and now he doesn't answer. I have left messages with the secretary and he has yet to respond to them, even though she confirmed that he is in the office. I have tried calling his Supervisor Frank P[redacted] and no answer. I called the department that handles the disbursements and they don't have anything for me or has any knowledge of any checks that should be sent out to me. I would like for United Mortgage to full fill their promises to me. Mike O'[redacted] told me numerous times that "unlike other banks, they cover the costs of the appraisal and they give them back once the refinance is done", that for legal reasons they can't add them on the cash out. I have many emails as proof of this conversation and his reassurances.Desired Settlement: I would like for United Mortgage to full fill their promises to me. I want the $450 for the appraisal that I paid and the $263.00 [redacted] charges that were taken from my Refinance cash out as well since this account was closed many years ago during a Bankruptcy.

Review: Between May [redacted] and May [redacted], [redacted] (co-borrower) and [redacted] received paperwork meant to formalize a commitment on a home mortgage loan for a purchase property. At no point had [redacted] and [redacted] contacted United Mortgage Corporation to initialize a commitment.

The reason for creating this paperwork was due to an employee, [redacted], who took the private information of [redacted] and [redacted] from [redacted] (a company which had the permission and authorization to deliver a commitment on a purchase property since March 2015).

United Mortgage Corporation, along with [redacted] and a current employee of United by name of [redacted], created commitment agreement using the social security number, bank account information, loan account information, and ran the credit scores without verbal or written consent.Desired Settlement: [redacted] and [redacted] would like credit monitoring services paid by United Mortgage Corporation due to the fact personal, private information, like bank accounts and social security numbers, are now unsafe and possibly could be used by others due to this event.

Review: UNITED MORTGAGE STARTED A REFINANCE WITH US ON NOV [redacted] 2013, AFTER GOING THRU 3 EMPLOYEES AND TWO APPRAISALS, ONE THAT COSTED US $440.00, WHICH WE WERE APPROVED FOR REFINANCE, SO THEY SAID. THEN A FEW DAYS LATER WE WERE NOT APPROVED AND HAD TO TRY FOR A DIFFERENT TYPE WHICH WAS WHY WE HAD TO HAVE A SECOND APPRAISAL. WHICH CAME OUT $40,000.00 DOLLARS LESS THAN THE 1ST ONE, SO NOW WE QUALIFY FOR NOTHING. WOULD NOT EVEN HAVE ANY

INFORMATION IF I DIDN'T CALL THEM!. ON FEB [redacted] 2014. BEEN GOING ROUND AND ROUND FOR LAST 2 MONTHS. THIS IS THE MOST INCOMPETENT COMPANY I HAVE EVER DEALT WITH. I CALLED THEM AGAIN AND TOLD THEM I WANT THE MONEY BACK FOR APPRAISAL, AND A COPY OF THE 2ND APPRAISAL. NO RESPONSE FROM THEM . THIS HAS BEEN A NIGHTMARE.Desired Settlement: $440.00 DOLLARS RETURNED AND COPY OF 2ND APPRAISAL.

[redacted]’s applied to United Mortgage Corp for a conventional refinance of their existing FHA mortgage loan. Secondary market investors require that the value of the home meets a certain loan to value criteria and in this case the appraiser valued the home at less then what was required which made the loan ineligible for the program. The consumer’s were informed of the low value issue and agreed to go forward with an FHA refinance, as the loan to value would have been less restrictive. They were also informed that they would have to pay for a second FHA appraisal which they agreed to do. Unfortunately the FHA appraiser brought the home value in much lower than the conventional appraiser did.

United acted in the best interest of the consumer and proceeded with the second FHA loan appraisal with the borrower's knowledge, agreement and understanding. While we appreciate the appraisal costs that were incurred by the consumer and the fact that we could not do either loan, all appraisal matters concerning fees and values are not in the control of the lender.

As you are aware, your initial appraisal came in low which meant that you were no longer qualified under a conventional loan program. United Mortgage Corp ordered another appraisal at No expense to you in

our efforts to qualify you for an FHA mortgage loan which offers a more generous qualifying loan to value. The second appraisal came in $40,000 less than the original appraisal. Not because United “messed up” nor was there “something strange going on” but that the value was just not there.

The original appraiser was not approved to do FHA appraisals therefore the second had to be done by another party who was FHA approved, this is not “strange” but required by HUD. United does not

control the value of any property as that is determination is made by appraiser using comparables, market value and many other factors.

United Mortgage Corp used valuable resources in our efforts to obtain a mortgage refinance for you unfortunately the appraised value as determined by two appraiser came in lower than anticipated,

values are beyond the control of any lender.

[redacted] that works for united mortgage called me and told me 1st appraisal came thru fine and closing would take place in a few days.

then didn't here anything from united mortgage, for 2 weeks. I had to call them and that's when they told me oh we need another appraisal the 1st one wasn't accepted.

but we can still make this loan happen. tell me how the same appraisal company can come up with 2 appraisals same property and a $40,000.00 difference? I 'd say there

is a lot going on.

Promises, Promises, Promises, paperwork, paperwork, paperwork,

get to the end after 3-4 weeks, remember the first conversation, are you ready to close next week, cause we promise you a closing next week! And the gibberish about "my family" my loan peeps are all my family... and $400 for a appraisal and so on and then, sorry cannot do it, even tho we are married and one of us had a medical bankruptcy 2.5 years ago. you have to be separate cannot combine your income, well it was almost complete BUT, YOU didnt tell me that your condo has a fee.... that puts you over the limit Sorry! Dont all condos have a fee? YOU didnt ask till after the appraisal!!!! $400 later I got it with a local company

Be sure you read all I mean ALL Royals hidden charges!!!!!

they are enormous! Go local, with a Person that you can sit with and see, not a voice on the phone!
