We apologize if she was provided an incorrect contact number. Please note that our customer service number is listed on our website, billing statements and all other correspondence sent by Ditech. Please be advised, we have not received an additional insurance premium bill from Ms. [redacted]'s insurance company, nor did we receive a copy of the insurance premium bill from Ms. [redacted]. However, we issued a premium payment of $19.00 to Erie Insurance Exchange for Ms. [redacted]'s insurance policy on May 09, 2017.

Please note, Green Tree Servicing LLC and Ditech Mortgage Corp combined to form Ditech Financial LLC, known as Ditech, a Walter Company, effective August 31, 2015. This was a name change only and had no affect on the terms and conditions of the referenced account.
Records reflect the loan was paid in full and closed on June 16, 2015. On September 18, 2015, we received a refund check in the amount of $779.61 from the insurance company, USAA Casualty Insurance. Because the account was paid in full, we generated a reimbursement check to [redacted] on October 14, 2015. The check was not cashed and we placed a stop payment on it; therefore, the check was no longer valid when she attempted to cash it. According to [redacted], she sent the check back to us in order to have it reissued. Regretfully, the check was misplaced, which caused a delay in the reissuance.
Please be advised, today we reissued the check and it will be sent via regular mail to the address below:

Please note, she requested that we reissue the check in her new married name; however, we did not have the appropriate documents on file to comply with her request. The referenced property value was sufficient to remove the Private Mortgage Insurance (PMI) from Mr. [redacted]' account. A new escrow analysis will be completed for Mr. [redacted]' account to reflect the removal of the PMI and to adjust his monthly payment amount. This disclosure advises that if the account is current, the PMI will automatically terminate on the date the principal balance of the account is first scheduled to reach 78% of the original value of the property, which is September 1, 2016.The PMI will be cancelled during the month of September 2016. Once processed, it will be cancelled with an effective date of September 1, 2016. It may take up to two billing cycles before it is reflected on the monthly billing statement. associates. Our policy and practice is to conduct all communications in a courteous and professional manner and to, at all times, treat our customers and third parties with respect. Please be advised that Mr. [redacted]'s payment of $424.02 for the May 01, 2017 due date was applied to his account on June 01, 2017, which caused his account to be reported as delinquent to the credit reporting agencies; however, the payment was backdated to May 31, 2017 to ensure proper credit to his account. Therefore, Ditech has submitted the updated information to the major credit reporting agencies (Equifax, Experian, Innovis, and TransUnion) to remove the delinquency reported for the May 2017 payment. The individual credit reporting agencies may take up to 3-5 business days to update their systems. We apologize for any difficulties Mr. [redacted] has encountered when attempting to enroll his account in our automatic payment program (ACH). Please note that while there is a payment due, the account is not eligible for enrollment. The account must be brought current prior to enrolling in the program. At this time, Mr. [redacted]'s account is past due for the June 01, 2017 payment and is not eligible. Thank you for the opportunity to respond to the rebuttal filed by Jennifer [redacted] regarding her account with Ditech Financial LLC (Ditech). As previously advised, during a trial period plan, funds received are credited toward the trial schedule, but held from posting until the time that a full contractual payment is received. Once the full contractual payment is received, the funds are then posted to the oldest payment due. Any remaining funds are then held towards the next full contractual payment or until the trial has completed. Once the trial plan has completed, additional funds received, will hold from applying until the final loan modification is performed. These payments will be applied as post-mod payments. After Ms. [redacted] payment of $1,183.87 was received on December 4, 2015, and applied to the November 1, 2015 due date, we received a payment of $60.00 on December 8, 2015. These funds were combined with the unapplied funds and $1,143.02 was applied to the December 1, 2015 due date and $16.62 was applied as a principal reduction. On January 5, 2015, we received a payment of $1,183.87 and $1,143.02 was applied to the January 1, 2016 due date and $40.85 was applied as a principal reduction. I am rejecting this response because:  I asked multiple times to have the check overnighted to me; however, Ditech has chosen not to.  In my last conversation prior to filing the complaint, I was told that the check would not be released to me until July 27th, interest would not be paid to me, and the check would not be overnighted.  It's interesting to me that the check was issued two days after I filed the complaint.  I've since received the check; however, it does not contain any interest payment and the attached response from Ditech does not provide any explanation for not paying interest.   I received a phone call from a woman identifying herself as Patty of Ditech on 7/15/16, and at the end of our conversation, she indicated she would be pursuing the question of interest at my request.  She stated she would call me during the week of 7/18-7/22 to ensure I received the check; however, I've not received any response from her.  Ditech held our money for an unreasonable amount of time.  Until Ditech pays interest for the time they held our money beyond any legal requirement, this complaint is unresolved.[redacted]

There was also a court case regarding it due to a purchaser who took over the home, sold it for more than it was originally, kept all the money, and didn't have the title for the new owners. any money owed on this house needs to be directed to the person who took it and sold it. I have never had anything to do with this and I was released by the courts of having anything to do with it.or having ever owning the home.

Green Tree Financial Corporation merged with [redacted] Inc., in June 1998. On November 1, 1999, Green Tree Financial Corporation officially changed its name to [redacted] Finance Corp, and was one in the same. On June 23, 2003, the parent company of Green Tree Servicing LLC ("Green Tree") purchased the assets of [redacted] Finance, through a §363(f) bankruptcy auction sale, free and clear of claims and liabilities. The portion of [redacted] Finance that was sold to Green Tree included the servicing businesses for manufactured housing, home equity and home improvement loans, and the Agency business. Green Tree makes this response in part, based upon [redacted] Finance records.

The servicing of Mr. [redacted]'s account was transferred from Everhome Mortgage ("Everhome") to Green Tree effective May 16, 2014. This transfer of servicing did not affect any terms or conditions of the mortgage instruments other than the terms directly related to the servicing of the account.
Pursuant to his contract, the servicer may pay necessary expenses, including fees and/or interest in order to protect their security interest in the collateral and then seek reimbursement from him. Records reflect Everhome conducted inspections as a result of the account delinquency and assessed the fees for the inspections to the account as corporate advances.
The inspections consist of an informal inspection conducted from the exterior of the property and are performed in order to ensure that the property is not vacant, and the property is being maintained in accordance with city codes. The inspections are done when the loan becomes delinquent, and the cost of the inspection is charged to the account in accordance with his signed loan agreement and can vary in amount.
Enclosed is a breakdown of the assessed inspection fees totaling $116.00. The amount remaining due, which is reflecting on Mr. [redacted]'s billing statements, is $32.00.

Don't know where to begin with this! My mortgage company is stating the reason there is a $32.00 fee on my account is from a an inspection my previous mortgage company did (Everhome Mortgage). I still feel there is an error and I have called a number of times and no one is correcting this. First of all, whenever I contacta Greentree they have no clue as to why there is a $32.00 fee every month on my acct. Then they all give me a different reason for that charge. Second, in May 2015 I paid my full balance plus the extra fee and it's still showing on my statement. Third, and this doesn't make sense but I just got a check for $10.00 from my previous Mortgage company for an inspection I over paid. I have no Idea what to do about this. On Monday 7/20 I spoke with a supervisor to see if we can get this resolved and she said she will research this and call me back so far I yet haven't heard from her. I also called my previous Mortgage company and they have no record regarding my account anymore...but I did get a check for $10.00 from them on 7/18.

The $32.00 was the net amount remaining due for several property inspections that were conducted by Everhome Mortgage ("Everhome") from February 2010 through April 2014. Records reflect Mr. [redacted] did pay the $32.00 fee in full with the payment received on May 10, 2015. Unfortunately, the $32.00 was applied to the escrow account instead of toward the corporate advance balance. Please be advised, the $32.00 was reversed from the escrow account and applied to the corporate advance balance on July 22, 2015. The advance balance is now paid in full.
The account was transferred to us with the outstanding corporate advance balance for the inspection fees. If Mr. [redacted] recently received a check from Everhome indicating it was sent to him because he overpaid the inspection fees, he can provide us with a copy of the check and correspondence he received for additional review.

I must reject this response until the vague re-allocation is presented in writing.  At the same time Ditech presented this resolution, I received a new billing requiring payment of $2020.93.  If escrow balance is now at zero as they stated, then the only new payment required for January is $985.86.  That auto pay is scheduled to be received by Ditech on 1/15/2017, not the $2020.93.  Typical Ditech lack of response continues.  I have attempted to contact Nicole ext [redacted] twice; Nicole was the supervisor who agreed verbally to the proper resolution on December 14th - unfortunately no response.  I then left two voice mail messages for Bobby M, ext [redacted] with no response.Once again, this is simple math.  Since Ditech has agreed the proper escrow funds have now been reallocated, the only other issue is that the proper auto payment of $985.86 is the only balance due.  As soon as I receive the written statement (as they have already indicated) the the escrow balance is zero and only the monthly mortgage balance of $985.86 that is out standing, I will agree to sign off on this resolution.  When I receive a billing  of a much larger payment than agreed upon, I tend to doubt their veracity. Full and complete disclosure is all I ask, very simple, spell it out completely.
