From the very first voicemail I received from Sarah Lutman, I knew she was the one I was going to call back. The care, excitement, positivity, and tryst reflected from her voice and I’m thrilled I had the opportunity to work with her at Mortgage Lenders of America. She was knowledgeable through every step of the process and didn’t mind guiding me through each step of the way. I feel like I gained a friend through this experience. I will strongly recommend Sarah to anyone looking to buy a home. (This was my first home purchase)! You hear horror stories about lenders and hear how stressful the process is. I’m thankful I didn’t experience any of that!! Smooth process, she was honest and upfront, and the company went to work for me! I hope to have the opportunity to work with them again.

I just recently bought my first home and I couldn’t have been more satisfied with the service I was provided.I never would have thought the whole process would have went as smooth as it did. We started this loan process in August 2018. We were pre approved with this company, found a home and made an offer that was accepted. 2 months later, after back and forth, getting them every bit of information required, paying over $1,000 in required appraisals, home inspections, engineers reports, and they also required us to pay off credit cards so our DTI would be at an acceptable place. DAYS before we were closing the loan was denied because of a mistake they made. They “FORGOT” to factor in something that made our DTI too high so therefore not being acceptable for the loan to go though. This was something they could have and should have caught a long time ago. My mother was co signing and she has a mortgage, they forgot to calculate that in to the equation. She spoke with our loan officer about her mortgage many times, and I know for a fact he knew about it. He even said to me in an email that I still have that “he missed it, processing missed it, underwriting missed it, AND checks and balances missed it.

An internal investigation has been completed. We apologize that you were not satisfied with the communication that was provided to you by the loan originator. The actions and responses made by the individual involved have been addressed.

I do apologize for the actions of this individual.

After reviewing your file, and the information provided by the loan originator, we do see that there was an issue with the communication of the debt information requirements for the co-signer. Mortgage Lenders of America does rely on the requirements for approval from the standards that are placed upon us by the investors to who we sell loans.

We do apologize that we were not able to close your loan. Regarding the refunding of your funds, we will refund you the cost of the appraisal and the engineers report, as these were costs incurred in connection for reviewing your loan file. We will not refund the home inspection fee as the home inspection is not a requirement we make as a company, but rather one that you must choose to determine your acceptability of a property.

Again, I do apologize that the communication you had with the loan originator was not to your expectation and that the loan closing did not take place.

After reviewing other comments, we should had requested David B. Our loan agent, Damon H put down the wrong loan amount on our paperwork, which meant we didn’t close on time. The delay cost me $2000. Damon’s manager David V, explained it was my fault for not pointing out their error, even though I was in the middle of two closing, starting a new job and evacuating my family from a hurricane in the Wilmington, NC area. I assumed I was paying them to fill out their paperwork correctly. An error I won’t make again with this company.

If it were possible to leave a negative star I would do so. There approach is nothing short of predatory. In particular, James G sent email after email and eventually emailed me to tell me that he was notifying the FHA that he was turning me down for a mortgage. Somehow implying that it would impact my ability to obtain a mortgage. Run away from this mortgage group.

I recently went through the VA refinance, along with a new purchase FHA loan for my daughter, and found that working with James 'David' B . Loan Officer, was to be a pleasurable experience. My daughters home was in KS and mine was in GA. He is truly professional, well mannered and certainly knows his way through the processes. He was quick to supply answers and very attentive to our questions. I strongly recommend working with him and this Company. After closing I felt that I had a new friend and family member.

My experience was incredible. Was hassle free working with David B. Extremely responsive to all communications and I would 100% recommend to everyone.

Absolutely recommend Morgage Lenders Of America, especially David B. Best experience, he helped make the process bearable and so helpful throughout. I truly appreciate their help and everything he did throughout to answer all my questions and help me.

Casey was a phenomenal lending agent & we were truly blessed to have her on our team. She would be 5 stars, hands down. She made sure to send us constant updates, stayed in late some nights just trying to get something we needed done so she could get us closed ASAP. It was very obvious that Casey was on our side & was doing everything she possibly could to get us a loan for our dream home & to get it FAST. I hope to never have to work with someone else if we choose to sell our home 1 day. Casey definitely spoiled us. 4 stars only because the interest rate was higher than expected.

I started to work with david b*** in the beginning of this year. There was a few things that needed to be fixed with my and my husband credit. So we got with the credit clear law center they started working on our credit right away. We were in the processes of selling our current house at the time which gave us plenty of time to work on our credit. The day we received the offer for the house. I called up david b*** I submitted our application and he had us approved to by a house right away. So that same day we were able to put in an offer for the new house. which was great because everything started to fit into place. David b*** kept in touch with me about the process the whole step of the way. We got to sign our papers aug 2018. It takes them about 45 days to get all of the papers and put them together and get everything processes. I would recommend them. David b*** is awesome. Thank you david b*** for everything you and your team has done for me and my family you made everything possible and you help us to get a beautiful home and start a new chapter in our life you guys made it possible for us. my family and I wanted to say thank you from the bottom of our hearts

Mortgage Lenders and Mike M, in particular, guided me through the application process. I was impressed with how well thought through the process was and the numerous informative documents they provided. I am now the proud holder of a mortgage with a fixed payment that won't go up every year like rent. I love the home they helped me buy, too.

David B was my loan officer, and he was amazing! Extremely professional, diligent, and dedicated. He often worked after hours closing my deal, and was always available through email and his cell phone. He walked me through the entire process as a first-time buyer, and cannot say enough good things about him as a professional and fellow human.

I have been working with Mortgage Lenders of America for almost a year. Maria N is nothing but amazing. She has gone above and beyond to help me in my situation. She is there whenever I need her. I cannot say anything but positive things about her and this company. I highly recommend her and the Company to anyone who is looking to buy a home for the first time. The process can seem overwhelming but Maria and her team will be behind you every single step of the way.

I had been working with a bank then a mortgage broker they recommended. Couldn't get anywhere so went on line and trying to find someone. James called me on a Saturday morning and have been working with him ever since. He has been great at keeping me up to date on the process of my loan application. I have continually bothered him but he doesn't seem to mind. I am constantly getting updates. I am closing on Monday for the house. I am extremely pleased with the assistance I have received.

This was the WORST experience that I've had as a FIRST TIME HOME BUYER. I was MISINFORMED AND MISLEAD by my loan officer. He preapproved me without disclosing that an FHA loan requires using 1% of your total student loan balance as what you pay monthly even though this is not what you are actually paying. A rule that was implemented about 5 years ago. He had me thinking that everything was going fine I put my earnest money down, paid for an inspection, an appraisal, home owners insurance and a pest control company to spray for carpenter ants. I was supposed to close on July 5, 2018, but found out a week before that my DTI ratio was too high. I was never told this in the preapproval process, because he didn't do a DTI ratio at all. So I submitted an extra income that wasn't accepted, which I found out on the day of closing that we couldn't because of the student loan issue. Besides that the loan application wasn't submitted until 2 week after I emailed him the sales agreement. So the loan officer was slow in doing his job. If it was done within a week and told this then I wouldn't have lost my money. Now I am out of $3000 dollars which can't be replaced and I worked so hard and made sacrifices to pay for what I needed to do to get my dream house. My heart is so broken I don't know How I am going to recover from this at all .

I am the seller of a home in GA. The purchaser is utilizing Mortgage Lenders of America. We were to close on Friday, June 8, 2018 @ 2:00 p.m. As of 1:00 p.m., the underwriter had not opened the file for final review to send package to closing attorney. We never closed on Friday and little to no response as to why. Now, today is Monday, June 10th. Found out that the file is in underwriting for review as of 8:30 a.m. central time. It is now 4:00 p.m. eastern time and no update has been given as to why there is an issue, when are we going to close, etc. I sold real estate and worked in the mortgage industry for 13+ years. This is the most unprofessional loan close I have ever encountered in my personal/professional career. I do not recommend this company and shame on them for holding people hostage until they feel like responding (if they respond). I want to know what the issues are, when or if we are going to close.

An internal investigation has been completed. We apologize that you were not satisfied with the closing date of the property you were selling. At the time that you wrote, Monday, June 11th, the closing on the property was not completed, but was scheduled and occurred on Wednesday, June 13th.

Our main point of contact is always our borrower on any mortgage transaction. While we strive to deliver excellent communication to our borrower, there is certain information we are not able to share to anyone outside of the transaction without written consent from the borrower.

After reviewing the borrower’s file, and not wanting to provide personal identifying information regarding the specific credit information of our borrower, we do see that there were items regarding the appraised value of the home that caused the delay for the closing date.

Here is a timeline regarding the appraisal:

· The contract was received from our borrower on Tuesday, May 8th.

· The appraisal was ordered on Wednesday, May 9th, however our borrower wanted to complete a home inspection on the property before ordering the appraisal.

· We were notified by our borrower on Friday, May 11th that there were issues discovered during the home inspection relating to the heating and cooling systems.

· The issues were resolved on Friday, May 18th, and the appraisal was scheduled to be inspected on Wednesday, May 23rd.

· The file was initially underwritten on Thursday, May 24th.

· The appraisal was received by us on Saturday, May 26th, we were not open for business on that day, or on the following Monday, May 28th, because of the Memorial Day holiday. There was an issue with the appraised value being lower than the sales price discovered on Tuesday, May 29th.

· On Wednesday, May 30th, we received information to submit a reconsideration of value to the appraiser.

· The appraiser responded on Friday, June 1st that the information provided would not change the original appraised value.

· On Monday, June 4th, a contract addendum was received that reduced the sales price to the appraised value and removed the seller paid concessions.

· The file was resubmitted to underwriting on Tuesday, June 5th, where is it was determined that the borrower needed to provide additional documentation regarding the availability of sufficient funds to close.

· Our borrower provided documentation of the source of their fund to close on Friday, June 8th. The file was submitted and approved by underwriting.

· Monday, June 11th we received a contract closing date extension, and the file was scheduled and closed on Wednesday, June 13th.

We do apologize that you were not satisfied with the closing date. The closing did occur 3 business days later than your original expected date.

We sold our home and were moving. Our buyer used Mortgage Lenders of America which ended up being a huge disaster. They had a month and a half to get his loan ready for the closing. We had a closing date set for a Monday. We were informed at 4:45 pm on the Friday before the closing that we would not be closing on Monday but maybe on Tuesday. We ended up closing a week later on the next Friday but it was too late to close on my new home. It delayed our closing on our new home until the following Tuesday because of the holiday. My lender got my buyer's file and reviewed it during this delay process and said that there was no reason why they missed the close date with the amount of time they had. My lender was ready to take over if they had not got my buyer closed when they did. My buyer was really mad also. Their incompetence cost me over $1000 of addition moving expenses that I will never see again!! I had already rented a moving truck and had people scheduled to help me load on the weekend. I had to pay for eight days truck rental. If I had hired a moving company I would have been out of at least $3000 plus. I have the incompetent loan officer's name but I am not going to post it. I guarantee you that if it had been his money that he would have got it done in a timely manner. Use a local company with a local office!!! It takes about 10 days to complete the loan approval process and from the time they notified us that our buyer would not be closing was eight total days.

Tony *** (NMLS ID #***) was the least professional individual I have ever worked with. He changed the terms of my loan multiple times without telling me, lied to me repeatedly, was consistently unresponsive, and extremely rude and degrading when I tried to get updates on the status of my loan. His skirted around legality, and at times asked me to do the same. Pushing was closed back twice, the second time the night before as I was going to pick up moving van. The sellers almost backed out. It was a miracle at the end when his boss stepped in and the loan actually closed. If you want to buy a home, I would suggest staying as far from this company, and especially Tony ***, as possible.
