The payoff amount provided to you on September 30, in the amount of $76,was calculated good through October 6, 2016. This amount included the Foreclosure fees and costs that Stonegate incurred as result of the loan in a default status. Although we had received the Purchase
Agreement, a complete workout package is required in order to suspend Foreclosure referral. As of September 17, 2016, we had not received a complete workout package and the loan was referred to Foreclosure. The attorney fees and costs, in the amount of $1,451.00, is borrower responsibility per the executed Security Instrument and Note signed at closing on June 26, 2013. These fees and costs are not able to be reduced or waived

I would also like to add that the staff at Stonegate was always friendly and courteous as I was going through this It seemed that the company had perhaps grown too fast or that they were just understaffed; making it more of an upper level management problem Regardless, it was very painful for my company and the people that work for us I am glad to report that the money was wired in a timely manner once my request was made and that this was a huge relief for us!

I did confirm the tax payment, in the amount of $1,934.01, disbursed on March 8, was received by *** County on March 22, 2016. That payment was to satisfy the taxes that were due before April 10, 2016. We monitor tax payments closely to ensure timely disbursement is made on
your behalf to avoid any late payment crediting. I note the loan was paid in full on March 9, 2016. Unfortunately, we are not able to suspend any escrow disbursements once a payoff statement is requested as we have no way to determine if and when a payoff will be received. We are obligated to manage the account until the payoff funds have been posted, in full, to satisfy the obligation. I did make contact with the tax office who confirmed the receipt of duplicate payments. They advised they will process the refund back to our tax department, and in return, we will disburse the funds back to you. Please note that this may take 60-days before we receive the funds from the tax office

In the previous response, I noted that we had received the Purchase Agreement, however a complete workout package is required in order to suspend Foreclosure referral. Our records indicate that we spoke with you on September 13, and advised what documents are required for a complete workout package. During that conversation, there was a discussion regarding the reason for default and the need to provide an explanation around pay frequency. As of September 17, 2016, we had not received a complete workout package or any additional documentation and the loan was referred to Foreclosure. The attorney fees and costs, in the amount of $1,451.00, is borrower responsibility per the executed Security Instrument and Note signed at closing on June 26, Please note a notice of default was sent to you, via certified mail, on August 8, 2016. Bill responded back and asked about the mortgage you were being offered at Bay EquityYou emailed Bill and asked him to reach out to Denise at our corporate officeBill responded back to let you know that he passed this along to his supervisor and that he would submit your request with hours
At that point, from what I understand, you spoke to Dakota *** about the steps needed to be taken in order for the case number to be transferredOnce we received the necessary documentation back from you, the transfer would be completed within business hours
On 2/17/2016, we received the necessary documents and the case number was transferred and completed on 2/19/

Per the phone discussion today, January 25th, 2016, we explained there are currently two parcels that have an outstanding balance related to the tax payment. Parcel *** due for $and parcel *** due for $will be paid to the county from your escrow account and any
penalties associated with the late payment will be paid by Stonegate Mortgage.
We also discussed the research we will initiate with the title company you closed the loan with, regarding the legal description of your property that is secured by the mortgage we service. Please note that you should receive a status update call from Micheal ***, Escrow Manager, by the end of the week

Our records reflect a payment, in the amount of $1,043.59, was issued to USAA Insurance from your escrow account on February 25, 2015. This payment was cashed by USAA on March 9, 2015.
