We processed a refund for this member on 5/12/- however we still gave him access to all the tools and resources that he purchased when he jined our program and we are currently working on a deal with him at this time

I was too harsh with my complaint, they are not a scam, they did not intentionally kill my dealThey were trying to give me a loan, but the difference of opinion regarding the ARV, and the evaluation timeframe, and the cash to close aspect almost cost me my earnest moneyI do think they fund deals, but you're better off finding the deals yourself, rather than buying wholesale. The partnership wasn't for me, but we have now ended on good terms.

Mr. [redacted] is over four months past due on his loan and has not made the required forbearance payments. However, instead of taking action to take possession of the property we've continued to try to work with him in order to complete the deal and help him make a profit. The current draw request has...

been delayed for the following reasons: the first contractor that Mr. [redacted] was using has threatened to file a lien and we needed to investigate, we informed Mr. [redacted] of that reason for delay, Most of the items submitted on this recent draw request remain incomplete, as per the independent inspector we had review the property, Mr. [redacted] was also informed of this reason for delay. The project manager working with him has recommended that he hire another contractor to complete the work and is working to help locate a contractor for him.

after reviewing all account notes and listening to calls we are reaching out to Mr. [redacted] to clarify any misunderstandings about what he purchased and come to an agreement with him

We are pulling all phone calls and email communication with this member to get a better idea of what occurred. We've also reach out to discuss it and reach a resolution. Spoke with [redacted] on the phone. Came up with a new plan to find properties. Will be sending out the a new product and working with [redacted] directly to find a property in the next 90 days.

We've had time to listen to phone calls, read notes, review signed contracts and gather text messages the member sent to us. The signed contract specifically states that it is for enrollment into the 100% Financing system and funding is not guaranteed for any or every deal members bring to us. Because statistically successful real estate investing requires looking at multiple deals before finding one that will be profitable we wish to continue to work with her to help her utilize all of the resources that are part of her membership. Given the limited number of properties this member has submitted for review with our team we feel like there are still many strategies she should try and resources she should utilize. We've reached out again to come to a resolution and will continue to work with her to help her find a property and complete a successful deal. We are sending recordings of phone calls, screenshots of text messages and signed contracts related to this situation to the Revdex.com via email as the complaint system doesn't take all of the necessary file formats.

I am rejecting this response because: I am attaching a letter from our mortgage company. PennyMac has threatened foreclosure. We are not asking for our money back in vain. This is an emergency. We desperately need it to keep our house. We have 5 kids that we are providing for. You don't want them kicked out of their house do you? If we lose our home, we won't be able to participate in your program anyways. We have hit a hard spot and are trying to work through it. Please, please give us our money back so we can get caught up on our mortgage and save our home.

There seems to be an implication that I have not put any effort into the process of finding a house, which is absolutely false. The screenshots showing I never opened emails is ridiculous, as I saved the receipts in a separate folder (which I have a screenshot of) and logged into the account immediately after access was granted. The notion that I signed up, spent 3K and did nothing for months is absurd. I even made the second $10 payment directly from their site that they seem to be claiming I never visited, while on the phone with their rep. The issue remains that what I was told was misleading, and in some cases false. I also have a screenshot from an advertisement that popped up on my phone several days ago, which is designed to lure those with aspirations of flipping houses with misleading info. And the reason no loan applications were submitted is because every house I put through their deal evaluation came back rejected...So why would I submit something I know won't be approved?

We have worked with the customer on the complaint and the misunderstanding that happened with signing up. We have came to a peaceful and happy resolution.
