Complaint: [redacted] I am rejecting this response because:When we moved into the unit there was dog hair around the fireplace and under the refrigeratorFurther, the smell of urine was present and noted in one of the spare bedrooms on the initial inspection of the unit There was no smell of urine when the unit was professionally cleaned both carpet and stained concrete, Stanley steamer also noted that there can be bacteria present in the carpet that will give the place a humid smell until the carpet is completely dryThe condition of the unit was thoroughly documented upon our departure Regards, [redacted]

AC filter and service – the filter was left dirtyDue to this we have to service the unitWe have no way of knowing if the filter was changed on a regular basis and this will stop up the coil We do not charge for bulbs unless they are burned out You were charged a prorated amount for paintWe were charged to paint the entire unitIt should not have needed a full paint for a one year occupancyIt should have required a touch up only We were charged to clean your propertyWe charged you wear and tear doesn’t include items left dirtyIE: shower, cabinets, baseboards, fans We will remove the charge for the satellite dish in the amount of We have no record of the trellis and bucket (we considered this trash) being in the yard when you moved inIt is not listed on your move in form This response is the same response we sent to the previous resident by email

Complaint: [redacted] I am rejecting this response because: We are fully aware of the things that needed to be done before leaving, that is why we handed the letter of instructions to our professional housekeeper who took care of every single thing that was statedThe duplex was in a perfect condition and did not need any paint jobI can accept to forget about the stain on the carpetHowever, I am asking a full refund of the $for the paintingIf you guys decide to paint the whole duplex after every tenants leave, this is your decision, we do not have to pay for it, not even a prorated like you mentionedAgain, we did not install any decorations or anything on the walls so they were not broken or anythingPrevious to this duplex, we stayed at Saddle Brook West apartment for almost a year also and they never charged us for painting?? I strongly find that exaggerating We lived there for a year only and no petsYou guys are not even able to give us any proof like pictures of the walls that REALLY needed to be painted to justify charging us $In my opinion, this is stealing money from people and it is frustrating because we took really good care of your place during this one yearWe even hired a bugs company to treat the place monthlythanks Regards, [redacted]

Unfortunately, when roommates apply for a property if one is denied, that applicant has to be contactedWe can't share with one applicant the other applicants informationThis is why the denied applicant has to receive the phone callThe denied applicant is always told why they are deniedIt would be their responsibility to explain their situation to the other applicantWe are not required to contact each individual applicantWe have several people who answer the phone in our officeI am unsure with whom she spoke with the second timeWhen people call the office about filling out an application they are told they have the option to come in to the office to pay the application feeIt is $paying in person and $paying on lineEveryone is made aware of this

The new resident does not move in until the 1st of July per their lease agreement

According to my statement, we went over the application on July 9thThat is the day she signed the application and took it with her when she left the office because we could not agree on the lease datesPlease review the original statement we submitted for clarificationHer statement is incorrectWe did not tamper with the applicationWe also, did not agree to a shorter termed lease We explained to her when she came back that she would owe the full term of the lease, but she still wanted to lease the property

The property required more than minimal, minor touch up paint considering occupancy was for only one yearpaint charges are prorated over the term of the lease, which allows for wear and tearThe"Cleaning Requirements For Residents When Vacating" is signed by the residents when they sign their leaseIt does state under GENERAL in two different areas to paint under (2) and (10)We also mail them a copy when we receive their notice in case they do not have access to the original one they signedThey also signed the one mailed and returned it with their keysPlease see the attachmentThe cleaning charge was $We do not consider this an unreasonable amountWe can't reduce the charges

We have given the only response we have, which is the truthYou were sent an email with the results of the review on your complaintWe are sorry you do not agree with the outcome

We have addressed the issuesWe are not replacing the toilets or the dishwasherThe toilets worked fine when we prepared the unitWe unstopped the toilet after the tenant moved inFive days later we had to unstop the toilet againIf plunging/snaking the toilet works, which it does,
then the tenant needs to be careful what is getting put in the toilet. We researched records back years and no other resident had a problem with the toilets in this unitIf the resident wants to hire someone at their expense and give us proof there is an issue that our two separate crews couldn't find, then we will be willing to look at what the other company suggestsThere is nothing wrong with the dishwasher that warrants replacementIt works, it does not leak and the rollers have been replacedWe did not find any bugs during the make ready process We were there today and did not find any bugsThere was someone at the property who stated there was one bug when they moved inWe are sending a pest control company anywayThey will inform us if there are any issues. There is nothing wrong with the water pressure at this propertyIt has also been checked by two different crews. We have done everything to attempt to help these residentsWe will not consider terminating the lease

Your carpet cleaning company listed on their invoice there was assorted color spots, permanent discoloration, animal stains, pet odorIt also, checked the box that you had pets. The carpet cleaning company we use black-lighted the unit when you moved out due to the smell and has stated the urine could not have been two +years old which was the term of your lease

Please see the attachment for the notice we receivedWe did not receive a notice from the person who is doing the complaining, nor did anyone come into the office and give a notice

We were contacted in regard to the paint charge on the propertyWe reviewed our walk-thru information and explained to them we could not adjust the chargeWe also can't refund for the stains that had to be removed from the carpet The residents are sent a letter and a list of
instructions once they give notice and are aware of everything that needs to be done in order to receive a full refund minus wear and tearThey sign the same instruction sheet when they move in so they are aware from the beginning what is expectedThe paint charge was prorated .They were not charged the full amount of the invoice. We are sorry the previous residents do not agree with our charges, but we do stand by our findings

We are not in agreementDue to the smell of urine, we had this property black-lighted when the resident moved outAnytime a resident has a pet or a unit smells like urine we have it black-lighted for the protection of the next residentThere weren't any signs of urine through black-light
detection when the resident previous to this one moved outFurther proof of an animal in the unit was the chewed/ scratched up ruined weatherstrip at the doorThere were also numerous red, pink, blue, orange colored stains throughout the carpetThere wasn't any way to salvage it. We had to replace the carpetWe do not charge for bulbs unless they are burned out

The previous resident moved out in October He moved in on a special, therefore, he did not have to pay a depositHe was not charged for a carpet replacementHis charges stemmed from the condition he left the property inHe was sent a copy of the charges when he moved out and
did not dispute any of them

We have an application on said resident dated July 9, We went over the application and signed it on this date. She signed her lease July 23, The resident came in several times before she leased asking for a short term leaseWe explained to her the rent would be extra for any lease
less than one yearShe left and came back again at a later date and wanted to lease the property(July 21, 2015) At this time, she dated another part of the application for July 21, which was the page with the Resident Qualifying CriteriaWe needed this page signed before we could process her application. We mailed her a copy of her application when she requested it in writingThere was no place on her application where she asked for a month leaseWe had already informed her what the rent would be for a shorter lease and she did not want to pay the extraThe lease dates executed by said resident and HRMS are 08/03/15-07/31/This resident signed and dated in agreementHRMS did not change any terms of the application or the lease
