Dear Ms. *** We are in receipt of the Revdex.com complaint regarding former resident *** ***Upon moving out of the CHS program all procedures of the lease were followed and the resident was billed accordinglyThe CHS Previous Resident Relations team
attempted to resolve this debt before sending it to collections on numerous occasions including contact on 8/7/2013, 8/14/2013, and 8/31/Previous Resident Relations spoke to both the student and guarantor on the lease who disputed the chargesAfter thoroughly researching all items the charges were confirmed and remained on the accountA final attempt of contact was made on 8/31/to rectify the account to no avail thus the balance was sent to an outside collections agencyThe resident must contact the collections agency directly to rectify this debt and thus have it removed from their credit historyIf we can be of any further assistance please let us knowCordially, *** ***Vice President of Housing Operations

We have sent Mr. *** a copy of the move-out inspection as well as an itemized statement showing charges and credits. We did credit his account for the key charge as he requested. He gave his keys to his roommate instead of the Housing Director so we were unaware he did not do
this. After the credits to his account Mr. *** has a credit to his account of $which will be refunded to him

There are sufficient records to show that we contacted the Collegiate Housing office of Cleveland multiple times, to no avail. Nobody made an effort to contact *** or to stop by the unit to assess the heating issue or attempt to repair it. There was absolutely no indication made by the tenant or the guarantor that the outstanding rent monies would be paid. Collegiate Housing of Cleveland breached their contract by not maintaining the residence, prompting *** to move out. We have phone records indicating our attempts to contact Cleveland's office in December

Program, you are responsible for keeping your apartment well maintained and clean.  In order to avoid owing fees, we provide a resident move-in/ move-out inspection form. CHS encourages students to schedule a final walkthrough as a courtesy.  [redacted] did not return his form to the local CHS office.  [redacted] paid his $180.00 repair and maintenance fees on 6-29-16.

directly and the three other residents who moved into the same apartment. All parties reported no signs of filth, mice droppings, cockroaches, or dead bugs and stated the apartment was in satisfactory condition. CHS would have been more than happy to move [redacted] to a different apartment should he have wanted to. [redacted] chose not to stay in the CHS program and in an effort to assist the resident CHS made the exception to refund the move-in money ($571) and waive all lease termination penalties. The $250 will not be refunded. The current refund of $571 is being processed accordingly with our accounting department. We wish [redacted] well in all future endeavors. I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that the response would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.The statements are false. They are charging for a month past the lease in which Mr. [redacted] did not even have an apartment/address/keys for. He did inform the housing representative at the school that he would be leaving.HE did not allow anyone with a dog to move in. There was a roommate's friend that was over visiting quite a bit (with a service dog) that [redacted] got to know from his roommate who was there before him, however, that is also the reason Mr. [redacted] left and went home every weekend to get away from that. As far as any cleaning goes, he was not the only one there and removal of items that were there prior to him moving in are not his responsibility. He cannot overstay in an apartment that was closed down. Utility overage charges were paid immediately. Of course the only remarks come from the last month and not the 10 months prior of non-professional treatment received.

We have reviewed the concern that has been brought to the
attention of CHS.  After reviewing the
history of the monthly inspections for the unit that Mr. [redacted] occupied, we
have...

made adjustments to the move out charges.
Although CHS has
pictures to support the damages and/or unclean unit that was left behind, the
history of inspections shows only minor cleaning violations.  We have adjusted off the cleaning and damage
charges that were assessed to Mr. [redacted]’s final bill.  The new total reflects the charge for the
keys and pool tags that were not returned to CHS upon Mr. [redacted] vacating the
apartment.  This charge is $150 per the
lease that Mr. [redacted] signed with CHS. 
There is also an outstanding repair and maintenance bill
from October that was not paid in the amount of $100.
If Mr. [redacted] calls
and pays the outstanding $250 in full within 7 business days via credit or
debit card, this account will not be referred out of our office.  Once paid CHS will consider this matter
closed and there will be no future billings on this account.

Unfortunately when we heard from Mr. [redacted] that he was interested in transferring his current apartment was confirmed to have bed bugs. We are not able to transfer students that have a confirmed case of bed bugs as the risk they would transport the problem to a new apartment is very high. Subsequently, Mr. [redacted] and his roommates failed to properly prepare their apartment for bed bug treatments, thus not allowing the pest control company the opportunity to rectify the problem. Mr. [redacted] currently owes CHS $610.33 and that balance is owed in full. If we can be of further assistance please feel free to contact us. Dear Revdex.com,        We are in receipt of the attached inquiry. We have attached the resident's lease upon which the co-signer is the author of this complaint. Section 21 of the lease illustrated as 'Vacancy Notice' explains the full notice to vacate policy. A written notice to vacate must be received for CHS to legally process a vacancy notice. This was communicated to the resident and co-signer however no vacancy notice was ever submitted. We have thoroughly investigated this matter and all charges will stand per the terms of the lease. I am in receipt of your correspondence regarding a complaint
to the Revdex.com from [redacted].
Ms. [redacted] son was a resident in our housing program in
Sacramento, California.
Collegiate Housing Services offers a shared roommate program
at...

apartment communities near the campuses we work with.  The program does not guarantee a particular
property will be available when the students start school, but students are
given the opportunity to make a first, second and third choice on their housing
application.  We do our best to
accommodate those requests.
All residents in the CHS Shared Program are encouraged to
conduct a Move In Inspection when moving into any assigned unit within the
program.  This allows the residents the opportunity to identify any issues or
concerns that need to be addressed, along with giving them the opportunity to document
any damages that existed at that time so they are not charged for them when
they move out of the assigned apartment. 
During the term a resident is in the program, he/she is instructed to
bring any concerns with the apartment they live in to the attention of the
local CHS Director of Housing so items can be corrected such as, furniture swap
outs, the need for extermination, etc.
Collegiate Housing Services has determined and allocated a
monthly utility maximum amount for each unit in the Shared Program, for basic utilities.  Excessive use of the said utilities could lead
to overages in cost.  Those costs are
billed back to the residents of that unit.

We are in receipt of the complaint regarding former CHS resident [redacted]. The $50 application fee is non-refundable as CHS utilizes that information to qualify students into the shared housing program. Unfortunately our records indicate [redacted] did not pay the full housing payment needed...

Hello, Thank you for reaching out to us in regards to this matter. Upon investigation it appears we attempted to contact the student in question several times in regard to their balance and charges. We were hung up on or left voicemails and did give the student ample time to resolve any issues...

When I finally was able to get a hold of a CHS rep (local or head office) which took several weeks to get someone to respond, CHS could not provide us a copy of the current lease, only our original lease (not it's renewal), stating any change of terms. Original lease states that once the lease expired, we would be put into 'hold over status' which is an additional $100/mo over the original lease amount (actually stated as $789/mo). CHS then tried to charge us 989/mo for being in 'hold over status'. After more weeks of trying to contact someone and get ANYONE to return a voice mail I was offered a lease renewal for $200 more per month than what we were paying (more than 10% increase). When I tried to contact someone again to resolve/ask questions about this, it took another set of 2-3 weeks before I got someone to respond, and only then told that we could stay in our original hold-over status until April, 2016. Why that date I don't know since I still have yet to hear from anyone directly.The level of professionalism and customer service is the absolute worst with any company that have ever dealt with. This matter has taken months to try and resolve, which is simply unacceptable when it comes to housing.

Revdex.com:I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.A clogged toilet would limit the water damage to the volume of water in the tank, which is 2 gallons or less, when the flapper or valve inside the toilet tank functions properly and the tank begins to refill.  The toilet tank malfunction caused the extreme volume of water.  I am willing to pay $100.00 to settle the claim in full, which is approximately the cost (to the tenant from the apartment maintenance department) to unclog the toilet and extract 2 gallons of water from the carpet.  The statement about the toilet belonging to the roommate is irrelevant to the dispute.Regards,[redacted]

I received a copy of the lease when our son first moved in.  I contacted collegiate housing to tell them our son would be staying an additional month. They verbally confirmed that would be okay. Since I'd signed one intent to move 30 days prior to his original move out date, I thought my phone...

call was sufficient. No one told me an additional document was necessary, no one provided an additional document to sign and no one referred me to the lease until they billed me. I don't know how our son was supposed to sign a form he didn't have or I was supposed to know one was required if during our conversation they didn't disclose it. It just seems a way to get 374 extra dollars to me

I am in receipt of your inquiry regarding a complaint made by [redacted], a former resident in our CHS Shared Housing Program in Phoenix, Arizona. We show no record of previous correspondence from the Revdex.com regarding this individual. The lease Mr. [redacted] signed with Collegiate...

Housing Services allows our students to transfer within our program if their current placement is not suitable. It also includes a Bed Bug Addendum (EXHIBIT D, page 14) which I have enclosed in this mailing. This Addendum explains if CHS is not able to identify the individual responsible for the Bed Bug infestation, all residents residing in that unit will be held responsible for the treatment. Rental rates are determined depending on when student pays their application fee and deposit, as rates are updated quarterly. Mr. [redacted] left our CHS program owing a balance, and therefore his deposit was applied to his balance. My apologies this incident has made its way to your desk.
