Plaza has refunded the appraisal fee per the consumer's request. The loan file has many notes from the underwriter attempting to ascertain the property type. However, the initial application did contain the information that it was a multi-unit condominium, which is not an eligible
property type

The lender's agents *** *** and *** *** specifically threatened me with foreclosure rather than explain the two step process of issuance of a breach letter followed by a day remedy periodGiven that time is of the essence, one would expect the lender to expedite the processing and mailing of draw checks but this hasn't occurred.Having contacted the company President (*** ***) and a VP (*** ***), things are moving more smoothlyI am continuing to look for a happy resolution and successful performance

Good afternoon, ? I sincerely apologize for the delayI contacted the settlement company and obtained a copy of the cancelled check for payment of the insurance premium at closing.? I have been working with our Insurance Department on this matterWe are trying to determine why the check was cashed by *** *** on February 29, but as of April 4, they were reporting the policy as cancelled for non-paymentThe policy was renewed as of April 6, because we paid the premium from escrow on April 4, There may be more of a refund dueI will let you know once we have spoken with the insurance company.? I will respond again when the amount owed is determined.? Thank you for your patienceTell us why here

Plaza responded in writing with an apology for the delay and sent the refund check via overnight mail.? Please let me know if there is anything further that I can do with regard to this complaint

The ***'s insurance carrier confirmed there was no coverage during the dates in question.? The charge is legitimate to protect the interests of Plaza and the borrower

Plaza has communicated directly with the consumer in writing.?
After reviewing/comparing the borrower’s appraisals, it does not
look like the rise in property value could be directly contributed to
improvements made by the borrower so we cannot bypass FHLMC’s 2-year seasoning
requirement
As such, she does not currently qualify for PMI removal.In order to become eligible for early termination, the borrower
has two optionsShe could make a large principal curtailment in the amount of
$33,or more in order to yield an LTOV of 80% or lessOtherwise, the
borrower could wait until their loan has been seasoned for years, which would
be in March 2017, and order another appraisalThe property’s value from that
appraisal would need to yield an LTCV of 75%

Plaza responded directly to the consumer.? Our records indicate that we received their initial application on December 23, and the file was reviewed immediately.? The file was not complete and a letter was sent on December and we spoke to Ms*** on that same day.?
Plaza followed up on January 9th and January 16th with no response.? The file was closed on January 20, 2015.? A new submission was received on June 24, 2015, which was also incomplete.? We spoke to the consumer on June 26th to advise of what was needed to proceed.? The file was closed on August 3, when it was still incomplete.? On August 18, we sent another letter listing the outstanding information necessary to complete the file.? The file was referred to foreclosure on August 5, and is due for the April 1, payment.? A single point of contact was assigned to this case and Plaza has made every effort to assist.?

I paid $at closing on February 22, Plaza Home Mortgage was liable for payment of the insurance policyNot myself as I have an escrow account and all insurance should be paid through that accountI paid the mortgage company and have paid every month since April when my first payment was dueThese are not valid charges and if the policy was, in fact, cancelled, it was not my errorIt was the mortgage companies error.?

Our Plaza mortgage WAS NOT included in our chapter bankruptcy as is stated in Plaza's letter to us dated 3/3/17.? Also why isn't Pima county's reaffirmation law mentioned in any ones correspondence.? I gave Plaza our attorney's name and phone number but no one has called him

Plaza researched and found the payments were misapplied to another loan.? The amount was refunded and the late charges reversed.? No payments were reported as late to the credit bureaus

After sending the requested information multiple times which I can provide ALL documents I have sent I was given the contact number of our foreclosure attorney.

I offically request a loan modification rolling our past due balance into the life of the loan which consists of 348 months to end.  The total additional amount of our past due balance rolled into monthly payments over 348 months would not cause a hardship as it would be an extra $40.00 per month.  Until these terms are met there will be no further resolution.

Since this complaint was received, Plaza Servicing representatives have been in direct contact with Ms. [redacted] to resolve her concerns.  We have requested a full refund of the insurance premium on behalf of Ms. [redacted] as Ms. [redacted] has provided evidence that she had obtained coverage. Ms. [redacted] has been provided with a direct phone number to our representative and has been updated as to our progress thus far.We will follow up with another update when this matter has been completed.

July 17, 2015. Your school taxes were due in September 2015. These taxes were paid for at closing for $1,104. 11. The next scheduled disbursement for your school taxes was updated to September 2016. When the analysis was completed on January 18, 2016, the estimated amount due for school taxes were Sil, 1.06. 48 as this was the amount that was paid in 2014. This was the last posted tax payment amount on your county website at the time. Your taxing authority's website was not updated with the 2015 tax information when this analysiswas completed.When the school taxes came due in September 2016, our tax department verified the amount due. Your tax collector's website showed an amount due for S2, 741 - 98. This amount had more than doubled what was projected and previously paid. At the title these taxes came due, there was an escrow balance of 2605.57. Due to our mutual interest in the property, the funds were advanced to disburse for the taxes. This caused a negative balance of Si36 43 in your es crow account. Until the tax amount due is confirmed, the last known payment of your taxes is what is used as a base.When the recent analysis was completed on December 18, 2016, the shortage was attributed to the increase in school taxes.
