of a divorce.  I sincerely apologize that we were unable to process that assumption prior to the release of your loan to [redacted].  Please be advised that the release of servicing to [redacted] had no weighing on your request for an assumption.  We do not sell individual loans, but rather a pool of loans grouped by investors. I did reach out to the VA Regional Loan Center that services your jurisdiction in Denver.  I spoke with Jean N[redacted] who oversees loan production and inquired about your request.  She was able to provide me with information on how to streamline your request so that you are able to move forward with the assumption, even after the loan has been released to [redacted].  The VA is sending you a letter with detailed information on what documents they will need in order to process your request.  She also mentioned that the one piece of information that typically slows down the review process is obtaining a status letter from the Servicer.  While this information is not listed in the letter you will be receiving, from the VA, as required documentation, she did ask me to inform you to include an account status letter with your documents you will submit to the VA for review.  I have enclosed the letter with this response for assistance.  Once the VA reviews and provides their decision, [redacted] would be responsible for the final transaction.  If there are any fees associated with the transaction, please note that Stonegate Mortgage will be happy to refund you what [redacted] may charge.

After listening to your concerns, we were able to lower the interest rate to 3.875, which in turn lowered your monthly payment by $190.  We were also able to minimize the amount of cash you were required to bring to closing to less than $300.

The refunding of money was helpful.  The main issue of late payments showing in Stonegate's system is a lasting effect.  I attempted to refinance and was denied until September 2016.  I was denied because Stonegate will not change their system in regards to my account even though I had followed their original advice and got sent into a downward spiral.  Until Stonegate corrects the late payments in their system, I will never be satisfied.

The representatives at Stonegate that I talked to never informed me about filling out the workout packet. If they would have informed me about the workout packet after sending the accepted purchase offer on the house I would done that. I firmly believe Stonegate Mortgage should make their employees inform you with that information first thing. Since Stonegate mortgage did not inform me to fill out the workout package after the accepted purchase offer. I would like Stonegate Mortgage to reimburse me $1,751 for not originally informing me about the workout package and if not I will escalate the issue and will consider filing a lawsuit against Stonegate Mortgage for attorney fees and damages for making a foreclosure show up on my credit report when I already sent Stonegate an accepted purchase offer on the house.

On April 14, 2015, you were issued a conditional approval. Under the terms of your contract with the seller, the “final objection deadline” was April 16, 2015.  Per the terms of the contract, by not requesting an “Amend/Extend,” you would be required to close by the scheduled close...

date.  While Stonegate had provided a conditional approval, at no time did Stonegate advise you that you had full loan approval. Due to being unable to meet the conditions required, your loan was ultimately declined (declination letter attached).  By not requesting an “Amend/Extend” with the seller at the time of the “final objection deadline,” you were obligated under the terms of the contract to close on the property byApril 30, 2015.  When the terms were not met, the sellers executed the Earnest Money Release (copy attached) on May 1, 2015.  It is our understanding that you made an effort to have your EMD returned by the seller, but lost in mediation.  Please note that Stonegate made attempts prior to their April 30th deadline to assist in finding another alternative to obtain financing.  We later learned that you had chosen to purchase a different property within the same subdivision through another lender. At no time, did Stonegate commit to refund your EMD.

Please note that our Insurance Department has received all the proof of coverage necessary in order to eliminate the lapse in coverage as initially discussed.  As a result, we have submitted a credit correction to all four credit bureaus for the February 2016, March 2016, and April 2016...
