Arizona Property Management will gladly take your money every month, but refuse to acknowledge serious repairs that need to be done to the rental. I pay my rent every month on time and take great care of the property but I can't even get my garage door remotes, they keep taking cabinet doors saying they are having new ones made but then they lose them and take another, we've spent over $200.00 of our own money to fix the severly leaking sprinkler system that we showed the mainteence man the first day we moved in 7 months ago. The kitchen faucet has been broke since we moved in as well. Now the laundry room has no lighting, it's not the bulbs. I will definitely not be renewing my lease, I'm just afraid they will do something to find a way not to give me my deposits back. They are not professional at all.

I have to say that I have NEVER dealt with such an unprofessional and horrible real estate agency. I have worked myself in the Real Estate Industry for the past 10 years and have seen it all (Or so I thought), this management agency has not only been RUDE, but has made our transaction SO unpleasant that we have had no choice but to retain legal counsel. They throw the blame on the owner (of course), but there is just no reason why this management agency cant' be more professional. The property manager [redacted] is the worst! Doesnt answer emails regarding maintenance requests until days later. I could go on and on with all the disappointing points but I dont even think they deserve that from us.

All we can hope is that our legal counsel assists with the fair and proper resolution to this nightmare.

We have changed property management companies three times over the years. Arizona Property Management are professionals, honest, and offer excellent services. Finally a management company that works!

[redacted] is an excellent property manager. She has been very attentive and responsive in all the exchanges I have had with her in the last year. She has a great work ethic and I wanted to call her out on the good job she has been doing.

Viki and I just want to say thank you for all your efforts to get our house rented. I wish we had turned it over to you when we first closed on it!

These guys are awesome! I referred them over to my cousin who was having a hard time renting his home. [redacted] got with him and totally took care of him. He got him more than the asking price for the monthly rent and everything was handled with the best of care. Totally recommended these guys and will continue to do so.

Review: Right from the start Az. Property Management and Investments has mismanaged my property at [redacted].. I never received a fully executed Property Management Agreement, which I asked for many times. I had made changes to the document (I am a retired real estate professional from Honolulu). So, I needed to see they acknowledged the changes. Then they retained the first three months of of rents collected on my behalf for commission, repairs, etc.. Which I understand, however they never did the repairs the Tenant requested. They also never itemized the charges for the repairs, which I also asked for. They had their own maintenance company do the repairs and because they made me sign a disclosure that I was aware of the relationship, they think they can get away with it. They also removed the reverse osmosis system. It took months to straighten this all out. In the mean time the Tenant and I joined forces. AZPMI then deducted another $345 for future repairs. That sum has never been touched. I negotiated with the Tenant for a rent increase and AZPMI put the wrong amount for the rent ( much higher than the rent that was acceptable to the Tenant), Got that straightened out. But then they did a lease with no one's signature on it. We (the Tenant and myself) used this as an opportunity to get out of their hands and found someone better to manage the property. They have returned the Tenant's deposits per my request. But they have not returned mine. They also charged me a commission for the renewal that was not consummated by them. They continually make accounting mistakes, etc.. They also lost the set of keys they had in their possession. I would never recommend this company to anyone.Desired Settlement: I would like to of course get my monies back. I am concerned that because they do not say what a charge is for, that an audit would be futile. I want to warn others about this company. Both Tenant and Owner.

Mrs. [redacted] has been very disrespectful to this organization by making

false accusations that we have not returned what was owed to her after

termination of our agreement.

Her claim that we charged her twice to fix the same issue is false and

if she can substantiate her claim, we would be glad to return to her

any and all monies owed otherwise she owes my entire staff an apology.

We were hired by [redacted], trustee of behalf of [redacted]

[redacted] to manage this property along with 130 others while

they were going through the bankruptcy court procedure.

Once Mrs. [redacted] took possession of her property, she signed an

agreement with us to continue managing it. Prior to that, in a period

of almost two years we managed this property through [redacted]

[redacted] court we were allocated only $200 to

spend for repairs. Once Mrs. [redacted] took over, there were many repair

issues that needed to be addressed at once. The property is very old

and pipes were clogged up and you can not bandage a major issue for

example, clogged plumbing by just repairing a faucet! Reading through

various emails, it seems we had send a handyman over numerous times to

fix the same issue over and over again when the real issue the main

pipes had to be addressed first.

Upon closing the account, we sent her a closing statement. She was not

able to read it and keep claiming that we owed her $300 more. We sent

her an email with explanation and followed up with her with a phone

call and went over it with her again.

She simply does not have enough patience to sit and go over it to

understand it. It is very simple. We work with major financial

institutions such as [redacted] as

well as hundreds of smaller investors and home owners. They receive the

same statement as Mrs. [redacted] has received. We don't seem to have any

problem with any of other investors.

We understand her frustration over owning this property and the whole

distrust she has after [redacted] went bankrupt and many investors

like her lost a lot of money. We have done the best to take care of her

with the hand we were dealt with. Our accounting is flawless. She is a

very capable person to read and understand it I am sure. But Please, if

you are reading this email Mrs. [redacted], please do not treat everyone

the same. We did not hurt you, Tri Star Realty did. We tried to help

you.

I am sending this final statement for you review along with an

attachment, please contact us or have your CPA contact us to go over it

again. WE DO NOT OWE YOU ANY MONEY.

Statement Review:

Please find the attached copies of financial statements and ledger from

2011 regarding Mrs. [redacted]

Summary:

In February 2011 We held on Mrs. [redacted]’s Maintenance Reserve $345.00

March 2011 We returned $45.00 of that in to the owner and kept

$300.00 on the Maintenance Reserve as agreed on the Property

management Agreement.

After this was done, her draws remained constant until June 2011(review

ledger)

June 2011 Work Order 1891 was entered by the tenant and approved by

Mrs. [redacted] (please review copies of work order and invoice from [redacted]

[redacted], LLC) with the total of $283.50.

The amount was paid to the vendor and the balance of $16.50 was

returned to the owner.

In July 2011 The balance of $16.50 was returned to the owner.

We have gone above and beyond call of duty to serve you and we deserve

better. I have personally answered your concerns in the middle of the

night, on weekends, major/minor holidays so have my staff. I even paid

$125 out of my own pocket to re key your house. You are very ungrateful

and unfair.

If you can not produce a proof to substantiate you claim within 10 days

from the receipt of this email, please remove all your negative

comments on line.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.

Thank you so much. I will stick to the facts and try not to impugn Mr. [redacted]. It is Mrs. [redacted], the Tenant, who should be apologized to. Mr. [redacted] is incorrect about the condition of the premises, I lived there prior to its being rented. Above is the inspection done by AZPMI. The only major repair was the disposal. In the other PDF's I sent are emails from the tenant describing how [redacted], AZPMI's in house handy man, damaged the pipes under the sink and totally removed RO system per [redacted]'s orders, who was the manager of the maintenance co.. The second PDF states that the bill from [redacted] Plumbing was to be paid by [redacted], who I have been in contact with. This was written by [redacted], all of the above are gone from the company.

The second page of the second PDF I got from Mr. [redacted]'s attachment and I never saw before. It shows that they lied to me and did deduct the $283.50 from me. The first PDF I sent yesterday shows how they deducted $345 twice. The monthly and annual statements I was sent did not show the $283.50 deduction. That is why I expected $345 back and am asking for the renewal commission of $200, which they did not earn as stated in my first communication. I made a mistake on the total sum, it is $545.00. I have more PDF's I can send to support my comments above, but I am tired of this for now. Obviously they never listened to me or the Tenant.

I will however persue recourse through AAG, AAR and small claims court. I know I am correct. The Tenant cannot believe Mr. [redacted]'s interpretation of this matter.

I had my account manager go over the accounting again and provide the explanation below. We have tried to explain this to Mrs. [redacted] several time. If she has any further questions, she can arrange a three way conversation with her accountant, ours and myself and we will go over it again I detail. We are looking forward to that. She can send me an email with a date and a time and I make sure we are available to answer all of her concerns.

This is the explanation of the accounting by [redacted].

The amount of $345.00 was held in Feb 2011 to prepare for an upcoming repair. In March, It was determined that the amount needed to be held was only $300, so $45 was returned to her in her owner's draw. If you look at the amount she normally receives ($427.50), $45 was returned to her leaving her a balance of $300.00 which was held in her maintenance reserve. The bill to [redacted] for the amount of $283.50 was paid out of that $300 in June. Her June draw was the normal amount of $427.50. The remaining balance of the the $300 reserve was $16.50 and that was returned to her in July's draw ($16.50 + $427.50 = $444.00). After this situation, there was never a reserve held from her account. If you review the rest of her draws you can see that clearly.

For your reference, details of the offer I reviewed appear below. AZPMI owes me $283.50. There handyman removed my RO system and they had to hire Miler Plumbing to replace it. [redacted] told me that it would be charged to [redacted], the handyman, both in writing and verbally. Why would I pay for [redacted] removing my RO system. I have been in contact with [redacted] and he says AZPMI owes him money. Therefore, they are trying to charge us both. They controlled the money, the Tenant sent the checks made out to AZPMI and they did the book keeping. I understand the figures, they were never suppose to charge me the $283.50. I will proceed with other avenues of recourse.

I have nothing but praise for Arizona Property management & Investments. Donatella has managed our Arizona properties for years now and always exceeds our expectations for honesty, efficiency and effectiveness. I would recommend her without reservation.

As a landlord I am very pleased with Arizona Property Management & Investments. Under previous management, rental payments were not being kept up to date and the condition of my property was deteriorating. All that has changed as soon as I hired Arizona Property Management. My property has never looked better and rents have increased 30%. This is how a property management company is supposed to work! Thank you to [redacted] and [redacted] for all of their hard work in professionally managing my property.

All of the people I have talked to from this office are rude over the phone, and I always feel as though I am inconveniencing them when I ask for them to do something. I have to be extremely proactive, almost to the point of harassing them, to get any help with maintenance concerns. Then they charged me for a maintenance job that was something they had failed to check out before renting the house. It is evident that the house hadn't even been cleaned before it was rented out. Do not rent from this company if you want any type of respectful interaction, your complaints to be taken seriously, or pleasant customer service.

I hired AZ Property Management to rent my home in Glendale (stuck with the house so we rent it out), they are very experienced and had great customer service. I have had bad experience sin the past with management companies not taking care of the renters or getting back to me. Thank you [redacted] and your diligent team for providing such a great service.

From my first experience with Arizona Property Management and Investments on the day that I signed my contract, I was told to arrive at 10am. Upon arrival at the office after my 30 minute commute the doors were locked. After trying to contact the office via phone for 10 minutes, I noticed a light was on in the back room. I had to tap the glass with my keys in order for someone to take the time out of their business meeting - which was scheduled when a new customer had an appointment - to answer the door. The people were incredibly ill-prepared and came off as grossly unprofessional. After spending close to an hour renegotiating the contract to the means that my contract with the owners of my property had previously accepted, I reluctantly signed. Fast forward close to a year without incident when my Air Conditioning unit goes out on a weekend in 118 degree heat. I put in a maintenance request via the online tenant portal, as suggested the night that it occurred on 6/29/2013. The next morning I call to see if my request had been accepted and spoke with [redacted] - an incredibly rude and inconsiderate woman who told me that "she would do what she could to help, but that she isn't on the clock and isn't getting paid for this". Two days later - The 1st A/C tech that was sent out by the property management company didn't bring a ladder because he wasn't informed it was a "commercial residence", the 2nd replaced some capacitors and ran one across a low voltage line, the 3rd fixed what the 2nd had done, and the 4th ran tests that shows the condenser is equalizing and that is why we get cold air sometimes and warm air at others. Talking with the 4th tech about what needed to be done I was told that he had "gotten into it with the middleman (AZPM&I)." And a week later after updating my messages on the maintenance page when I hadn't heard anything from the property management company and the A/C is still working on and off. While I do not blame AZPM&I for the A/C company's faults, it is 7/19/2013 and my A/C is still not functioning properly on a daily basis. As a further sign of lack of management of my property, to this day there has never once been someone from the property management company out to inspect my property even though the contract stated that there would be a full inspection. If I weren't friends with the property owner, I would not have agreed to using this Property Management Company. The complete lack of communication between the property management company and their tenants is unconscionable and I would strongly advise anyone looking for property management to look elsewhere.

Arizona Property Management & Investments has managed my property for us since November 2008. Their excellent team made owning rental property a positive experience for us. Our tenants and property were well taken care of through the years. When our last tenant left in July we decided it was time to sell. We have always recommended Arizona Property Management & Investments. You have excellent teams and we appreciate all you have done for us through the years.

I would not have invested in Arizona real estate without [redacted] and his team. They deliver state-of-the-art service in investment search and screening and property management, with the highest integrity and professionalism.

I live in Los Angeles and own a house in Glendale that Arizona Property Management & Investments has managed for me for the past four years. [redacted] and his team have proven that they are truly a first class realty company. Their knowledge, expertise, and follow-up are fast and consistent.
