Revdex.comComplaint Identification [redacted] To Whom it Concern, This letter is referencing the better business complaint submittedby [redacted] July 8th,2015. Furthermore this is a secondresponse to the former complaintsubmitted on July 3rd, 2015. Please be aware that the former complaint was in error miss-interpreted and the corresponding responsesubmitted a miss-representation of the facts. Verity Property Management does indeed manage [redacted] Street Apartments and has a association with the move-out procedure of [redacted] on May 7th,2015. Ms. [redacted] rented the apartment at [redacted] prior to viewing the exact apartment. The prospective resident, at the time, was show an apartment of equal size and proportion within the complex and was providedknowledge that the apartment comingavailable was a second floor unit, butwas unable to be viewed due to itoccupancy status. With thisinformation at hand Ms. [redacted] choseto submit an application and provide the required holding deposit to sure the apartment rental. Upon completion of the unit turn, which the onsite manager had new carpetinstalled and a full paint completed along with other general maintenance items and cleaning, Ms. [redacted] executed a lease agreement on April 22th, 2015 on a 12 month contract for amove-in date of April 24th. At such time the requiresecurity deposit and pro-ratedApril rent was paid. On April 27th I personally met with Ms. [redacted] who was distraught over the smell in the apartment and wanted release from the agreement. I referenced that it would be necessaryto consult with my onsite manager and maintenance technicianregarding the unit condition as is our company policy. Ms. [redacted] was not atall happy regarding this conclusion and I informed the resident that Iwould be in touch the following day as my onsite manager was scheduled to return to work on Tuesday the 28th. After discussing the issue with my onsite manager it was referenced that the apartment did not omit an unlivable odor. However, thekitchen cupboards held a smoke smell from the previous resident which the onsite manager had previously offered to have re-cleaned for the benefit of the resident. This service was refused by MS. [redacted] All Verity apartments arenon-smoking and we police in the mostfeasible way possible, but we are unableto continually police individuals homes as they require and we wish to provide safety and security of all residents. With the facts at hand inclusive of a medical note that had been provided the resident was informed at 11:18am on April 28th in writing(attached) that she would be releasefrom the agreement. The allowance was given for the resident to be released from the agreement effective on the date the office received keys and indoing so possession of the apartment. The resident would be held responsible forthe non-refundable $125 security depositper the lease agreement an leased rentsuntil such time as the keys werereceived The keys to the unit wereprovided on May 7th, 10 days after the resident was give the allowance to leave without implications to her rental history or obligation to thelease agreement. Furthermore, theresident failed to pay for the sevendays of rent in May due as per the leaseagreement no later than the 5th of the month. In accordance with the agreement, whichthe resident was under contract to uphold until keys were providedshe was given a legal notice of eviction and assessed necessary late fees and legal fees. The resident move-out paperwork was completed on May 21stand a check sent on May 21st, 2015 for the remaining deposit amount along with a statement of security itemizingthe charges (attached). The check was returned undeliverable. On July 2nd the former resident contacted the corporate office andI spoke to Ms. [redacted] personally. I verified the address as correct and once discovered the check had beenreturned called to inform her that thecheck could be collected or resent. I received no response back and so forwarded the check on July 3rd. To confirm the above pointsMs. [redacted] was provide knowledgethat the viewed apartment was not theunit she would be renting and without coercion placed funds to secure the unit. Ms. [redacted] signed an agreement for said unit prior to viewingit. The resident then protested against the apparent smell of the unit at which point the manageroffered to have it re-cleaned at theproperty’s cost. This was not sufficientand Ms. [redacted] requested to be releasefrom the agreement. A concession that was provided less that 24hrslater. The resident then proceed to retain possession of the apartment for an additional 10 days and did not pay rent as dictated by the lease agreement. Verity Property Management upheldevery aspect of the provided arrangementfor Ms. [redacted] to be released from theagreement and sent forward the remainder of the security deposit within 11 days after the resident hadmoved out. Unfortunately, the post office returned the check due to undeliverable status , the check was again resent at Ms. [redacted] request to the same address July 3rd . Please see the attached supporting documentation referencing the abovestatement. I hope the above explanation provided illuminated the issues Ms. [redacted]addresses.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint. I was told by the rude woman in the front office that she would not send out the maintenance crew to "use a chisel to clear the walk way just so I would stop complaining". I am attaching photos of the walk area when I had asked her nicely to help us get rid of the danger on the sidewalks. There was no action taken until they learned of the Revdex.com complaints that had been lodged.

[redacted]'s situation and the circumstances surrounding her account have been responded to thoroughly and accurately. The fact is that she has created a hostile environment for our onsite manager and portfolio manager. [redacted] contacted the Idaho Statesman and made false allegations against Verity Property Management the same way she has with the Revdex.com. We provided the Idaho Statesman all of the supporting documentation and answered all questions that were asked. This resulted in the Idaho Statesman not running the story as they agreed that there was and is no support for the false claims being made by this tenant. [redacted] has made outrageous demands for a very small maintenance inconvenience, she has yelled and cursed at my staff and she has contacted every free agency available to her to try and pressure Verity into granting her demands and to cause harm to Verity's brand. Verity Property Management stands by our decision to protect our staff from hostile and aggressive tenants. We have upheld the terms of the lease agreement that [redacted] willingly entered into. We have an obligation to our tenants and staff to remove hostile and threatening people from the apartments that we manage. That is the case here with [redacted].

Clearly Verity has no desire to resolve this complaint. I maintain my original position that any charges for work done was not for any damage caused by my tenancy at this property and request that Verity drop their collection attempt.

on June 15, 2015. The request for information isappreciated and following I will outline the points associated with [redacted] at the residential addressof [redacted] It is unfortunate that the Ms. [redacted] has found living at the apartment community dissatisfying. First let me address the dishwasherissue. The resident moved into the community residence on December 10th, 2014 with a lease contactextending through November 30th of 2015. Upon move-in, by the resident(s) it was notated on December 11th and the onsite office was informedaccordingly that the dishwasher was malfunctioning. Work order #60393 wasassigned for review of the appliance by an onsite technician as is thestandard policy. Upon assessment of thedishwasher the technician determined that a new unit should be ordered and installed. A new dishwasher was purchased on December11, 2014 as can be seen on the attached receipt documentation fro Lyles Maytag invoice number 34730 and was installedon December 12th also reference on the attacheddocumentation work order 60393, by the onsite technician. This appliance was brand new out of the box withno known defects. On January 2st, 2015 the residents called and submitted a workorder as the dishwasher appeared not to be drying the dishes. This itemwas attended to and completed the sameday at which time no issue was found with thedishwasher and can be referenced on work order #61061 attached. I n reference to the dishwasher falling out of itslocation the issue was not notatedon prior inspections and as this hasbeen brought to our attention will be resolved. Regarding the dryer, again a service order was initiated on Thursday, March 19th at the request of theresidents stating that the dryercreating a burning smell when run. This work order number 63427 can be referenced in the attachmentsand was attend to the followingMonday March 23 at which point the onsite technician cleaned out the venting and did a general appliance check and nothing wasfound to be an issue with the unit. Due to safety precautions Lyles Maytag was called whose invoice #35090 can bereferenced in the attachments and upon inspection they state “ found no issue atthis time, completely cleaned air flow components. Everything is in tip-top shape.” Regarding these two appliance items as the resident(s)seem unhappy with the professional opinion of Lyles Maytag and seem to have continued issues the onsite manager hascalled a second service company AllTech to re-inspect both appliances on June 17th and report theirfindings. This invoices for obviousreasons cannot be provided at this time. Regarding the bug issue, at this time the TreasureValley is experiencing hot weather andbugs are attempting to access thecool surrounds of the concrete slab that the community sits upon. To assist in preventative insectcontrol our onsite technician has applied a granule that kills a variety of insects includingearwigs. This application was applied only to theexterior of the home as we will not authorize the use of chemical by an onsite technician in thehomes interior. In order to help alleviate this issue PestPro has been called to service the unit and will do so between the expected time of 1-3pm on June 18th. The complex is a very safe community ,however, the apartments are all on theground floor and therefore more susceptible to pest invasion particularly in the hotter summer months. At this point the Verity Property Management has takenappropriate action to remedy the situation and has had aprompt and professional responsetime. It has to be considered that the property managementoffice is also at the mersey vendors who have prior scheduled service calls. At this time the Verity Property Management does not see reason to allow the resident break their lease agreement, however, the communication has been taken under advisement and appropriate servicestechnicians have been scheduled to attend to the issues at hand.
