Amerispec inspector went over the property very well and sent me a detailed report. I was impressed with the ease of making an appointment and the quick delivery of the report. I loved the pictures included in the report.

For over eight years our business has taken great pride in the inspections and customer service we provide and feel truly sad that Ms. [redacted] felt like we didn't provide a complete inspection or respond to her concerns.

Ms. [redacted]'s skylight issue, I immediately reviewed the May 12th inspection we had done for her with the inspector who performed the inspection. The inspection report prepared for Ms. [redacted] was 63 pages and included in great detail, with pictures, items or systems in the home which were deficient at the time of the inspection. Other items were included in the report as helpful reference.
The skylights were indeed inspected and listed as "Serviceable" on page 14 of the report and included a picture of the exterior of the skylight. If there had been staining or any indication of a leak inside the home (it had rained earlier that day), a picture would have been taken and the issue would have been detailed in the report. In general, a wall, ceiling, or floor that has no indication of a problem will be listed as "serviceable" and will not have a picture documenting the lack of a problem. Up until Ms. [redacted], the process has worked well, but we are reviewing to see if we can avoid this in the future.
Ms. [redacted] claims that I did not take or return any of her calls. She is mistaken. I have a call log showing I called her within an hour of her July 10th call to my office. I was out of town at a funeral and wasn't able to get back to her sooner. I called her again on July 14th and left a message. She returned the call immediately and I listened to her concerns over the next 16 minutes, let her know I empathized with her, but also tried to explain that we cannot report a problem that does not exist at the time of the inspection. It sounded as if the extreme rain and wind that was experienced in the area after she had moved in caused the leaking skylight. I asked her if there was anything else I could do to help and she responded that there wasn't.
I would be happy to provide the detailed 63 page inspection that has the following explanation on page 2: "FUTURE FAILURE: Items in the home can and do experience failure without prior indications. This report is a snap shot of the condition of the home at the time of inspection. We cannot determine if or when an item will experience failure. Therefore, we cannot be held responsible for future failure."
I'd also be happy to provide a copy of the inspection agreement signed by Ms. [redacted] which explains our limited visual inspection.
I thought I had resolution when Ms. [redacted] told me there was nothing else I could do for her. Our goal has always been happy clients and I'm very sorry she's dissatisfied. I'd be glad to refund the full $335 she paid for the inspection if she'd like. I'd still like her to be as satisfied as the circumstances allow.

Amerispec did such a wonderful job! From the moment to ordering through receiving my report everything went smoothly and efficiently. The inspection that was done for us was thorough. The inspector was obviously an experienced contractor with years of experience and knew what he was looking for and WHY. He was clear and concise with his explanations and interpretations of issues and he had succinct advice on what to do about given concerns. The draft report was completed before we left the home and the final report was provided the very next day, and reflected everything we spoke about!! My review is based on our experience with this particular inspector whose name was Ed. He was fantastic. I cannot speak for any other inspector with the company. This is why I gave the company a 9 instead of 10. Because I have only had experience with one contractor/inspector I cannot guarantee that the experience would be the same for other customers.

We had a very positive experience with AmeriSpec, very thorough and very courteous. The inspection uncovered a number of items that we were unaware of to remediate before putting our house on sale.
