Thanks to Gerald H[redacted] and Cityworth Mortgage I am now a first time homeowner. Thanks for helping me make the dream cone trye. The process was rather smooth and Gerald and his team guided us through until the end!!! Cityworth is awesome!!!

I let [redacted] know that he had two options if he wanted to purchase a home. Either wait until he filed taxes for the 2016 tax year so that his two year average was no longer being weighed down by a bad year in 2014, or re-file his taxes for 2014 so that his two year average showed that he had enough income in order to qualify for a loan through our company. [redacted] has a tax preparer and isn’t in the loop when it comes to his taxes. I spoke on the phone directly with his tax preparer and let him know that if [redacted] owed the IRS any money after refiling, he needed to pay it or establish a payment plan. Throughout the entire processing of the loan, we were under the impression that [redacted] was being refunded money by the IRS due to a misinterpretation reading the 1040X that was sent over.   After we had gotten the loan insured by [redacted], the loan got suspended by our underwriter because she didn’t like his 2014 Tax Transcripts. When we got the stamped amended 2014 tax returns we had revisited the 2014 taxes and saw that [redacted] owed money. When we asked him if he paid the IRS the money he owed them, he said he didn’t know he owed the IRS money. After his tax preparer refiled his taxes, he failed to inform [redacted] that he owed money and in part he didn’t establish any type of payment plan with the IRS.   If my processor or I had realized that [redacted] had owed money we would have immediately addressed it in the beginning stages of the process and had him take care of it. We aren’t in the business of utilizing resources towards loans that have a major error or could possibly get denied. We let [redacted] know that if he wanted to purchase this home, he couldn’t owe the IRS any money and needed to establish a payment plan. He didn’t want to do that, and under the advice of his real estate agent, he stopped progressing with the loan.

I was the loan officer assigned to this file. I was contacted by [redacted] to be pre-approved for a mortgage. I originally pre-approved her but she was requesting what she could do to get approved for more than the allotted amount. I recommended to fully amortize ALL student loans to be approved...

for a higher sales price she was looking to target. After I received her information, it showed she did not follow my instructions. I reached out to her the same day to let her know that the information she sent me was incorrect. I have yet to receive any more information in regard to the amortization of her student loans. The client responded to a pre-qualification letter in the mail and made initial contact with CityWorth Mortgage regarding getting pre-approved for a home purchase. The client was given a list of preliminary documents required to receive her pre-approval letter and she provided those documents. Her...

pre-approval letter states, in part….“The above terms and conditions are further subject to AUS approval and maintenance of the current credit position of the borrowers as presented to CityWorth Mortgage between now and closing. Formal approval is subject to verification of application information, satisfying all underwriting requirements and conditions, and providing an acceptable property, appraisal, and title report.”
The client paid for an FHA appraisal (a requirement for purchasing using the FHA loan program) and a foundation certification (a requirement for all manufactured homes being purchased using the FHA loan program). The clients other expenses (home inspection and survey) were not a requirement of FHA or CityWorth and were done on the advice of her realtor, not CityWorth. As per FHA guidelines, none of these items are allowed to be “rolled into” the loan…they have to be paid for prior to services rendered by either the buyer or seller (which is negotiated between the sellers realtor and buyers realtor). The appraisal is ordered and coordinated by CityWorth through a third-party appraisal company (a requirement). The foundation certification company was coordinated by the client. Though ordering and paying for the foundation is not a service provided by the lender, I did provide contact information for a reputable company to provide the service. The home inspection and survey are negotiated and coordinated by the client by their own accord.
The appraisal and foundation certification are required items to be in the underwriting file prior to any loan file being underwritten for approval to close, hence why the purchase of these items were required prior to submitting to our underwriting department . A home inspection and survey are not required by FHA or CityWorth and were the choice of the client to purchase. Along with the before mentioned items needing to be in the underwriting file, FHA does require that CityWorth verify all information on the client application and that includes credit history, income, assets. Once particular requirement is the verification of funds and assets for closing. The client must be able to show where funds have been received (for earnest money, down payment, closing costs, etc…) and where the funds have come from (sourcing of funds). This is an FHA requirement that is reviewed by our underwriters. The client was given options on how to source certain funds (gift letter, proof from checking accounts, etc…for earnest money deposit) and was unable or unwilling to do so. Without this verification, underwriting would be unable to clear the client loan to close. The clients loan file could very easily have been closed if the client had been willing to provide the documentation required to submit to underwriting. There were no other apparent issues with the file and CityWorth fully expected to close the loan. Several e-mail exchanges were made requesting this documentation and explaining the process and the client was unable to commit to doing so.
The client was made aware of the requirements needed in order to close her home loan, as well as timelines for those requirements in a timely fashion. When any additional requirements were needed, a request was sent from the processor promptly. Communication with the client was constant and consistent. Because of the clients decision to not proceed with the loan and informed CityWorth that no further documentation would be provided, the file was withdrawn from our system.

The exact words were I had a beautiful loan and that I was just waiting on it to get insured. If they knew I owed the IRS why did they proceed???Why didn't they just tell me no instead of waiting until I lost a lot money in this knowing they was not gonna do this. As a matter of fact, I was never told about having to make 3 payments with the IRS. I just really hate that CityWorth asked for everything out of me but the kitchen sink and I did it and still no loan. As a consumer this is wrong, if you can't do it just say you can't, don't lie just to to save your job because believe there will be more complaints. CityWorth know they lied and was wrong. I still want my money back. this started out about my conventional appraisal that they would not release over to the NEW lender therefore costing me more and more money because they were angry I paid for it and the New lender requested it with several ones at CityWorth but as I stated they were mad and didnt release it as of this day. This is so sad and childish but like I said before I want my money back.

Tell us why here... [redacted] initially spoke with me on 2/16/2016. After reviewing documentation submitted by [redacted] for pre-approval it was determined that he would be eligible for pre-approval after completing a credit adjustment process. The initial paystubs provided by [redacted] did...

have information regarding taxes being taken out of the gross income thus giving the impression that there he was still earning as a W2 employee. After submitting the information required for this credit adjustment [redacted]’s pre-approval was issued. The processing stage of this file was delayed due to the new construction home [redacted] was purchasing. The processing stage was not initiated until roughly 60 days from the estimated closing date. It was not until later during the processing stage when [redacted]’s verification of employment came back (5/24) that we discovered he was not in fact employed with the company but now being paid with a 1099 status. [redacted] shared with me at that time that his income was adjusted at the beginning of 2016 to 1099 from W2 with his employer - at this time his employer re-established his role with a 1099 status. Without knowledge of this switch from W2 to 1099 until this time there was no way for us to determine any earlier that his income would not meet FHA qualifying standards. Although [redacted] did have 2014 1099 earnings, his total earnings in this fashion did not meet the minimum qualifying standard of 2 years of 1099 income. He also informed me that his income would be switching back to W2 after the first half of the year, thus adding to the list of adjustments which were made/planning to be made to his income prior to closing.  [redacted] was notified multiple times of this pressing issue once this missing information was brought to our attention - his responses were returned promptly and both he and his real estate agent were updated accordingly. Thank you,  Sean M[redacted]

Tell us why Lora P[redacted] received an incoming call from [redacted] – [redacted] on September 28, 2017. Lora pre-qualified [redacted] and requested her documents. After receiving the documents Lora made a determination based off her income, credit, and assets to pre-approve her for the amount of...

$155,000. Lora was then let go on the 10th of October. The file was assigned to Michael C[redacted] on October 12th. Michael C[redacted] went through the documents again to reverify the information before calling the borrower. He realized that the income was miscalculated. When he calculated the income the correct way the borrowers did not qualify for the amount they had been previously qualified for by Lora. He called the borrowers to let them know that they did not qualify for that amount because of the miscalculation. This was the last communication between Michael C[redacted] and [redacted]. here...

All of which was provided to the Revdex.com. City Worth can not expect anyone to believe them when they have already lied in writing to the Revdex.com. I was not treated correctly and state regulations say all fees where to be discussed with me openly and honestly, which they where not. State regulations say I am intitled to a  legal reasonon why a loan is denied or with drawn, which they have yet to provide. City Worth needs to retrain thier employees and apologize to me in writing for the gross mistreatment I received from them. I will not back down. I will continue my fight until City Worth stands up and claims thier mistakes. I will take this to the end in order to prevent another person going through the heart ache and loss of money that I have due to City Worth's inability to represent itself in a professional and honest manner. I was not treated with respect. And still City Worth fails to give a legal reason on why my loan was pulled. I lost $500 on an inspection and lost my home. I am about to lose my current home, City Worth was advised that The current home I am living in was sold and my family was given time to leave by September 5, 2015. Now because City Worth failed to do their job my family has been put in jepordy. I hope when the City Worth personal reads this they understand the the emotional, financial , and physical pain they have caused. I will make it know the pain City Worth has caused.

Michael F[redacted] was the worest ever to deal never called back emailed numerous no response He preapproved us one day next day when we asked for it to be lowered per are realtor suggestion he told us he could no longer approve us then he never answered my questions why! Oh then we ended up losing the house plus a $1000 down cause we had to put money down with the offer when I was trying to get ahold of him never answered till I called the office an someone went an told him to email me finally then he said you are not approved now. An nothing else. He is RUDE!!!

In regards to my previous borrower, [redacted], we were unable to approve his loan for him. Over the course of the loan process, many of the facts in relation to the file either had changed, or contradicted itself. The most glaring of issues, was in regards to the contract originally being signed...

by [redacted], the borrower, and his wife [redacted] who was not on the mortgage application. The concerns of this arose during the process, as the wife has multiple investment properties in her name. Also, during the process, [redacted] the borrower, disclosed to me that he and his wife [redacted] were currently separated. There was no separation agreement in place, or anything moving towards a divorce. When this information came to light, we attempted to continue on with the loan process, but in the end our Underwriters could not clear the loan with those glaring concerns. Upon the borrower’s request, we transferred the loan application and FHA Case Number to a company that [redacted] had stated he would be working with.

[redacted] received disclosures when she first made application, one of which was a good faith estimate of her closing costs. Included in those costs was the Upfront Mortgage Insurance which was financed into her loan. She also received an estimate from her loan officer the day before closing...

going over her costs and what she would need to bring to closing. On the day of closing we sent the HUD-1 over to the title company that [redacted] selected with the correct amount of mortgage insurance and when they sent the number back they accidently left off a 1. This typo changed [redacted]'s number by $1,000 so at settlement she received an unexpected big refund. In her complaint she admits to receiving money back at settlement in error and she never contacted CityWorth for any clarification but instead just pocketed the money. Upon review in post-closing we discovered the typo on the HUD-1 and noticed that every other document produced by CityWorth had the correct figures. We contacted [redacted] about the honest mistake. Our contact with her was less than two weeks after settlement and she claimed she did not have the money and that she wanted to discuss with the title company that she selected. It was confirmed by her title company that she owed the money and she still has not sent the $1,000 that she clearly owes. So just to be clear, the mistake was made by her title company and swiftly corrected by CityWorth and she wants CityWorth to pay. This was an honest mistake on the part of her title company and was quickly discovered and conveyed back to [redacted] and she should pay the money she owes. Although we must pay the insurance cost right away we have agreed to let her pay the money back in four installments, which is not a standard business practice for us.

DO NOT USE Cityworth. This is the worst experience we could have had trying to purchase our first home!. There was a total lack of communication on the part of the cityworth employees. Left multiple texts, emails, and voice mails only to be contacted weeks later with only more reasons why the loan was not yet approved. We also were asked to pay for things such as an appraisal before we were approved. We were given the run around for over 2 months only to lose out on closing because of the foot dragging and lack of competence on the part of the company.

I am rejecting this response because:As I stated before all items listed on Mr. M[redacted] earlier email messages indicating I needed to supply W2's, 1099, Tax Returns and PayStubs were handed over if they would have been reviewed  as intended and if I didn't have all correct paper work needed the question is how did the process continue until May of 2016.  When the paper work that was requested in Feb 2016.  The bottom line is that Sean M[redacted] was incompetent and negligence in his duties as Mortgage Bank for City Worth Mortgage.  This is about me not having the correct 1099 or W2 it’s not my Job to review the items.  My job was to supply the documents which I did and his job was to review and advise me on how to proceed which he did even thou this was negligence advice and should be reviewed by the The Consumer Financial Protection Bureau (CFPB)Feb 15, PayStubs with the previous Year 2015 YTD.  One month of Paystub were the Withholding didn't Change at all.  Received Contact for [redacted] on March 29 and completed paper work.  I don't understand why I need to defend my actions.  I was just being told what papers to send in for the process to continue.  If Sean M[redacted] would have looked at the remaining 1099 and W2 for 2015 which in all totaled (4) 1099 End of Year Statements and (2) W2's Statements he would have known I was working as a 1099 employee.  His negligence to review documents sent over wasn't my fault.  That's his job to review my paper work and process or not after his reviewing of the paperwork.  There is nothing that can justify me losing $8900.  Even if he missed placed the paper work the process shouldn't have continue.  The Point is no money should have left my hands. March 15 I received a email from [redacted] releasing me from the Purchase contact on March 12, 2016 another time Mr. M[redacted] should have review my paper work just to continue the due diligence and make sure everything is still in order. Email received from Sean M[redacted]:  March 29 almost 60 days to have reviewed documents have ready for processing.  I have had a couple of Mortgage banker review my file in 2 days and let me know that this wasn't going to be able to get done.[redacted],Congratulations, I have received the sales contract for the property you have chosen!Soon you will be receiving an initial disclosure package via e-mail. These documents will be available to you online and need to be opened, viewed and signed within the next 24-48 hours. In order to maintain our compliance with program guidelines, it is vital that these documents are viewed and signed within the previously mentioned timeframe. In addition to these documents, please fill out the three attached forms and return them to me as soon as possible. The Landlord Contact sheet must include your current landlord’s contact information and address. We will need all three forms in order to move forward!In the coming weeks we will need you to set-up your own homeowners insurance policy. After setting-up your new policy, please make arrangements to pay your annual premium (in full) at least 15 days prior to our estimated settlement date. You will want to have the policy become active the day of settlement (this day can be changed). Once you have paid for your policy, have the agent forward us a copy of the policy along with your paid receipt.Let me know if you have any questions, I look forward to financing the purchase of your new home!After all these emails and paper work being signed on my part would Sean M[redacted] and CityWorth not be responsible for anything?  This is called negligence and incompetence.   Regards,

This applicant came in under the name [redacted] on June 6, 2015. She wanted to be pre- approved for a mortgage loan and Anthony C[redacted] helped her with the pre-approval. She was issued a pre-approval and six weeks later signed a contract to purchase a home. She was a very disruptive customer...

with many false inflammatory emails and accusatory phone calls regularly. We followed proper procedure throughout the process and decided it would be best to withdraw her application. We did not charge [redacted] for the many hours we spent on her file or for the credit report used to pre-approve her.

I am rejecting this response because:
The proof of earnest money deposit could have been obtained by CityWorth at anytime through L&E properties. CityWorth would not work with/keep in contact with L&E properties. As far as providing documented proof of where the earnest money deposit came from, that account was closed in spring of 2014. There is no way to get a copy of anything from that closed account. I have twice asked CityWorth for the paper they wanted showing the down payment would be gifted and have never received it. CityWorth has my proof of income with the paperwork submitted at the time of preapproval, in the form of award letters from social security as well as two years worth of tax statements. I have emails from before I paid for the appraisal, foundation certification, home inspection, and property survey from Jim S[redacted] of CityWorth assuring me that this loan would go through. I will happily provide these if necessary. I maintain that I was falsely lead to believe I would be spending money for the appraisal, foundation certification, etc, only to now at the underwriting stage have this mortgage fall through because my paperwork is not what CityWorth can accept.

I would advise anyone who may be thinking about doing business with CityWorth Mortgage to reconsider. I was given a Mortgage Banker named Keith L[redacted]. After getting all of my information, I was told I was pre-approved and happy as could be. He told me if I had any questions to give him a call or email him. I later learned I had to be careful of when to call him because some days he was professional and other days not. He informed me one day he was cranky because he had not had lunch. After informing Mr. L[redacted] I had found the home of my dream, Mr. L[redacted] stopped responding to my emails/calls. I spoke with a manager (John) who assured me Mr. L[redacted] would respond on that day. I still have not received a call, email, or anything from Mr. L[redacted]. I encourage anyone who want a mortgage to PLEASE shop around before going with this company. They lure you in with kindness and then drop you like a hot potato if you ask too many questions. For someone who had problems getting financed, I think I was cruel for Mr. L[redacted] to tell me I was pre-approved and then turn around and said I wasn't even after I told him my earnings were more than what was reflected on my W-2 due to pre taxed items.

Worst place ever. Two days before closing on a house and they decide to withdraw file.
