Complaint: [redacted] I am rejecting this response because: Saying that the service requests were completed within 1-weeks is a sweeping generalization since multiple requests took and months to complete respectively (I have the papers left after the request was completed with the dates on them)The first air conditioning request took weeks to complete -- and this was after multiple e-mails were sent and I went into the office because it was taking so longI was promised on two different occasions that the maintenance people would be there by the end of the day and both times they did not show upweeks is not within the law that states days is a reasonable time to fix an issue that could cause damage to your health or wellness (which is actually cause to terminate the lease right there according to my meeting with the [redacted] that I recently had)Speaking of the services requests that took and months to complete, I received a voice mail on my phone a couple of weeks ago stating that "You have a couple of old requests on you account and I'm assuming they have been taken care of so I'm just going to clear them from the system." The service requests were immediately cleared without them even confirming with me that they had been completed (I still have a copy of this voicemail if needed)It's fair to assume that the management office cleared those service requests because I had filed a report with the Revdex.com and they thought they had better get them completed even though they had yet to come and actually access and fix the problemsDays later, the requests were finally completed and I have a copy of the report that shows the date they were completed so it's clear that the voicemail left on my phone was placed before the maintenance requests were actually completedAlso, I never received a response after sending an e-mail about the locks being changed (a second time without the residents of the apartment being notified) even though I clearly stated an e-mail that I would like an explanation I have all of the correspondence with the employees of the complex from before I even signed the lease and I would be more than happy to provide that information if need be I am requesting a mutual release from my lease as I don't want to deal with the management at this complex any longerAnd their unintelligent response is a great example why Regards, [redacted]

Hello after reviewing these issues and speaking with my leasing manager and maintenance supervisor those issues were handled in less than 1-weeks other than which the window screens do not include windows for any unitsAs management, we do take fault in the issues not being handled prior to move in and maintenance changes that put us alittle behind on our turn aroundMy leasing manager had our on-site cleaner go back by to touch the common area however not the bathroomI’ve looked through my emails and do not see an email from [redacted] to me other than about putting your key in the mailbox on August 23rdThe last service request submitted was 8/for the ac but nothing further about a pest control inspection, soap dish or any other service request open.Tell us why here

I have spoken with Mr [redacted] and thiscomplaint was resolved via phone at the end of October and the charge reduced to $(He paid Nov 3) as the company charged us for a color change as the room was painted the wrong colorWe send out final account statements at the end of August beginning of September however an update was added for the color change that the vendor chargedIn October, another email went out to all moveoutswith unpaid balances prior to sending to a collection agencyWe tell every tenant to go to the Sherwin Williams located miles from the property where we purchase our paint from yearly for owner & tenant convenience and let them know you need the wall paint for University VillageUnfortunately the wrong paint was purchased which calling Sherwin Williams they would let you know the exact color down to mixture and product number ($18+tax if correct paint is purchased)We will not charge anyone for anything that wasn’t damaged or properly completed and a full paint job is $without a color change (not charged back to the tenant)The $electric overage was due as the utilities were turned off prior to July 31, and a bill was sent to us and in turn given to the tenants as their lease ended that dayLast summer, as stated to Mr [redacted] we didn’t enter there unit as service request were entered and we didn’t make ready room D (Paint, carpet clean & housekeeping) the tenant whom moved out in May’s room until August turnThis can be confirmed with him as when we came back and took his room “AS-IS” nothing was done as he needed to move in August rather than August Once again, this charge has nothing to do with damages, an un-cleaned unit, electric overages only wrong paint purchased and painted

Hello Mr [redacted] , In responding I was referring to the request put in on move in day in July of the vent hood (days), powerwashing (months pre-scheduled prior to 8/move in day) and window screen (days- should have closed immediately after entered as we stop providing them years ago)Unfortunately, we dont clear maintenance request because someone contacts the Revdex.com as it will still be an issue that's tracked in our system as a recurring issueWith the changing of our service team & manager, he went through and [redacted] whom contacted you was in regards to the one work order still pending the window screen that he closed out (days later in our system)In response to the lock change,your roommates requested it be changed afterhours due to someone or everyone's keys sticking and was placed in your mailbox from your request on the second lock changeHowever, can you be out by October 31, 2016?

Saying that the service requests were completed within 1-2 weeks is a sweeping generalization since multiple requests took 3 and 2 months to complete respectively (I have the papers left after the request was completed with the dates on them). The first air conditioning request took 1.5 weeks to complete -- and this was after multiple e-mails were sent and I went into the office because it was taking so long. I was promised on two different occasions that the maintenance people would be there by the end of the day and both times they did not show up. 1.5 weeks is not within the law that states 7 days is a reasonable time to fix an issue that could cause damage to your health or wellness (which is actually cause to terminate the lease right there according to my meeting with the [redacted] that I recently had).

beginning of September however an update was added for the color change that the vendor charged. In October, another email went out to all moveoutswith unpaid balances prior to sending to a collection agency. We tell every tenant to go to the Sherwin Williams located 3 miles from the property where we purchase our paint from yearly for owner & tenant convenience and let them know you need the wall paint for University Village. Unfortunately the wrong paint was purchased which calling Sherwin Williams they would let you know the exact color down to mixture and product number ($18+tax if correct paint is purchased). We will not charge anyone for anything that wasn’t damaged or properly completed and a full paint job is $75 without a color change (not charged back to the tenant). The $4.28 electric overage was due as the utilities were turned off prior to July 31, 2014 and a bill was sent to us and in turn given to the tenants as their lease ended that day. Last summer, as stated to Mr. [redacted] we didn’t enter there unit as 0 service request were entered and we didn’t make ready room D (Paint, carpet clean & housekeeping) the tenant whom moved out in May’s room until August 2014 turn. This can be confirmed with him as when we came back and took his room “AS-IS” nothing was done as he needed to move in August 1 rather than August 20. Once again, this charge has nothing to do with damages, an un-cleaned unit, electric overages only wrong paint purchased and painted.

Most certainly November is perfectly fine as long as rent is paid. Also we had the unit inspected for bed bugs and none were found within the apartment which I've attached a copy to this response as well.
