This is a bad construction job that had a simple band aid fix put on it while it was under warranty and now your bad construction and band aid job have come undone? Be a responsible builder and own up to YOUR mistakes and fix them! ? I did not layover $280,for my house to be falling apart because you cut corners and failed to build properly? I expect my house to not have siding issues and water damage and rotting wood and mushrooms growing from the side of it years after buildingAgain, this is NOT storm damage! ? Arbor Homes? is covering any homes that were damaged from the recent storms that closed January 1, or later as a conscencion to our homeowners.? The issue that Brian mentions with the IKO shingles and them not sealing down will also be taken care of as part of this process.? He has to submit a warranty claim through our website at yourarborhome.com to initiate the process.Our roofing contractor will make repairs to affected areas that need any shingles replaced and then will return to hand seal the entire roof when the weather warms to an acceptable level for this procedure.? Homeowner has contacted RWC and a plumber has been out to the houseRWC told us that the homeowner was happy with the plumbers response.?

I spoke with [redacted] today 9/9/at 1:45pmWe are going to send Eric, the warranty manager in that area out to meet with [redacted] to get a fresh set of eyes on the outstanding issues [redacted] with work with Eric to get the warrantable issues resolved

For your reference, details of the offer I reviewed appear below.We have yet to see damageHowever, when using the hot water in the master bathroom, we hear the sounds of dripping water within a few minutes of running itI checked for leaks under the sink, check the downstairs ceiling and ? looked for wall damage and have found noneThe sound is similar to that of water dripping on plastic or another hard surfaceIt seems to be coming from either inside the wall or under the floor.? We are simply ? requesting that the builder have someone come out to inspect and determine where this sounds is coming fromLately, we have not heard it, which concerns us even more because now, we don't know if there is a soft,damp area where there maybe moldWhen the warranty coordinator was out, I was not able to recreate the sound however the next morning, my wife informed me she heard it againAll we want to be done is for you to honor the year warranty and if it is determined that the issue isn't covered so be it.? Wind and storm damage is not a unwarrantable itemWe do not reimburse deductibles for non unwarrantable itemsThe shingle manufacture has a 20yr warranty on their productHomeowner should reach out to them if she feels that the shingles did not hold up to the windsThe April storm of last year caused damage through out central Indiana over 10,homes were affected by the storms

[redacted] had the concrete repair hand chiseled instead of using power tools to minimize the dustShortly after the repair was made the customer let us know that dust had covered everything downstairs and in their closetWe talked to [redacted] and they agree there was no way that that much dust was made from that type of repairWe did end up paying to have the home professionally cleanedThe home owner said they had clothes that were not machine washable that needed to be dry cleaned, but when they gave us the bill and we saw it was almost $1,we felt like the customer was taking avantage of the situationHomeowner provided pictures and there was some light dust on some of the shoulders of the items that were hung upAll of which looked like it was able to bush off and was not in the need of a professional cleaningNever the less the homeowner turned in a large amount of clothes to the dry cleaners and did not pay the billNow the dry cleaner is holding some of their items until the bill is paid in fullWe paid the cleaning bill to clean the home as requested but do not feel that the work warranted so many items to be cleaned by professionals

We have been in conversation with [redacted] and [redacted] about their roofOur last response was as follows: [redacted] and ***, Thank you for reaching out to us I really enjoyed reading a little bit about you guysI apologize for the issues you are having with your roof and like I said before we cannot warrant against mother nature because we cannot control itYou stated that the shingles should hold up to 60mph winds and you are right, they shouldThere were recorded wind gusts in your area that hit 57mph we can assume that there were isolated wind gusts that were much higher than thatWe saw proof of that when we saw semi’s that were blown over, mature trees that were up rooted and privacy fences that were blown apart Joe was right in what he said, we are replacing the damage shingles out of the goodness of our own heartsWe are not required to in any way shape or form fix damage caused by extreme wind stormsThe attached paperwork on page and shows that wind damage and acts of mother nature are exclusions from the warranty standardsYou homeowners insurance will cover these types of items, that is why you have homeowners insurance is for situations just like thisWe are not replacing any roofs due to the extreme winds we saw this year but thank you for reaching out to us and have a great week. As Joe told them before, out of the goodness of our hearts we have made the decision to help out homeowners out with the damage from April 2ed wind stormHomes that closed from January to present we will replace the blown off shingles for those homeownersThis is not a requirement as severe wind damage Per the RWC warranty book that I attached a section out of it states that exclusions to the warranty standards include wind storms and acts of mother nature along with may other items that are out of our controlThis is not a builder issue and homeowners insurance will cover storm damage to a home.

We had our roofer go back and look at the roof again and believe that the portion of the roof in question is within accepted tolerances, which is an inch dip or rise within feetThanks

We are trying to setup a inspection for the roofThe concern from the homeowners side is from a visual inspection of the exterior of the homeThe Revdex.com is not the proper procedure to submit a warranty requestHomeowner is still covered by the RWC warranty as well as the builder warranty.

Arbor homes is simply following through with the contract that was signed by both parties that the buyer and their agent agreed with and signed off on.? The buyers also had their own agent? with them at the time of contract so the age of the buyer should not mean anything as they had a professional Realtor to consult them with anything they would have wanted to ask or did not understand.The Sales Manger is very diligent and would of explained the contract very well, the buyers also initialed the specific paragraph that details how the default process would work in regards to the 3k they are mentioning so that was covered with them.Arbor homes does not Cancel a contract because? a buyer changes their mind or decides to make another purchase that would affect their debt ratio's after they sign the purchase agreement

[redacted] 's Flooring contacted me by phone on Tuesday, May 2nd to begin arrangements to replace the existing carpeting in the great room, small hallway from the? great? room to the? front door entry way and all of the master bedroom.? My wife and I were out of state at the time of the call but [redacted] 's left a? voicemail message? to call them to schedule the carpet replacement, which I will do on Monday, May 8th.?
