For your reference, details of the offer I reviewed appear below This is really sadThis picture you took that I actually saw you take was right before I was scheduled to have the work done on my yard as you can see the straw in my drivewayIt was not mowed because our contractor person told us not to worry about it and he would take care of it once he started the job, which he didI have attached pictures that show what my yard looks now after having to hire a landscaper to FINAL GRADE and seed my yard, they have attested that a final grade was never done on my yardI also have estimated from two other companies as well that say the same thingThis is not about maintenance on my part whatsoever, its about you all failing to do the final grade and seed so I could do maintenance periodAnd if you are so confident that you did the work, why did you send a group of men to my house two weeks ago to grade my yard but told them to only do the front? Spoke to the framer that is making the repairHe is to call the homeowner by Friday to scheduleHe will call the homeowner to schedule a time to come out and make a repairIf there is any damage caused from the repair we will take care of that as well

For your reference, details of the offer I reviewed appear below The yard has been 'being established' for two yearsThe company's statement that the yard was raked at any point in time is patently falseThere are pieces of concrete, pieces of construction barrier, and rocks from the mock driveway still in my yard that have never been removed by any sort of rakingIn addition, there are areas in the yard that were clearly damaged by the builder and have not been properly addressed.The builder put down straw blanket in one section but did not prep that area by removing rocks and construction debris.? I've watched the builder build other homes, and have seen that there is no preparation done to the yardsThey place a bed of rocks in the yard to aid the construction crew from getting stuck in the mud during constructionThey do not return to remove the bed of rocks.? For your reference, details of the offer I reviewed appear below I was called on Thursday of last week by Danny, the Warranty contact for our subdivision and he said that a new painter would call us that day or the next (at the latest) to schedule an appointment to get this issue resolvedWe were hopeful, but similar to our previous experiences, we have not heard anything yetI do not feel comfortable accepting this response until we actually hear from painters to get this scheduled and the work is completedWe have heard several times before that someone will contact us and it is never followed up on. On the chimney after the trim is installed there is a section that is left loose so the roofer can install the roof without that piece interferingAfter the roof is installed the roofer is supposed to reattach that piece of trimThe roofer did not do that and it was missed through the construction process and by the building inspector4years later we make a roof repair for him and after we leave the homeonwer finds this piece of trim in his back yardWe apologize for so many people missing it though the construction process and offer to have our guys reattach it for himHe said he does not want it attached and wants all of his trim replacedWe told him judging by the picture it was apparent that there had been zero maintenance to the trim on the exterior of the homePainting and caulking touch ups is required almost yearly and failure to do so will lead to premature deterioration of the trim as he saw first handWe did offer to fix the trim multiple times prior to the homeonwer paying someone to do the job for himAll of this is covered in the warranty book that the homeowner signed at closing stating that they read and understoodWe will not pay for the homeowners neglect on the exterior of a 1/year old home

Arbor Homes has no affiliation with the new section that is being developed that is in question.Arbor homes did reach out to the developer questiong what would be happenning in the future to this area and we have included the email from the developer below.The developer did have a meeting this year and gave a chance for all buyers to attend to talk about the situation so that buyers affected would have a chnace to ask questions and understand what the developer was doing.Arbor Homes is strictly just a lot buyer and has no control or involvement of any development involved in complaint.Here is the email from the Developer that was sent to an Arbor representative describing what there plans were at the timeThis complaint should be filed with the developer and not with Arbor Homes.Mike, The vegetated area to the north is part of the Maple Knoll PUD;and to my knowledge most of that area is slated to be common area. Thearea to the north and east of [redacted] is the Mixed-Use District (which willinclude mostly multi-family pods (apartments and/or townhomes) similar to theSheehan’s apartments. We have spoke to the homeowner and apologized for the delayWe are have having a different painter call them directly to schedule the last unfinished itemDepending on homeowners availability we hope to have this resolved within two weeks. -Justin W***

Monday Novermber 23, called *** *** - Advised AAA received complaint on March 19, 2015. *** *** *** (phone number on complaint) was called - this was a work number and was gone for the day. Called *** *** *** (cell number) March 20, voice nail box
has not been set up. Apologized to Mr*** for delays and no service. Mr*** paid $for dues and we are refunding $back toward his dues. We will leave member in effect

We spoke with Mr*** about his negative AAA experience. The issues was that he had called for AAA service at night, and unfortunately due to the size of his vehicle (Chevy HD) was advised that we wouldn't have anyone capable of towing him that evening. Mr*** was advised
to call back in the morning to get service. The next morning he called AAA for a tow, they took the call, and gave him an estimated time of arrival at minutes. According to Mr*** over the next few hours AAA called him several times extending their estimate in time for providing service - says he was delayed an additional hour at least twice. Due to these delays he had worked it out with AAA dispatch that he would be allowed to leave his keys and the tow company would come by and provide the service unattended. He was then alerted a few more times of additional delays after he left the scene. When the station finally came to provide service they called Mr*** to let him know that his vehicle was a commercial vehicle and was not covered under his membership. Mr*** contends that this is not the case. Mr*** advised that this happened in Lexington, KY - which is a different company than ours. I advised that I would pass this on to them so they can investigate the issues in greater detail, and then follow up with Mr***. I apologized for the situation on behalf of AAA, and advised we would be contacting him again soon
