For your reference, details of the offer I reviewed appear below Regards, [redacted] you are correct we have met several times and changed numerous options due to we would find out more and more options that were never presented to us, many of the options were skipped through or never clicked upon to see our options, we had to ask for things daily, including simple home warranty issues!! I had a former co-worker of mine tell me that dimensional shingles were an option, this among many other items were never presented or offeredOn several of these 'meetings' including the selection meeting we constantly had other customers coming and going, kids playing in the model home that we were in, also including when much of the paperwork has been done including the purchase agreement, and most of it was sign here, sign here, sign here, thanks for your time(while others were waiting) We ran into customers that were building in Pendleton, a former friend of family, all while doing paperwork in the same office I find it irritating that Arbor Homes makes 'exceptions' on your end when they are convenient and benefit Arbor Homes, however right now when the customer would like to make an 'exception', it can't be done Once looking at options against other comparable builders, we have come to realize just how many items/options are considerably overpriced, unavailable, or lack quality compared to the market competitionAlso the actual cost of labor/materials is much higher than what is justified The home that we were going to build will not hold the value of the home in that neighborhood and area as wellThese are many of the reasons we will not be building with Arbor Homes As far as the 3,000$ that we are being told we must pay - you already have our earnest money which covers the time and our prior commitment, many of the changes that are said to be sent to the mortgage company, we discussed prior to making changes There has NOT been a permit pulled, shovel in the ground, foundation started, blueprints created, appraisal done, materials purchased, or pre construction meetings done For these reasons I will fight the 3,000$ as there is absolutely no reason this lot cannot be released and sold to another buyer with the model and options of their choice I would like to think that the [redacted] and I, as well as Arbor Homes would like to dismiss from this with the hope that we both have respect towards one another and move on as we are all in the same industry and both are focused on treating the customers rightI will continue the complaint with the Revdex.com, as well as get our attorney involved and we can go from there if neededThis is ridiculous Much of this same info was sent to Gena on 3/31/

For your reference, details of the offer I reviewed appear below I have attached the report from [redacted] which states it was not a condensation buildup and that there was a leak in pipe and they had to come out and weld itKevin in warranty said my floor would be replaced!? As for the lint build up, again I have proof that not that much lint is going up the vent for it to be clogged alreadyI was in my other home for 16yrs with up to people? living there and only had to clean out my? vent twice in the yrs.? The vent runs up the wall and out the roof, so I would say that it is not "easy" to clean outI clean my lint trap after every load and it is just me, my husband and my yr old sonMy neighbor that had the clogged vent with all the insulation stuck in it left by the builder is the only person living in her home, so there is no way her vent should have already been clogged up by lintShe is lucky her house didn't catch fire! I did not see a response on my patio door as wellThey sent the window man out to check the door and he adjusted it and said if it was still leaking, then it would probably need replacedIt is still leakingI keep a board in the door and you can see how the wood in warped from the board getting wetI understand the climate changes, but I didn't have to re-caulk all the time at my previous home eitherI think I just did it once or twice with in the yrsAnd yes,? they re-caulked the counter top, but not until after they had to have someone come and screw the? cabinet back into the wall.? It wasn't just the caulkYou could have almost stuck a? toothbrush in between, that's how wide the? gap was.? So, since they? did screw it back and re-caulk it, the caulk has been fineSeems to me it was just? poor workmanship the 1st time!? If these issues cannot? not be resolved, then myself and several other neighbors are going to the news.? This is not my 1st house and I am tired of playing the games!? I also forgot to note that my clothes rack? in my master? closet fell down already too! I did fix that myself!? I was in an apartment for months? while waiting on this house to be? built and had the same clothes hanging in that closet, yet it never fell down! So, an apartment is more sturdy than a house!? ? We are working with the customer and with their schedule during business hours to get repairs scheduledWe will need access to the house during business hours, there is no way around this

We have spoke to the homeowner recently through emailsThe homeowner described to to us what sounded like a manufacture defect where the tar strip did not adhere correctly or they experienced winds that broke that strip looseI looked up the wind history for the homeowners zip code and it shows in there were reported winds of 54mph in that areaThat being said that means that there probably isolated wind gusts that exceed those speedsThe shingles are rated for 60mph so the shingles were probably compromised early onExclusions from the warranty are stated in the warranty book and it states: "Wind storms and acts of mother nature" are exceptions to the warrantyThe homeowners insurance starts the day of closing so for the insurance company to say the house is not old enough is a statement and they need to contact their insurance company to discuss thatIF the roof went damaged for the past years then they may deny the claim do to homeowner neglect.?

I have call the garage door company [redacted] ? Doors,? they gladly came out inspected the garage door and did fix it.We were told by [redacted] ? Doors, this does rarely happen when two garage doors are on the same frequency.? So proof we did not damage the door.? But, Arbor Homes did not even try to find out what happened or how to fix the problem.? Once they get your signature on the line they are done with you.? Thank you, [redacted] ***

For your reference, details of the offer I reviewed appear below The response the business provided is a lame excuse to get out of repairing my drivewayThe damage was there prior to winterThis complaint started in September of Their response states they are waiting for winter to end before making repairs(It is almost may, I know for a fact Arbor has no issues pouring concrete in the winter) as home construction has not stopped in this editionToday I witnessed concrete trucks pouring concrete in our neighborhoodMy point...their response is nothing more than a bogus line of excuse to put off addressing this problemNO ONE FROM ARBOR HAS REACHED OUT TO US AT ALL IN REGARDS TO THIS SITUATION.? ? We have reviewed your complaint and looked over your historyOn your final walkthrough sheet there is no mention of dents on the garage doorOn the list you made for your one year walkthrough there is no mention of dents on your doorIt was not until two months AFTER your one year walkthrough did we receive something from you stating there were dents on the garage doorArbor Homes did not install the garage door opener for this homeowner eitherThere is a one year warranty on the garage door and workmanship that is months expired but it also states in the RWC warranty book that "If owner installs a garage door opener Builder is not responsible for operation of door."

For your reference, details of the offer I reviewed appear below I appreciate you taking care of the flooring and patio? door? issues.Once again, the vent is not easily accessibleIt is on my roofOnce again, the neighbors that have cleaned out theirs have found insulation in theirs, not lintI don't think it's my responsibility to clean out insulation that was left in my vent by the builderArbor needs to send someone to clean it out initially and if I continue having issues after that, then I will take responsibility and clean it out myselfI think that is the least they can do with all the other issues I have had to deal with.I also forgot to add that I have had doors, 1-bedroom door? and the master bedroom closet door, that have already come off the hinges! Are you kidding me!!! I lived in my other house for? years and never had a hinge come off the door! But, I knew that was the "homeowner's responsibility", so I fixed those myself, along with the closet rack that already fell down.So, once again, I believe there have been plenty of issues to warrant someone to please take care of my vent issueI really think all the vents should be cleaned since there could be insulation in them as well ? Again the exterior trim is warranted by the builder for the first yearWood is a product that can not be warranted but we do understand that wood can bow and twist the first year as it goes through climate changesYearly maintenance of painting and caulking is required by the homeowner to up keep the exterior of the homeFailure to do so will result in the wood deteriorating early and other signs of neglectThe builder has parts of the home under warranty for the first two years after that period RWC has the warranty through the year structural periodAgain we offered to fix the issue that the homeowner found even though the age was far past our warranty period but we can not pay for the lack of maintenance over the past 4years

We are looking into the issue with our rooferWe will have him repair the lifted shingles for the home owner

I just spoke with Ms [redacted] and informed her that I had spoken to the owner of our siding company and that he was personally going to do the repair on Monday.I apologized for the issues that she has been having with the siding and assured her that we would get this situation rectified!? I do believe that the issues have been separate isolated issues per our conversation and have asked our siding contractor to inspect the entire house while he was there on Monday.? ? This past January Indiana experienced conditions that Indiana has not seen in more than yearsWith the excessive amount of salt that was used on our public streets and the constant freezing and thawing weather conditions, it has caused our public roads to be some of the worst Indiana has ever seenUnfortunately, those conditions; along with indirect salt damage, affected some of our driveways for our customers as wellIndirect salt damage and weather-related temperatures are not something that Arbor can warrant due to the fact those items are out of our controlHowever, having the customer's best interest in mind, we are looking to do something for the driveways that were affected by these conditionsWe have been working closely with the concrete contractor and the concrete supplier to determine what the problem was and moving forward with what we can do to help our customersWinter has definitely worn out its welcomeNow that it is springtime we still keep seeing winter-like conditions that only push our repairs further backWe appreciate your patience as we wait for Mother Nature to finish its winter cycle and while we figure out the, how and when, so we may address some of these driveway issues.?

Secondly, telling me to go through my insurance means I am spending money out of my pocket and raising my insurance rates to correct an issue that never should have been? If Arbor had used proper materials and then installed them properly, my roof as well as others around me would not be falling off! ? I expect Arbor to pay to fix not only my roof but all of the water damage that has resulted from their negligence Regards, [redacted]
