In regards to my previous borrower, [redacted] , we were unable to approve his loan for himOver the course of the loan process, many of the facts in relation to the file either had changed, or contradicted itselfThe most glaring of issues, was in regards to the contract originally being signed by ***, the borrower, and his wife [redacted] who was not on the mortgage applicationThe concerns of this arose during the process, as the wife has multiple investment properties in her nameAlso, during the process, [redacted] the borrower, disclosed to me that he and his wife [redacted] were currently separatedThere was no separation agreement in place, or anything moving towards a divorceWhen this information came to light, we attempted to continue on with the loan process, but in the end our Underwriters could not clear the loan with those glaring concernsUpon the borrower’s request, we transferred the loan application and FHA Case Number to a company that [redacted] had stated he would be working with

This applicant came in under the name [redacted] on June 6, She wanted to be pre- approved for a mortgage loan and Anthony C [redacted] helped her with the pre-approvalShe was issued a pre-approval and six weeks later signed a contract to purchase a homeShe was a very disruptive customer with many inflammatory emails and accusatory phone calls regularlyWe followed proper procedure throughout the process and decided it would be best to withdraw her applicationWe did not charge [redacted] for the many hours we spent on her file or for the credit report used to pre-approve her

I was the loan officer assigned to this fileI was contacted by [redacted] to be pre-approved for a mortgageI originally pre-approved her but she was requesting what she could do to get approved for more than the allotted amountI recommended to fully amortize ALL student loans to be approved for a higher sales price she was looking to targetAfter I received her information, it showed she did not follow my instructionsI reached out to her the same day to let her know that the information she sent me was incorrectI have yet to receive any more information in regard to the amortization of her student loansI would be more than happy to still assist you when I receive the correct information.Thank you,Brian S [redacted]

The client responded to a pre-qualification letter in the mail and made initial contact with CityWorth Mortgage regarding getting pre-approved for a home purchaseThe client was given a list of preliminary documents required to receive her pre-approval letter and she provided those documentsHer pre-approval letter states, in part .“The above terms and conditions are further subject to AUS approval and maintenance of the current credit position of the borrowers as presented to CityWorth Mortgage between now and closingFormal approval is subject to verification of application information, satisfying all underwriting requirements and conditions, and providing an acceptable property, appraisal, and title report.” The client paid for an FHA appraisal (a requirement for purchasing using the FHA loan program) and a foundation certification (a requirement for all manufactured homes being purchased using the FHA loan program)The clients other expenses (home inspection and survey) were not a requirement of FHA or CityWorth and were done on the advice of her realtor, not CityWorthAs per FHA guidelines, none of these items are allowed to be “rolled into” the loan they have to be paid for prior to services rendered by either the buyer or seller (which is negotiated between the sellers realtor and buyers realtor)The appraisal is ordered and coordinated by CityWorth through a third-party appraisal company (a requirement)The foundation certification company was coordinated by the clientThough ordering and paying for the foundation is not a service provided by the lender, I did provide contact information for a reputable company to provide the serviceThe home inspection and survey are negotiated and coordinated by the client by their own accord The appraisal and foundation certification are required items to be in the underwriting file prior to any loan file being underwritten for approval to close, hence why the purchase of these items were required prior to submitting to our underwriting department A home inspection and survey are not required by FHA or CityWorth and were the choice of the client to purchaseAlong with the before mentioned items needing to be in the underwriting file, FHA does require that CityWorth verify all information on the client application and that includes credit history, income, assetsOnce particular requirement is the verification of funds and assets for closingThe client must be able to show where funds have been received (for earnest money, down payment, closing costs, etc ) and where the funds have come from (sourcing of funds)This is an FHA requirement that is reviewed by our underwritersThe client was given options on how to source certain funds (gift letter, proof from checking accounts, etc for earnest money deposit) and was unable or unwilling to do soWithout this verification, underwriting would be unable to clear the client loan to closeThe clients loan file could very easily have been closed if the client had been willing to provide the documentation required to submit to underwritingThere were no other apparent issues with the file and CityWorth fully expected to close the loanSeveral e-mail exchanges were made requesting this documentation and explaining the process and the client was unable to commit to doing so The client was made aware of the requirements needed in order to close her home loan, as well as timelines for those requirements in a timely fashionWhen any additional requirements were needed, a request was sent from the processor promptlyCommunication with the client was constant and consistentBecause of the clients decision to not proceed with the loan and informed CityWorth that no further documentation would be provided, the file was withdrawn from our system

[redacted] received disclosures when she first made application, one of which was a good faith estimate of her closing costs. Included in those costs was the Upfront Mortgage Insurance which was financed into her loan. She also received an estimate from her loan officer the day before closing... going over her costs and what she would need to bring to closing. On the day of closing we sent the HUD-1 over to the title company that [redacted] selected with the correct amount of mortgage insurance and when they sent the number back they accidently left off a 1. This typo changed [redacted] 's number by $1,000 so at settlement she received an unexpected big refund. In her complaint she admits to receiving money back at settlement in error and she never contacted CityWorth for any clarification but instead just pocketed the money. Upon review in post-closing we discovered the typo on the HUD-1 and noticed that every other document produced by CityWorth had the correct figures. We contacted [redacted] about the honest mistake. Our contact with her was less than two weeks after settlement and she claimed she did not have the money and that she wanted to discuss with the title company that she selected. It was confirmed by her title company that she owed the money and she still has not sent the $1,000 that she clearly owes. So just to be clear, the mistake was made by her title company and swiftly corrected by CityWorth and she wants CityWorth to pay. This was an honest mistake on the part of her title company and was quickly discovered and conveyed back to [redacted] and she should pay the money she owes. Although we must pay the insurance cost right away we have agreed to let her pay the money back in four installments, which is not a standard business practice for us.

Tell us why Lora P [redacted] received an incoming call from [redacted] – [redacted] on September 28, Lora pre-qualified [redacted] and requested her documentsAfter receiving the documents Lora made a determination based off her income, credit, and assets to pre-approve her for the amount of $155,Lora was then let go on the 10th of OctoberThe file was assigned to Michael C [redacted] on October 12thMichael C [redacted] went through the documents again to reverify the information before calling the borrowerHe realized that the income was miscalculatedWhen he calculated the income the correct way the borrowers did not qualify for the amount they had been previously qualified for by LoraHe called the borrowers to let them know that they did not qualify for that amount because of the miscalculationThis was the last communication between Michael C [redacted] and [redacted] here

Michael Funk and Kyle Lee were GREAT!!! We started on March 18, and we closed on April 22, 2016, My husband and I were very pleased abd overcome that they were willing to go above and beyond to make sure our dreams came true!!
Every call I made (which were multiple times a day ) they either picked right up or were calling me back within minutes!!! Michael even sat on the phone with me for minutes while I bawled my eyes out when he said we were approved!! I even had Michael's personal cell number and he told me to call the minute I had a question, regardless of the time, he was here for us!!
I found Cityworth after we had been denied times for a mortgage and I got a pre-approval letter in the mail! I was skeptical at first, but Michael and Kyle answered any and all of my questions, no matter how many times I asked them
I am a person whom needs to be in the loop with EVERYTHING that pertains to myself and my family, I DO NOT like not knowing what's going onThey were very understanding and always kept me in the loop with EVERY STEP!!
I HIGHLY RECOMMEND CITYWORTH AND MICHAEL AND KYLE!!!!!!

I was the seller on a property in which the buyer used Citiworthless for funding I am not exaggerating that the closing was re-scheduled times Citiworth tried to claim everything under the sun as to why they wouldn;t fund I called and called and called, left VM after VM No one ever returned my call I finally did speak to a loan officer Not until my lawyer got involved and stated that they were operating in bad faith did they finally fund Total nightmareSafe yourself the trouble and go somewhere else

I am rejecting this response because: The information that Brian has stated is incorrectThe last correspondence between the two of us was on 4/25/I emailed Brian a copy of the payment plain from the Department of education websiteIn his response he asked me what groups was the payment plan for and I advised him that is was * * *** *Since that email I have been calling every week to find out what the next steps wereI have Never received a phone call from Brian sinceI've spoken with some of the same reps that would tell me they would have someone call me back or they would have Brian call me and no one wouldAt one point a rep told me that nobody forced me to take my loans out of deferment and hung up on meBrian has my number and email address and had no problem contacting before I agreed to apply for the loan... but for some reason Now when I do what I was asked everyone is busy and returning a phone call is impossibleTo top it off now Lies are being told about what efforts were made to reach out to meAt this point I have no desire to do business with a company that drops the ball and LiesI want the inquire taking off my credit reportI work for a bank as well and will also make sure that I tell all my associates and affiliates what type of treatment I have received and will let anyone interested in applying for a home loan know not to do business with this company

Tell us Upon speaking with *** *** during the period of time that I had contact, we were working on a variety of issues to get the loan qualified and approvable. The income was fixed income and rather low, however we had tax returns showing that there was some additional taxable income for
which we were waiting on additional documentation. The credit score was points above our requirements; however we also had two recent charge offs on accounts, and some student loans which were showing government collections. Based on the credit report I have reason to believe that these accounts may have been transferred (and possibly paid off), for this we needed documentation of the situation which I did not receive. Finally there were no open trade lines for the credit, of which we need to see three and were awaiting additional documentation. If we are able to receive the needed documentation to pre-approve as well as qualify her based on any changes in the past number of months, I would love to proceed and aid *** *** in getting into her new home; without this documentation I am unable to move why here

Unfortunately for Mrs*** ***, her file is under investigation. We will report no further to the Revdex.com

To whom it may concern,In terms of communication throughout the time that *** and I were working together in his mortgage processI was available from 9am to 7pm every day for his callI worked diligently with him until 10pm, on some nights, trying to get him through the processing part of his
approval*** even had my personal cell phone numberRegarding being unreachable I have many clients and I try to give them all the time they need to answer the questions they may haveI always make sure to get back to any of my missed calls within hour, and answer any emails or texts right awayRegarding the delay in recognizing the lien issue I didn’t know there was lien until the day the title company sent me an email saying they had found a lien in their title searchThe lien did not up on his credit report at all, and he never disclosed to me that he had a lien with the Department of JusticeRegarding my “lack of urgency in resolving issues that arose”, there were no issues with any other part of the loan until the lien issueI was very urgent trying to solve the lien issue and get *** approved for the home he was under contract to buyHe then stated that he was in a payment plan on the Department of Justice lien, which through my understanding had resolved the issue completelyThe lien ended up being the factor that made his loan approval fall apart because the title company stated that the lien would hold first priority over the loan we were going to approve him for.In conclusion, *** had never asked me to be available more or criticized me for my lack of urgency or communication until a problem from his past had arrived as the wall between him getting his home and not getting his homeIf *** had disclosed that he had a lien from the department of justice earlier during the process he would have never spent the money he did on the inspections, appraisal costs, and repairs.I am taken back by his complaints because I feel that I spent a lot of time on something that I could have spent elsewhere if I wasn’t misrepresented on the facts of his history.Thanks,Michael F*

*** *** initially provided paystubs in February which included information showing the status of an employee with federal, state, and social security being taken outThis information matched up with his Wearnings with the same employerThis information led us to believe that he was an employee and there was no offering of information to the contrary until after a Verification of Employment was received in late May*** *** also noted that he would be switching back to Wincome at the half-way point of after we discussed the challenge in his employment *** *** did not provide sufficient information regarding his switch in income at the time of qualification nor at any point prior to our confrontation in late May

My wife and I had a wonderful experience qith CityWorth, they got a loan when no one couldn'tTheir courteous service and speedy expert and documentation transfer is second to none
