Customer signed a Purchase Agreement on 1/4/with the following refund language “If within business days of the initial deposit payment to DHM, Client is not satisfied with the quality of DHM’s services, Client may contact DHM at 800-284-or [email protected] to resolve the conflict and/or seek a full refund of all monies paid in connection with this agreementDo Hard Money does not offer a refund of the initial deposit beyond this day period.” Customer states “every property I found did not qualify for 100% financing unless it was obtained at such a low price as to never have my offers accepted while all of the properties I had spent so much time and energy and money to find were selling for way above what DoHardMoney was requiring to obtain their advertised 100% financing”Customer’s Purchase Agreement reads “Access to 100% financing, defined as zero cash-to-close on a retail or wholesale flip of a subject property, is available on deals that meet DHM’s minimum profit levels and where total acquisition and rehab costs are at or below the loan amount offered by DHMCustomer states “Finally they agreed to a phone conversation to go over each of the fees, which some are very vague on in the system itemizationTurns out they are charging for things that were not disclosed to me in the conversations prior to paying” On 1/4/16, prior to executing the agreement referenced above, the Customer spoke to two representatives who both provided an explanation of the program including what qualifies for 100% financing, the interest rate, and the origination fees These were the only fees that she asked about when speaking to these representatives All other fees are disclosed in our Advanced Deal Analysis tool which the Customer accessed during the days cancellation period.Tell us why here

We have worked with the customer on the complaint and the misunderstanding that happened with signing upWe have came to a peaceful and happy resolution

We've had time to listen to phone calls, read notes, review signed contracts and gather text messages the member sent to usThe signed contract specifically states that it is for enrollment into the 100% Financing system and funding is not guaranteed for any or every deal members bring to usBecause statistically successful real estate investing requires looking at multiple deals before finding one that will be profitable we wish to continue to work with her to help her utilize all of the resources that are part of her membershipGiven the limited number of properties this member has submitted for review with our team we feel like there are still many strategies she should try and resources she should utilizeWe've reached out again to come to a resolution and will continue to work with her to help her find a property and complete a successful dealWe are sending recordings of phone calls, screenshots of text messages and signed contracts related to this situation to the Revdex.com via email as the complaint system doesn't take all of the necessary file formats

after reviewing all account notes and listening to calls we are reaching out to Mr [redacted] to clarify any misunderstandings about what he purchased and come to an agreement with him

Complaint: [redacted] There seems to be an implication that I have not put any effort into the process of finding a house, which is absolutely falseThe screenshots showing I never opened emails is ridiculous, as I saved the receipts in a separate folder (which I have a screenshot of) and logged into the account immediately after access was grantedThe notion that I signed up, spent 3K and did nothing for months is absurdI even made the second $payment directly from their site that they seem to be claiming I never visited, while on the phone with their repThe issue remains that what I was told was misleading, and in some cases falseI also have a screenshot from an advertisement that popped up on my phone several days ago, which is designed to lure those with aspirations of flipping houses with misleading infoAnd the reason no loan applications were submitted is because every house I put through their deal evaluation came back rejected...So why would I submit something I know won't be approved? Hi [redacted] , I wanted to take a couple of minutes to discuss our relationship together and hopefully provide some clarity on this situation You and I spoke about your last [redacted] post and I actually never asked you to take it downWhat I said was that if you wanted to discuss it publically, we would have to respond publicly and give an accurate portrayal of what was happening From our conversation, we were the only lender out there who was going to be able to help you purchase your property because you had no funds available yourself to put towards a down paymentWe offered you 100% financing...literally 100%, covering purchase, rehab and closing costsWe provided a way for you to still invest and rehab a great property with zero money out of your pocket The biggest concern with your situation is that your credit unfortunately shows that you have charged off over $30,This is most likely why you have struggled to find funding in the pastThis is also why we explained to you that if you were going to post publically, we would have to share our situation on the same forumEven with the over $30,you have un-paid to other creditors, we still were willing to provide you a way to rehab and sell this propertyAs I mentioned, in spite of this we funded your deal with no out of pocket expenses by you At this point the only requirement that we have is that we pay your workers directly I would imagine that considering your past track record of not paying your debts most would consider this requirement a reasonable expectation...particularly when there’s a documented history of unpaid charge offs Moreover, all we required to pay your subs, etcis a printed invoiceYou have currently been frustrated because your workers don’t have the ability to print an invoice on the computerWe have even provided you with a solution for thatWe gave you permission to create and print out the invoice for them, as long as they were the ones to sign it You specifically told us your workers don't have checking accounts or the ability to print an invoiceWe’ve offered to mail your workers a check allowing them to cash the check personallyWe just need a signed invoice and the check is on its wayThat being said, we are quite concerned with the legitimacy of how you are doing businessYou chose to forgo a General ContractorSo, if these workers are putting in hours for you, they must be contracted in some way, 1099'ed, etc I apologize that this has been a frustrating situation for youIt has definitely been a frustrating one for us, as wellFrom our view, we offered a loan to you where you had to pay absolutely nothing to buy a property and rehab it (something that no one else would offer you)We continued to help you even with the charge offs on your creditWe had one requirement...we pay workers directlyThat seems quite reasonable from our standpointWe will continue to help you from our servicing department, we will just need you to meet us half way

We have researched the account and now will reach out to this member to clarify and assist herWe don't sell 100% financing and certainly do not loan 100% to value on any propertyWe do have our 100% Financing System, of which she is a member, that gives her access to tools and resources to help
her find a property that can qualify for our financing, which at times is 100% OF THE DEAL, not of the property valueWe fund up to 70% of the property's ARV and the loan can include property purchase, rehab and loan costs, and IF those things total less than that 70% ARV that is 100% financing, We fund those as well as many others in which the borrower needs to bring cash to close but still ends up wth a highly profitable dealThose who are members of this system and use the resources in it bring us deals that are over 60% less risky and over 15% more profitable than the deals we fund for those who are not membersWe do not require a downpayment at all, but there can be that cash to close when property purchase, rehab and loan costs total more than the property ARVThis was disclosed to her at the time of enrollment in our programWe are commited to helping her be successful and using all of the strategies for finding this type of property and completeing a successful flip

Hello ***,The credit profile presented to us on the initial profile application was unfortunately not the same information as what was reported with the credit bureausBecause of that, changes to the process had to be madeThat being said, we provided alternatives for us to still move forward on
