Do NOT use this home inspector. Our inspector told us a broken sill on the back of our house was "cosmetic" when we pointed it out and failed to recognize a sunken driveway. In addition to that, he also failed to report that our foundation wasn't plumb and that the joists weren't attached properly to the house. This has resulted in $110,000 foundation repairs. Do NOT use them.
When I reached out to the inspector, he essentially told me "too bad, it outside of our 1-year warranty period."

This home inspector with this company came to inspect my house for interested buyers. The inspection was over in a little under an hour, and the report was delivered a few days later. The realtor representing the buyer of the property, stated that Bob the inspector had informed them that all of the repairs would cost around $14k, while the roof alone would be around $9k. As a result, the buyers requested $7k in credit towards the sale of the house. I was able to get an estimate to replace the roof from a roofing company at $3K which is 200% less that what the inspector told his client.

In response, as the seller I opened the report and noticed that Bob had stated that my HVAC unit was 17years old, and past it's 15 year estimated life. Additionally, he had stated that the roof simply needed some cleaning. As a result, I decided to give a credit of $3.5k and offer a 1 year home warranty to the seller.

While waiting for the seller to approve this offer, I hired an AC technical to estimate the cost it would be to replace the 17 year old AC unit in the house. The AC repair company came, and told me the AC did not need to be replaced, and was only 9 years old, and showed me where this was stated on the unit.

With this new information at hand, I realized that I should not have offered the buyer the credit and the warranty on the house due to the AC not being outside its useful life such as what was stated in the home inspection report.

The false information in the home inspection report placed, and the highly exaggerated repair costs noted placed me in a bad position to accurately negotiate my sale.

They did a lousy job. After they left we found a broken support in our attic and an electrical box with wires hanging out. Have discussed it with M.Farid and he contends the inspector could not possibly have missed the broken rafter so it must have happened after his inspection. Whis is absurb. No professional ethics with this company. Just a flat out refusal to acknowledge their lousy work. So sad. DO NOT EVER USE THESE PEOPLE.

I used US Inspect for a inspection on a home I have since purchased. This company was referred to me by my realtor. I utilized a VA loan and a wood destroying insect (WDI) report was required. The inspector, Curtis M, conducted the home inspection on 02 September 2016. I was present for this inspection. On 02 September 2019, I received the WDI report. It states, "No visible evidence of wood destroying insects was observed." Trusting the accuracy of this report, I purchased the home and closed on 14 October 2016. About 2 weeks later I was removing the drywall from the interior walls in the garage, I discovered significant termites, termite tubes and termite damage. A termite company in the area was contacted and on 31 October 2016 conducted an inspection. During their survey of the home, they discovered, an active termite infestation, termite shelter tubes and damage in the walls of the garage. Including in the ground surrounding the garage. On 1 Novermber 2016 the termite company treated the entire property for termites. Upon further review of the home inspection report, Curtis M had taken photos of the walls in the garage showing the drywall in direct contact with the damp unsealed concrete floors. I contacted my realtor and she assured me the garage was not part of the inspection. This being my first home purchase and not knowing much, I trusted my realtors word. Plus the termites have now been treated. Looking back at this I see the many mistakes I made, and it cost me thousands of dollars. I aM sure I’m out of any warranty US Inspect will honor, but after reading the Revdex.com complaints of others having the same issue as me, I feel inclined to publish my complaint to warn others.

Would NOT recommend. They do NOT stand by the quality of their services. My inspector was friendly and did an adequate job, however, a significant issue with the hot water heater was overlooked. I recognized it the 1st day we moved into the home. I contacted USInspect to discuss the issue and was told that there is a 90 day “guarantee” for issues that were overlooked or missed by the inspector. Humans do miss things (I falsely assumed that is why they have the “guarantee”) and I felt better when I was assigned someone who would review my concerns. Basically, I was told that I should have found the issue myself and that they would take no action for resolution. Don’t waste your money on their “professional” services......they expect you to find the issues even though they claim to be the professionals. Their “guarantee” is a joke!

The client reported hot water discoloration. During the time of inspection, there was no evidence of such discoloration. We can only report on the visible and apparent conditions of the home at the time of inspection. The theory of rust inside the water heater could not have been discovered during the inspection as we do not open up water heaters to look on the inside. The Guarantee would not apply here due to the age of the water heater being more than 10 years old.

I used US Inspect for a inspection on a home I have since purchased. This company was referred to me by my realtor. I utilized a VA loan and a wood destroying insect (WDI) report was required. The inspector, Adam D, conducted the home inspection on 09 April 2016. I was present for this inspection.

On 10 April 2019, I received the WDI report. It states, "No visible evidence of wood destroying insects was observed." Trusting the accuracy of this report, I purchased the home and closed on 31 May 2019.

On 16 June 2019, while repairing window trim in the addition area, I discovered significant termite damage.

On 19 June 2019, a termite company in the area came to treat the home for termites. During their survey of the home, they discovered, in plain view, termite shelter tubes in the crawl space beneath the addition.

Upon further review of the home inspection report, Adam D took photos of these termite shelter tubes and they are included in the home inspection report (pages 27 and 43).

After filing a complaint, Adam D reached out to schedule a re-inspection. His intended purpose of the re-inspection was to "report back to U S Inspect on what I see and to take photos of the areas."

The re-inspection took place on 07/16/2019.

Moe D of US inspect, Director – Residential Claims Services, emailed me on 25 July 2019 and stated "In reviewing your claim, the discovery of termite happened after you removed the walls, floors and other components which revealed the termite damage." This claim can be proven patently false by the photos taken by Adam D and included in the home inspection report.

Moe D will not share the photos of the re-inspection, claiming attorney-client privilege. He also would not share contact information for the attorney(s).

Due to the false WDI report, I am in the midst of a very expensive and unexpected kitchen renovation.

US Inspect has acted in bad faith in our dialogue. Specifically, Moe D has acted in bad faith.

After the client reported the claim, the inspector promptly returned to the home to assess the termite issue. The buyer has demolished walls and removed floors before the termite was discovered. It was explained to the buyer that the inspection is visual and non-destructive in nature and does include removal of walls/floors. There was no visible or apparent evidence of termite presence at the time of the inspection.

We are maintaining our position that there was no visible or apparent evidence of termite during the inspection. The termite was observed at the revisit after walls/floors were removed. The inspection performed is non-invasive and does not involve removing any walls/floors.

The inspection report has numerous photos of the crawlspace with numerous defects found with the area including moisture that was observed in that area. This may be the reason why termite tubes were found by the buyer's contractor after the inspection was completed. Termite tubes can form in matter of days especially when conditions are optimum for termite to move around.

There was no evidence of termite at the time of the inspection. Termite was found after the walls/floors were removed.

The extent of the termite damage was revealed after the drywall and flooring was removed. The evidence and indicators of termites (ex. termite shelter tubes) is what lead to exploring the extent of the termite damage by removing the drywall and flooring.

I take your statement of, "This may be the reason why termite tubes were found by the buyer's contractor after the inspection was completed" as a concession that you have photographs or some other evidence to acknowledge that I currently have termite shelter tubes in my home. Do you acknowledge that there are termite shelter tubes in my home? If so, can you please describe what evidence lead you to this conclusion?

Additionally, to your next statement, "Termite tubes can form in matter of days especially when conditions are optimum for termite to move around," can you please provide any references and/or materials that support this claim? Thank you in advance.

Lastly, to your final statement, "There was no evidence of termite at the time of the inspection. Termite was found after the walls/floors were removed," I want to be clear that there were no live termites found in my home at the time of termite treatment in mid-June. I read this statement as though a single termite was found, which I don't think was the intent of your sentence. To avoid unnecessary confusion, can you please clarify what you meant in this statement?

If you could kindly provide the photos taken during the re-inspection it would greatly help us to jointly prove or disprove your theory of the termite shelter tubes forming after the initial inspection on 09 April 2019. I have current photos using the same lighting and angles from the 3 photos Adam D took during his initial home inspection on 09 April 2019. I think between Adam D' initial photos, the photos taken during the re-inspection (of which you have not be willing to share with me), and the photos that I have taken, we can solve this.

This sounds like a reasonable request, right?

I purchased my home in 2016 and had a Termite inspection by US inspect on June 24, 2016. The report said there was no sign of termites or previous treatments. I am selling my house now and the buyers had an inspection that disclosed termites and obvious holes from drilling in the crawl space from previous treatments. I now have to pay for treatments and have had three years of termites eating my home.

Notwithstanding the above, please be reminded that the crawlspace was not accessible due to stored items which was noted on the termite and general home inspection. The following is a quote directly from the inspection report:

The crawl space could not be accessed due to stored items. Condition of crawl area could not be determined andcrawl space and all components is specifically excluded from this report.

The inspector could not have seen the drilled holes as he was unable to access the crawlspace.

We purchased our home through *** company who required us to perform our home inspection Radon Test post settlement (RTP Plan). They contracted this test through US Inspect, LLC 14501 George Carter Way, Suite 110, Chantilly, VA 20151 (contact info: and email ***@usinspect.com). I have been trying to receive our home radon test results and if they are above the 4.0 pCi/L threshold the RTP Plan is required to provide installation of a industry standard radon reduction system at no charge to the buyer.

I have contacted US Inspect who will not provide me the test results. *** and *** (who analysed the radon test) stated that US Inspect must disclose the results. I have been trying to get the results for over 2 months now.

I have contacted *** and have talked to Connie (phone number ) and they have the US Inspect radon contract under file number ***. She said that US Inspect is contracted to disclose the radon test results (as the attached contract shows). I have also contacted ***, who analyzed the radon test results (*** Lab phone number ) and asked numerous times for the radon test results for radon device number *** (postal code ***), which was the devise that US inspect mailed to us (I have attached the email evidence showing US Inspect mailing us the radon test from January 2019), and *** will not release the radon test results to me without US Inspect's permission. Feel free to contact *** Lab at to confirm.

For US Inspect to flat out lie that I didn't contact *** and *** shows that they are not trying to release my radon test results to me. I have also attached the two chat logs with US Inspect showing that I have reached out to them numerous times, along with the countless times I called them, and I have yet to receive the radon test results.

I want my radon test results released to me and, if necessary, I want the free installation of an industry standard radon reduction system by a qualified mitigation contractor provided as the contract states.

Beware...This company missed BOTH asbestos and a dangerously old oil tank in our home. They refused to cooperate when we asked them to help cover the cost of these health/safety issues to our family. Why else would you hire an inspection company if not to identify this type of dangerous issue? They cited boilerplate language in their contract that apparently relieves them of all liability and also, stopped engaging with me because of an acquisition that they said relieved them of any complaints made to the company previously -- though my contact still works there, and the company has the same name and business operations.

I'm a Seller which my house was inspected by US Inspect Inspector Kipp C on Mar 2014. On the Plumbing Section states: "Polybutylene pipes was manufactured between 1978 and 1995. It has had a higher than normal failure rate and is no longer in used. Failure of the pipe and/or the fittings is unpredictable". However is finding states: "The plumbing piping is in acceptable condition". Now in June 2019 an inspection conducted for the Buyer's Inspector since I'm selling my house states: "Polybutylene supply pipes are present in the home. Trade names known as *** or ***, are included in a class action law suit which expired in 1999. This type of supply pipe is known to develop pin holes due to compounds in the public water supply or become brittle and leak at connections. Recently, home insurance companies offer exclusions on coverage. Recommend further evaluation and replacement / replacement estimate by a qualified plumbing contractor to prevent leaks at an early time for property preservation". Plumbing was evaluated by several Plumbing Companies and they agree with the Buyer's Inspector assessment and that the US Inspect should know better than to say the Plumbing was acceptable. The cost to replace the *** pipes is at least $5,000.00. Now I lost the Buyer for the house and no other Buyer will purchase the house due to the *** pipes.

US Inspect inspected the home we were purchasing in March of 2019. A month after moving in, the 3 skylights in our family room started leaking. Our roofer came out to find out what was wrong. He found that all 3 had gaps in the caulk. He was able to caulk them but noticed they were also all cracked. After sending pictures to our agent, who forwarded them to the US Inspect office here in St.Louis, we were told they were opening a claim and having someone come out to evaluate. The same inspector met our roofer at our house and took pictures of his own. The next day we were told that the cracks were not present during the first inspection and they would not be helping us with this problem. They claimed the cracks happened after the inspection due to the tempature change. Really?? How they can say the cracks weren’t present at the first inspection without pictures to prove is beyond us! The only thing that was mentioned on our inspection report regarding the skylights was a check mark that indicated “functioning as intended”. Are we supposed to believe that all 3 skylights cracked simultaneously after the inspection? Clearly our inspector didn’t look verily closely since he didn’t even recommend they be caulked!! If we would have known about the issue we would have asked the sellers to replace them or at least give us credit! Instead, we are now stuck with this! We’re all human and make mistakes! US Inspect just needs to own up to it and right a wrong!! To make matters worse, the day we moved, we had a leak in our basement after their so called infrared scan!!

The inspector walked the roof of the client's home during the original inspection of March 2019 and inspected all the skylights on the roof and they were in good condition. There was no evidence of any cracks or damage.

After the buyer moved to the house, he noticed a leak from one of the skylights and hired a roofer who replaced a gasket in the skylight. At that time, the roofer did not find identify any cracks with any of the skylights. About 10 days later, the roofer returned to the home after the other skylights exhibited a leak when it rained and that is when the roofer found evidence of cracks in the glass.

The buyer contacted our company and the inspector returned to the home and found the cracked skylight. The buyer showed a great deal of hostility and used profanity that was directed to the inspector and the area manager. Our claims department reviewed the claim and advised the buyer that none of the skylights was cracked during the time of the inspection of March 2019.

Skylights often crack as a result of temperature change due to contraction and expansion. This is consistent with the timing of the original inspection (March 2019) and the reported leak (June 2019) when the weather was transitioning in MO from cold to hot. Note also that hail could be responsible for such damage.

As to the basement flooding, this issue has to do with water coming from underneath the home and into the basement. There was certainly no flooding or any evidence of it at the time of the inspection of March 2019.

In closing, all skylights in the home were inspected and none were cracked or damaged. It is our position that the skylight damage happened sometime after the home inspection was completed. The buyer provided no evidence that the crack predated the inspection. There is no error or oversight by the inspector.

Terrible, they dont pay their inspectors that they sub contract!

Dishonest! They kept promising to pay for the last eight inspections we did for them, but skipped out without paying a dime. The company was bought out; changed from US Inspect to US Inspect Group, but they said they would pay us a portion of what they owed us to maintain the business relationship. More months went by with lots of promises but no follow through. In the end, they stiffed us for a huge chunk of change. Different company name, but still the same people, same lies, same dishonest business practices. Run far, run fast.

I had a house inspected by Mr. Ray M on February 26, 2018 which I bought buy based on the satisfactory results of a home inspection. In the last year it has become apparent that there is a major foundation issue requiring $80,000 to repair. After consulting with various experts, there is clear evidence the foundation issue was obvious and should have been noted at the time of the home inspection, and it is implausible these indicators would not have been present.

Firstly, Mr. M did include in his report that one of the doors in the basement did not fit properly within the frame and that it affected the function of the door, and his suggested action was to “adjust or replace the door.” It is now apparent that this misfit was a clear indicator that the wall basement wall was bowed and thus there was a potential for problems with foundational integrity. Mr. M is the area manager for US Inspect in Northern Virginia, where my house is located, and is expected to have knowledge of common factors which could impact structural integrity – including the fact the soil type in the region that causes foundation issues for houses built before construction regulations were enacted to mitigate the damage in 1975. The house was built in 1954.

Per the Fairfax County article entitled Homeowner's Guide to Overcoming Problems with Marine Clay-Marumsco Soils in Fairfax County, “the potential swelling pressures of the Marine Clays far exceed the design strengths of typical house foundation walls and have resulted in damage to many homes in Northern Virginia.” Mr. M, as the area manager, should have known about this very common regional issue and recommended I consult a structural engineer prior to purchasing the property. Additionally, if he had noted that the issue with the basement door could potentially be related to a foundation issue, I would have known to explicitly ask the sellers about any known foundation issues, which they then may have disclosed.

Secondly, there was a clear and unobstructed crack in the front foundational wall that was not noted in the inspection results, as well as a section of foundational wall with obvious caulking. While the rest of the basement walls had panelling or drywall to conceal the indicative cracks in the foundation, this particular crack and associated caulking was visible and evident, and should have been reported. Of note, there are five seams in the walls of the basement that, according to the subsequent expert opinions, are clear indications that there were cracks in the foundation.

Our company has been doing business with US inspect for well over 25 years. We have outstanding bills from this company dating back to 2017 and 2018. As other companies have stated we reached out to them well over 30-40 times! We were promised payment within 30 days but did not recieve a check. I called personally and was promised a call back from US inspects person in charge of billing, I never received a phone call. I called again and was told check was on it's way! This company just informed me by email that I will not be receiving a check for my services . But the new company would more than likely use our services in the future...... Do not do any work for this company! They will not pay for services!

We were contracted to do a well inspection and water sample in June of 2018. they pushed to get the results right away and we have yet to receive payments after multiple attempts via email and phone. We did receive an email back telling us to contact someone in accounting because it was not their department and there was nothing they could do to help us.

I was contracted by US Inspect to perform a Home Inspection for their client in September of 2018. I have yet to receive payment for my services rendered. I have made multiple attempts through emails and phone calls to resolve this matter. Crickets.....The original "project specialist" provided the following email address to contact for payment.......gmail.com". Seriously....a gmail account?? We have subsequently contacted the transferee and the transferee's company to resolve this issue. I plan to proceed legally if no restitution is made.

I paid $375 for a home inspection when I booked it online.
After the home inspection, when I tried to view the report from an email generated link it stated that I still owed $205. After contacting customer service I was informed the price was $605. I was never told this at any point until after the inspection when I tried to obtain the report. I feel that this company stole $375 from me and tried to bait and switch me into paying more money just to get the product that I paid for.

I am rejecting this response because:

I paid 375$ for a home inspection that you would not let me view and use during the time of my home purchase due diligence deadline. Therefore, I had to pay another company to perform a home inspection that would let me view the results without requesting more money as USinspect did.

I believe that I am entitled to a refund of 375$ because I paid USinspect for nothing, since I was not given access to their results in order to make a decision about my home purchase without jeapordizing my home purchase deposit.

I was contracted by US Inspect to perform a Home Inspection for their client on November 18th 2018. I performed a home inspection and a termite inspection. I have yet to receive payment for my services rendered. I have made multiple attempts to contact and resolve and have been lied to, ( I was told I would receive payment through my paypal account, which never happened) and now my attempts to contact have been ignored. I will never perform any inspections for this company again. I plan to proceed legally if no restitution is made.

I have been providing inspections for US Inspect since June, 2015. Most of these were for the Home Partners of America program in the Portland, OR and Vancouver, WA metro areas. Through 2017 and 2018 payments for my services began to lag, with payment which was originally bi-monthly dropping to monthly then in 2018 being regularly a month late, sometimes more. The norm became that I would have to call and email and speak to a contact in the accounting department before the check was finally sent. Currently there is an outstanding balance of $6,600.00 from inspections I performed in October and November of 2018. I have been calling and emailing since December with no response. Then they recently sent me an anonymous email mentioning the third party acquisition and stating that I should not expect to any payment.
