For your reference, details of the offer I reviewed appear below.Unfortunately, it appears no one will take responsibility for this negligent error they caused. I'm asking for them to correct this so I can get the correct bathroom count recorded.

We recently moved to Reno and had inspection conducted by different roofers whom both provided subpar work Luckily we found Lobo Roofing who ended up repairing our leaks and some other roofing issues (which was caused by the last roofing company)
We had the privilege of working with Ed, the owner who provided a thorough assessment and address the issues immediately
Ed and his team worked with a sense of urgency Upon complete of the repair, Ed followed up with us immediately (and again after a heavy rain storm)
We are extremely impressed by Ed's professionalism and integrity, Lobo Roofing is highly recommended!

Thank you for the opportunity to respond to the above complaintThis is a bit later than you desired butI had been out of the area for a few days when your letter arrived. As you are likely aware, all real estate transactions in the State of Washington need to be in writingInthis particular case,
some details are and many of Ms [redacted]'s descriptions were not able to be foundin written formBasically this is a contractual disagreement resulting from her interpretation a writtenand mutually signed month to month rental agreementIn short on that month to month agreement, there was a provision that the tenant must stay a certain number of months to receive their depositbackShe did not meet that obligation and as provided was not entitled to return of deposit ($500)Wedid refund her pet deposit of $and did not charge for any damage so the deposit forfeiture satisfiedher contractual duties.I too am under contract with the property owners and must act in their best interest as outlined in mycontract with themunfortunately there is nothing more I can due.Respectfully Yours,Ronald L B[redacted]Designated Broker

Hello, Here is the response to the complaint #[redacted] made by [redacted] against 10/10 Taxi **, LLC. Mr. [redacted] called on 2 occasions and placed orders for rides at a later time.  Mr. [redacted] pick up location for the rides are at the extreme edge of our service area and it...

can be difficult to get drivers out that far in a timely manner.  In the case of rides booked for later pick up times dispatch sends out the ride details 30-40 minutes before the pick up time.  In the case of these pick ups we had inclement weather in ** and it appeared in both cases that the vehicles that were dispatched would be delayed in arriving.  Our records indicate that attempts were made to contact Mr. [redacted] via phone before the drivers went that far out to confirm if he still needed or wanted the ride if the taxi was going to be late.  Because they were unable to connect with Mr. [redacted] it was assumed that he no longer needed the ride and they were then cancelled. We have to follow this process because often customers place calls in advance and find an alternative option before the time of pick up, however customers usually forget to call and cancel the ride when they have done this.  Because of this we always try to call and confirm they still need pick up and/or notify them of any delays there might be in the arrival of the taxi.  When we are unable to get in touch with the customer we assume the ride has been canceled rather than send a taxi out to a location where the customer is no longer at. It is very unfortunate in this case that Mr. [redacted] did indeed still need the rides on these occasions and that it was very critical for him to arrive at his destination in a timely manner.  We will reach out to Mr. [redacted] directly to see if we can come up with a better way to arrange these trips specifically for him due to the importance of him getting to his destination on time and to make sure he can get service. Thank you, [redacted]

Lobo Roofing recently finished install a new metal roof on my house. Ed, the owner walked me through the decision making process. His team was superb. they removed the old roof, installed the new metal roof in a highly professional manner. As with any project, minor hiccups arise. As soon as these were pointed out they were immediately addressed and corrected.

We have reviewed Ms [redacted] complaint.  Simoniz will certainly reimburse the $36.30 she is requesting.  While the company we hired for this promotion followed standard policy, we are disappointed in the lack of customer service that Ms [redacted] received.  Each situation...

should be evaluated individually and it appears Ms [redacted]'s concerns were not thoroughly evaluated.  Simoniz strives to produce great products which we support with great customer service.  We truly apologize that this model was not met in this particular transaction and we thank Ms [redacted] for bringing this to our attention.  Simoniz is processing a reimbursement check for the requested amount of $36.30.

I do have pictures on my camera at home, but I don't know how to send them to you.  I will have to get help doing that.I tried to send a rebuttal response to Hafner's comments, but I could not get it to go through, so I'll briefly state my side now against the drivers version.  First off, if the the driver said he inspected the area and found that there was no damage to my yard or driveway, he is lying and he also said that when he inspected there seemed to be some water main repair work or gas repair work to my neighbor's front yard (their customer) when he inspected.  Problem with that is that at the time of the damage that water leak had not appeared yet and the repair work was done the middle of July.  So, after three months, the damage to my driveway and yard were not visible as the grass has grown over the ruts their truck inflicted and the crushing areas in my driveway are not as visible because the tire tracks are mostly washed away, but I can still see some of them at certain times.  I still have never received any phone calls from Hafner & Sons to this date. I will try to bring my memory card from my camera to work tomorrow to see if someone could help me with sending the pictures to you. [redacted]

However no damage to either our customer's or neighbor's property was made by a Hafner vehicle.  Driver's Statement:I made the delivery and although the driveway was tight, I was able to make the delivery with no problems.  I had to pull forward and backwards about 3 times but the customer was happy.  [redacted], H. As you may know, unless both parties to a contract (buyer and seller) agree to the distribution of the Earnest Money being held in escrow, the money cannot be given to either party.  In this case, the buyers has a full whole house inspection by a licensed home inspector.  They asked for...

nothing of the seller regarding any of the findings in the report.  I have attached page 16 of the report where the inspector mentions two cracks in the foundation/basement wall.  One was professionally repaired with carbon fiber strip some time ago.  the second one was described by the inspector, you can read in the report page attached, "The crack is not a structural concern...........If there is seepage it can be sealed with an epoxy injection.  I recommend you monitor the crack to seee if seepage occurs, or just have it sealed now and forget about it".  The buyer did not ask for this to be done.  The seller hired Heli Tech to do the epoxy injection anyway, just so there would be no worries for the buyer.  This is the crack the buyers are referring to in her complaint "She did not disclose that there had been worsening to the large unrepaired crack causing serious widening/enlargement of crack and water damage in the basement.  The owners had repaired the large crack less than one week prior to closing."  Yes they repaired it, thinking they were doing "the right thing" for the buyers.  We are unaware of any "worsening" of the crack.  The buyer has not presented to us any "professional opinion of the inspectors used we were advised not to close on the home."  The buyers did the final walk thru the evening before the scheduled closing.  Upon seeing the repaired crack, they chose to terminate the contract after 9 pm on the night before closing.  Of course this was a shock to the seller, since everything was in place to close the next day. The sellers offered to have a structural engineer inspect the property prior to clsoing to dispel any fears of the buyer that the property was in any way "getting worse" as pertained to the repaired crack.  Buyer refused the offer.Additionally, the buyer mentions in her last sentence "They also did not disclose a file opened to the State for Mine subsidence made by the attached townhome to ours".  We have no knowledge of ANY mine subsidence insurance claim being filed.  We questioned the Homeowner's Association, who handles all insurance, and insurance claims, and who would be the entity that would file a mine subsidence insurance claim on any of the townhomes in this neighborhood - and they assured us there are no mine subsidence insurance claims in this area.  We are not sure where this misinformation of her has come from. As far as any "bullying" or harrassment, our agent did want to make them aware that if the buyer did not show up for closing, the sellers were considering litigation against them.  That is not a bullying tactic, but a statement of fact as we knew it.Again, state licensing law in Illinois requires that any disputed Earnest Money we hold in escrow must remain there until the parties have agreed to its disbursement or if one of the parties would institute a claim against the other and the courts would direct us to give the money to the prevailing party. Respectfully, [redacted]Managing BrokerColdwell Banker Brown Realtors

After talking to the rep, the [redacted] dealer never filed a claim with Simoniz. The dealership lied to us and I apologize for involving Simoniz. They were very concerned when they received this complaint and made great effort to take care of us immediately.

Initial Business Response /* (1000, 9, 2015/08/13) */
I spoke with the consumer and he was gentleman in every sense of the word. The office had one agent who had called him twice in an effort to get more listings onto the market. We had a second agent call one time and that agent honored the...

consumers request to not call again and in addition sent the consumer a note of apology which was appreciated by the consumer.
After speaking with the consumer I agreed to reinforce the need with all of our agents to check the Do Not Call list before calling home-owners who we do not personally know and in addition I tracked down and discovered which agent had made the two calls and instructed him not to call this particular consumer again in the future. This agent readily agreed not to contact the consumer again.
On a final note, I appreciate getting the notice of a complaint from the Revdex.com. Without it I wouldn't have known I had an issue to address with a consumer.

(The consumer indicated he/she ACCEPTED the response from the business.)
So far no more phone calls. I truly believe this issue is resolved. Thank you Revdex.com for helping me .

We hired Lobo Roofing to do some repairs on our tile roof. The job was done incorrectly, broken tiles were not replaced and the roof was left in worse shape than when he started. He took no responsibility for his poor work and the Nevada contractors board agreed with our complaint. He does shoddy work and has a poor attitude. All he cares about is collecting money but REFUSES to fix what his poor work caused. It was to the point that we paid him a reduced amount just to get him off property as we had no confidence he would fix job; plus he wanted MORE money to fix his mistakes. This was a horrible experience that caused a lot of stress. Do not hire him.

Initial Business Response /* (1000, 5, 2015/09/04) */
Mr.[redacted] and his mother contacted our property management team to manage a rental property that had items left behind by his late wife. As a favor for a service member and not a service ever provided by our company we put Mr.[redacted] in touch...

with a company we knew that could move his items. At no time was a moving company requested and in several emails which can be provided it was discussed that this was an individual and not a moving company. Mr.[redacted] was not able to inspect the items before moving but photos were provided for his convenience. We have provided both a name and number for the company / gentleman that did the move and any communication between the two we are currently unaware of.
I cannot speak on behalf of [redacted] or his company but it was apparent that the mold and mildew was caused by flooding that occured due to the high amount of rain and flooding that occured earlier this year. We were initially told by Mr.[redacted] that we would not be held responsible for the mildew items but later after the insurance rejected his claim he claimed the items should have been wrapped in plastic and would like our company to pay for the items. The wrapped in plastic was never part of an official bid.
In conclusion, we believe any problems Mr.[redacted] has need to be taken up with the gentleman that did the move. Bids were provided, Mr.[redacted] knowingly hired [redacted] Construction and we were merely a go between.
Initial Consumer Rebuttal /* (3000, 8, 2015/09/08) */
(The consumer indicated he/she DID NOT accept the response from the business.)
Coldwell Banker's response is only partly true. No other "bids" were offered at all. Coldwell Banker hired [redacted] to move our property because they use him for any and every odd job the company needs (we have reciepts showing they used him to mow our lawn, which was overpriced as well). They are a property management company; they need to understand that they are also responsible for the companies they subcontract out to do their "management". The mildew damage is definitely something that can happen due to climate, even the the price that was quoted was just that, only a price (no details were provided). However, the real issue with this "moving company" (and that is how Coldwell Banker always referred to [redacted] until this situation) that Coldwell Banker uses quite often is the excess damage they caused to our property due to complete negligence, outside of all the mildew damage. When a customer pays $1250 to have items moved to a storage unit, there is a certain expectation that it will be done so in a professional manner. Coldwell Banker seems to be taking a step back as if they have nothing to do with the company/person ([redacted]) they subcontracted for this property management issue; but they are not disclosing the fact that they solidified the initial contract with us through the assurance they could get our property moved to a storage unit. Coldwell Banker brokered the subcontracting of an individual who conducts subpar work (who will not return any calls/emails/etc. to us or our insurance company), therefore they need to be responsible for the role they played in the hiring of said individual. If they choose to ignore this responsibility, the least we can do is ensure other customers are not treated in the same fashion. We have tried to discuss this further through Coldwell Banker; our management representative has told us she is not to discuss it any further, and any/all feedback or requests to be contacted via social media sites are quickly deleted. So we are forced to use mediums such as the Revdex.com to help make this right. As stated before, if this can't be made right for us, we will at least insure this will not happen to other customers in the future, especially military members serving overseas who are trusting such businesses to manage their property...since they claim to be a "property management" company.
Thank you for allowing us the ability to address Coldwell Banker's rebuttal. We look forward to the positive conclusion of this unfortunate incident.
Final Business Response /* (4000, 10, 2015/09/24) */
In regards to the follow up response we maintain the position that we hold no responsibility in this matter and suggest the matter be taken up with the party to whom the work was contracted.
Final Consumer Response /* (4200, 12, 2015/09/28) */
(The consumer indicated he/she DID NOT accept the response from the business.)
We find it beyond pathetic that [redacted] takes no responsibility in the hiring of an individual who has no moving experience and that we obviously had no idea of this fact because we were stationed overseas at the time. We have talked with multiple other Coldwell Banker companies and, although they will also admit that due to all their corporate legalities, they would not be held "legally liable", they also admit this is horrible property management practice on the part of [redacted] Company. If they continue to take this stance, we will be sure the entire military community is aware of their irresponsible business practices.

some details are and many of Ms [redacted]'s descriptions were not able to be foundin written form. Basically this is a contractual disagreement resulting from her interpretation a writtenand mutually signed month to month rental agreement. In short on that month to month agreement, there was a provision that the tenant must stay a certain number of months to receive their depositback.
